OneTerra is an innovative Italian start-up that offers a distinctive technological solution for the world of Real Estate by implementing solutions and services for the implementation of Smart Buildings as a service (SaaS).

Founded in 2020 by Stirling Bridge, OneTerra integrates advanced technology and sustainability principles to transform the real estate sector, creating economic value and social impact.

Our Big Team

The OneTerra team consists of four key figures:

Marco, with over 25 years of experience in the area of marketing, sales, and business development, has successfully worked in companies active in both specialist and consumer markets. He has extensive experience in start-up, turnaround, and IPO environments, integrating these skills with his previous background.

Rosaria is a Creative Director and Marketing Strategist with over twenty years of experience. She has extensive experience in marketing, branding and product design, user experience (UX) and user interface (UI) design, and people engagement. Her career has been characterized by a particular focus on leading strategic initiatives to improve user interaction and the overall experience in corporate and institutional communications.

Pietro is an experienced Chief Technology Officer (CTO) with over 20 years of experience in software engineering. He excels in leading technology initiatives, with expertise in development, architecture, cloud computing, and DevOps. He is known for his leading role in innovation and digital transformation, having successfully launched numerous high-impact products.

has over twenty years of experience in the real estate sector, in his role as CEO of large real estate companies. Focused on the management and implementation of significant projects and major urban redevelopments, he currently offers his consolidated experience as a strategic consultant for OneTerra. He actively contributes to the definition of the company strategy and the implementation of innovative solutions in the real estate field.

Vision and Mission

OneTerra aims to revolutionize the Smart Building market by providing a platform that monitors and manages real time data on energy consumption, air quality, humidity, CO2 levels and other key metrics, with the goal of improving occupant well-being and reducing operating costs. The platform also promotes sustainability and energy savings by directly engaging users through edutainment and gamification features.

The OneTerra proposal is based on four main pillars:

Data monitoring and reporting: dashboards that collect real-time data thanks to a network of sensors installed in buildings.

People engagement: A mobile platform that educates occupants on sustainable practices through games and challenges, rewarding eco-compatible behaviors.

Sustainability certifications: Support in the process of obtaining and maintaining green certifications such as LEED and BREEAM, thanks to initial assessments and continuous monitoring of requirements.

Technological integration: A scalable solution based on Microsoft Azure, capable of interacting with a variety of data sources and third-party applications, improving energy efficiency and building comfort even by retroacting on the building's systems.

A key component of Building Automation Systems (BAS), the global Smart Building market is growing rapidly, with a projected compound annual growth rate (CAGR) between 9% and 10.5%. In Italy, the market for Smart Building services is estimated to be around €1.9 billion, with significant growth potential influenced by exogenous trends such as the increase in sustainability certifications, the tightening of environmental regulations, and greater ESG awareness.

Energy efficiency and lower emissions

ENVIRONMENTAL SUSTAINABILITY

Consume less and respect the environment: with OneTerra it’s easy. Temperature and humidity are the basis of a building’s thermal comfort, but also a determining element of energy consumption and therefore its environmental footprint.

Through its IoT platform, One Terra monitors in real time the consumption of electricity and heat inside buildings.

Integrating this data with the comfort of occupants, the platform allows the activation of automatic control policies to manage consumption in real time, while ensuring people’s well-being without compromising it.

Cost and emission savings between 10% and 30% can be achieved depending on the building condition.

Edutainment & gamification for sustainability

Sustainability in real estate goes beyond technology. It is a change that starts with the individual. OneTerra focuses on individual behaviors to drive sustainable transformation, using data from its IoT platform to connect them to the context of buildings. This tool provides awareness and measurability of actions towards sustainability. However, tackling the environmental issue can be difficult, with many people sceptical about the potential for change. OneTerra aims to promote awareness and knowledge with a fun gamification approach, demonstrating that it is possible to learn and act for change in a light and fun way.

ENVIRONMENTAL SUSTAINABILITY

The green transition is a continuous improvement path that must increasingly be based on concrete and measurable results. One Terra provides its customers with a pre-construction assessment based on green certification protocols (LEED, BREAM, SRI) that helps to define the best route and real performance data to monitor it. However, achieving concrete results in management often requires effective collaboration between owner and tenant that is not always easy to achieve. OneTerra solves this challenge by bringing these figures together in a path that generates operational benefits for both through the ESG theme, creating shared value. Certification in green key real estate management becomes much easier thanks to the OneTerra platform.

In addition, through the One Terra app, the employee/ customer can participate and have fun with the gamified change management program dedicated to sustainability. OneTerra creates so many touchpoints with the individual that together they create a real two-way communication channel between people and building.

Through the mobile app, those who live in the building become members of a community linked to sustainability that, by playing, learns and challenges itself in the continuous refinement of its sustainable attitude.

Through OneTerra, each company proposes to its business community/customers challenges aimed at reducing the environmental impact. Through the missions each user will be able to play and earn points through specific behaviors and actions that create real impact. When you reach certain thresholds, you have access to multiple benefits related to the sustainable world made available by OneTerra and realized through its partners, ideally at local community level. Users can join in the community in groups and form teams that go "beyond" the concept of individual.

OTi is an innovative hub that seamlessly integrates with our sustainability-focused One People app. This state-of-the-art totem serves as a dynamic display, showing real-time monitoring of resources within the building and highlighting active challenges related to the gamification path available on the One Pepole app

With a user-friendly interface, it transforms complex data into visually appealing graphs, making sustainability metrics easily accessible to everyone.

Operational Installations Startup

OneTerra has moved beyond the development phase and has entered the operational phase. In May 2024, OneTerra signed its first contract, installing its hardware and software systems in the offices of Dentons, one of the world's leading law firms. The use of OT systems will allow Dentons to save up to 20% on energy consumption and promote sustainable behaviors among employees.

Building on this success, OneTerra has further extended its impact on the firm's environmental sustainability and operational efficiency by also building the Rome headquarters, further extending its impact on environmental sustainability and operational efficiency.
