Pricing to Test the Market Dear Doreen, I’m so confused! I had three agents look at my house to give me an idea of the market and what price to set. I thought I’d test the market for a while and see what happens. My confusion is that each of you has given me a different price and opinion on the market. Which price should I use: high, average, or set my own? Maybe we’ll get lucky and sell quickly; otherwise, we’re in no hurry. Confused... Dear Confused, Now I’m confused! Do you want to sell your house or simply see if anyone is dumb enough to pay over market value, and if the appraiser is dumb enough to appraise it over market value? If I were one of the agents you called, we would have left you with current market comparable sales and active listings with similar square footage and upgrades. When you are really ready to sell—not test—price it at fair market value. You can’t price your house at a value you predict in the future thinking the market will go up next year. Remembering

Trevor Crouse

revor Christian Crouse was an Eagle Scout, a straight-A honor student, a soccer player, a member of the Boulder Creek High School cross country team and an alto saxophonist with the BCHS band. The 15-year-old son of In&Out Publications’ Listings Editor Sarah Crouse and Phoenix Police Officer Patrick Crouse lost his life in a rappelling accident Aug. 8 at Echo Canyon Park. That accident also claimed the life of 50-year-old Gary Johnstone, a Gary Phoenix firefighter Johnstone with a strong dedication to his community. Johnstone, also from Anthem, was a friend of the Crouse family. Trevor and Johnstone’s son had been friends since the two were very young.

‘What Veterans Day Means to Me’ By Trevor Crouse

V

eterans Day is a day to honor the people that served our country. Our veterans gave, and continue to give us protection and freedom. We should be thankful for those who have died, been injured and have made sacrifices for us. Veterans Day means a lot to me because there are many generations of my family that have served our country. My dad was a Tank Gunner in the United States Army during Desert Storm. My grandfather was an Airman in the United States Air Force during the Vietnam War. My great-grandfather was in the Infantry in the United States Army during World War II. During this time, he also fought in the Battle of the Bulge. After the Battle of the Bulge, my great-grandfather also helped free Jewish people from concentration camps. I also have many family members that are veterans which date back to the Civil War, including my great-uncle who was also in the Battle of the Bulge with my greatgrandfather. I am very proud to be part of a family with such a history of serving our country. I have been a Cub Scout for the past five years and walk in the Anthem Veterans Day Parade with my pack. Walking in the parade makes me excited and proud to show respect for our veterans. When I grow up, I want to be in the United States Army and do my best to serve my country like my dad. I think Veterans Day should be celebrated with family and friends that have served our country. We should be thankful that such great people have made sacrifices for us. Some ways we should show our respect and honor for veterans is to say thank you and fly your flag on Veterans Day. A Farewell to AIMS Arizona opts out of PARCC (Common Core); New assessment remains in limbo.

T

he results are in from Arizona’s Instrument to Measure Standards (AIMS) final test. North Valley schools topped the charts again this year in AIMS performance, and earned high marks in the A–F letter grade accountability system, a measurement of academic growth instituted in 2011. The 2014 AIMS test marks the last time students sharpened their pencils for the outdated paper exam. Beginning next spring, the state will shift to a yet-to-bedetermined K–12 assessment, aligned with the Arizona College and Career Ready Standards and based on the Common Core State Standards Initiative. The assessment, still in development, is said to be more rigorous than AIMS, involving more critical thinking and writing questions. According to the Arizona Department of Education, 14

adoption of the new statewide English language arts and mathematics achievement assessment should be finalized in early October. Educators assumed the new test would come from the Washington-based Partnership for Assessment of Readiness for College and Careers, but in May, Arizona Gov. Jan Brewer announced the decision to withdraw from PARCC, stating the reason as an effort to avoid a conflict of interest as the state seeks bids for an AIMS replacement. The PARCC organization has been criticized by conservatives who view Common Core standards as a federal attempt to control local education. Arizona was initially one of the first states to join PARCC after Common Core was adopted in 2010.

t’s hard to imagine after the seemingly endless saga that led to deconsolidation of Anthem from the Agua Fria wastewater district in 2011, the Arizona Corporation Commission would consider reversing the move. But, it’s true. Even before the three-year phased deconsolidation is complete, the Commission is bowing under the weight of complaints from Agua Fria customers left holding the big bill. On Aug. 8, EPCOR followed the Commission’s orders and delivered rough numbers on three alternative rate scenarios: 1) consolidation of EPCOR’s five wastewater districts, 2) deconsolidation of the Agua Fria wastewater district, and 3) reconsolidation of Anthem with Agua Fria. The judge hearing the case is expected to present the schedule for next steps within about a week. EPCOR spokesperson Rebecca Stenholm encourages the community to get involved. “It’s a public process. Customers in each district can get fully engaged in the process,” she said. “As customers, sharing your perspective is an important part of this process.” Anthem Community Council has prepared a petition opposing reconsolidation. The petition is available to sign at the civic building, the community center and at ipetitions.com/petition/ anthem-wastewater. io

Today, Anthem’s average wastewater bill is about $64 and Agua Fria’s is $106. The final phase of deconsolidation is due to go into effect in January bringing Anthem down to $56 and Agua Fria up to $121. Keep in mind, customers in these districts are billed a fixed base rate plus a usage-based rate, so the bill can vary.

This proposal would reunite Anthem with the Agua Fria district bringing the average bill in both areas to about $75 month; an increase for Anthem and a decrease for Agua Fria. The community fought long and hard the first time around and is much opposed to returning to the old system. The other wastewater districts would not be affected.

EPCOR believes the most efficient and painless solution lies in applying a flat rate per residential unit to all five districts. Under this scenario, any rate adjustments and infrastructure expenses would be shared among the much larger customer base. The proposed rate would be $34.30 per month, representing a significant decrease for both Anthem and Agua Fria districts but a bump for the larger districts of Sun City and Sun City West who currently pay a fixed rate.

Deconsolidation The already small Agua Fria District would be split into four separate districts making any infrastructure expenses jarring for ratepayers. This scenario would have no direct effect on the other districts.

POA It doesn’t stand for “procastinate or avoid.” A D V E R T I S E M E N T

ower of attorney is granted to an “attorney-in-fact” or “agent” to give that individual legal authority to make decisions for an incapacitated “principal.” In other words, that means once mom or dad are of the age they no longer can make good decisions for themselves (financially or medically), they choose an individual (usually a son or daughter) to make decisions for them. Some understand the importance of POA. But, in my 11 years experience, I found many seem to think POA stands for “procrastinate or avoid” making a decision. This is because having POA status is usually tough. After all, she is still your mom and when she says “I don’t want to leave my house” you naturally want to look past your fears and abide by her wishes. I estimate 70 percent of people I talk with are in denial about their parent’s deteriorating condition.

But with POA, it’s now your job to act in her best interest. Ask yourself (or someone who can be objective) the following: • Is mom a fall risk? (For example, if the doctor has told her to use a walker and she refuses, the answer is, yes!) • Is mom becoming forgetful? • Is mom eating nutritious meals regularly? • Does mom see other people throughout the week?

When considering an assisted living situation, remember our perception is our reality, and so is mom’s! Hollywood’s portrayal of the 1950s “nursing home” bears no similarity to today’s luxury assisted living home. Do your homework, learn what mom is missing out on, then talk to a professional about your options.

f you elect me, I will make it rain money!” promised Arizona State Treasurer Candidate Jeff DeWitt with a laugh and a nod to the stormy weather that stifled turnout at the night’s candidate meet-and-greet forum. The crowd—a group of about 20—that gathered to listen to candidates for Governor, Attorney General, Secretary of State, U.S Representative for District 8 and Arizona State Representative for District 1, may have been small but the promises were great. The relaxed setting lent itself to easy laughter and jokes with several candidates working hard to distance themselves from the stigma of a political career. “I’m a citizen candidate, I’m just like you,” said Republican Noel Campbell, candidate for Arizona State Representative for District 1, which stretches from northern Maricopa County into

Yavapai County. Campbell, a firm believer in term limits, promised voters with a smile, “I’m in my seventies, I’ll probably die before I’ll ever term out.” One candidate came armed with heavy proposals. “The biggest problem is not the border,” said Gubernatorial candidate Barry Hess. “The problem is jobs.” Hess laid out his plan, which calls for a 4-percent corporate flat tax and a complete elimination of personal income taxes and property taxes which, he claims, will bolster small business and create jobs. Regardless of the issues, all candidates seemed to agree voting in this election is essential to the creation of a better Arizona. io

say potato. You say… mashed, fried, smashed, baked, scalloped, roasted, skins, grilled, tots, salad, au gratin, Anna, sweet, knish, twice-baked, latkes, pierogies, gnocchi, soup and so much more. Wasn’t that fun? (I really hope you didn’t say po-TAH-to.) Besides the potato’s infinite culinary possibilities, it’s forever connected to the greatest non-electronic toy of all time: Mr. Potato Head. My daughter Laura and I will always cherish the countless hours we spent playing Mr. Potato Head. Now she puts smiles, silly hats and buggy eyes on her daughters’ Mr. Potato Head. He’s part of our family! Can you hear the jingle? “Mr. Potato Head, I made you…” Ahhh, my memory gates just swung open. Remember the childhood party game, Hot Potato? I wish I could figure out how many hours and belly laughs I owe that potato game. We didn’t even really need a potato; we usually played with a dirty, rolled-up sock and always pretended the potato was like lava in our hands. What about “one potato, two potato, three potato, four?” It’s the best way out there to determine “you’re it.” The potato doesn’t lie. It beats rock, paper, scissors and drawing the short straw by a country mile. I started this article to profess my love for the tasty and nutritious attributes of the potato. Instead, I took a lovely stroll down memory lane. Perfectly appropriate, as I always profess that food fills so much more than the belly. It nourishes the soul.

Directions 1 Bring potatoes to a boil in salted water and cook until tender (about 15 minutes); drain. 2 Meanwhile, preheat oven to 500 degrees. Next, mix remaining ingredients into a loose paste. 3 Place potatoes on a greased cookie sheet and smash until they crack open and are flattened to about a half-inch thick. You can use the back of a spoon to smash them individually or smash them all down together by pressing them down with another cookie sheet. 4 Spoon garlic paste evenly over each potato. 5 Bake at 500 degrees for approximately 15-20 minutes. I like to get them just a bit crispy. Taste and season with a touch more salt if needed.
