Design Contraints Community Setting + Occupant Characteristics The parcel’s zoning is identified as R-2 and I-1.

The first zoning designation, R-2, refers to Urban Residence, which provides for urban, medium density, single-family and multifamily, residential development, together with schools, parks, and other public services. The second zoning code, I-1, describes a Light Industrial use, which refers to industrial uses that do not have offensive characteristics.

Other select uses in agriculture, civic, commercial, retail, storage, utility, and wholesaling may also be permitted. The site also falls under a special overlay zone called the Downtown Area Infill Incentive District (IID) which allows us to exceed R-2 density limits in the spirit of creating urban neighborhoods. The integration with overall Menlo Park and the “Forgotten Neighborhood” influence how this affordable housing project can respond a broader scale.

The adjacent parcels present great potential to improve the surrounding neighborhood by supporting homeowners, promoting equity and maintaining long term affordability. An outdoor development will provide shade for cyclists and a recreational area for the occupants. The rectangular buildings are oriented so that East and West facades have the least surface area to prevent overheating.

Wall Timber construction has a low impact on many environmental features, particularly compared towards concrete and steel construction (Figure 1.14). When comparing Tucson to Denver’s climate, (Figures 6.10 - 6.15), there are similarities in that the buildings have a greater durability and resilience rate against moisture in these dry climates. However, the large temperature swings and strong UV exposure can quickly degrade certain building materials, such as unfinished wood. Tucson‘s minimal wind speeds encourages solar chimneys to boost wind velocity into and within the architecture.

BarriO exemplifies sensitivity to the local climate, the history of Tucson, and the existing culture.

Ensure durability and resilience in the desert environment by testing climate data representing Tucson in the future.

Form following function creates an easy-living experience; BarriO’s design process is user-centered.

All systems are calculated to work in conjunction with the phenomena of the desert.

Local materials and labor reduces transportation reaches towards carbon neutrality.

Orientation and windows control sunlight, airflow and ventilation with integrated biophilic principles.

High density potential on this site provides large opportunity for a lower-cost of living.

Integrated systems and materials to highlight BarriO and the Tucson community simultaneously.

BarriO within SunBlock as an interconnected energy conservation and reuse system.

Building System

Mass timber construction has the least impact towards total Global Warming Potential compared to concrete or steel construction (Figure 2.1). While mass timber is a strong structural material with extreme durability and fire resistance, it is not as durable when exposed directly to the elements. BarriO will use a more durable and resistive cladding material, such as terracotta panels, and proper control layers within the envelope to protect the structure and optimize the thermal comfort of the occupants and visitors.

Architecture Barrio Oeste Design Development Guided by community engagement, high density, and passive design strategies, the BarriO team developed the design with the listed priorities: • engage with overlooked Barrio Sin Nombre neighborhood to the West without invading by providing a route to plaza • use building form to invite foot traffic generated from the Mercado shopping center to the North • emphasize urban feel and increase responsible travel by rerouting the Sunlink streetcar through the site • celebrate the iconic Sentinel Peak and Santa Catalina mountain range by preserving NE and SW views • maximize economy of scale and efficiency by repetition of modular unit plans

BarriO is a mixed use multi-family development of three buildings; in total, 18.4% is mixed use and 82.6% is residential.

Building 1 has 48 two-bedroom units and a clubhouse area that serves as a welcome center, art gallery, and is very adaptable.

Building 2 has 44 one-bedroom units, 22 twobedroom units and a cafe accessible to all.

Building 3 has 40 three-bedroom units and a large wellness center equipped with exercise equipment and large areas for workout classes. There is an attached exterior terrace with panoramic views of Sentinel Peak.

Architecture Community Gathering Spaces

BarriO Wellness Center

Menlo Park neighborhood is an active community; the Loop bike path hugs the East side of the site and the Mercado is the go-to spot for Tucson’s cyclist community to get some breakfast. BarriO’s Wellness Center encourages the active lifestyle by providing a large facility and several types of classes. Residents, neighbors and cyclists alike can get their hearts pumping with some cardio or cool down with some yoga flow.

Sunlink Extension

BarriO proposes rerouting the streetcar track to create a new stop along the project. Menlo Park residents almost all travel by car (Figure MA.4.). Engaging the residents and linking them to the entire Tucson collective encourages them to travel responsibly and leave a smaller carbon footprint. This strategy provides easy access between BarriO, Downtown, and U of A.

Plaza / Community Garden Barrio Oeste gets its name from being right on the West stretch of the bike loop near the base of Sentinel Peak, or A Mountain, a popular attraction and viewpoint for locals and visitors alike. Architecture Design Decisions Brick Screen Wall BarriO sits on the former site for the Tucson Pressed Brick Co. TPBCo provided adobe blocks for countless buildings around Tucson and at least a dozen on the UofA campus; in order to honor the original site where the clay was dug up, BarriO’s market arches and the patio screen walls are constructed of bricks. Screened patios create a buffer for people and plants to enjoy the outdoors comfortably; plants on the patios also serve as a passive cooling strategy during summer months.

R-6.2 Glazing on North Facades All windows and glazed doors in BarriO come from Reynaers Aluminum in Phoenix, Arizona. Most windows are Masterline 8 with a thermal insulation of R-4.7 and an SHGC of 0.25. These windows minimize losses while maximizing the potential for solar gain on the south facades in the winter, as seen above. On the North facades, rather than spending more on insulation or removing any windows, we have specified the Masterline 10, with an R value of 6.2 and SHGC of 0.6, in order to minimize losses while preserving views. The WUFI charts on the left show the heat gains and losses before implementation of the Masterline 10 (above) and after (below).

Red Brick The first Tucson brick company, Tucson Pressed Brick Co. was established on this site. Barrio Oeste uses Tucson manufactured red brick as a screen wall for every residential balcony to embrace the area’s vernacular style and history.

Wood Fiber Insulation This type of insulation improves the building’s performance and provides acoustic benefits. Gutex wood fiberboards use approximately 40% less energy than it is required in making conventional wood fiberboard.

Gypsum Wallboard Gypsum wallboard has great fire protection and acoustic performances. This material is used for the interior wall and ceiling finishes.

Plywood All seams are taped and sealed around the plywood which acts as an air barrier control layer as well as additional support for lateral stability.

Wood Framing Due to Barrio Oeste being four stories tall, a 2x6 wood framing wall assembly will supply lateral stability while providing enough depth in the cavity for proper insulation. Beetle kill timber specifically is in close proximity to Tucson.

Timber Trusses Timber trusses provide dimensional stability, strength and rigidity. In addition, wood is one of the few natural, renewable, and durable building materials. Trusses provide ample space for integrated duct and electrical system layouts.

WHY IS THIS IMPORTANT? BarriO provides bike parking and encourages access to public transportation. We have designed a gravel parking lot with well-lit walkways that can be easily re-purposed in the future with lower car ownership.

West of the site, there is a barrio within Menlo Park called Barrio Sin Nombre, pictured above, which translates to “Neighborhood Without a Name.” This neighborhood is known in the community for having households passed down through several generations.

Market Analysis Owner Experience + Market Readiness Barrio Oeste’s residential buildings offer various unit types, supplying demand for two areas of the housing spectrum (Figure MA.5.) This table categorizes different housing needs; the gap between market & affordable housing is eliminated in BarriO, showcasing an economically sustainable housing model for residents and developers. This allows for a mixture of demographics prevalent in Tucson, particularly in Menlo Park Neighborhood.

Barrio Oeste has 50% of affordable units and 50% market rate. The target rents are 16% below the average in Tucson for 1-bedroom apartments. Because the site is located in the middle of single-family Barrio Sin Nombre and Downtown, the proposal suggests a gradient of density, or “missing middle” housing.

The surrounding community is mainly inhabited

by Hispanic and other minorities. The proposal aims to celebrate inclusion, equity, and diversity by providing new opportunities and support; BarriO’s residents worry less about spending too much on rent, and more on living a healthy life.

Under a high carbon emissions scenario, Tucson’s climate in 2080 will feel most like today’s climate near Hermosillo, Mex. Today, the typical winter in Hermosillo, Mexico is 10.7°F (5.9°C) warmer and 38.5% drier than winter in Tucson.

Embracing Uncertainty The world is in constant change. Therefore, it is crucial to make deliberated decisions in terms of resilient design and passive survivability. BarriO’s ability to respond to natural and man-made disasters is based on its material selection, along with the flexibility of its mixed-use spaces. In case of an emergency (blackout, power outage, or medical emergency), the residents would have easy accessibility to exit the buildings. Furthermore, the community app promotes communication, in case of emergencies.

The impact of global warning in the environment has been reflected over the past years. Climate change exposes the vulnerability of the power grid. Figure 0.0 shows BarriO’s passive survivability during the hottest week of the year in Tucson. This power outage disaster event simulation demonstrates that the temperature does not exceed 86° fahrenheit until the 5th day, within the worst case unit. Additionally, in case of a power outage BarriO would rely in the Sunblock system. This energy district sharing throughout the Menlo Park Neighborhood will provide an innovative thermal energy storage.

Given the hot/arid climate in the Sonoran desert, Tucson, Arizona is characterized by low annual rainfall. However, since 2008 the National Weather Service has identified Tucson’s official monsoon season as starting June 15 and ending September 30. The storms bring much needed moisture to the desert, but are followed by lightning, high winds, flash flooding, hail and driving conditions that can be dangerous. BarriO’s building enclosure is consciously integrated to prevent unexpected conditions like termite infests, cracking, and fissuring (dimensional changes in materials). See figures E.2-E.4 on pg 12 for materials.

Embodied Environmental Impact Priorities + Cycle

Our Priorities

Intended Service Life: 80 years

Mixed use space: Barrio’s mixed use space offers overall wellbeing services: wellness center (gym), cafe, outdoor terrace, as well as services within these spaces to improve physical and mental health.

Housing: this component of the project provides 50% of affordable units and 50% of market rate. This was important to our team since our first visit to the site because it provides new opportunities and targets a mixture of demographics.

Our main question is: How can we make this possible without subjecting the planet with further harm?

I have always been interested in wood fiber insulation. I think its production process is fascinating. However, when I realized how it can drastically improve a building’s energy performance, I had no doubt it could be the best option as insulation for BarriO.

Ana Passive design strategies are key; successful projects, BarriO included, are those that respond critically and sensitively to their climate and context.

Noëlle I am a big advocate for natural wooden materials. My first thought for BarriO was wood frame construction as wood is sustainable and renewable. As well, compared to concrete and steel, wood has the highest thermal resistivity that benefits BarriO’s insulative properties of keeping the intense Arizona heat outside.

Circular Economy

BarriO applies a “circular economy” approach to minimize environmental impact of materials throughout the building’s life cycle.

Unlike “linear economy”, “circular economy” emphasizes the use of renewable systems and the concept of the three R’s.

BarriO and its Impact in the World

After receiving the project brief in January, our initial thought was to use wood as the primary structural material. During the design development stage we realized how crucial it is to research new innovative materials, in order to create a unique project.

The use of wood, as well as wood based products like wood fiber insulation and cork is an important aspect of BarriO. Reducing energy consumption and waste in buildings is one of the most important ways to reduce humans’ overall environmental impact. There are more readily available sustainable materials that are not being utilized, BarriO promotes the idea of taking full advantage of these materials.

Wood Vs. Concrete

How do we know we made the right decisions? Based on an analysis through OneClick LCA, our team was able to compare the impact of BarriO’s material selection and a concrete building at the same scale. The results are shown in Figure EEI.3. and Figure EEI.4., both cases represent how the life cycle stage of materials is the one that has a major impact, in terms of CO2 emissions. However, the embodied environmental impact of BarriO is significantly less than the concrete building.

Embodied Environmental Impacts Vs. Operational Environmental Impacts Buildings are directly responsible for 35% of global emissions.

BarriO proposes a collaboration between the developer and the Forest Stewardship Council (FSC). This promotes ethical and conservative wood harvesting techniques.

Timber construction has a low impact on many environmental features, particularly compared towards concrete and steel construction (Figure EEI.5.). Beetle kill timber specifically are in Flagstaff, Arizona, which is 257 miles away from Tucson, that can be used towards building construction that will not only reduce the compared environmental impact, but will also express biophilic design qualities that will ignite happier and healthier wellbeing.

Integrated Performance Passive Strategies Passive Design Strategies Tucson is an ASHRAE 2b hot and arid climate with sunshine over 300 days per year on average. BarriO is designed with the dominant Sonoran Desert sun in mind. Orientation is optimized for use of passive systems with roof overhangs with deep balconies to balance internal heat gains while maintaining a desirable amount of daylight.

Every balcony is enclosed with a brick screen wall that performs as a shading device to minimize direct solar gain. Operable hinged doors can open the living area completely to allow for natural ventilation to flush out internal heat.

The compartmentalization of each unit make the testing process more efficient to verify that Barrio Oeste is air tight and properly insulated. Air tightness is tested by a blower door test on site and building softwares, such as WUFI, verify proper insulative properties for Tucson, Arizona.

The increased height of the ceilings allow for more opportunity of natural daylight to illuminate the space; therefore, reducing electricity use among the residential units and increasing the health and wellbeing of BarriO’s loving occupants.

Photo-voltaic(PV) Panels absorb Tucson’s hot sunlight, generating 1,969 daily watthours during the summer. That energy is stored in a thermal storage tank which is connected among the SunBlock system to provide energy to both BarriO and the partner neighborhood. Daylight is the primary source of lighting for BarriO followed by artificial light when necessary.

Solar Chimney The building’s ventilation achieved through a design of a variety of passive strategies provides comfort to the users. The residents of Barrio Oeste will be able to take advantage of natural ventilation. Ventilation & Air Dehumidifier

The entire panel is bonded to thick aluminum, creating a highly conductive surface which pulls the heat from the tube rapidly and spreads evenly throughout the floor using lower water temperatures. This makes the process faster 7.5x faster than concrete, and more efficient.

Dehumidifier & Ventilation Due to the use of radiant cooling, it is critical to keep the interior floors above the dew point temperature to avoid condensation. Each unit will have a temperature sensor (Figure CEQ.6) that controls the dehumidifier and keeps the interior air above the dew point. Each unit will have door and window sensors that use the BarriO App to remind Figure CEQ.5. INTELLI-BALANCE occupants to close windows and doors when humidity levels are too high outside. If the interior humidity levels rise over the dew point, a failsafe valve will close and turn off the supply of cool water to the floor. Ultra-Aire MD33 is a in-wall dehumidifier designed to drain directly into a hub-drain or plumbing line making it truly a hands-off dehumidification for a balanced ventilation system. Adequate air movement prevents CO2 concentration and improves the user’s wellbeing. It also keeps the building from being too humid and affecting the well-being of the user as same as the building’s structure and performance. Intelli-Balance™ 100 (Figure CEQ.5) is a customizable, high performance, high efficiency Energy Recovery Ventilator (ERV) that’s designed to help you meet ASHRAE 62.2 requirements.

A PV array on site collects solar energy during the day. This surplus energy is reserved in thermal storage tanks to be then heated or chilled throughout air-to-water heat pumps (convert electric to thermal energy). Heated and chilled water is transported throughout the neighborhood.

Improving the Buildings Performance Orientation

By taking into account Norbert Lechner’s Three Tier Approach, our team implemented sustainable design strategies since Tier 1 of the design process, which includes the schematic design phase. This approach includes heat retention, rejection and avoidance. Adequate design strategies during these stages of the design can reduce the energy consumption of buildings as much as 80 percent.
