What’s happening...

Design and consultation to be undertaken from late 2018 through to early 2019.

The Isle of Wight Council is developing an ambitious set of proposals to expand the successful Ryde Business Park. Our aspiration is to create a new community focused workplace for Ryde - incorporating civic services and access to shared green space - enabling businesses to thrive through meaningful interaction with the local community and wider rural context.

To generate local community benefits including access to social services and public space.

The extension of the business park will enhance the quality and variety of green amenity arranged along the railway line and footpaths.

To provide flexible work space to meet the needs of start-ups and established businesses.

4. Hedgerow Paths

A civic square, sited at the intersection between key vehicular and pedestrian routes, acts as the public focal point for the site.

Pedestrian and cycle routes running alongside hedgerows, linking the plots and allowing visitors and local residents to traverse the site.

Pedestrian and cycle paths connect to the existing routes along Monktonmead Brook and on to the wider area

East-west pedestrian routes across the site are retained, enhanced and directed through the community hub.

High quality public landscape at the bottom of the site, connected to wider footpath network along railway and integrating wetland ponds.

A densely planted buffer at the top of the site, more than 30m deep from the site boundary, provides screening for existing residents.

6. Meanwhile Use During the time it takes for this large site to be fully developed, we are considering a variety of meanwhile uses to enhance amenity.

3. Parkland Boulevard

Residential development to the east of the site has been removed owing to concerns from local residents.

The site slopes down approximately 30m from top-to-bottom east-to-west. Taller buildings are positioned further down the slope to reduce their visual impact. A wide landscape buffer, both at the top and bottom of the site, further reduces the scale of the proposals in their context.

Taking inspiration from a converted farmyard...

The human scale and sense of enclosure created by agricultural spaces, can be a precedent to help us create active external spaces set in a green rural context.

an Alpine hill town...

Takes advantage of the site’s natural slope to create level changes which control pedestrian movement, creates a sense of enclosure and establishes a hierarchy of buildings.

What’s happening here...

At the heart of the site, a densely developed public square incorporates a mix of buildings and uses, providing an active space and key social infrastructure to support the needs of both local businesses and the wider community.

Uses include a GP surgery and pharmacy, cafe, gymnasium, community hall, and a mixture of retail and office units as well as a small number of residential flats.

Height of buildings vary from 2 to 4 storeys. Some high quality taller elements at the bottom of the slope act as markers for wayfinding in the wider setting.

Studies of local farmyards have been undertaken to understand how clusters of buildings, sitting in a rural landscape, can create areas of activity able to accommodate both vehicle and pedestrian movement.

The heart of pedestrian activity in a typical local town, encouraging street-level activity through a careful relationship between the height and scale of buildings and the width of open space.

Offices set within the landscape...

Through consideration of scale, height and materiality, buildings are designed to sit comfortably within a rural landscape setting.

Office users are able to take advantage of the extensive views across the valley as well as access to the enhanced wetland landscape that the proposals will create.

What’s happening here...

Located at the bottom of the site, a series of office buildings make the most of their setting within a high-quality wildlife habitat, with views across the valley and pedestrian connections to the surrounding countryside.

The office campus is a car-free zone. Upon parking their cars, users emerge through gaps in the existing ancient hedgerow, to arrive in one of a sequence of semienclosed courtyards which encourage communal activity and creative collaboration.

The office buildings themselves are designed to be flexible enough to incorporate space for both start-ups and established businesses.

Ensure that the proposed buildings do not feel like a typical edge of town business park or industrial site, but instead take on the rural character of the local countryside around Ryde.

Ensure that buildings allow for sufficient flexibility to accommodate a variety of present and future business needs, from island start-ups to mainland national and internationals.

What’s happening here...

The central part of the site will consist of a variety of plots, which businesses will be able to develop to suit their specific needs - guided by a Design Code setting out rules for development, from the height and scale of buildings, to their materiality and relationship with public roads/spaces.

Smaller scale buildings can be divided into 1,000 sqft units to cater for local start-ups and entrepreneurs, while larger plots can accommodate businesses requiring up to 90,000 sqft of space.

Smaller units for start-ups are arranged around shared cul-de-sacs, promoting creative collaboration and passive surveillance.

Larger units are arranged with parking to one side and curb side frontages, to encourage activity along the street.

The masterplan sets out a strategy for creating a dense layout of light-industrial buildings which promote activity, community and exchange of knowledge.
