Young dynamic couple, first time buyers of a 54m2 located in the 11th district of Paris.

Antoine works in tech and Lucie works in webmar keting. They both have a sensitivity to design, their dream ambiance would be warm and dynamic. They accumulate objects and need to maximize storage space. They also plan to have a child in the next 1 to 2 years and love to have friends and family over. In addition to that, they work from home and sometimes simultaneously.

The semi-common was to include a kitchen, a dining room and a living room for 8 to 12 roommates. Presentation done in English.

• Architect and designer for coliving apartment projects (75-200m2) and coliving houses (300-450m2)

• Production of the initial feasibility of larger scale projects in collaboration with the real estate development team

• Production of technical plans and working alongside project managers during the design and construction phase

• Design proposals to optimize the interior layout and furnishings of the various spaces (concept board, selection of furniture and other equipment)

• Transversal tasks: updating of templates, standards and prototypes

• I have been in charge of a total of 18 shared apartments, 2 coliving houses in Brussels, and about 20 feasibility studies during my time at Colonies

EXISTING HOUSE - Special features

. Localisation

This house is located in the city of Brussels. The architecture in Brussels is diverse, and spans from a combination of Gothic, Art Nouveau, Baroque, and Louis XIV styles on the Grand Place to the postmodern buildings of the EU institutions. More specifically, the project is situated between the Gare du Midi and the Barrière lies Saint-Gilles, which is one of the most fashionable districts of the moment. The neighbourhood has village-like charactaristics, with low level buildings, rugged red bricks and filled with old-fashioned charm.

. History of the house

This is a typical 19th-century working-class brick townhouse in Brussels that most recently used to be the home of a single family over the last 40 years. Just like its surroundgs, this project is characterised by its humble authenticity and character. The patterned floor tiles, the old-fashioned wooden staircase and the exposed red bricks are what gives this house character.

The concept of this project is a modernized old-fashioned athmosphere with the use of bright blue tones for a soft and comfortable environment.

EXISTING HOUSE - Special features

. Localisation

Rue Jacque Jordaens is located 200 meters away from the famous Avenue Louise which is one of the most prestigious and expensive avenues in Brussels. This location is one of the most trendy districts of the moment in Brussels. It contains the business district as well as trendy restaurants and bars.

The street the house is located on was named after the painter Jacques Jordaens in 1937. As early as 1874, a few houses were built on the site, but it was only from 1901 to 1910 that this street was covered with beautiful townhouses and mansions. The architectural styles of the buildings on this street vary from neo-Gothic to Flemish neo-Renaissance to Beaux-Arts.

. History of the house

The interior of the house was renovated around 1990. The project is charactarized by its use of materials. On one hand there are highclass materials as marble, granite, wooden floor and door frames, and on the other hand there is an industrial feeling through the rough concrete, the black steal handrail and elevator.

The concept is inspired by these mineral and natural materials, along with the slightly industrial atmosphere adding an edge to a nonetheless warm and cozy home.

Feasibility study

The real estate development team is continuously looking for buildings with potential for transformation into coliving homes, both in France and in other European countries, such as Germany, the Netherlands, Belgium and Luxembourg. They regularly contact the architect team to carry out a feasibility study, in order to ensure the profitability of the project before proceeding with the search of an investor. For most of these projects, we do not make any changes to the facades or the primary structure, although in some cases we may suggest it, if it significantly increases the number of units.

Responsabilities

• Meeting with a member of the real estate development team to discuss project-specific needs and requirements as well as local code regulations.

au fil de la petite ceinture

My masters graduation project is located in the 20th district of Paris, along the "Petite Ceinture", on an abandoned terrain situated on the old fortifications of Paris. It was most recently used as a bus parking lot, but since 2017, the space has once again been abandoned. The program of this project offers two types of shared housing, as well as a commercial and coworking spaces, and seeks to promote social interaction. Thus, the project aims to find a balance between the dynamic aspect of Paris, yet respecting the quiet and intimate character of the "Petite Ceinture" of Paris

SITE CONTEXT

The site follows the path of the Petite Ceinture, a 32 km long railway infrastructure created at the end of the 19th century. It circles Paris within the Boulevard des Maréchaux and used to enable the connection of Parisian train stations. After the closure of the passenger traffic in 1934, the merchant traffic was eventually also abandoned. What makes the Petite Ceinture a unique place is its unusual and hidden landscapes, its ecological qualities with a diverse range of fauna and flora, and the breathing space it provides in the heart of one of the densest cities of the world. The project site is located in the 20th district of Paris, specifically between Porte de Vincennes and Porte de Montreuil, near the Paris ring road and Place de la Nation.

It runs along the railway line for 423 meters and can be accessed by a 160 m long ramp from the Cours de Vincennes and is located about 7 meters above the city level. The site is surrounded by both housing and the parc of the Gare de Charonne, as well as a tree-lined separation along the eastern edge. The site contains a slight curvature and has a very narrow shape overall. The total surface area is 14,077 m², and without the ramp about 10,000 m².

In response to the housing shortage in Paris and the growing solitude worldwide, I propose a program that promotes diversity and sharing through co-housing. The project benefits from two types of shared housing, shops and a cultural center at the main entrance of the site. My intention through this project is to revalue the site by building a project dedicated to collective life, favoring the creation of social connexion and reinforcing a community spirit. Thanks to a passageway that crosses the site and is accessible to all citizens, the space remains open to the city.

The building rises to 11 floors, 38 meters high, and covers about 8000 m² of ground surface area In order to dynamize and sequence the volume, two squares have been integrated marking the thirds of the whole. A curve was created at the level of the access to the park. The second separates the bar from the restaurant on the ground floor, leaving a sheltered patio space.

Shared housing has significant individual, collective and environmental benefits:

PROGRAM ORGANIZATION

The program is laid out using a layered system. The dwellings are divided into three generational groups, in order to avoid noise issues that could create tension between neighbors. Two categories of shared housing are represented: clusters with private spaces (personal bedrooms and bathrooms), as well as shared living spaces, such as the living room and kitchen. The second variant has a completely private dwelling, but with the sharing of common spaces outside the homes. All residents share a multitude of spaces on the fifth floor, at the level of the upper pathway, which is a place dedicated to the interaction of the inhabitants, and is not open to the public. However, several shops, bars, and other facilities are open to pedestrians on the lower pathway, on the alley that runs along the Petite Ceinture and creates an opening to the city.

THE LOWER PATHWAY

This 3.5 meter wide public passageway crosses the entire length of the site and serves as a pedestrian/soft transport and fire lane/delivery route. This passage allows the opening towards the city.

Along the foot of the building is a 3 meters deep sheltered terrace belonging to the various businesses for public uses promoting social interaction, with an open view towards the west

There are six typologies placed on these floors including a studio that can be added to another home according to the eventual needs of a household, and therefore offers some flexibility. The unit can otherwise also be used as an independent studio for any type of person.

The duplexes have been designed to reduce the floor area by increasing the ceiling height. The kitchen, the living room and the dining room benefit from a height of 4 meters while the private spaces, the bedrooms and the bathrooms, have a ceiling height of 2,30 meters. The total height of the duplexes is 6.5 meters.

The upper passage

The 5th floor is dedicated to common amenities for all residents of the building to use, including a meeting/party room, a relaxation area, a workshop,

a dance/yoga studio, a daycare center, a craft workshop, as well as several urban agriculture areas and green outdoor spaces.

STUDENT Clusters

The clusters are made by the same principle as the duplexes, with different ceiling heights according to function The common spaces are located on multiple levels : the kitchen and dining rooms are on the first level, the living room is on the following floor, and a greenhouse as well as a terrace are located on the upper level. Private rooms are 17m² in size and include a bathroom. Two couples units are located on the top floor with the same surface dimensions but with 4m of ceiling height for a mezzanine bed. The clusters can accommodate 10 to 12 students. Some clusters are located above a shared common area on the fifth floor.

To optimize sustainability and autonomy of the clusters, they are heated naturally (at least partially) through the greenhouses. The raw earth walls help regulate the humidity in the greenhouse, and distribute the heat absorbed from the greenhouse to the rest of the building.

BUILDING MATERIALS

I've chosen raw earth as the secondary building material. The primary structure, however, is made of concrete. Raw earth is a material that regulates indoor air humidity, is cheap, natural, non-toxic as well as local. This earth would be extracted from the subsoil during the works of the new infrastructure project, he Grand Paris Express. Its production also requires little grey energy. Moreover, the raw earth has a good thermal and phonic performance, and offers good resistance to fire and moisture.

I've chosen to use the following construction system:

Compressed earth blocks with two layers of clay on the inside, and a layer of clay on the outside, followed by a layer of lime and sand-based plaster. The latter protects against snow and rain. The whole wall is able to breathe and regulates the humidity of the interior air, as opposed to a concrete wall. An earth wall is also more thermally efficient than a concrete wall and will therefore save energy. A layer of insulation (e.g. Perlite, wood wool, hemp wool) is placed between two layers of bricks, still allowing the wall to breathe.
