The Lennar Foundation Medical Center, part of UHealth – the University of Miami Health System, is not just housed in a beautiful building - it’s a marvel of research and medical care with unique patient experiences. “Our ambulatory, multi-specialty facility is one-of-a-kind in Southern Florida, very patient-centric and very accessible,” said Chief Administrative Officer Ben Riestra. “A lot of what our providers are doing today and the technology that they are using allows us to do on an outpatient basis what would historically require a one- to twoday hospital stay.” Inaugurated in Dec. 2016 at the edge of the University of Miami campus in Coral Gables is the 200,000 square foot academically based, all ambulatory multi-specialty Lennar Foundation Medical Center. “This is a unique place that provides personalized services and leading edge technology for groundbreaking clinical trials and innovative treatments. The fact that you can come to a single location and receive multispecialty care is unique. As a rule, most people don’t want to go to a medical facility,” noted Riestra. “This place, however, was deliberately and consciously designed to feel embracing to patients and their families, to provide an ambiance that’s uplifting and anxiety-reducing. I’ve been told by patients, families and physicians alike that it does just that and it has a very calming effect.”

They might be a small group, but their power and passion drive them to fulfill their mission of improving the quality of life for those who live, work, learn and play in Coral Gables. At 18 members strong and growing, the Ponce Society of Young Professionals shows no signs of slowing down. The organization is part of the Coral Gables Com mu nit y Fou ndation and was formed in 2011 by Foundation board member Amanda Waters, a certified public accountant in Coral Gables. Joining that year

too, after meeting Waters, was April Dojnia, the group’s Vice Chair who will take over as Chairperson next year. “I was new to South Florida back then, and my boss encouraged me to get out in the community and network,” said Dojnia who owns a staffing company. “That’s when I met Amanda and became involved just a few months after the organization was formed. In seven years, I have seen the society evolve tremendously.” Every year, they organize two signature events. One is a beautification project in a designated area of Continued on page 8

The BBB has a few different types of programs to help you avoid having to file a claim in the first place. “We offer free business reviews and business profiles, complaint resolution services, BBB Scam Tracker service where consumers can check for current scams in their area,” said Lavin. “We also run the BBB Auto Line program, which is a dispute resolution program that can help consumers resolve their lemon law complaint, and they don't have to hire a lawyer. Our lemon law complaint program covers car warranty issues against participating manufacturers.” When asked which grounds are needed to file a complaint, Lavin stated, “Disputes that relate to marketplace issues experienced with the services or products a business provides.” She goes on to explain that the “BBB reserves the right to reject complaints that use abusive or foul language.”

Asset Protection Considerations for Professionals

As we are living in an increasingly litigious society, we are frequently asked by South Florida professionals including doctors, accou nt a nt s, a rch itect s, eng ineers, realtors and even fellow lawyers about basic asset protection considerations. As such, the following is a brief summary of items that professionals (married or single) should review and consider as they review and structure their own personal balance sheets. In the case of unmarried homeowners, you should confi rm the home is titled in your individual name and that the county has the property designated with the homestead exemption. In the case of married professionals, you should confi rm that the property is titled in the name of both spouses as “Tenants by the Entireties” and is designated as the homestead. Florida homestead laws put such properties beyond the reach of third party creditors (other than the government in the event that there are unpaid property taxes and also fi rst mortgage holders in the event the mortgage becomes delinquent). In the case of married professionals, checking and/or savings accounts specifically titled as “Tenants by the Entireties” are beneficial as such bank accounts are beyond the reach of a creditor against just one of the spouses. Florida law indirectly provides for certain “wage accounts” that can, under certain circumstances, exempt up to 6 months of earnings from writs of garnishment. You should explore this option with your bank. Likewise, if you

own stocks, bonds or other securities that are not IRAs, 401k’s, or otherwise held in a qualified account, consider holding them in a Florida limited liability company, irrevocable trust or other vehicle that affords some level of asset protection. Depending on your specific profession, to the extent you provide services through a corporation, “P.A.” (i.e. Professional Association), or “PLLC” (i.e. Professional Limited Liability Company) it is important that you observe basic

For instance, make sure that the stock certificates and/or membership units are property issued and reflect actual ownership and that your corporate books/ records are otherwise current. It is important to have a buy/sell agreement incorporated if business partners are involved as it reduces the possibility of claims in the event of death, divorce, or business separation. Similarly, if you hold any investments including real estate, you should endeavor to hold them in entities that will confine any as-

sociated liabilities to the particular asset while shielding your other assets from exposure. The entity of choice for most Floridians are limited liability companies (i.e. LLCs). If you choose to form an LLC, be sure that it is a multi-member LLC, and that you are observing the requisite formalities including having an updated/fully executed operating agreement. In particular, we recommend that operating agreements prepared prior to 2012 should be updated to account for the “Olmstead decision” which essentially invalidated asset protections for single member LLCs (i.e. only one owner). To the extent that you own a second home or vacation property, we recommend that it be held in a multi-member LLC or in the case of married couples, that it be titled as “Tenants by the Entireties” at a minimum. Lastly, as asset protection and estate planning intertwine, make sure to consult with appropriate professionals to ensure that your asset protection strategies also satisfy your estate planning objectives to the extent possible. 2018 Public Space Challenge Winners Become “Champions for Parks”

M

iami Springs’ Circle Park is a lovely island of green, a city park with a large gazebo enclosed by a ring of trees. But much like an island is surrounded by water, Circle Park is surrounded by traffic, almost completely inaccessible to residents. Its entrance is blocked by a huge, four-lane roundabout with seven exits that discourage pedestrians and bikers from visiting, but a change is in the works. Miami Springs’ residents Jennifer Gonzalez and Maria Font submitted their idea of “Safely Making it to The Circle” to the 2018 Public Space Challenge, and The Miami Foundation selected it as one of 22 winners out of 56 finalists. The winning ideas will collectively receive more than $300,000 to make them reality. With their portion of funding, Gonzalez and Font will work with county staff to design two crosswalks that create safe park access. The idea received 527 likes on the Foundation’s website, making it the single most supported idea in Challenge history. “This is great! What is the point of such a beautiful common area if it cannot be accessed legally and safely,” wrote Buzz Fleischman in the comments section. This year, residents, organizations and public agencies throughout MiamiDade County submitted nearly 500 ideas to the Public Space Challenge, setting a new record for entries. Since 2013, the contest has invested over $1.5 million in activations and permanent projects across the county. Other winning ideas include “Turning Brownsville Green: A Community Garden For a Miami Food Desert,” which will convert an empty lot into a space for organic gardening; #FillABag, which will provide tools for beach cleanup to residents who walk in Key Biscayne; and the “Debris Maze Challenge,” which will use litter to create an eco-art maze installation, so South Dade visitors can experience the effect trash is having on public spaces. “The Challenge gives everyday residents the power to shape their community,” said Javier Alberto Soto, president and CEO of The Miami Foundation. “This year’s winners are 22 passionate Miamians who wanted to do something great for their neighborhood parks and are using the Challenge as a platform to make their vision a reality.” As with previous Challenges, The Miami Foundation will collaborate with the Miami-Dade County Parks, Recreation and Open Spaces Department to connect Challenge ideas to the Open Space Master Plan. The comprehensive, 50-year vision looks to create a seamless, interconnected and sustainable system of parks, public gathering places, trails, waterways, greenways and streets throughout the county. The Foundation invited applicants to review the plan, and think about how their 2018 ideas fit within it. Lead sponsor Target supported the Public Space Challenge because the

Patient care is top of mind at this academically-based healthcare facility. When choosing medical care, why should one choose a research-based facility? Riestra, who was raised and educated in Miami responded, “Early on in my career while I was an undergraduate, I was performing research in the hematology / oncology lab here at UM, and it really opened my eyes as to the benefit of research.” • Many times, patients confront a disease where traditional treatments just aren’t effective. At an academic-based facility, like UHealth has created at Lennar, patients have access to clinical trials that are not available anywhere else. These therapies are the latest to emerge from laboratories at UM and across the nation, giving patients hope. • Equally as important is the highly specialized team approach to each patient’s care. Physicians often work together, devising a plan with a targeted therapy that is customized for each patient’s illness – an approach that is often referred to as ‘precision medicine.’ This provides an individualized response to some of the most complex diseases. • UHealth physicians are also harnessing the latest technology in many areas across the health care system. One example at Lennar is the installation of stainless steel walls in the operating rooms — the only ORs with this feature —that reduces infection rates. The Lennar Foundation facility doesn’t look, smell or feel like a healthcare facility. “Borrowing other individual’s words,” said Riestra, “‘it’s like walking into a five-star hotel.’” The building interiors have been consciously designed to activate the five human senses, enabling patients to connect with the environment and feel more comfortable: • Sight. Floor to ceiling windows provide for optimum natural light; there’s an art walk for visual pleasure, exterior break areas and seating designed for comfort. “Seating throughout is very welcoming with different options of seating where you don’t necessarily have to sit next to people you don’t know very well. Someone can sit in a social environment, choose one that’s more private or one where

you might want to bring a laptop and work,” explained Riestra. • Touch. To aid in reducing stress and anxiety, in patient lounge, waiting and infusion areas, there are coloring books and drawing pads available. Different board games are also on hand – “as opposed to typical newspapers and magazines lying around,” said Riestra. • Taste. Starbucks coffee is found here, along with cart services and a café promoting healthier options, such as sandwiches, soups, and salads, instead of the usual office vending machine fare. Of course, there are also freshly baked goods for anyone. • Hearing. Music therapy emanates from a grand piano in the lobby. “Sometimes, we have people sit down and play, while at other times we have students from the Frost School of Music School come in and play the piano and bring along other instruments too,” Riestra said. • Smell. There is no “hospital smell” here like many other medical environments. In fact, it’s quite the opposite. “We use a special system that diffuses subtle fragrances throughout the facility. We are also able to segregate scents to different areas of the facility where patients are extra sensitive to different smells. For instance, we are able to eliminate it from our

infusion center,” pointed out Riestra. The Lennar Foundation Medical Center has providers from Sylvester Comprehensive Cancer Center and Bascom Palmer Eye Institute and is also home to the UHealth Sports Medicine Institute, along with men’s and women’s health, urology, dermatology, physical therapy, cardiology and the Comprehensive Diabetes Center. Patients can also receive infusion therapy for chemo and non-chemo agents, radiation and outpatient surgeries. As an ambulatory center, patients are released within a 23-hour period. If an overnight post-

surgical stay is required, patients are transferred to the UHealth Tower at the main medical center close by. “We believe that ambulatory care delivered in this model is the future of medicine, and there is nothing like this found throughout South Florida,” indicated Riestra. “We treat people as human beings, offering a new way of being well and feeling human again.” Getting there: The Lennar Foundation Medical Center is located at 5555 Ponce de Leon Boulevard in Coral Gables, FL 33146. the City Beautiful, and the other is their Shirt and Tie Drive for Coral Gables Senior High School football players. The beautification projects have included commissioning an artist to do a paint by numbers wall at a local elementary school as well as enhancing a school’s public areas by sodding, painting and planting. Home Depot has been an engaged partner on these projects, often donating supplies to the group. “This year’s beautification project was at Carver Middle School, and one of our members who runs an Italian Exchange Program recruited 15 Italian kids from her school and they in turn got volunteer hours,” said Dojnia. “It was great to involve the students and show them our group in action enhancing the community.” The beautification projects happen once or twice a year at elementary schools and enrichment centers in the lower income areas of Coral Gables where these improvements are greatly needed and appreciated. taken place for the past six years where the group prepares a collection of new and gently used shirts and ties to donate to Coral Gables High School football players. The organization hosts a happy hour to collect the donations. They charge admission to the event, where attendees receive a complimentary cocktail with their ticket. Proceeds from the ticket sales go toward the event held to present the players with the shirts and ties. The presentation event is held at a different venue each year.

“The shirt and tie presentation teaches the students the importance of dressing professionally, especially since many of them don’t have access to these types of clothes,” said Dojnia. “Additionally, it inspires the kids and shows them that someone is on their side.” For this year’s event, they added a silent auction to raise additional funds and it was quite a success. Each board member was tasked with donating an auction item, and they came through with flying colors. Aside from these two

events, you’ll see members of the Society volunteering at annual events in Coral Gables like Burgerlicious, where they man several of the bars and pour beers and cocktails. They’ve also worked at Halloween event- the Haunted Jaunt- visited nursing homes to run Bingo games for the residents, and this year are developing a scholarship to award to one of their students. The membership is comprised of lawyers, accountants, realtors, financial advisors and marketers between the ages of 23 and 40 who live and work in Coral Gables. They hold meetings on the first Tuesday of the month, and those can be held at either a member’s office, a popular spot like Tarpon Bend on Miracle Mile or

even at a barbecue. “The barbecues are great socializing events and also ideal for fi nding out more about us, getting to meet our members and learning about volunteering or attending one of our events,” said Dojnia. Membership is $100 a year, and joining includes invitations to annual Coral Gables Community Foundation events, community service opportunities, promotion on the Foundation website, a dedicated member spotlight in the Foundation’s newsletter, networking meetings and additional partner benefits. As you would expect, there are many different types of complaints that one can file with the BBB, and Lavin provided the following list that can help consumers identify if they have recourse with their issue: • The complaint includes the complainant’s name, a postal address, and an email address. • The complaint includes the business’s name and provides sufficient information to determine the business’s location. • The complaint seeks assistance from BBB. • The complaint is from a person (or a person’s authorized representative) or entity (business-to-business) that had a marketplace "relationship". • The complaint relates to a marketplace issue. She explains, “Typically, the issue complained of must have arisen within the previous 12 months” and notes “warranties/guarantees or other extenuating circumstances may supersede this

criteria.” • The complaint must allege a deficiency in the company's marketplace performance with regard to the services or products that the business provided or allegedly agreed to provide. • The complaint is not in litigation when filed with BBB and has not been resolved by a previous court action, arbitration, or settlement between the parties. • The complaint contains no abusive language. Lavin also wanted to disclose that the BBB does not handle those complaints that are employee/employer disputes; discrimination claims; matters that are/ have been litigated/arbitrated; complaints against individuals not engaged in business; issues challenging the validity of local, state, or federal law; complaints against government agencies, including the postal service; and matters unrelated to marketplace issues. While there is a garden variety of complaints, filing a complaint seems relatively

As a business owner, you rely on your ‘good name’ and a sterling reputation to be successful in your trade. So, you might be wondering how your business can become accredited by the BBB. “Businesses have to apply for accreditation by paying an application fee and meeting our BBB Code of Business Practices,” indicated Lavin. “The process for accreditation takes three

to four weeks. During this time, our compliance department investigates the business and its principals to make sure the business is an ethical and reputable business. Businesses that are approved for accreditation pay annual fees based on the number of employees they have, and the businesses have access to educational resources, webinars, networking events and opportunities to advertise their business.” Furthermore, said Lavin, “accredited businesses have the right to use our BBB seal on their promotional materials and display it on their business. Not all businesses are approved for accreditation and any accredited business that violates our BBB Code of Business Practices is subject to revocation of their accreditation.” “The BBB Torch Awards for Ethics honor companies that demonstrate best practices, leadership, social responsibility and high standards of organizational ethics that benefit their customers, employees, suppliers, shareholders and communities. The award embodies the Better Business Bureau’s mission of advancing trust in the marketplace. In 2018, it is the first year that BBB serving Southeast Florida & the Caribbean organizes these awards,” explained Lavin. “The BBB held a nomination process through which companies could be nominated by their peers or self-nominate. Nominated companies were asked to submit an entry demonstrating their outstanding ethics by showing examples in the following six criteria: leadership commitment to ethical practices, communication of ethical practice, organizational commitment to ethical practice, organizational commitment to performance management practices, organizational commitment to human resource practices, organizational commitment to the community.” Lavin would like consumers to be aware and said they would be interested in knowing that the BBB works closely with the media and other organizations to alert and prevent consumer scams. “We always appreciate any information submitted via our BBB Scam Tracker that can prevent the public from becoming victims of new scams.” Susan Alvarez

Her life as an artist began in the New York theatre community as an actor and dancer. A move to Los Angeles expanded her experience in the theatre and film to include directing but, through it all, she always had a camera at her side.

In addition, the bazaar will feature a live cooking class by Opalocka native and world renowned Chef Keith Lorren, affectionately known as "The King of Spice” and maker of the Spice King Collection of flavorful gourmet spices. Country Corners, the venue for the bazaar, is a multi-generational familybased business in Opa-locka that sells fresh produce and meats. The business was started by June Johnson in the early 80’s when she set up shop with five bunches of collard greens for sale,

Alzheimer’s Association Walk in Miami on Nov. 3 The Alzheimer’s Association® is inviting Miami-Dade area residents to join the fight to end Alzheimer’s by participating in the Alzheimer’s Association Walk to End Alzheimer’s. The Walk will take place on Saturday, November 3, 2018 at Museum Park, 1075 Biscayne Boulevard, Miami. Registration begins at 7:30 a.m. This is a family-friendly event. Alzheimer's Association Walk to End Alzheimer's participants will complete a 2-mile walk and will learn about Alzheimer's disease, advocacy opportunities, clinical studies enrollment and support programs and services from the Alzheimer’s Association. Walk participants also honor those affected by Alzheimer's disease with the poignant Promise Garden ceremony. “I lost my dad in 2016 to Alzheimer’s,” said Amanda Kahoe of her beloved father, Mike Shiren. “But we really lost

him a few years before. Its’ a horrible thing to miss someone when they are still alive, but they are already gone. He didn’t know me anymore, and hadn't for close to two years before he passed away. It’s tragic what this disease does to your mind and eventually to your body.” Amanda is team captain of Forget Me Knot and will be participating the Walk to End Alzheimer’s Miami-Dade. “This disease touched our family 19 years ago,” said Beatriz Martin, who will be walking with her fellow Prager Metis - Miami team members. “My grandmother was like my mother, she took care of me while my parents worked. She was the center of our family. We celebrated her 80th birthday and she looked amazing. That same year we started noticing changes in her behavior and memory. Screaming spells, anger, memory loss kicked in full force. She didn't know if she ate or where her things were. A

woman that only lived for my dad and I, at the end would not even recognize who we were. Miami New Drama is proud to announce the cast for its season opener, One Night in Miami… a play with music that focuses on the night of February 25th,1964, when a young Cassius Clay celebrated his victory over Sonny Liston with three of his closest friends – activist Malcolm X, singer Sam Cooke and football icon Jim Brown. Against all odds, Cassius Clay defeated Sonny Liston to become the new World Heavyweight Boxing Champion at the Miami Beach Convention Center. While crowds of people swarmed Miami Beach’s hotspots to celebrate the match, Clay, unable to stay on the island because of Jim Crow-era segregation laws, spent the night at the Hampton House Motel. In One Night in Miami..., criticallyacclaimed playwright Kemp Powers aims to explore exactly what happened during those pivotal hours. At this critical point in each of their lives, the four men challenge ideas about power, religion, morality, and the realities of fighting racism. Featuring the legendary music of Sam Cooke, including his seminal opus, “A Change is Gonna Come,” the show sets out to reveal the men for who they were: friends who became mavericks of the Civil Rights Movement. This production is a celebration of the historical significance of Miami’s deep legacy, presence, and prominence in the fight for civil rights in America. Throughout its history, Miami attracted international figures of all backgrounds; for these four men, it was a place for them to celebrate their success and discover themselves. Leon began his stage career on Broadway as Young Simba in The Lion King, and later in the original Broadway casts of Tony Kushner’s Caroline or Change and The Color Purple. The role of Cassius Clay will be played by Kieron J. Anthony. Kieron is an accomplished actor originally from Trinidad and Tobago. Fairchild Garden Receives $250,000 Grant to Explore Ways to Grow Food in Space Fairchild Tropical Botanic Garden announced that it has received a grant of nearly $250,000 from the Institute of Museum and Library Services (IMLS) to explore the challenges of growing food in space. Combined with a $750,000 grant it received from NASA in June, the nearly $1 million will support a new, first-of-its-kind community workspace dedicated to the technology of growing food. “With the funding from IMLS and NASA, Fairchild will be equipped for anyone to help develop new food growing technologies,” said Dr. Carl Lewis, Fairchild’s Director, “Together, Fairchild and our community will join forces to create the world’s first makerspace in a botanic garden.” Fairchild’s Growing Beyond Earth Innovation Studio will focus on specific challenges related to NASA’s food production initiatives, including growing plants in small containers with the lim-

ited resources available on spacecraft, and using automation to plant, harvest, and maintain crops with little or no intervention from astronauts. The facility, a so-called makerspace, will be the first public facility dedicated to NASA’s food production challenges and the first project to leverage community input in the development of plantgrowing hardware. To create the new makerspace, Fairchild is renovating two existing centrally located buildings. The grants will help equip the facility with fabrication equipment including 3D printers and laser cutters, allowing users – area students and adults – to turn ideas into reality. “As centers of learning and catalysts of community change, libraries and museums connect people with programs, services, collections, information, and new ideas in the arts, sciences, and humanities. ROVR Development Announces Concrete Pour for The Fairchild Coconut Grove Coconut Grove’s only new luxury waterfront development completes first elevated deck ROVR Development is pleased to announce that the concrete pour for the first elevated deck at The Fairchild Coconut Grove has been completed. The boutique project located in the quiet Glencoe residential neighborhood at 3581 E. Glencoe Street broke ground this past summer and a $27 million construction loan was just closed with Ocean Bank. The general contractor for the development is Ortega Construction Company. “We continue to move forward on schedule and are thrilled to be going vertical with our project,” said Oscar Rodriguez, Principal of ROVR Development. “The Fairchild Coconut Grove is the only new luxury residential construction rising directly on Biscayne Bay in the Grove, so this pour represents a major milestone for us as well as the community.” Beginning in the early morning, cement trucks began the process of hauling in a total of 545 cubic yards of concrete. The pour continued throughout the day with approximately 50 cement trucks as the first elevated deck for the project was formed. Ortega Construction Company, was onsite to supervise the pour and oversee the operation. “Ortega Construction is committed to building iconic and quality projects that will stand the test of time and we are excited to be working with ROVR Development to carry out their vision for The Fairchild Coconut Grove,” states
