Few familes who grew up in Blackrock want to leave the suburb and many more want to make it their home. Good schools, great facilities and gorgeous homes. If you are looking to move to Blackrock - or its closely connected neighbours Booterstown and Monkstown - you can’t go far wrong with most streets and estates in the area. There are a few congested roads and run down ex-council estates but the area is generally clean, safe and well regarded. The average house price here is double the Dublin average. That’s unsurprising when you look at the proportion of large period and palatial homes in Blackrock. The coast is lined with imperial terraces, either Victorian redbricks or Georgian columns. Many have been lost to multi-unit bedsits or commercial use, but all are worth a pretty penny and take deep pockets to return to family homes. Off the seafront you can follow some of the main thoroughfares from the Main Street towards Stillorgan along historic streets like Green Road, Sydney Avenue and Avoca Avenue to see some of Dublin’s finest houses, old and new.

For more modern tastes and modest budgets, the place to be is off Carysfort Avenue - a beacon for parents wanting their kids to get into good schools - such as the popular Carysfort National School next to the UCD Smurfit Business School. The Carysfort Park and Cloister Avenue estates is relatively affordable by Blackrock standards. Next up would be Obelisk and Carysfort Woods, or Orpen and Coppinger estates off Stillorgan Park. At the upper end is Avoca Park where large four-bed detached homes go for well over €1 million. Monkstown has fewer estates and more expensive period homes. Our top pick is Belgrave Square which reflects its London namesake for opulent architecture and exclusive homes. Booterstown was developed more recently. You can find substantial homes on the Trimbleston estate reaching from the sea up to UCD or choose the leafy St. Helen’s Wood and Hampton Park estate for a quiet retreat in a great location.

FIRST TIME BUYER APARTMENTS AND TOWNHOUSES Blackrock is not the most sympathetic suburb for the first time buyer. There are few houses under €400,000 and apartments go for not much less. But if you are looking for your first address in the nicest part of town you can snap up a one-bedroom apartment for around €250,000. Otherwise you will be looking at flats and apartments in older developments for around €300,000 or two-bed town houses for around €350,000 to €380,000.

FAMILY HOMES PARKS, ESTATES, GOOD SCHOOLS Just a short distance from Blackrock Main Street and in a quiet spot between the coast and the N11, Carysfort Park and it’s neighbours Carysfort Wood and Carysfort Grove are solidly-built modern estates from the 1980s which provide good family homes in a safe landscaped setting. This is a popular area for young familes in all the right school catchment areas and an easy commute into the city. A three-bed would average €500,000 and a four-bed upwards of €700,000.

TRADING UP PERIOD PROPERTY, MODERN MANSIONS Blackrock offers many options for the next step up the ladder. From four-bedroom semi’s in traditional redbrick streets to larger detached properties in quiet, low density estates. For well-proportioned period homes look to the main routes out of Blackrock such as Mount Merrion Avenue, Temple Hill or Carysfort Avenue. Or head along to Avoca Park or Trimblestown for substantial modernised homes. Quality four to five bed houses will cost anywhere from €800,000 to €1,500,000.

TOP OF THE MARKET HISTORIC HOMES & SUPER PALACES If you really have the budget, you are spoilt for choice. Live like a lord in the Georgian townhouses of Monkstown and Seapoint. For more space, take one of the Avoca Avenue giants on the best part of an acre. Or move to millionaire’s row that is Cross Avenue where fortunes were once made and lost in the boom. f you’re reading the news about what’s happening in the property market I wouldn’t blame you for being confused. Throughout the lockdown, the news and media reported the frozen property market was about collapse. Reports of price drops of up to 20% seemed common and with a predicted hard recession it was hard for many to see how the Ireland would escape another house price crash. But then, the market opened up in early June. Slowly at first, with increased personal protection, social distancing and private viewings only. Prices might not rise, but this strong demand has them holding steady. The lockdown has made many households reassess what they want from their homes. City workers have embraced working from home, and now are looking for houses that are possibly a little less central, but with more essential garden and space for a home office.

Others have decided to move out of the city entirely, get back to their roots or a new more rural location. We’ve all tasted a new way of life and for some it has been revelatory. Of course, there are many homeowners who needed to move even before the crisis. Whether to upsize to a larger family home, or downsize to something more suitable. If your move was essential before, the last 3 months has probably compounded that need. Many are wondering “is now a good time?” in the midst of this crisis of both health and the economy. While everyone wants to ride the market and sell at the ‘right’ time, it’s rarely that easy to call.

Our advice, if nothing else, is consistent. Don’t try to play the market.
