I just want to look at properties.
I'm not pre-approved yet. Can we still go shopping?
I'm glad you asked! I'm happy to give you a general sense of the buying process is, but we can't start shopping until you have a preapproval in place. This is to prevent you from looking outside your price range and getting excited about properties you may not be able to purchase. It also respects homeowners time and property.
I'm in a hurry to buy. How quickly can I purchase a property?
This depends on what the current occupants' plans are. If the property were vacant, from when your offer is accepted, the condition period is anywhere from 5 to 12 days, and lawyers typically like to have another 14 days minimum after that in order to get the mortgage funds, land transfer, and paperwork (condo documents or lot survey) completed in time. So, the fastest would be about 19 days, and more common is 30-60 days.

If I just "want to see " a property, even though I'm fairly certain I wouldn't buy it, can I book a viewing?
Great question! My mission is the best customer experience possible. What I have found over many years and hundreds of sales, is that buyers have a limit to how many homes they can see before decision fatigue starts to set in. It is wise to only view properties that fit your criteria, and you have a real intention of purchasing if the viewing lines up with your hopes.
What are the additional expenses of buying?
The basic expenses of purchasing are your home inspection(s) and lawyer fees. For older homes, we often do additional inspections such as sewer line inspections For condo purchases, you may wish to hire a document review service to interpret the documents and research the complex on your behalf.
