he staff of Inns Magazine ventured out for a New Year celebration early this year. We were harried, busy, and pulling our hair out as we got Inns Magazine to press over the Christmas holidays then took a few days off to recover.

So, late January, we ventured to the Westover Inn in St. Marys, Ontario where we had an overnight, plus a decadent dinner. Wow! Dinner was amazing! You will see the dessert we got to sample: ‘Angel Food Cupcakes with Amaretto Custard and Marinated Strawberries’ (see it on page 39). We really enjoyed everything about our meal, and what a fun escape to go away as a group, far away from the office. We all had our own rooms. Mine was the Manor Luxury Suite, but it is commonly referred to as the ‘Plummer Suite’, named for one of the Westover’s famous customers. It is a large suite with a private bar, living room and bedroom with a private balcony. It’s wonderfully masculine, almost with an English library sort-of-style. The inn has been a long time favorite of actor Christopher Plummer, especially when he performs in a Shakespeare production in nearby Stratford, Ontario. If not staying at the inn, he certainly stops by for dinner, these days. With an Oscar win for him this year, I am sure those creative vibes were all about the suite, the night I stayed there. All of us visited in the suite, and laughed the evening away - what a great time! If the walls could only talk, I wonder what other famous guests have stopped by to see him while at dinner or walking the grounds? But I did have a wonderful night’s sleep and that came from the sheer relaxation of the hospitality, and wonderful dinner I had earlier that evening. Sleeping where a famous celebrity slept… it’s highly recommended!

n the 1870s, Dr. Frank Sibbald fell in love at first sight with a majestic house built on the shores of Lake Simcoe, Ontario. He was a wealthy doctor, who had great enthusiasm for entertaining, and loved people and parties. He expanded the house, filled it with treasures, and welcomed guests for the most of his life. Little did he know that very same house would evolve into a sophisticated country inn resort, while still remaining in the Sibbald family. Today, the doctor would be astonished to see its transformation into 86 accommodations, restaurants, a golf course and spa. The Briars Resort and Spa is

Few structures are more quintessentially American than the barn. They are the symbols of our agricultural heritage and summon attractive images of bucolic landscapes across America.

articularly in the last few years, a growing number of individuals have rehabilitated barns for public, residential and commercial uses. It will come as no surprise that barns seem particularly well-suited to be incorporated into inns. All of us are familiar with the old adage about closing the barn door after the horses have escaped. In the hospitality industry, innkeepers have opened their barn doors to guests.

A perfect example of this is The Inn at the Round Barn Farm in Waitsfield, Vermont. The 19th century farmhouse, and attached horse barn, were converted, in 1986, to an inn by Jack and Doreen Simko with their daughter Anne Marie DeFreest, ending the 155-year, seven-generation Josyln family stewardship of the property. Anne Marie now runs the inn with partner, Tim Piper, and their dedicated staff.

The Inn itself has 12-rooms, each uniquely decorated, with original pine floors, rich wallpaper and decorative accents. What makes the Inn truly unique, however, is the dominating structure on the property—its round barn. Round barns are products of an agrarian society at the turn of the last century and are examples of a long-forgotten ingenuity of a farming society that searched for innovative ways to improve their farming techniques. Now, they serve equally well as gathering places for magical weddings, receptions, concerts, art exhibits and other events. The ambitious restoration eventually qualified the property for inclusion onto the National Register of Historic Places. The strategy was to adapt “uses to the barn� instead of the barn to a particular use, as the owners considered ways to financially support their investment. The space is now used for a shop, offering products and items related to the local area and Vermont, for art

exhibitions, and for catering and conferences. All in all, The Inn at the Round Barn Farm is a textbook example of a successful marriage between historic building preservation and a thriving family business. A search on the Internet will readily show that there are many other examples of inns that utilize barns in whole or in part— sometimes as the main structure itself and also for suites or outbuildings.

Pheasant Run Farm

The Chimney Hill Estate and “Ol’ Barn Inn” of Lambertville, New Jersey pairs a bed and breakfast with an Alpaca Farm. Located near the historic site of George Washington’s famous crossing of the Delaware in the Revolutionary War, The Chimney Hill Estate includes a Rustic Luxury Barn Suite, surely a combination of seeming opposites. Pheasant Run Farm is a beautifully converted bed and breakfast in picturesque Lancaster County, Pennsylvania. The property includes an 1809 stone bank barn that was converted to a bed and breakfast, combining today’s modern luxuries with the barn’s original architectural features.

The list goes on and on, and includes everything from 100-year old tobacco barns to Amish farm country barns that have been converted into luxury suites. In Ozark, Missouri, there is even a “Barn Again” Vacation Retreat. These are just a few examples of how barns have been adaptively re-used to good effect in the lodging industry. Whatever their original purpose, such structures add a unique flavor to that other iconic American staple—the country inn. Who knows? If he were around today, perhaps even Old McDonald would end up as a guest!

ou recognise the situation: you’re both dining out and after the hostess seats you at the table with the best view, she hands you menus, together with the wine list. It’s a gesture we’re all familiar with, but what you may not know is that pairing of wine with food is a staple of gastronomy that’s been with us for centuries. Folklore tells us that wine has been traditionally safer than water in certain periods of history. In this age of knowledge we have far more information, now, about the values of wine and the contribution it can make to our dining experience. In fact, in recent

years we’ve been learning the contributions that wine can make in general to a healthier lifestyle. Naturally we are all skeptics: it’s a necessary end result of being exposed to so much marketing, and varied sources of our information. Plus, everybody knows that too much of anything is not necessarily a good thing. What experts seem able to agree on is that, served in moderation - say, a glass with dinner, for example - wine is not only good for you, it’s exceedingly good for the dinner experience. Sommeliers will tell you that it has long been known how beneficial wine can be in aiding digestion. It is also reputed to help the body absorb nutrients. Wine is also Inns Magazine Romance 2012

M

y web browser reads my mind, these days - funny when you consider how muddled my mind is – so, when I was online, recently, up popped an advertisement promising me my dream come true. Don’t groan – really, just wait until you hear – you see, my husband and I are coming up on a pretty big anniversary. And if I’ve learned nothing else over the years, I know all this social media helps us stay connected because life just conspires to keep us apart. Commutes, family demands, home repairs, let’s face it: life’s just hard on relationships. After you’ve racked up a few years together you realize that vacations together mean the whole family at the cottage, or a whirlwind trip to Disney World for the kids, or, more often than not, a long weekend for the hockey tournament. Then, it happens: your ‘together time’ turns out to be that moment you wave to each other, from different cars, heading in opposite directions. I have to confess when that happened to me, it took me a moment to figure out who that guy was, waving to me. And so it was for that reason I found myself online looking for my husband – um, sorry, looking for a way to connect with my husband, I mean.

So up popped a website of this little bedand-breakfast, tucked away in the middle of nowhere. It promised a cozy room with a fireplace waiting for us. The list of amenities certainly conjured up other in-room activities we could consider, given these luxurious, private, surroundings, too. Intrigued - hopeful, even - I wanted to find out more. Turns out, they offer a ‘Recommitment Package’. No kidding! All the ingredients for a second honeymoon at your fingertips. I guess we’re not the only couple on the planet who want to find each other, again. In fact, I’ve discovered many B&Bs and inns offer a special opportunity for you and your loved one. The more I searched, the more I remembered how my husband and I met. I was remembering our first date, and I remembered why I said yes. And, I was determined to do just that, all over again. STRAWBERRY DONUT MUFFINS of Rabbit Hill Inn Ingredients:

Dry ingredients mixed in bowl: 4 cups all purpose flour 2 tsp baking soda 1 tsp nutmeg

Wet ingredients in separate bowl: 1 cup oil 4 eggs 2 cups sugar 2 cups sour cream 2 tsp vanilla Strawberry jam (optional)

Topping mix in separate bowl: 1 cup sugar 1 tbsp cinnamon 1/2 cup melted butter in separate bowl

Method:

Whisk dry ingredients together in bowl. Whisk wet ingredients together in separate bowl. Gently fold wet and dry mixtures together with spatula until just combined. Spray muffin tins with cooking spray. Preheat oven to 350º degrees. Whisk ingredients together. Using your hands, scoop out batter and fill each muffin half way. Put a teaspoon of strawberry jam in the middle and then top up with more batter to top of tin. Bake 15-20 minutes (test to make sure they’re done). While muffins are baking, stir together the topping ingredients and set aside. When muffins are cool enough to handle, take each muffin and dip tops into melted butter then dip into cinnamon/sugar mixture and coat tops generously - let sit for a few minutes. 1/3 cup apricot jam 3 tbsp water 1 tsp cinnamon 2 pint basket strawberries, stemmed and diced into 1/4 inch squares

Method:

In a medium bowl, whisk jam, water, and cinnamon; add strawberries. Toss gently to combine. Serve salsa over pancakes, waffles, french toast, hot cereal, or mix into plain yogurt. Serves 4

STRAWBERRY MARSALA SAUCE of the Fairville Inn

A

t the heart of Colonial America you’ll not only discover the locale for the Battle of Brandywine, but in Chadds Ford Pennsylvania, you will also find the Fairville Inn, a Brandywine Valley landmark. With The Main House over one hundred and fifty years old, the three buildings of the inn are situated on five lovely acres. Come into country elegance, and friendly comfort. Here, you will find the romance of history, as well as the culinary signature of a romantic. Rick, and his wife Laura, became the owners/innkeepers of the Fairville Inn in July 2007. Rick began cooking seriously in the 1970s, and invitations to the couples’ dinner parties are coveted by their friends. Rick and Laura have 2 daughters (the eldest heading to college this fall), an amazing inn dog and 2 cats.

This versatile sauce is very easy to make. At the Inn, we often pair it with our pear-raisin French toast soufflé (pictured), as well as with a variety of waffles and pancakes. It also makes a wonderful desert sauce (try it with pound cake and/or ice cream). While you can use fresh strawberries, we prefer frozen for this recipe. The sauce will freeze well for months. Makes about 4 cups

Ingredients:

2-1/2 lbs. (40 oz.) frozen strawberries 1-1/2 cups sugar 1 cup Marsala wine (or more to taste) 2-3 tbsp cornstarch 1-3 tsp fresh lemon juice (optional)

Method:

1. In a large pot combine the strawberries and sugar. Add water to cover by about one inch (about 5-6 cups). Bring to a boil over medium heat, stirring occasionally. Reduce heat and simmer, partially covered, for one hour, stirring occasionally. 2. Strain the strawberry mixture into a bowl. Press the solids with the back of a large spoon to extract as much liquid as possible. Discard the solids. 3. Rinse the pot in which the strawberries were cooked. Return the liquid to the pot (you should have 4-5 cups). Add the Marsala and simmer until the liquid is reduced to about 4 cups. Blend the cornstarch (using the higher amount for a slightly thicker sauce) with an equal amount of Marsala or cold water, and quickly stir the mixture into the sauce. Bring the sauce to a slow boil, stirring frequently, until it thickens. 4. Let the sauce cool for a few minutes and then taste for acidity. If necessary, add the optional lemon juice, one teaspoon at a time, to taste. Note: The sauce will further thicken as it cools. For breakfasts, serve warm. For deserts, serve chilled or at room temperature. Variation: Add a cinnamon stick and/or 2-3 whole cloves in Step 1.

In bowl sift together flour, salt and half the sugar. Beat egg whites, cream of tartar and vanilla until soft peaks form, gradually add other half of sugar and beat until stiff peaks. Gently fold in the dry ingredients. Divide batter in cupcake liners and bake for 12-18 minutes or until golden. Let cool. Remove liners and cut a hole in the top of the cupcake and remove.

Strawberry Marinade Ingredients:

2 tbsp of Cointreau 2 tbsp of Amaretto 3 tbsp sugar 3 cups sliced strawberries

Method:

Combine ingredients, cover and let stand for at least one hour.

Amaretto Custard Ingredients:

¼ cup toasted sliced almonds ¼ cup sugar 4 egg yolks ¾ cup of milk 1 cup 10% cream ¼ cup Amaretto 1 tbsp vanilla extract

Method:

Beat yolks and sugar until well blended. Add vanilla, milk, cream and Amaretto. Place on double-boiler over boiling water and cook stirring constantly till thick (15-20 minutes). Place plastic wrap onto surface of custard and cool. Fill cupcakes with custard, strawberries all around cupcakes, top with toasted almonds. Serves 12

Michele and Eiran Gazit, of Gateways Inn It’s a lot of work to realize your dream, but congratulations to Michele and Eiran Gazit, who have achieved their goal of becoming innkeepers. Just recently, the couple purchased Gateways Inn and Restaurant in Lenox, and, as their announcement tells us, “already things are happening!” It was a challenging road, in this time of economic troubles. Says Eiran, “When the market crashed a couple of years ago, two of the victims were the owners of an inn here in Lenox, who eventually abandoned it. We were hired by the bank, who held the note on the loan, to reopen it and turn it around. That was our introduction to the innkeeping world! When we began it was number 19 of the inns in Lenox. When we left a year later, it was number three.”

It was these circumstances that led the couple to work together, when they bought their new inn. It’s the hundred year-old mansion built by Procter and Gamble founder Harley Procter. It had been his summer cottage. Now, says Eiran, “We love it!” It brought them some surprises, too. “We get to see each other more than before,” he says, “and we get to see sides of each other we were not used to!” So far, there haven’t been any pitfalls, in working together. Ron and Rachel Reid of Andon-Reid Inn Bed and Breakfast For Rachel and Ron Reid, working together is serious business. Already co-workers, Rachel and Ron were personal trainers, working as independent contractors. “But we still wanted something we could do together as a team,” says Rachel. So, on the lookout, while on vacation, the duo stayed in B&Bs, traveling in California. “By the time we got to Carmel we really began to talk about it,” she says. “When we returned home we signed up for an Aspiring Innkeeper weekend and joined PAII. From there we took four years to learn as much as we could about the business.” They wanted a property that could dazzle, and found it in Andon-Reid, a meticulously renovated historic home. They dedicated themselves to continuing the homestyle traditions of the bed and breakfast. “Every day is different and we know who will better take care of each task at hand,” Rachel explains. “It being our own business we take pride in everything we do.” Ask Ron and Rachel about the pitfalls of working together as a couple, and they’ll tell you that there aren’t any! “Knowing that the one person whom you have complete trust in is by your side every step of the way, we know that by the end of the day 100% of the work is completed,” says Rachel. Working together has its rewards, for this couple. Eric Miglin and Poppy Rowland of Killarney Lodge At the heart of Killarney Lodge, lies the all the magic of Algonquin Park. And, Algonquin Park lies at the heart of the innkeeping duo, Eric Miglin and Poppy Rowland. Out of university, Eric came to Algonquin Park with his brother to operate the canoe outfitting company in the Park. “Back in 1982,” remembers Eric, “as a joke the Lodge’s owner said to me ‘I’m thinking of selling. Why don’t you make me an offer?’ But I said ‘Come on, let’s have a cup of coffee and talk.’ Two years later here I was.” Poppy grew up attending summer camp just outside the Park. Meeting through friends, Poppy, as it turned out, was very interested in Lodge life. “The outdoor life is really the main thing,” says Eric. And that’s the draw for the repeat guests and international visitors who come to Killarney Lodge. “It’s the quintessential Canadian experience!” he says. Killarney Lodge can host up to 70 guests. Eric says, “We have 35 staff!” Some have been with the Lodge for thirty years. Most have been on staff for at least ten. “They work with us, not for us. We’re not managers,” Eric explains. Jennifer Hart and Milton Haynes of Little Lake Inn Bed & Breakfast Jennifer Hart calls their B&B in Midland, Ontario, their ‘Jeckyl and Hyde’ house. Although it’s on a main artery, and right in town, it’s a very deep property. “At the back, it’s like being at the cottage with the trees and lake views,” she says. And it’s what got them both into the B&B business. Milton agrees, “It was the property more than us.” They both knew, the moment they saw it. Walking the grounds, Jennifer remembers saying to Milton, “Well I don’t know what the house is like, but we have to have it!”

About division of the work, Jennifer confides that Milton is not a natural cook. He just says he has other duties. Scratch that surface, and you’ll find he was a housing contractor and in real estate before being an inn owner. He says, the house “was purpose-renovated to be a B&B. I drew up the plans and was the contractor.” Jennifer admits running a B&B proved a challenge, but now celebrating their sixteenth season, she smiles, “By now we should know what we’re doing!” She insists experience is the key. Cheryl and Kirk Grantham of Casa Grandview B&B Some things just naturally fall into place. “We didn’t plan it,” Cheryl explains about their B&B. The duo, a lawyer and former banker, successfully operated a vacation rental business prior to opening their inn on their estate. Years before, they learned that historically significant buildings were threatened with demolition. “We were instrumental in helping save these beautiful residences,” Cheryl remembers. She and Kirk followed their progress and seven years ago made Casa Grandview their family home with knowledge of prior B&B approval in their historic district. “Both homes were relocated to this site and joined together,” with care not to ‘rip and tear’, as Cheryl put it. So impressed with the conversions that maintained the integrity of the 1925/1919 structures, friends in the know urged the couple to open it to guests, as their own B&B. The business developed as well, says Cheryl, as “a way that Kirk and I didn’t have to leave our beautiful home as we look toward future retirement!” Casa Grandview has been a family project. “We all bring our expertise to the table and divide the duties – it’s not just Kirk and I, it’s the whole family,” says Cheryl. Although the couple has had separate careers, they have always loved being together. Kirk puts it this way, “We’re at a stage in our lives, there isn’t anything we’d rather be doing.” And the reward? Kirk insists, “When we learn our guests are enjoying themselves and recommend us to others!”

The renovation took the better part of a year. “Innkeeping is a lot more work – you hear that, but until you experience it, you really don’t know how much work it’s going to be!” But working together was a good fit for the pair. “We find we know each other very well,” says Vicki. “We have a good time!” Especially with their guests, she explains. “We’re both really involved with our guests, and really love that part of it. Two Inns experts, Mary White of BnBfinder and Mary Hughes, Editor of Inns Magazine, field questions from Innkeepers and travelers I’ve heard that there are many nice B&Bs in the Hudson River Valley of New York. Do you have one that you recommend? If I leave after work on Friday, I won’t be arriving until very late Friday night. Can I check in after midnight or should I stay in a hotel as I want to have the full day on Saturday? Mary, Pennsylvania, USA Recommending a B&B is hard because there are many wonderful ones, everywhere. We recommend you visit several B&B sites. Read about the inns and check out their pictures to get an idea about each property, and then read the reviews for inns that you are considering. As for checking in very late, tell the innkeepers your approximate arrival time when making your reservation. Most innkeepers have a system for you to let yourself in, get your key, find your room and get yourself settled. Since B&Bs don’t have a 24-hour front desk, you will not be the first one they have had to accommodate this way, so systems are in place to welcome you.

Where on your property would the services and reception be? How many guests can you accommodate for the event? What services, such as food, officiate, flowers, etc., will you provide? How much additional staff will you have to hire? What are the costs to you for the services and what would you charge for them? Do you have adequate parking for guests? When you create your wedding packages, be clear what is included, and be sure to protect yourself by collecting deposits and having strict cancellation policies. After calculating your costs, can you make a profit that covers your time as well as wear and tear on the property?

I am very interested in offering weddings at my B&B. Do you think that would be a good business plan, to bring in extra revenue? Shelly W. North Carolina Evaluating whether your property will make a successful wedding venue is not an easy question to answer and may even be out of your control. Specializing in weddings is a good thing for many inns, but only those that are prepared and firmly in control of the costs and process. Most small B&Bs can’t accommodate large gatherings; however, they are the perfect venue for intimate occasions. For example, Mary Hughes opened the Walkerbrae House B&B last year where she can comfortably seat 12 and hosts only intimate weddings and celebrations. I am now finished University and I majored in business. I am an aspiring innkeeper and I want to open an inn. Is there a calculation of rooms times the expected income per room that I should be considering when I buy a property? Carrie, Ontario For the answer to this question, INNS consulted with Mariette and Claude Gagne of The B&B and Country Inn Marketplace, Inn Specialists. Mariette gave us some insight, based on her experience in the US. This is a difficult question with no absolute answer. There is no special or easy formula for a buyer to use to establish a value per room. Each property is unique and has different features, square footage, amenities, and so on. Even the revenues

Satisfied guests will recommend B&Bs to their friends and family and they will be loyal, repeat guests and a source of many referrals, keeping the occupancy high, even if there are only a few rooms.

Once you have determined the amount of your initial investment, we suggest you contact an Inn Broker to determine the type of loan you will need and the agent will guide you through the pre-qualification process with a lender. In the US, an SBA loan will require an initial investment of 15%, several points and closing costs. A commercial loan in the US will require an initial investment of between 20%-30% with lower points and closing costs. The Inn Broker will explain the details for each loan and help you with the process of purchasing a B&B. If you are thinking of starting a B&B, we recommend reading some of the publications to guide you through the process of opening your B&B. The income for the first few years will probably not cover all the

I

Staging by Angela Karges n the Fall of 2011 my husband and I were faced with a decision. Let me fill you in on a few details: we have an investment property. Behind the main house, was a large garage that had once been a reupholstery shop. These days, it has just been used for storage. (It also was home to some raccoons and squirrels!) Our contractor had said to us, ‘You need to decide to fix this building up, or tear it down!’

So, we asked him for a quote to turn the space into a luxury bed and breakfast suite. It had all the bones, water, hydro and sewage all within it. With some design decisions and our fingers crossed, we went ahead and decided to resurrect the space into something wonderful. We decided on 700 square feet. That would still leave us a space on the end of the building for storage. The tearing out of the old wood, fixtures - walls upon walls of damaged drywall and insulation filled four dumpsters. Surprising what you find in a Reno isn’t it? What went back in filled two pick-up trucks. As the renovation started to take shape, I decided where the walls and

rooms were going to be. It was very exciting. The good news is that there weren’t many glitches, and the contractors worked fast. In fact it took only a month to have the space totally transformed! I was a frequent shopper at the Reuse store and at the local building stores. We found a five foot luxury shower for half price. The windows came from a window company, which was putting new samples in the showroom. Our best friends gave us the beautiful front door that they had never used. We bought a cosy furnace that fit perfectly between the studs. Before we knew it we were at the painting and finishing stage. We love the Eco paint line, as it is a recycled paint that is inexpensive and goes on like a dream. My husband, John, is a great painter and went to town painting the suite. We put an electric Dimplex Featherston fireplace in the living room - it adds great ambience without the hassle of a wood fireplace. Time to stage the suite. The bedroom was so large, 22 x 16, it easily accommo-

dated a Serta King bed, a chaise, and desk and chair. The kitchenette was furnished with a lovely wrought iron set that I bought from an estate sale. I covered the chairs with Surefit cotton chair covers. The living room was a grouping: a sofa bed that I bought from a friend, and two comfy chairs, one from a neighbor, and the other we scored at the Reuse store. We saved a great deal of money as the kitchen we put in came from our house. (We were getting a new one.) Our budget was for 20k and it came in at 30k due to unexpected surprises and the many dumpster loads that were removed. So it all came together! Our first guest booked for Christmas Day. Then, our cottage was booked by two professionals for four months solid. Who doesn’t like PINK?

It is a happy color used for many reasons throughout the year and the best part is that you get to eat it, in this issue’s featured recipe. B&B guests and travelers alike LOVE fudge, with its creamy texture and homemade–terrific with your favorite cup of tea!

Raspberry Truffle Fudge Ingredients:

3 cups semi-sweet chocolate chips 1 (14 oz) can sweetened condensed milk 1 1/2 tsp vanilla extract pinch of salt 1/4 cup heavy cream 1/4 cup raspberry flavored liqueur (I used Chambord) 2 cups semi-sweet chocolate chips

Method:

Spray a 9x9 inch pan with non-stick cooking spray, and line with wax paper.

In a microwave-safe bowl, combine 3 cups chocolate chips and sweetened condensed milk. Heat in microwave until chocolate melts, stirring occasionally. Be careful not to let it scorch. Stir in the vanilla and salt. Spread into pan, and cool to room temperature. In a microwavesafe bowl, combine cream, liqueur, and 2 cups chocolate chips. If you want it pinker add a few drops of red food coloring. Heat in microwave until the chocolate melts; stir until smooth. Cool to lukewarm, then pour over the fudge layer. Refrigerate until both layers are completely set, about 1 hour. Cut into 1 inch pieces.
