iami has long been a destination city, and industrialist Henry Flagler recognized this quality in the late 1800s. Capitalizing on his intuition, he opened one of the first hotels in Miami, the Royal Palm Hotel, in 1897. Flagler’s hotel brought tourism, revenue, and growth to the city. Twelfth Street, which in 1921 was renamed Flagler Street, became Miami’s first main street. For decades, Flagler Street birthed numerous important sites including Miami’s first skyscraper, the Historic Alfred I. DuPont Building; Pan American and Eastern Airlines headquartered on Flagler Street. Regrettably, an influx of suburban malls during the 1970s ushered in an era of decline for Flagler Street. If not for the businesses of Cuban refugees and their patronage, the area may have passed into disrepair. Fast forward to June of 2011, See FLAGLER, page 5

This new business world often leaves us with the choice of stellar customer service or quick customer service. Rarely do we find both in one setting. Alvarez’s business philosophy was pretty straightforward: Do it right the first time. Though this expectation seemed demanding, Pelletier explains the healthy work dynamic that exists within the company, “There is no corporate feel or environment here at all; it’s a family, and everyone’s been here for so long. If someone is having a bad day or messes up, everyone understands it. It’s like when your brother or sister mess up, and you get on them because it’ll look bad on you with your parents. It’s kind of the same thing here.” Pelletier describes his employees as “lifers,” explaining that most have been working there for 30 – 40 years, including himself. He began working for the company parttime in 1986 when he was still in college. He was dating Raquel, one of Alvarez’s daughters, which is how he formed the relationship with his father-in-law. After college, Pelletier went on to marry Raquel, and Alvarez offered him a job to learn the ropes of the family business. His apprenticeship began at the lab, acquiring the skill set necessary to run the business and eventually worked his way up. “I’d been working here since 1990, started off in back, learning the grunt, the dirty work, and slowly, at the other location putting on a shirt and tie and selling the glasses, and moved into the office and learning how the small business dealt with everything,” Pel-

She became the office manager, responsible for overseeing the employees and making sure the backend of the business ran smoothly. Lino was the face of the company, often knowing most of whom walked in for the first time by face

when a group of property and business owners recognized something needed done. They organized the Flagler Street Task Force. Their mission to revitalize the commercial corridor from Biscayne Boulevard to North Miami Avenue, while still maintaining a strong connection with the area’s history echoes Henry Flagler’s original vision. “Flagler Street can be to downtown Miami what Lincoln Road has been to South Beach, a unique pedestrian attraction," says Miami Downtown Development Authority Vice-Chair and former Miami Beach Mayor Neisen Kasdin. “This renovation marks a new beginning for Miami’s historic main street, which will be become a popular promenade and gathering place for the thousands of new residents, visitors and workers in our urban core.” The renovations come, in part, from a surge in population growth. According to the Miami DDA’s 2014 demographics, residents of the area have doubled from 40,000 to 80,000 since the turn of

the millennium. In 2015, the DDA’s Q3 2015 real estate report showed that more than 90% of the over 1600 residential units built this cycle had been absorbed. The increase in population isn’t the only activity influencing the Flagler Streetscape Project; downtown Miami is emerging as a center for companies, vis-

the ability to close the street to car traffic during street festivals and events.” Alonso also notes that Flagler Street isn’t the only project taking place in the area. The Brickell City Centre and Miami World Center, which are located in the surrounding area, are undergoing significant new construction. The 2025 Downtown Miami Master Plan aims to recreate, reinvent, and restore much of the city. The Flagler Streetscape Project would be the crowning jewel to Miami’s revamping. “The end result will be a neighborhood pedestrian-friendly street in the heart of the city’s premiere historic district.” The final product will take some time; as they say, Rome wasn’t built in a day. Construction began early this year and is set to be completed by 2017. The estimated budget for the project is approximately $13 million which is funded by three major sources: $1 million collected from property owners by the City of Miami’s established Special Assessment District, $6 million funded by the City, and the remaining $6 million from the Miami Dade County Building Better Communities Program.

plans, maybe something dark and moody with a hint of raspberry and pineapple, or a crisp and sweet pear-infused rosé. The other creative urge leads you to the latest exhibit of art at your local museum, where inspiration abounds as you study and appreciate the works on display, your own drive to create calling out to you, pushing you to delve into your imaginative side and produce your own pieces. So, which impulse do you follow? Does your desire to unwind with a glass in hand take you to uncorking the latest bottle of dragon fruit wine? Or do you explore the current gallery at the local museum? Thankfully, Dr. Jill Deupi, the Beaux Arts Director and Chief Curator of the University of Miami’s Lowe Art Museum, has collaborated with others at the Museum to find a way to meld the two. Their objective was to find a unique way for the South Florida community to experience and enjoy art. From their collective creativity, the Sip & Sketch series was born. “We wanted to offer visitors something more. With the Sip & Sketch series, First Friday Gallery Night participants can enjoy the Lowe’s galleries and exhibitions, and those who wish to engage in art activity can do so in the Museum’s educational pavilion, in a fun and relaxed atmosphere,” stated Dr. Deupi a propos the latest Friday night event. The First Friday Coral Gables Gallery Night tours occur, of course, on the first Friday of every month, giving locals and visitors an opportunity to stop by various galleries on the trolley route for free. With the Sip & Sketch series, participants may avail themselves of the option of participating in an interactive class and can do so with the option of two glasses of wine. Additionally, they will be completely entrenched in their own art, each hands-on with their own set of materials (provided by the Lowe), eventually producing a finished piece as the final goal for the session. Step-by-step instruction will

be provided by the Lowe’s art instructor, Jacquie Gopie, who received both her Bachelor’s and Master’s degrees in Fine Art from UM and boasts a long relationship with both the Lowe Art Museum and the University of Miami. She served as a volunteer docent for the Lowe from 2005 to 2012 and is currently an adjunct professor of art at the University of Miami. “When we decided to launch the Sip & Sketch series, we reached out to Jacquie as the natural choice to lead the sessions, and she readily agreed,” said Dr. Deupi. “She has been pivotal in making sure the right set-up and necessary materials are in place so that participants enjoy an optimal experience.” Gopie is scheduled to lead each of the four Sip & Sketch sessions programmed for the first Friday in February through May. Each session will follow a different plan designed by her. The first session will focus on painting; subsequent sessions could be about collage, drawing, or another technique. Each session will run from 7 to 9 pm and is $45 (or $35 for Lowe members), which includes instructions, materials, and two glasses of wine. Please remember, participants must be 21 or older. “I am excited to launch a new program that engages visitors in a new way,” Dr. Deupi added. “The Sip & Sketch series is a fun means to learn about and experience art through active participation.” The Lowe’s inclusion in the First Friday Gallery Night tours allows art enthusiasts on the tour who are not familiar with the Lowe the chance to discover its surprisingly broad selection, and those who are familiar have the chance to discover an array of new exhibitions and programs that speak to the Lowe’s dynamism as an academic art institution. The Sip & Sketch allows for individuals to tap into their creative side, as well as a glass of vino or two.

l primer viaje en ese tren lo hizo hace años, era el de llegada, venía sin pensar en nada, no traía equipaje, nada de nada y al bajar de la estación lo recibieron, llenos de alegría y colores, la fiesta duró días y las visitas no paraban de llegar, lo recuerda a la perfección, o más bien las imágenes que ha ido construyendo en su mente a partir de los álbumes de fotos, las tarjetas de felicitaciones y alguno que otro regalo que sobrevivió al tiempo, ahora toma en tren de partida, no es un grupo nutrido, sus padres no le acompañan, ni las tías, mucha gente se había ido antes, son más bien pocos los amigos, pero consuela decir eso de “pocos pero buenos”. No hay fiesta esta vez, más bien tristezas, todo está teñido de gris y negro, sus hijos están, uno de ellos no pudo llegar, como dolió eso antes de partir, pero así son las cosas y no hubo manera de cambiar el ticket.

The Lowe After Hours

This month’s event includes a guided tour of the new exhibition, The Noblest Feature: The Eye Paintings of J. McGuinness Myers. General admission $10; free for Lowe members.

The Noblest Feature: The Eye Paintings of J. McGuinness Myers

March 3 to July 31 This unique exhibition opens on March 3, and features the multi-media paintings of medical illustrator J. McGuinness Myers, who was engaged by the Bascom Palmer Eye Institute to create a series of works devoted to the diseases of the eye. Painted on paper mounted on board, Myers’ works capture what

aesthetic sensitivity. Myers’ interpretative paintings offer viewers an array of visual metaphors, from seascapes to moonscapes, from Christmas trees to flowers.

Sip & Sketch at the Lowe

March 4, from 7-9 pm Coinciding with First Friday Coral Gables Gallery Night, of which the Lowe is a part, Sip & Sketch offers visitors the chance to learn the fundamentals of art making from University of Miami lecturer and artist Jacquie Gopie, while enjoying a glass of wine. The cost is $45 ($35 for Lowe members), and includes materials and two glasses of wine. Participants must be 21 or older. To register call 305-284-1540.

ake on the deep South Northern style by heading out to Atlanta, Georgia. With a cool Californiameets – New York City vibe, you’ll enjoy vibrant street art, live music, and upbeat vibes during your stay. Combine that with the traditional Southern hospitality we all know and love, and you have yourself a festive time spent in good company. Of all the cities in the United States, Atlanta stands alone as one of the most youthful. With thrift shopping, cute coffee shops, plenty of outdoor activities and top-notch cuisine, you’ll find yourself re-experiencing the laxity that so often accompanies the teen years – and who doesn’t want to be 16 just one more time? You know about the Coke Factory, Sweet Water Brewery, and the Georgia Aquarium; however, Atlanta has so much more to offer outside of its tourist attractions. With so much to do in this vivacious city, here are 10 ways to make the most out of your Atlanta trip – live music, thrift shopping, bar hopping, and coffee shops included: 1. Piedmont Park – Most metropolitan cities are complete with a large park where their residents can take a break

from the concrete jungle and engage in outdoor activities. We have Tropical Park, New York has Central Park and Atlanta has Piedmont Park. The latter just does it better. Whether you are playing “human soccer” or sipping at its on-site tavern, cycling through the bike lane, or sitting with a loved one on a hill, Piedmont park attracts visitors of all walks of life and is certainly worthy of visiting. 2. Little Five Points – If you think Miami has the hipster scene down pat, then you’re in for a surprise. Little Five Points is Atlanta’s own little hipster heaven. The city itself boasts an artsy flare, and Little Five Points is where it’s truly embraced. The three block radius is replete with wall art, live musicians, indie coffee shops, boutiques, thrift stores, and of course, Atlanta’s signature burger joint….which brings me to my next point 3. The Vortex- easily the best burger joint you’ll ever visit in any of the US States. With its rock-n-roll vibe, this restaurant could care less about customer service—even their menu is rude – but somehow, that’s a part of the charm. And if the lack of etiquette – a.k.a., the polar opposite of Southern Hospitality – just doesn’t seem to fly with you, they’ll make it up to you with some of the best bar food you’ll ever

If you’re a self-proclaimed foodie, this may sound a bit outplayed, but just keep in Mind that the Vortex did it first: It has been around since 1992 and has proudly maintained its smokefilled (not too intolerable for the nonsmokers) 21+ culture for the last 24 years. 4. The Highlands Bakery – Settled in this little Bohemian, shabby-chic part of town, the Highlands Bakery is Atlanta’s own little gem. Offering organic and gluten free options in its breakfast, lunch and, of course, brunch, The Highlands Bakery is a perfect place to grab a quick bite to eat or a coffee and muffin on-thego. 5. Labels – Trade up the rugged parts of ATL for a more refined experience, and head out to Buckhead – think of it as the Brickell to our Wynwood. There, you’ll find exceptional restaurants, the second ATL skyline and my personal favorite thrift shop, Labels. That’s right, you guessed it, Labels only sells, well, labels. Divided amongst a few traditional southern homes, Labels occupies an entire block that can easily take up your day, as you search through designer racks upon designer racks. With options for men, women and children, Labels is worthy of a visit.

6. Edgewood – For a night out on the town, head to Edgewood, a small bar strip located close to Midtown, that always provides a goodtime. With speakeasy, “barcades” and BBQ street-food, Edgewood is your chance to experience Atlanta as a city native. 7. Roswell – Take a break from the city life and drive 20 minutes out of Atlanta to Roswell. The historic town will take your breath away with its quaint homes, antique shops and cozy restaurant. Take the opportunity to go hiking up Vickery Creek. At the summit awaits the Roswell waterfall for you to enjoy. Plan for a picnic on the large rocks, meditation or simply the exploration of a historic dam. Whatever you choose, the experience will certainly be worthwhile. 8. Metalsome Karaoke- Unlike any other karaoke establishment you’ve frequented, Metalsome offers you the chance to feel like a real rock star, as you perform in front of at least 150 people with a full on rock-n-roll band behind you. This karaoke joint isn’t about making a fool out of yourself – it’s about having a delightful time and sounding good while you do it. The underground venue reaches full capacity; so make sure to arrive early. It can become unbearably hot, however, you’ll be having too good of a time to notice. It helps that the beers are incredibly cheap too.

He had already won awards at the Van Cliburn International Competition and the Gina Bachauer International Competition. Born in southern California, Kenner has spent more than half his life in Europe, firstly in the UK where he taught for many years at the Royal College of Music in London, and subsequently in Poland. Since 2015 Kenner has been teaching at the Frost School of Music, University of Miami and is also a visiting professor at the Academy of Music in Łódź, Poland. Kenner has performed as soloist with world-class orchestras including the Hallé, BBC Symphony, Deutsches Symphonie-Orchester Berlin, Warsaw Philharmonic, Czech Philharmonic, National Orchestra of Belgium, Orchestra of the 18th Century, NHK Symphony of Japan, San Francisco Symphony, and St. Paul Chamber Orchestra. He has joined with string quartets such as the Bel c e a , To k y o , E n d e l l i o n, Vogler, Casal and Panocha, and worked as duo partner with cellist Matt Haimovitz, and since 2011 with Kyung Wha Chung. He is a frequent guest at the Great Mountains Music Festival in Korea and the Chopin and His Europe Festival in Poland. This next season will include performances at the Verbier Festival, the Barbican in London and Carnegie Hall as well as tours in Korea and China. Kevin Kenner’s recordings are distributed internationally and include many discs of Chopin works as well as recordings of Ravel, Schumann, Beethoven, Piazzolla and Paderewski, the latter two having won special prizes. His recent CD “Chopin Resonances” was singled out by Gramophone Magazine as the Editor’s Choice and was nominated for the International Classical Music Awards in France.

Flock to Tropical Audubon Society

International Migratory Bird Day, Saturday, March 5

he 3-acre “green island” that embodies Tropical Audubon Society and its Steinberg Nature Center will be the site of International Migratory Bird Day (IMBD) celebrations on Saturday, March 5, from noon until 4 p.m. An array of engaging educational activities for participants of all ages will mark the migration of nearly 350 species of migratory birds between non-breeding grounds in the Caribbean, South America and Mexico, and their nesting habitats in North America. Though South Florida’s shrinking Open Spaces are increasingly under threat, the region remains a prime refueling station for birds migrating on the North/South flyways between seasons. With the annual northbound “flight” poised for takeoff, TAS’s third annual IMBD will focus on those species that stop over on our peninsula, and will illustrate South Florida’s role in worldwide bird conservation. Our area’s Caribbean and Latin American human residents can also learn more about their home-country birds as they recharge here before flying north for summer. Featuring interactive games and prizes, and led by a host of bird experts, the festival is an enriching experience for families with young chil-

dren, Ecology Clubs and anyone looking for a pleasant afternoon outing. Attendees will learn why bird conservation is an imperative, and how taking a few simple steps in our own yards to create a welcoming “rest stop” will also enhance quality of life in South Florida. In addition to planned festivities, participants can purchase native plants, explore the trails that thread the grounds — comprised of a Hardwood Hammock and Pine Rockland — and also tour the 1931 Doc Thomas House, a Miami-Dade County Historic Landmark that was named to The National Register of Historic Places in 2014. Coral Gables Community Foundation hosts Seventh Annual Tour of Kitchens fundraiser

mix of foodies, home-design enthusiasts, architecture admirers and fans of the City Beautiful gathered together recently for the Coral Gables Community Foundation’s Seventh Annual Tour of Kitchens. Nine of Coral Gables' finest private home kitchens opened their doors to the public and offered mouthwatering food tastings, exclusive home and kitchen items for sale and table setting displays for dining room inspiration. In addition to the homes, Astor Companies featured a sneak peek into the Merrick Manor luxury condominium development with a stop at the Merrick Manor Sales Gallery, which included Mediterranean-inspired bites and a gift bag for each guest. Scavolini Store Miami was also a featured stop on the Tour. The shop transported guests straight to Tuscany with its impressive showroom and authentic Italian fare prepared by a talented chef from Spuntino Catering. Proceeds from the 7th Annual Tour of Kitchens benefitted the Coral Gables Community Foundation and its Culinary Arts Fund, which provides support and scholarships for the Culinary Arts Program at Coral Gables Senior High School. “The success of this year’s Tour of Kitchens enables us to continue our support of the Coral Gables Senior High School Culinary Arts program and the mission of the Coral Gables Community Foundation, now celebrating its 25th

CLYDE BUTCHER BRINGS “PRESERVING EDEN” PHOTOGRAPHY EXHIBITION TO FAIRCHILD GARDEN

airchild Tropical Botanic Garden is pleased to announce the opening of an installation featuring works by celebrated photographer Clyde Butcher. The traveling exhibition, titled “Preserving Eden,” consists of 32 black and white photos featuring Florida’s natural landscapes and Butcher’s personal bond with the environment. The exhibition will be on view daily in Fairchild’s Adam R. Rose and Peter R. McQuillan Arts Center through Saturday, April 30, 2016, 9:30 a.m. – 4:30 p.m. Each photo highlights the unmatched character and allure of natural Florida, from swamplands to pristine waters to sturdy mangroves. Areas featured include Big Cypress National Preserve, the Everglades, Apalachicola River, and Fakahatchee Strand. Butcher believes being close to nature and seeing the beauty in it is restorative. He also understands the importance of protecting it. He hopes his exhibition will

instill in viewers a connection to the environment. “You have to find a way to get through to people and let them understand the importance of nature,” Butcher says. “I feel my images create an emotion that reaches out to people and helps them see their natural surroundings in a different way that encourages them to save those wild places where peace can fill the soul.” To achieve the distinctive look of his photographs, Butcher uses large format cameras and techniques that highlight the elaborate details and textures of the unique natural areas he explores throughout Florida. The photographic prints are handmade and darkroom developed. Butcher will be the featured speaker for the Fairchild Lecture Series on Thursday, March 10 at 7:00 p.m., where he will discuss his photography and connection to nature.

The Benefits of LLC’s for Real Estate Investments

hen acquiring real estate investment properties (i.e. non-homestead property) in Florida, there are numerous entity choices available to hold such investments. The choices include, but are not limited to, the following: (a) variety of individual and joint tenancies, (b) corporate entities (including “S” Corp and “C” Corp), (c) partnerships (both General Partnerships and Limited Partnerships) and (d) various forms of trusts (including Florida land trusts). Perhaps the best and most widely utilized entity to hold Florida real estate investment property is the Limited Liability Company (“LLC”). The formation of the LLC is relatively easy and handled through a filing with the Florida Secretary of State. The key document that governs any Florida LLC is the operating agreement- a private document that, among other things, sets forth the “Manager(s)” and the “Member(s)” of the LLC. The Manager(s) essentially manages the entity/investment (and can be an unrelated third party), while the Members are the owners of the entity/investment. While the State of Florida requires that the Manager(s) be publicly disclosed when filing for the LLC, the Members are not necessarily disclosed, assuming an unrelated third party is appointed as the Manager, and as such are not made public. This privacy element appeals to many real estate investors. A Limited Liability Company is essentially a hybrid of a Florida corporation and partnership. If the entity is a multi-member LLC, they are treated as a corporation for liability purposes. If an event resulting in liability occurs at the property, the LLC is typically sued and any resulting judgment would be against the LLC (not the individual Members). On the other hand, if the LLC has more than one member then creditors of an individual member cannot reach the assets of the LLC to satisfy any individual judgment against the individual Member. The creditor would be limited to seeking to recover against the debtor/members’ rights to profits as opposed to the assets of the LLC. As such, LLC’s pro-

vide a level of asset/liability protection for the Members. Although some real estate investors purchasing property in their individual names elect to rely solely on liability insurance, there can be risks associated with this approach. Liability policies have exceptions and dollar limits that may not wholly protect Members from the consequences of litigation. By combining the use of liability insurance with the use of a LLC, the individual enjoys an added layer of protection. Further, many investors rightly choose to use separate LLC’s for each property acquired in order to limit the possibility that an incident occurring on one property exposes another property to potential liability. Florida LLC’s are treated as partnerships for income tax purposes. As such, they offer passthrough taxation benefits. In other words, the entities are not subject to double taxation. Rather, the distributions are only taxable to the individual members at their individual tax rates. Additional benefits of LLC’s include the fact that foreign ownership in Florida real estate is allowed through LLC’s and transferring ownership in real estate investments can easily be accomplished via gifting and/or assignment of membership units in the LLC. Such gifting and/or assignments of membership units can be accomplished without having to execute and record a new deed, thus allowing property owners to only pay transfer and recording taxes and fees relating to the original transaction.
