07 How to Land a Commercial Space for Your Business in Goa
Introduction
Goa, the tiniest state on the western coast of India, boasts golden pristine beaches, palm-fringed avenues, flavourful food, delicious Portuguese-influenced sweets, and warm, hospitable people. Also known as the Ibiza of India for its partying. A tropical paradise of flora and fauna, from the very famous 'almi' (mushrooms) endemic to its forests, that grow only on the red mud anthills, to the solar prawns that are fished immediately after the monsoons, Goa is unique. Tourists are also attracted to Goa for its cultural heritage - from the famous old Portuguese churches like Se Cathedral in Old Goa, the 16th Century Safa Masjid in Ponda and Shree Mangesha Temple in Mardol, the legendary Arvalem or Pandava Caves where the Pandavas of the Mahabharat fame lived, to its two unique festivals - Carnival and Shigmo. Goa plays host to many festivalsthe International Film Festival of India that promotes cinema, the Serendipity Art Festival, Sunburn Music Festival, to name a few. To showcase this varied heritage of culture, art, tradition, food, and people, in 2015 ItsGoa was born. The main aim was to make it the premier portal for all things Goa. We were able to showcase Goa like never before. Soon our blog-based website transcended the virtual space, with the ItsGoa magazine – a sought-after resource for visitors to Goa from countries like Norway, UK, USA, etc.

Sole Savers Goa, founded by Viraj Redcar, transforms a family laundry legacy into South Goa’s first eco-friendly shoe laundry, blending tradition, innovation, and sustainable care for every sole.
In the vibrant heart of Margao, a cherished Goan legacy is evolving with time. What began in 1958 as Swastik Laundry, founded by the grandfather of Viraj Redcar, has long been a symbol of trust, quality, and reliability for households across South Goa. Over the years, the business flourished under the careful stewardship of his father, who continued the family tradition of excellence and personal service.
Today, that same spirit of dedication takes on a new, modern form with Sole Savers Goa – The Shoe Laundry, a pioneering concept by Viraj Redcar that brings innovation and sustainability to the forefront of this enduring family enterprise.
As lifestyles evolve, so have our relationships with what we wear, especially our footwear. Shoes today are not merely functional; they express personality, confidence, and identity. From luxury designer heels and suede loafers to performance sneakers and sports shoes, every pair tells a story.
Yet, while clothes have long enjoyed the benefits of professional care through laundries like Swastik, footwear has often been neglected. Sole Savers Goa fills this gap, offering South Goa’s first dedicated shoe laundry service, tailored exclusively for cleaning and maintaining footwear of all kinds.
The brand’s mission is simple yet transformative: to extend the life of every shoe and keep it looking and feeling as fresh as the day it was bought. Whether it’s removing daily dust, stubborn stains, or performing deep-cleaning treatments, Sole Savers Goa ensures that every pair receives professionalgrade care and attention.
What makes Sole Savers Goa special is that it isn’t just another new business — it’s a natural continuation of a family tradition built on trust, precision, and service excellence. Just as Swastik Laundry became a household name for dependability, Sole Savers Goa aspires to set the benchmark for footwear care in Goa.
The service employs specialized cleaning techniques and eco-friendly solutions customized for different materials, from suede and leather to canvas and sports fabrics. Each pair is treated with the same meticulous care that has defined the family’s reputation for decades.
In today’s world, where sustainability is becoming a lifestyle choice, Sole Savers Goa steps up as a responsible and eco-conscious brand. Instead of discarding shoes that appear worn out or stained, customers are encouraged to revive and reuse.
This approach not only reduces waste and conserves resources, but also saves money, making it both a smart and sustainable choice. By giving new life to old footwear, Sole Savers Goa helps reduce the environmental footprint while promoting mindful
before after
The transformation from a traditional laundry business into a modern shoe care venture reflects the evolution of entrepreneurship across generations. It’s a journey marked by passion, innovation, and adaptability, while staying rooted in values of quality, trust, and service to the community.
For Viraj Redcar, Sole Savers Goa is more than a business; it’s a heartfelt continuation of a family story, one that honors the past while stepping confidently into the future.
As Sole Savers Goa opens its doors, it invites the people of South Goa to experience a service that beautifully blends tradition with innovation. From the trusted hands of Swastik Laundry to the fresh, modern vision of Sole Savers Goa, the mission remains constant, to serve with dedication, precision, and heart.
At Sole Savers Goa – The Shoe Laundry, every step matters, and every sole finds a savior.
TEDxPanaji 2025, curated by Ravi Kambhoj, showcased diverse Goan innovators, artists, and leaders, blending ideas, creativity, and sustainability under the theme “It’s About Time!” to inspire community action. featured article

The recently held TEDxPanaji 2025 went beyond being just an event: it was a celebration of ideas, innovation and community spirit. With its theme “It’s About Time!”, the event brought together leaders, young innovators and artists under one roof at Kala Academy, Goa. Curated and organised by Ravi Kambhoj, TEDxPanaji 2025 reaffirmed its place as a melting pot of global and grassroots ideas.
The recently held TEDxPanaji event featured a diverse range of speakers who shed light on timely and compelling topics. From a marine biologist, an advocate for girls’ rights, Goa’s very own nightingale, an aesthetic gynaecologist, to a 12-year-old diabetes advocate, Kala Academy, Goa, hosted 10 diverse and notable speakers. Themed ‘It’s About Time!’, the event’s line-up featured Dr Ravidas Krishna Naik, scientist and Antarctica explorer; Summaiya Afreen, changemaker challenging the ‘good girl’ script; Sonia Shirsat, award-winning Goan singer sharing songs of heritage; Dr Parul Saoji, infertility specialist addressing women’s health with bold honesty; and the youngest voice on the TEDxPanaji 2025 stage, Samaira Pansare, a 12-year-old advocate speaking her diabetic truth, among other notable speakers.
While the afternoon was about knowledge sharing, the talks were preceded by a showcase of creativity and novel ideas in the Innovation Hub. Here, 20 innovators from across Goa and beyond showcased pathbreaking ideas in healthcare, sustainability, artificial intelligence, clean technology and education. From innovative technologies in clearing metal and concrete dust, a medical diagnostic kit that manages urinary tract infections (UTI), to the use of drones in large infrastructure projects, each idea celebrated the spirit of innovation by bringing bold future-ready tech directly to the community.
And bringing all these together was one man whose name is now synonymous with out-of-the-box events – curator and organiser Ravi Kambhoj. Speaking about this year’s edition, Ravi says, “Every edition of TEDxPanaji has its own identity, but this year’s theme ‘It’s About Time!’ turned the event into more than just a series of talks, it became a shared experience that kept people immersed till the very end.”
Further elucidating on the relevance of the theme, Ravi says, “The theme this year was highly relevant:
12-year-old diabetes advocate Samaira Pansare, one of the speakers at TEDxPanaji 2025
it’s about time we addressed climate change and sustainability in actionable ways; that we recognised young innovators solving problems that often go unnoticed. And that we redefined Goa beyond tourism, making space for creativity, entrepreneurship and knowledge-sharing.
Delay in these areas would mean missed opportunities to protect our environment, empower our youth and shape Goa’s future.”
Having worked as a creative producer in the past and conceptualised events like PechaKucha, Ravi has carved a niche for himself in the event space in Goa. He believes that the state has a lot of potential and these stories, ideas and talents need larger platforms.
“In New Zealand, I saw how festivals were not just entertainment but spaces where communities came alive. That experience taught me the importance of inclusivity, attention to detail and respect for cultural context. Those lessons were a roadmap to organising TEDxPanaji 2025,” he shares.
For Ravi, Goa has always been home. After years abroad, he felt a strong pull to give back to his fellow Indians. Having worked on creative festivals abroad and witnessing the power of ideas that can shape communities, Ravi felt that TEDxPanaji was the right vehicle to bring those voices forward and ensure that Goan thinkers, doers and innovators are heard, both locally and globally. “My earlier projects, like PechaKucha and other storytelling platforms, allowed me to understand how Goans engage with ideas and culture. They laid the foundation of trust and experimentation that naturally led to TEDxPanaji,” he shares.
Ravi Kambhoj [centre] curator and organiser of TEDxPanaji 2025, with the speakers of the event, themed ‘It’s About Time!’, held at the Kala Academy in Panaji
Thus, he and his team meticulously prepared and selected the speakers, seeking authentic stories and ideas that are both locally relevant and globally resonant. “Our speakers ranged from established thought leaders to first-time storytellers. Diversity was key — across disciplines, generations and perspectives. Most importantly, each talk had to carry an idea worth spreading, one that sparks conversation and action,” says Ravi about the lineup for the event. www.itsgoa.com
Goa’s evolving ethos and cultural milieu have slowly broken the shackles of stereotypes that weighed down the state’s image and perception. Ravi believes that with young people establishing startups, artists experimenting with mediums and themes, citizens asking tough questions, Goa’s culture and ideas are shaping its identity and future. And this is resonant across all the events he has set up. “Formats like PechaKucha, Kisse Kahania or Bhadass Bhopu were experimental, playful and personal in different ways. With TEDxPanaji, we wanted to enable and propel the growth that the state has been witnessing and inspire its people to act. TEDxPanaji carries the weight of the global TED brand, which demands sharp curation and international standards. Yet, at its heart, it has the same mission: to give people a space to be heard,” he shares.
Apart from giving voice to people, Ravi also believes that events should be a balance of entertainment and information, to keep the community engaged. “At TEDxPanaji, we had four powerful performances that brought energy and creativity to the stage. We ensured that TEDxPanaji 2025 was a living snapshot of Goa’s ideas, talent and spirit,” he says.
Speaking about how he envisions Goa of the future, Ravi says, “I see a Goa where local innovators address real challenges and inspire global audiences. Our speakers showcased how deeply rooted, locally relevant ideas can have a worldwide impact.
Their presence on the TEDxPanaji stage told the community that change begins right here.”

Dudhsagar Breweries & Distilleries, founded by Gopalkrishna Gaunker, blends Goan tradition with innovation to reimagine Feni and introduce unique botanical infusions and India’s first cashew-based “Cajequila.”
Article by: Team ItsGoa Images by: Dudhsagar Breweries & Distilleries
For Mr. Gopalkrishna Ganesh Gaunker, the founder of Dudhsagar Breweries & Distilleries, the art of distilling isn’t just a profession — it’s an inheritance. Coming from a lineage that crafted traditional Cashew Feni using age-old earthen pots called bhann, he grew up watching his grandfather transform fermented cashew juice into crystal-clear spirit. These early memories sparked his fascination for distillation — and laid the foundation for what would later become his life’s calling.
After earning a Bachelor’s degree in Mechanical Engineering, Padre Conceicao College Of Engineering. Mr. Gaunker began his career at Gravity Infrastructures, a mining company, where he honed his technical expertise working with advanced mobile plants and heavy machinery. The demanding
environment tested his problem-solving skills and resilience. However, when the mining sector in Goa faced instability, he turned his focus toward a different kind of craft — one rooted in heritage and innovation.
His next role at Tetra Queens Distilleries & Breweries Pvt. Ltd. in 2017 marked the true beginning of his journey into the world of spirits. Under the mentorship of a master blender, he learned the fundamentals of distilling and blending Indian Made Foreign Liquor (IMFL).
Encouraged to pursue higher education in the field, he went on to earn an M.Sc. in Brewing and Distilling from Heriot-Watt University, Scotland, one of the world’s most prestigious institutions for brewing sciences.
His master’s research focused on enhancing cashew distillates by reforming traditional production techniques — an idea that would eventually shape his vision for Dudhsagar Breweries & Distilleries. Armed with both ancestral knowledge and scientific precision, Mr. Gaunker returned home to Goa to bring his dream to life: establishing a modern distillery dedicated to reimagining Feni.
Nestled in the tranquil village of Kirlapal Dabal, Goa, Dudhsagar Breweries & Distilleries embodies the perfect blend of Goan heritage and modern craftsmanship. The brand’s mission is clear — to elevate Feni to global recognition, positioning it alongside the world’s finest spirits like tequila, gin, and whisky.
Every step of their process — from fermenting in clay amphoras to aging in oak barrels — is meticulously designed to achieve exceptional quality while preserving Feni’s authentic character. Their approach honors the traditional methods passed down through generations, while their scientific rigor ensures consistency, purity, and refinement.
The distillery also works closely with local Kazcar communities, ensuring that every bottle of Feni supports Goan livelihoods and sustains cultural heritage.
At Dudhsagar Breweries & Distilleries, innovation and precision form the heart of their operation. The team has developed a proprietary hygienic process to extract Caju Niro (cashew apple juice). Only fully ripened cashew apples are handpicked, disinfected, and cold-pressed using a specialized hydraulic system. The result is 100% pure, crystal-clear cashew apple juice, naturally sweet, free of added sugars or dilution, and with an extended shelf life of up to 2–3 weeks.
Sensory testing & evaluation
This breakthrough enables the distillery to bring more seasonal freshness of caju niro to more homes across the state something that was once with limited shelf life upto (24hrs).
But the innovation doesn’t stop there. Dudhsagar Breweries & Distilleries is the first in Goa to introduce bold botanical infusions in Feni — including Strawberry & Hibiscus, Blueberry & Blue Pea, and Watermelon. Inspired by gin-making techniques, these natural infusions lend a refreshing modernity to a centuries-old drink, appealing to both connoisseurs and new-age spirit enthusiasts alike.
A New Chapter: Cajequila — Goa’s Answer to Tequila
Carrying forward its spirit of innovation, the distillery is now preparing to launch Cajequila, a first-of-itskind Goan take on tequila — crafted from cashew apples, aged in oak casks for a minimum of one year. Much like Añejo Tequila, Cajequila develops a smooth, complex profile with notes of oak, caramel, and vanilla, representing the elegance of Goan craftsmanship fused with global finesse. Born from cashew, raised in Goan tradition, and refined through modern science — Cajequila promises to redefine how the world experiences Goan spirits.
The Collection
Classic Feni: A timeless Goan spirit, doubledistilled to perfection, embodying purity and soul.
Urrak: The first distillate of cashew — light, fresh, and best enjoyed chilled.
Oak Aged Feni (Aged 1 Year): Aged in charred oak barrels, revealing warm vanilla and caramel undertones — a bold sipping experience.
Strawberry & Hibiscus Feni: Fruity and floral, offering a sweet-tart burst of natural flavor, ideal for refreshing cocktails.
Blueberry & Blue Pea Feni: Smooth and subtly sweet, transforming from blue to purple when mixed with citrus — a visual and sensory delight.
Watermelon Feni: Bright, tropical, and cooling — a perfect summer indulgence.
Lemongrass Feni: Vapour-infused with fresh local lemongrass for a zesty, aromatic, and citrusforward finish.
Caju Niro: Pure, cold-pressed cashew apple juice — 100% natural, rich in antioxidants, and with three times more Vitamin C than oranges.
22 Grau: Under the umbrella of brand 22 grau Cajequila will make its debut alongside a curated lineup of other premium creations.
What truly sets Dudhsagar Breweries & Distilleries apart is its artisanal approach to Feni, crafting unique botanical infusions never seen before in the Goan spirits scene. With their upcoming Cajequila, they are poised to put India on the global spirits map, combining heritage, innovation, and craftsmanship into every bottle.
For those looking to experience the true spirit of Goa, Dudhsagar Breweries & Distilleries offers a modern taste of tradition — one that bridges the gap between the past and the future, between local essence and international standard.

Joe Louie Beach Shack in Baga, founded by Joe Luis Fernandes & Luis Mariano fernandes, blends family legacy, authentic Goan cuisine, and warm hospitality, offering guests unforgettable seaside dining and vibrant coastal experiences. entrepreneur
Nestled in the vibrant heart of Baga Beach, in the famous Tito’s Lane, stands the Joe Louie Beach Shack, a name synonymous with delicious food, coastal charm, and warm hospitality. The story behind this beloved beachside eatery is deeply personal, rooted in family vision and built with passion by its current owner, Joe Luis Fernandes.
Joe, a graduate of St. Xavier’s College, is a proud Goan who loves exploring the world with his family. Music has always been one of his passions, he enjoys playing as a DJ and is known for his ability to multitask whenever needed. But beyond his personal interests lies his dedication to carrying forward the dream of his father, Mr. Luis Mariano Fernandes, the man who first envisioned running a beach shack back in 1993. What began as a modest café with limited offerings has today flourished into one of Baga’s finest beach shacks, renowned for its food, drinks, and unforgettable ambiance.
The Joe Louie Beach Shack is a wooden structure built in the most natural way possible, designed to blend effortlessly with the beach environment. Positioned right at the water’s edge, the shack offers guests front-row seats to breathtaking sunrises and mesmerizing sunsets. The atmosphere extends into the evening, filled with music, laughter, and the lively spirit of Goa.
The name itself has roots in the Portuguese era. It was inspired by Joe’s grandfather, Joao Luis. Out of admiration for his father, Mr. Luis chose to honor his memory by naming the shack “Joao Louie,” a tradition now carried forward by Joe himself. The location, close to the family’s residence, was chosen by chance but has since become one of the most iconic spots on Baga Beach.
Designing the menu has always been one of the most challenging yet rewarding aspects of the business. In the early years, the shack catered to foreign tourists who craved a hearty English breakfast and a cold draught beer. Over time, the menu expanded to include a wide variety of cuisines such as Continental, Italian, Indian, Tandoori, grilled specialties, and, most importantly, authentic Goan dishes.
The shack’s signature Goan offerings are a must-try for any visitor. Favorites include the Kingfish Masala Fry and Prawns Masala Fry, dishes that have received rave reviews from both locals and international tourists. The team takes immense pride in sourcing fresh ingredients daily through trusted vendors, ensuring top-notch quality and the ability to adapt meals to meet diverse dietary preferences.
Joe Louie Beach Shack is not just about great food, it’s also about creating a memorable experience. The shack regularly features special offers such as discounts on cold beverages, happy hours on cocktails and mocktails, and exclusive deals for loyal guests. Customer satisfaction remains the highest priority, and the team actively encourages feedback to continually refine their services.
Like any business, the shack faces challenges, particularly the rapid competition within the hospitality sector. Joe acknowledges that change is constant and emphasizes the importance of adapting to survive. His strategy is to introduce new products, upgrade services, and stay ahead through innovative marketing.
In today’s world, Joe recognizes the importance of being digitally present. The shack maintains an active profile on Google Maps, Google Pages, and Instagram (@joelouiebeachshack), making it convenient for visitors to find and connect with them online.
The website, www.joelouiebeachshack.com, further serves as a gateway for potential guests to learn more about the shack and its offerings.
While every entrepreneur dreams of reaching the top, Joe believes true success lies in keeping customers happy. Looking ahead, his five-year vision is to expand the shack into multiple branches across Goa, fueled by the love and support of their patrons. In addition to the shack, the Joe Louie family has also ventured into the beverage industry with Joe Louie Wines, offering a wide selection of liquor, wines, whiskies, gins, rums, tequilas, and more, perfect for personal enjoyment or as a thoughtful gift.
From a humble café in 1993 to a thriving beach shack and an expanding brand, the journey of the Fernandes family is an inspiring tale of perseverance, innovation, and love for Goa.
Under Joe’s leadership, the Joe Louie Beach Shack continues to embody the very essence of Goan hospitality, fresh food, lively vibes, and an experience that lingers long after the waves have receded. www.itsgoa.com
Entrepreneurship in Goa is challenging and nuanced—success requires patience, resilience, resourcefulness, delegation, and continuous improvement, debunking myths of instant wealth, uniqueness, glamour, and zero failure.
The word entrepreneur often conjures up images of freedom, creativity, and success. In Goa, especially, where a growing number of people are leaving 9to-5 jobs to start cafés, homestays, wellness studios, or online ventures, entrepreneurship has become a lifestyle dream. But behind the Instagram-worthy stories and glossy success posts lies a journey that’s far from easy — and often misunderstood. Let’s clear the air and debunk some of the most popular myths about becoming an entrepreneur.
Reality: Great businesses don’t always start with big capital — they start with big ideas.
While funding helps, many Goan entrepreneurs have launched small, from their homes, garages, or even their balconies. From home bakers to boutique resort owners, many began by reinvesting profits rather than seeking large loans. What truly matters is resourcefulness — learning to do more with less, finding local suppliers, and leveraging social media for free marketing.
Reality: You may not have one boss — but you’ll have many.
Entrepreneurs answer to customers, investors, suppliers, and even their own deadlines. The freedom of being your own boss comes with immense responsibility. In Goa’s hospitality or creative sectors, for instance, the pressure to meet guest expectations or deliver client projects can be more demanding than a regular job.
Reality: The “overnight success” you see often takes years of unseen effort.
Behind every thriving café in Assagao or eco-stay in South Goa lies a story of countless trials, late nights,
and quiet perseverance. Success in business is more marathon than sprint — it grows through consistency, feedback, and adaptability. The scenic sunsets may make it look effortless, but real success is built brick by brick.
Reality: You don’t need to invent something new — you just need to do it better.
Most successful entrepreneurs didn’t create entirely new concepts; they improved existing ones. Goa’s food and hospitality scene is filled with examples — two cafés may serve similar menus, but one wins hearts through atmosphere, service, or storytelling. Innovation often comes from small improvements, not revolutionary ideas.
Reality: Failure is not the opposite of success — it’s part of it.
Every seasoned entrepreneur has faced setbacks. Many Goan business owners, especially postpandemic, had to close or reimagine their ventures before finding stability again. What separates successful entrepreneurs is not the absence of failure, but the resilience to start again with lessons learned.
Entrepreneurship isn’t just a career — it’s a mindset. It’s about seeing possibilities where others see problems, and creating something meaningful with your own hands.
Whether you’re starting a small café in Panjim, a fashion label in Mapusa, or an online store from home, remember: you don’t need to fit the myth — you just need to stay real, stay patient, and keep building.
This guide helps entrepreneurs find the ideal commercial space in Goa by covering location choices, legal requirements, market insights, and tips to align business goals with Goan lifestyle and culture.
Finding the perfect commercial space for your business can be as exciting as it is challenging — especially in a dynamic, fast-evolving market like Goa. Whether you’re setting up a café in Assagao, a boutique in Panjim, or a co-working space near the beaches of Anjuna, choosing the right location goes beyond just rent and square footage. It’s about aligning your business vision with the unique rhythm of Goa’s lifestyle and local economy.
Before diving into property listings, take a step back and assess your business requirements. Are you looking for a high-footfall retail location or a serene setting ideal for wellness or hospitality? For example, a yoga studio may thrive in quieter neighborhoods like Siolim or Moira, while a café or fashion boutique might find better visibility in bustling areas like Panjim, Margao, or Candolim.
Goa offers diverse opportunities with its coastal and inland areas. North Goa — Mapusa, Calangute, Assagao, Anjuna — thrives on tourism, hospitality, and retail, while South Goa suits boutique resorts, organic stores, and wellness ventures. Choose locations that balance visibility and convenience: restaurants in Miramar or Dona Paula serve both locals and tourists, while offices in Patto Plaza, Panjim, connect to government and corporate clients.
In recent years, Goa’s real estate market has seen a steady rise in demand for commercial spaces, particularly from entrepreneurs moving from metros to start lifestyle businesses. However, rental rates vary greatly depending on location and amenities. Consulting local realtors or property consultants familiar with Goan regulations — such as Aaradhya Realtors or other region-specific firms — can help you avoid pitfalls and find spaces that align with your budget and purpose.
Once you shortlist potential properties, inspect them carefully for structural stability, water supply, waste disposal, and electrical fittings — especially in older Goan homes converted into commercial spaces. For cafés or restaurants, ensure adequate space for kitchen equipment, ventilation, and storage, and compliance with fire and FSSAI norms. Many entrepreneurs opt for refurbished Goan villas or Portuguese-style spaces for their charm, but these may need restoration or reuse permissions.
Negotiation isn’t just about the rent — it’s about flexibility. Goa’s landlords often prefer long-term tenants who maintain the property well. You can negotiate rent-free months during setup, shared maintenance responsibilities, or gradual rent escalation over time. It’s also wise to have a clear written agreement covering subletting, renovation rights, and exit clauses.
In Goa, every business requires registration under the Shops and Establishments Act, along with local panchayat or municipality approval. If you’re leasing a property, ensure the lease deed is registered and stamped. For food and beverage businesses, additional licenses like the Food Safety (FSSAI) and Excise licenses may be required. Consulting a local legal advisor can help streamline this process.
Landing a commercial space in Goa isn’t just about finding a building — it’s about creating a destination. Every corner of Goa tells a story, and the right location can make your business part of that narrative. With careful planning, local insight, and a bit of Goan patience, your dream business can find its perfect home in this tropical paradise.
