Introduction

Goa, the tiniest state on the western coast of India, boasts golden pristine beaches, palmfringed avenues, flavourful food, delicious Portuguese-influenced sweets, and warm, hospitable people. Also known as the Ibiza of India for its partying. A tropical paradise of flora and fauna, from the very famous 'almi' (mushrooms) endemic to its forests, that grow only on the red mud anthills, to the solar prawns that are fished immediately after the monsoons, Goa is unique. Tourists are also attracted to Goa for its cultural heritage - from the famous old Portuguese churches like Se Cathedral in Old Goa, the 16th Century Safa Masjid in Ponda and Shree Mangesha Temple in Mardol, the legendary Arvalem or Pandava Caves where the Pandavas of the Mahabharat fame lived, to its two unique festivals - Carnival and Shigmo. Goa plays host to many festivals - the International Film Festival of India that promotes cinema, the Serendipity Art Festival, Sunburn Music Festival, The Grape Escapade to name a few. To showcase this varied heritage of culture, art, tradition, food, and people, in 2015 ItsGoa was born. The main aim was to make it the premier portal for all things Goa. We were able to showcase Goa like never before. Soon our blogbased website transcended the virtual space, with the ItsGoa magazine – a sought-after resource for visitors to Goa from countries like Norway, Germany, UK, USA, UAE, etc.

In the evolving landscape of Indian luxury real estate, Conrad Homes has carved a distinct identity as a brand that blends refined aesthetics with clientfocused integrity. Founded and led by Conrad D’Costa—a Mechanical Engineer by profession and a globetrotter who has explored over 38 countries— the company is the product of a deep-rooted passion for architecture, sustainable living, and curated lifestyle experiences. Based in Goa, Conrad Homes has emerged as a leader in the premium property segment, with a track record of delivering over 100 successful projects and serving more than 1,000 clients across India and overseas.

A Vision Beyond Brick and Mortar

Conrad D’Costa’s transition from the power, oil & gas, and pharmaceutical sectors into real estate was driven by a singular vision: to create not just homes, but entire lifestyles. Over the past seven years, this vision has translated into bespoke residences that reflect excellence in design, thoughtful planning, and environmental mindfulness. His philosophy positions Conrad Homes not just as a business, but as a longterm curator of meaningful living spaces in Goa.

Goa’s Trusted Name in Luxury Living

What sets Conrad Homes apart is not merely the properties they sell, but the values they uphold— transparency, trust, craftsmanship, and a client-first mindset. These principles have made the company synonymous with reliability in Goa’s competitive real estate sector. With each project, Conrad Homes emphasises quality over quantity, offering handpicked listings based on their location, design, and long-term investment value.

Their core offering lies in ultra-luxurious villas and residences in North Goa’s most sought-after locations like Assagao, Siolim, Anjuna, Moira, and Aldona. These properties cater to a discerning clientele comprising high-net-worth individuals (HNIs), non-resident Indians (NRIs), investment bankers, entrepreneurs, and professionals from metros seeking second homes or investment assets with high ROI potential.

Bespoke Real Estate Services

Conrad Homes goes far beyond traditional real estate brokerage. Their comprehensive suite of services includes residential sales, investment advisory, land acquisition, property management, and turnkey project consulting. They also specialise in building personalised portfolios for NRIs and HNIs, ensuring legal compliance and seamless execution across time zones.

Unlike volume-driven agencies, Conrad Homes takes a boutique approach—focusing on the finest properties, offering white-glove service, and assisting clients from initial inquiry to post-sale support. Whether it’s a legal consultation, architectural guidance, or resale advisory, the brand ensures a frictionless and transparent process throughout the customer journey.

Technology-Driven, People-Centred

Leveraging cutting-edge technology, Conrad Homes enhances the client experience through high-quality virtual tours, drone walkthroughs, WhatsApp consultations, and fully digitised documentation processes. These tools are particularly valuable for remote clients and NRIs, providing convenience without compromising service quality.

Their marketing strategy is equally nuanced. The company utilises a blend of high-resolution photography, immersive video content, targeted social media campaigns, and exclusive listings to engage a niche, luxury-driven audience.

While platforms like Instagram and Facebook serve as primary marketing channels, the brand is also expanding into curated print media and real estate expos for broader reach.

Creating a Lasting Impact—Locally and Globally

As part of its expansion strategy, Conrad Homes is preparing to open an international office in Dubai, UAE. This move not only caters to the increasing interest of global investors in Goa’s luxury market but also reaffirms the brand’s commitment to providing world-class real estate solutions.

Exciting developments are also underway in North Goa. The company is the exclusive marketing partner for a collection of ten boutique luxury residences in Siolim, ranging between 1,500 to 2,500 sq. ft., complete with private pools and refined furnishings. In collaboration with Zaramount, the firm is also launching the Havana Villas in Moira—sprawling 5BHK estates offering river views, lush gardens, and sophisticated amenities, tailored for those who value elegance and tranquility.

Driving Sustainable and Community-Conscious Development

Conrad Homes prioritises environmentally responsible development. Many of their projects feature green infrastructure such as rainwater harvesting systems, solar energy provisions, and landscaping that preserves local biodiversity. Their commitment to community growth extends to supporting local artisans, working with Goan builders, and encouraging low-density, culturally respectful construction practices.

Future-Forward, Value-Driven

Looking ahead, Conrad Homes aims to strengthen its digital footprint and introduce a premium buyer

concierge service to elevate the client experience further. Its long-term goal is to become Goa’s most trusted real estate brand by combining architectural innovation with sustainability and ethical business conduct.

In a market where authenticity is rare and quality often compromised, Conrad Homes stands out as a beacon of trust, taste, and transformation. With a unique blend of global perspective and local expertise, the company continues to set new benchmarks in luxury living—offering not just properties, but a promise of enduring value.

In the evolving landscape of architectural photography, few names stand out with the clarity and creative intent that define the work of Ar. Kushal Pravin Patil. Based between Chhatrapati Sambhajinagar and Pune, Kushal is more than a photographer he’s an architect, visual storyteller, and founder of Brick Labs, a multidisciplinary design studio. With a distinctive eye for space, light, and materiality, Kushal has carved a niche in capturing the soul of architectural and interior spaces, translating their essence into compelling visual narratives.

From Architect to Visual Artist

An alumnus of SMEF’s Brick School of Architecture in Pune, Kushal’s academic journey laid the groundwork for his dual pursuits in design and photography. His architectural foundation informs his nuanced understanding of spatial dynamics and design storytelling. Alongside his partner, Ar. Rounak Tambi, he founded Brick Labs, a studio that grew organically from years of collaborative freelance projects. Today, Brick Labs is not only a design firm but also the creative engine behind Kushal’s photography brand Captures by Brick Labs.

The Intersection of Design and Lens

Kushal’s foray into photography began during his student days, sparked by a fascination with how architecture interacts with light and atmosphere. What began as a personal exploration soon matured into a professional discipline. His work primarily focuses on villas, hotels, restaurants, offices, and both residential and commercial spaces each project a curated experience in itself. He is drawn to the emotional resonance of a space, capturing its character through composition, texture, and narrative.

His visual style is clean and deliberate, marked by balanced framing, natural lighting, and an acute attention to detail. But what truly sets Kushal apart is his cinematic approach he goes beyond still imagery to create dynamic video content that blends traditional filming techniques with VFX and CGI. This seamless fusion of digital artistry and architecture adds a new dimension to spatial storytelling.

Capturing the interplay between the structure and softness and the dialogue of elements in a language of curves and reflection

Tools of the Trade

Kushal works with high-end equipment to achieve his precise visual outcomes. His gear includes the Sony A7M IV camera, DJI RS3 gimbal for fluid cinematic shots, and a selection of tripods tailored to varied spatial needs. In post-production, he relies on DaVinci Resolve and Adobe Premiere Pro for video, and uses Adobe Lightroom and Photoshop for meticulous photo editing. His process is methodical —from pre-shoot planning to final delivery—ensuring that each project is executed with technical excellence and artistic sensitivity.

Memorable Projects and Creative Challenges

Among Kushal’s standout assignments is a shoot for STONELAM in Bavdhan, Pune—a 100-acre site that tested his skills in scale, pacing, and visual narration. Another significant project involved a G+1 penthouse in Goa, where time constraints and complex lighting demanded instinctive decisionmaking and a deep understanding of spatial aesthetics.

These experiences underscore his ability to work under pressure without compromising creative vision. Often, he is called upon to photograph spaces still under construction—a unique challenge that requires imaginative framing and thoughtful pre-visualisation to avoid distracting elements. By staying aligned with the architect’s intent and preparing in advance, Kushal ensures that even incomplete environments are rendered with dignity and design clarity.

Client Engagement and Professional Process

Kushal's client relationships begin with meaningful dialogue. He invests time in understanding each client’s vision—how they want their space to feel and be perceived. A preliminary site visit follows, helping him tailor the shoot to the space’s layout, lighting conditions, and architectural nuances. Once the logistics and creative direction are finalised, the shoot proceeds with precision. Throughout the process, Kushal maintains open communication and adapts post-production based on client feedback, ensuring mutual satisfaction.

In the ever-evolving world of architecture and interiors, where aesthetics often compete with function, The FR Design Studio stands out by bringing both under one roof—seamlessly merging creativity with practical execution. Founded two years ago by Rishan Khan, a civil engineer with a post-graduate degree in project management, the firm has rapidly carved out a niche for itself in Goa’s interior design landscape.

A Vision Born from a Gap in the Market

Rishan’s journey into the world of design and project management stemmed from a critical observation— most firms either specialised in conceptual design or focused solely on execution. Rarely did a company offer both with equal strength. Recognising this as a missed opportunity, he launched The FR Design Studio with a dual mission: to design spaces that reflect individuality while also ensuring top-tier execution from start to finish.

A Proven Track Record Across Goa

Since its inception, the studio has successfully delivered over 50 projects across Panjim, Porvorim, Margao, Sanklim, and Bicholim. The firm has earned a reputation for its meticulous attention to detail, adherence to timelines, and a commitment to quality that consistently exceeds client expectations. These completed projects span residential, commercial, and custom-designed spaces, each tailored to the unique lifestyle and preferences of the client.

A Client-Centric Design Philosophy

At the heart of The FR Design Studio is a design philosophy that prioritises the client. Each project begins with an in-depth understanding of the client’s needs, habits, and spatial aspirations. The team then translates this insight into detailed 3D renderings, offering clients a clear visual of the final outcome before a single material is sourced.

This collaborative process ensures that the final space is not just visually appealing, but also deeply personal and functional. From material selection to layout planning, every decision is guided by the user’s lifestyle and design sensibilities.

The Design-to-Execution Workflow

The firm’s structured workflow begins with a comprehensive site assessment and client briefing. Once the vision is established, detailed 3D designs are developed and refined based on client feedback. Upon approval, the execution phase kicks off— managed with precision, using high-quality materials and experienced vendors to deliver results that mirror the original design down to the last detail.

Timelines and budgets are tightly managed through careful planning and transparent communication. Challenges such as material delays or design modifications are anticipated and addressed with buffer planning and regular site supervision.

Marrying Style with Function

One of the studio’s strengths lies in balancing creative design with everyday usability. Stylish doesn’t mean impractical, and every element— whether it's a storage solution, a lighting plan, or a layout tweak—is designed for real-life functionality. This blend of artistry and logic ensures that the final spaces are as liveable as they are beautiful.

A cozy and elegant bedroom setup in Valpoi, Goa

Embracing Sustainability

Understanding the growing demand for environmentally responsible solutions, The FR Design Studio incorporates eco-friendly practices wherever feasible. From using sustainable materials and low-VOC paints to designing for natural light and cross ventilation, the firm actively promotes green building principles in modern interiors.

Staying Ahead of the Curve

The team remains attuned to evolving design trends and technological advancements through ongoing research, attending expos, and experimenting with new tools. Their 3D visualisation techniques are particularly effective in giving clients a tangible preview of their future spaces, aligning expectations and enhancing satisfaction.

The Future of Functional Design

As The FR Design Studio continues to expand its footprint in Goa, Rishan and his team are committed to delivering design solutions that reflect not only contemporary style but also thoughtful functionality. Their goal is to create spaces that feel as good as they look—spaces that inspire, comfort, and elevate everyday life.

With a clear philosophy, a methodical approach, and an unshakable commitment to client satisfaction, The FR Design Studio is not just designing interiors— it’s crafting experiences.

In the bustling realm of real estate, where dreams meet investments, Ravish Manchanda stands as a beacon of strategic prowess and client-centric service. With over a decade of experience, Ravish has carved a niche for himself in the vibrant coastal landscape of North Goa. His journey from the bustling streets of Mumbai to the tranquil shores of Goa reflects a blend of passion, resilience, and strategic acumen.

Embarking on the Real Estate Odyssey

Ravish's foray into the world of real estate was not predestined but rather a serendipitous fusion of curiosity and opportunity. After honing his skills in BFSI Sales in Mumbai, he found himself drawn to the allure of real estate during his tenure in Goa. It was here that he discovered his calling, laying the foundation for a career that would span over a decade.

Ravish's transition from the high-paced environment of Mumbai to the laid-back charm of Goa was not just a geographical shift but a transformative journey of self-discovery. While his initial stint in BFSI Sales provided valuable insights into client engagement and relationship building, it was the enchanting landscape and the vibrant real estate market of Goa that truly captured his imagination. The allure of

brokering deals amidst the sun-kissed beaches and verdant landscapes became irresistible, prompting Ravish to embark on a new chapter in his professional life.

Navigating the Waves of Market Trends

In the fast-paced real estate world, Ravish isn't just a bystander; he's actively predicting where the market is headed. Covid 19 boosted the market, making it even stronger. Despite some ups and downs after Covid, the market remains steady. Rental income and property values keep growing, thanks to informed buyers who know what to expect. Ravish doesn't just look at the surface; he understands the market's strength, even during tough times. More people want to buy homes now, which is driving up rents and home prices. Ravish believes the market will continue to improve, even with some small changes along the way. With his solid understanding of the industry, Ravish confidently guides the real estate world, ensuring things stay on track.

Pioneering Trends in Goa's Real Estate

Among the emerging trends, fractional ownership emerges as a promising investment model, bridging the gap between aspiration and affordability. Assisted living facilities, once overlooked, are now witnessing a revival, fuelled by innovative approaches and evolving demographics. Furthermore, the strategic thrust towards logistics and warehousing positions Goa as a hub of industrial growth, while the convergence of rental markets hints at a paradigm shift in investment dynamics.

Ravish's foresight extends beyond the horizon of conventional real estate trends, as he anticipates the emergence of new investment avenues and asset classes. The concept of fractional ownership, once relegated to niche markets, gains traction as investors seek to diversify their portfolios while minimising financial exposure. Similarly, the resurgence of assisted living facilities reflects a demographic shift towards ageing populations and a growing demand for specialised care services. By aligning himself with these emerging trends, Ravish positions himself as a trailblazer in an ever-evolving market landscape.
