Family is an important part of our life, though we often neglect spending time together. The project aims at forming a large family country home, or even a club, for seasonal recreation of a large family in the countryside, where nature is left as intact as possible.

Due to the density of Scots pines growing on the site, it was quite a challenge to find a vacant spot to place one single multifunctional volume. So, the house is functionally split into more compact individual units, which we have placed in small clearings among the trees.

The complex is located in a pine forest on the bank of the Pechenizke water reservoir on the Siversky Donets, a major water artery of Eastern Ukraine.

The residential premises are arranged to provide maximum contact with nature. Corridors and technical facilities of the spa are placed next to the neighbours’ plot and the driveway

The whole complex is built from two materials: natural stone and wood. Most volumes are created by timber structures. The bearing structures made from CLT panels also function as interior finishing. The façades of the residential, utility, and spa units are clad in timber, charred according to a traditional Japanese technology, while the pavilion shell is made of conspicuous Yampol sandstone.

The pavilion is the fulcrum for people and events. It is the main volume, which has prompted the idea of the family country club. It is the hub for all the major events and the top concentration of people. With its flexible open zones, the pavilion can accommodate many visitors.

Bedrooms are located separately. The large number of bedrooms and the need to create compact volumes due to the lack of sufficient clearings on the site have suggested a classic hotel layout. To ensure the feeling of safety in the endless forest, the bedroom units are raised above the ground. Such arrangement also provides the neighbouring trees with a better access to water and air.

The dense historic structure of downtown Lviv leaves few locations for new multifunctional development to create comfortable environment within a walking distance from the city centre. The northern part of the High Castle Mountain is one of the few plots with a potential to meet today’s development needs of the big city.

The key context element informing the development concept is the landscape recreational complex with the High Castle historic park. The plot is located near the northern slope of the High Castle Mountain along Zamkova [Castle] St − part of the Park structure which will eventually generate significant pedestrian traffic, including park visitors.

The current development is primarily represented by single- and double-layered mansion-type houses. There are also religious buildings in the vicinity. The Park is a UNESCO-listed object and the new development must comply with the height constraints of 4 to 5 layers and 15 to 18 metres as measured from Zamkova St level. The density of the development is limited as well.

The plot location along the slopes of the High Castle Mountain and its salient terrain prompt the linear development typology, cascading downwards along the terrain. The design programme and the height constraints suggest quite dense development, enabled by the minimal setbacks of 20 m between the red lines. The 4-to-5 layers development creates functionally differentiated spaces of comfortable scale, from public (the city square) to private (residential yards). There is enough space left between the individual development complexes for natural landscape, an extension of the recreational space of the Park. The linear development provides visual “penetrability” and preserves visual corridors between the slopes of the High Castle Mountain and the streets of the Pidzamche neighbourhood. All the designed buildings open both on to the High Castle Park and the city.

Parcelization according to the historical context

Density of development

The 22-to-26 m development grid matches the scale of the historic development around the High Castle Mountain. The development scale and density decrease away from Opryshkivska St as the continuous linear typology gives way to individual urban villas 16 by 16 m in size. The number of layers also decreases in the same direction, from the average 5 to 7 towards 3 to 4 layers.

The noise pollution generated by the railroad is reduced by a noise-reduction screen installed along the railroad. No residential development is envisaged in the noise-polluted zone.

The development is located along Zamkova St, part of the High Castle Park structure, envisaged as a pedestrian “park” street, which will eventually generate high pedestrian traffic. Driveways are designed exclusively for the private cars of the new neighbourhood residents, commercial function visitors and special-purpose vehicles. The traffic speed is limited by the curls of sinuous Zamkova St and pedestrian crossings levelled with the pavement. The major transportation services will be provided by the railroad in Paparivka St. Cyclists are provided with a bike lane starting in Opryshkivska St and continuing along the slope.

Entry zones to the houses are equipped with open bike racks; the required bike-parking spaces are also located in the residential and public buildings. By limiting the number of car parking spaces to a bare minimum we preserve the street as a promenade. The required standard number of car parking spaces is provided in closed parking lots located in the stylobate parts of the buildings.

Public activities in Zamkova St are stimulated by a wide range of children’s playgrounds, sports grounds and recreational areas located along the promenade on the Mountain slopes together with public services embedded into the street façades of the new development

The developed land plot is located 40 minutes away from Kyiv in a small lowland next to the Hodosivka village. In the south, the plot edges on a pine forest; its northern part opens on to the green hills and the narrow flow of the Petil’ River. The new village is surrounded by tranquil woodland-steppe.

A key mission of this project was to find a solution for a space balancing between the public and the private and to integrate the existing terrain into the context of the new residential development.

The main drive-in group seamlessly streams into the future fulcrum for the village’s public activities, with its community centre, which offers various services, the main square, an open swimming-pool, a public kitchen with BBQ grills, and an open ground.

The whole length of the plot is pierced by the undulating high street. It also leads to the village’s second largest sports centre, which includes a multifunctional sports ground with the stands, another swimming-pool and a sports ground for outdoor working out.

Local centres are also threaded on the high street, which equally distributes them along the village. On their other side, the centres connect the village with the recreation zone along the river. The plot is divided into parcels according to the size of the future houses, with ample space left for spacious inner yards. The residential development fosters variety and covers the plot with a picturesque pattern.

Xaщi (khashchi) from Ukrainian – a virgin forest.

We considered city parks and gardens as a single system of public spaces. In the project we offer a comprehensive scenario of revealing its potential to the citizens.

In our proposal, we prolong and develop the quarterly structure of Mariupol into the square and integrate it into the system of public spaces inside the building.

We see the greatest value of the site in the types and their availability. That is why in the project we keep the visual connection with the theater square and the liberation square; we open a view of the industrial zone from the top floor of DASU building and strengthen the visual connection with the sea through the market square.

color

We found a characteristic color of the building, formed by industry in the city and offer to use it in the elements of the coverage of children’s and sports areas.

landscape

We propose to gradually replace the poplars on Mira Avenue with more durable sycamore trees. We propose to support the structure of the park with existing plant species: maples and lindens. We plant periwinkle and weeds in the green islands. All existing trees remains.

Placing an object of such importance for the city in this particular location changes the status of both the park and the whole neighbourhood, transforming it into a new public urban centre. The analysis of the potential flows of concert hall visitors through the park spaces confirms the importance of spatial integration. Hence, our strategy envisages maximum interaction between the park and the concert hall and its operation as a public centre 7 days a week.

Korolyov Community Centre towering over the park was created as a propaganda institution. Its volume rests upon an earth-filled pedestal and it confronts the park with its unsightly nape. We transform this venue into a new institution of a world music centre by returning to the natural terrain and applying the pavilion principle of a penetrable building. Thus, the formal and the prescribing give way to the flexible and the interconnected.

Our proposal is also based upon our firm belief that the new building can be integrated into the current park infrastructure. The volume of the building itself can become part of the landscape, generating new public spaces both around itself and on its own ramps and terraces. For inner space solutions, landscape integration emphasises their public status and creates opportunities to conduct all kinds of events and activities at once inside and outside. The building and the adjacent area function as a connector between the square with the forestage in Mykoly Vasylenka St. and the park.

Four different spaces are formed around the building. In the north, there is a staff car parking lot with the cargo vehicle loading zone and a staff entrance. The other four entrances for visitors are accessed from open spaces. In the west, there is a plaza with a pocket for bus passengers drop-off and a parking lot for the vehicles of visitors with impaired mobility. Also, there is a public transportation stop in Mykoly Vasylenka St. In the northern part of the site, there is a driveway into the underground parking lot for 57 cars. The park-based eastern entrance is aligned with the central alley axis; the southern entrance is adjacent to the sloping square.

The main hall is diamond-shaped: it is a modified shoebox, which itself ensures favourable acoustic parameters. Reflectors placed on the ceiling shorten the delayed reflection for the stalls. The reclining surfaces are covered with acoustic panels made of solid wood with clear vertical structure. Both concert halls have the “Box in Box” wall sound insulation. The interior focuses on the inside and outside finish of the concert halls with diamond-shaped timber panels, which can be flat, convex or concave depending on the required acoustic parameters. In this project we wished to re-imagine the monumentalism of Kyiv Khreshchatyk as one of the most controversial pages in Kyiv’s architectural tradition, where folk ornamentation interweaves with pompous monumentalism. The project uses two major elements formed on the basis of the diagonal structure: glazed steel reclining walls and prefabricated concrete columns. The depth and the 3D spatial form of the columns create screens which control the light flow and keep both the interior and the exterior transparent.

Simple plans and construction, workspace and family life - all of this should be combined in this house, which was designed for my friend. His job and hobby is building vintage BMW sports cars. It wasn’t even clear what he wanted more - a house or a convenient garage to work outside the industrial city. The plan combines a comfortable place to work, a common area for meeting friends and a quiet part for sleeping and relaxing. All these functions are placed on a gradient from the loudest and most public to the most private and quiet. The pandemic and the war have forced the project to be stretched over time and all work is being done gradually as much as possible.

This site with an old farm and orchard was chosen to create a countryside space for like-minded people. Difficult access creates a natural filter - only those who really need it get here.

The area is planned to be developed with a small number of residential cabins and recreational facilities. The existing farm is the core of the project and creates an enclosed courtyard or square in its centre, where the main public functions are located.

The process of creation began with the restoration of existing buildings and changing their function. A stone barn for animals becomes a local food store and an administrative block. The hay barn is transformed into a bar with a swimming pool and conference space. The main wooden house becomes a place for eating and socialising. A new professional kitchen unit is also attached to it.

After completing two phases of master plan review, the project is in the process of obtaining a building permit.
