SCHEMATIC DESIGN
The spaces were meticulously zoned out, taking the zonal regulations and vastu into consideration over a plot area of 230 m2. As this plot is a corner site, it has 2 front sides. Both setbacks coming upto 3m on each front side. Hence taking out alot of site area for road widening and set backs. To overcome this weakness, it was found that “ For plots with extent of 250m2 or less, relaxation of setbacks shall be given by the authority subject to a minimum of 1m on each side to construct one residential dwelling unit of G+1 floor.

PROPOSED RETREAT FOR MANGALORE CLUB
(EXTENSION)
Established in 1876, the Mangalore Club, situated on the scenic banks of the Nethravati river, seamlessly blends the clubbing traditions of The Raj with modern India. Combining excellent contemporary facilities with Old World charm, it is highly sought after by prominent citizens of Mangalore.
Presently, the club faces challenges in fulfilling baqueting demands due to insufficient banquet space. To address this, the primary focus is ondesigning the required banquetspaces in the podium during phase 1, followed by the development of guestrooms in the tower above the podium in phase 2. This strategic approach aims to enhance the club’s capacity to accommodate banqueting needs while ensuring a phased and well-planned expansion.
