REAL ESTATE 101

Living In Anthem & Loving It!

Or why Your house has Not Yet Sold in This hot Market. Dear Doreen, We have a house for sale in Anthem and we are not getting any lookers. All I hear people talk about is how there aren’t many homes for sale so when a new one comes up for sale it’s gone right away. Is this true? Sure doesn’t feel like it to me! —Eager to Sell Dear Eager, Real Estate 101 (Take notes.): 1) Location. 2) Condition. 3) Price. These are the three main factors affecting home sales in any market. So, lets look at your example. How’s the location? Do you have any distracting issues such as a busy road or park light? Now look at the condition of your home. Is your carpet or paint looking worn? Or worse, did you not get around to landscaping your backyard? Now, the biggie and possibly easiest to manipulate: price. (And this is usually the culprit.) Where does your price fall compared to recent, similar homes that have SOLD? If you are honest in your assessment, you will likely find one or more of these criteria are not up to par. —Doreen

A Scary Labor Day Ends in Gratitude

W

e were playing tennis and having fun with my teammates from Daisy Mountain Divas on Labor Day when my husband, returning a ball, fell to the ground in apparent heart attack. The next 15 minutes were the longest and scariest in my life. There were a lot of people around us, all scared, but all trying to help, some of them, total strangers. Patsy and Doug, from Seattle, took everything, literally, in their hands, and saved my husband’s life. But everybody else on the courts that day did something to help; all my dear friends, Wilma, Esther, Mary, Ida, our tennis pro Cheryl, Walter and Bob, and everybody who was there. Thank you so much to Daisy Mountain Fire Department for going beyond doing their jobs. My sons and I will be eternally grateful to all of you. But words can only do so much to express our gratitude. We are lucky and proud to be members of this great and caring community. My husband is recovering at home from open heart surgery and hopes he’ll see you soon at the tennis courts to thank all of you personally.

How to Spend $3.8 Million

F

irst, let me say I was shocked when I went to the Anthem website and did not find the emails and phone numbers of the ACC members, but instead a note to contact J. Kollings in order to contact them!??? To answer how our money could have been better spent, how about:

More play equipment at pocket parks. Each park seems to have one small piece of something. How about a play structure and swings at every park? And anything else the kids think is fun these days, to get our kids outside playing and exercising in the glorious weather we are about to begin having. Pet waste stations at EVERY park.

More picnic tables and shade structures so families and neighbors wouldn’t have to drag their own to the neighborhood pocket park in order to have a get together. More benches for parents to use while their children play, or for us older folks to just enjoy being outside. Replace the ruined picnic tables and benches. Hire a grounds keeping company that will actually do the job. Hire some small businesses (tree cutters, tree planters & landscapers) to help with the storm cleanup so we don’t still look like a war zone for six more weeks. Jane Taylor, Anthem

FIRE! ( …Ready?)

Three house fires in one month may be all the warning we get. Here’s how to prepare your family for the unthinkable. By Brad Wood bwood@inandoutaz.com

A

ugust heat got even hotter when three fires struck homes in Anthem; one destroyed a home in the Country Club. The two others caused only minor damage. Most importantly, no serious injuries resulted from the incidents. While three house fires in one month is unusual in this town, it serves as a serious reminder to families to have a fire exit drill plan. According to the National Fire Protection Association, only 23 percent of households have actually developed and practiced a home fire escape plan. Capt. Dave Wilson of Daisy Mountain Fire Department, said having a plan is critical, “So that everybody in the home understands the

plan. Everyone understands where to go, where to meet, and that everyone understands the seriousness of the situation.” While having an exit plan in place can be a life saver, Wilson said actually practicing the drill is vital. “If you don’t practice, a lot of times it is forgotten, especially in a critical moment like where time is of the essence and it’s a stressful situation for everyone, especially kids.” While most homes in the United States don’t have a plan, Wilson said, if half of Anthem’s residents did, the firefighters’ job would be much easier. “If we knew life safety was addressed before we got there, then the fire would be our only concern; We could make an aggressive attack on the fire itself and not have to worry about life safety.” io

Don’t Delay.

Here’s how to develop your plan now.

A

quick check of the National Fire Protection website (nfpa.org) makes it easy to develop your family’s exit plan. 1 Walk through your home and inspect all possible exits and escape routes.

Arizona Heights

Dentistry Smiles Ahead of the Rest • Cosmetic & Family Dentistry • Crowns, Bridges, Dentures

2 Households with children should consider drawing a floor plan of their home, marking two ways out of each room.

• Preventative Care & Cleaning

3 Install smoke alarms in every sleeping area, outside each sleeping area and on every level of the home.

4 Agree on an outside meeting place (e.g. neighbor’s house, a light post, mailbox, or stop sign) a safe distance from the front of your home. Without a meeting place, a missing family member may be safe, but cause panic. 5 Once you’re out, stay out! Under no circumstances should anyone go back into a burning building. If someone is missing, inform the fire department dispatcher when you call. Firefighters have the skills and equipment to perform safe rescues.

FAST FACTS Kids & Fire In 2010, U.S. fire departments responded to approximately 45,000 fires started by someone, usually a child, playing with fire. These fires caused 90 civilian deaths, 890 civilian injuries and $210 million in property damage. • Lighters or matches were used to start nearly two-thirds of all fires started by playing. Store them out of children’s reach and sight, preferably in a locked cabinet. •C hildren 10 and older are more likely to start outside fires, while children 6 and under are more likely to start structure fires.

• Parental Involvement combined with positive messaging works for children. • Educational videos featuring positively framed messages are more effective for younger children than negatively framed messages. Learn more at nfpa.org/messaging. (SOURCE: NFPA) SEPTEMBER 27, 2012 |

Daiy Mountain Veterans Parade… CANCELLED? Staunchly non-commercial, the region’s biggest and best Veterans Day parade may take a pass.

he Flyover. The floats. The flags. The venerable faces in uniform—some of them bearing wrinkles and scars of stories untold. Others young, strong and proud. A flood of patriotism and community spirit washes over every generation in the Anthem area each year when the Daisy Mountain Veterans Parade comes to

town. But this, the parade’s eighth year, may not happen. The Daisy Mountain Veterans Parade is the largest in the region. Last year 100 people volunteered, 1,800 participated, and about 10,000 joined the fun. It brings most every school, (See VETS on Page 22)

church, business, scout troop, theater and arts group in the community together. The vets don’t allow commercial activites at the event so as not to take the focus away from the true subject of the parade. So we were confused and saddened when we got the call last Thursday from Mary Ann Derryberry, the parade chairperson, saying the vets are considering cancelling for lack of support. What, we asked ourselves, is happening to Anthem? Of course, money is tight. Every business in town is grateful just to be able to open its doors another day. So donations, of course are suffering.

But the parade is a symbol of our strength, and our ability to come together to celebrate our American lives and those who make it possible. Derryberry has worked hard to trim the costs by a whopping 20 percent, but the vets are $10,000 short of its $15,000 goal with only days left until deadline. On behalf of the Veterans and the greater Anthem community, Derryberrry asks the community to make a contribution today. “We don’t have a city to support us. We rely on private donations from businesses, organizations and individuals,” said Derryberry. “That has always been one of the most honorable facts about our great parade!” io

It’s been nearly eight years since I sold my home inspection company and evolved into every inspector’s worst nightmare: A realtor who actually understands the inspection business. Don’t get me wrong, inspectors are a valuable and very necessary piece of the home-buying puzzle. I passionately recommend one on every home I sell. That said, it’s crucial to go into the inspector-buyer relationship with a clue. Most buyers don’t. What inspectors do, and more importantly don’t do, is what you need to know. Inspectors are required to “observe readily accessible installed systems and components listed” in the standards. This means they see what they see. They don’t (with a few exceptions) unscrew, move, or dismantle anything. They are not required to diagnose problems they find or do anything “technically exhaustive.” They can choose to paint outside the lines and go above and beyond the standards, but it’s not required. Think of your inspector as a family doctor (for your house): “I don’t like the look of that hairy mole growing out of your nose, Mr. Prickett. Let me refer you to a specialist.” That’s essentially what they do.

Here are some things many inspectors don’t get into, unless they “observe” the proverbial hairy mole growing out of it:

• Landscape watering systems • Soft water units • Reverse osmosis • Pool equipment (you can pay extra for this) • Anything behind the walls (they don’t have X-ray vision) • Mold, fungus, or any type of contaminates • Repair estimates • Pests of any kind, including rodents, birds and bugs. • Predicting the future So why hire one? Are you going to climb on the roof and in the attic, and would you know what to look for if you did? Do you have the time or knowledge to operate and test every (accessible) fixture and outlet? A three-hour inspection will set you back about $400–$500 and is a valuable tool in helping you decide whether to make what is likely the largest single purchase of your life. It’s worth it. io SEPTEMBER 27, 2012 |
