Who is Ingenia? We are an ASX listed entity. Ingenia Lifestyle started in 2013 and continues to operate over 20 lifestyle communities across New South Wales, Queensland and Victoria. Our portfolio includes Ingenia Lifestyle, Ingenia Holiday Parks and Ingenia Gardens.

Lifestyle Can I still work and live in a lifestyle Yes.community?Lifestylecommunities are specifically tailored to the needs of active over 55s, many of our residents still work full or part time, volunteer as well as those that are fully retired. Can I have visitors such as family and friends stay with me? Yes. Your guests are welcome to enjoy the facilities and activities with you. Can I have pets? Most of our communities are pet friendly for small animals, however to protect the local wildlife some of our communities are not. What happens when the community has sold out? Ingenia will continue to operate and maintain the community with a dedicated community manager and ground staff team. We will work with the community to maintain social and wellness activities and provide various Ingenia Activate initiatives.

Home Do I own my home?

Yes. You own your home and lease the land through a site agreement. As you don’t own the land you do not pay stamp duty, contract preparation fees or legal fees. However, you’re more than welcome to consult a solicitor should you choose or require assistance. Does a guarantee or warranty come with my home?

Yes. All new homes come with a six-year structural warranty to meet statutory requirements in NSW. All warranties and guarantees relating to products in your home are passed on to you at the time you move in. Can I bequeath my home?

Yes. The home becomes part of your estate. Your beneficiaries can reside in the community if they meet the criteria, or they may simply sell the home.

Land Lease Model How does the land lease model work?

The Ingenia land lease model aims to be simple and clear. You purchase the home which becomes an owned asset and enter a site agreement on the land paying a weekly site fee. Your only other ongoing costs will be the rent and utilities. How secure is my site agreement?

A resident’s tenure is protected by the state-based Residential Land Lease legislation. A site agreement can’t be terminated as a matter of course or at the whim of the operator. There are strong levels of protection for both home owner and operator, and the operator is required to honour all the obligations of the NSW Residential (Land Lease) Communities Act 2013.

Finance Will the site fees increase? Yes. In New South Wales the site fees are adjusted annually based on CPI + 2% for 5 years then by notice. Residents are given 60 days notice of any proposed site fee increases. What does my weekly site fee cover? Each community is different but generally this covers the running and maintenance costs of the community. This ensures that the community is as beautiful and in running order as the day you move in. Weekly site fees commonly cover: • Land rent of your home site • Council rates • Maintenance of community grounds • Maintenance and operation of facilities • Access to community facilities • Community staff Home maintenance, utilities and home and contents insurance are not included. There are no body corporate charges, no council rates and no exit fees. The only other outgoings are your own gas, water (usually), electricity, phone, and house and contents Whatinsurance.will happen to my pension? Moving to a lifestyle community can affect your pension entitlement and eligibility for rent assistance. For many people their pension will remain the same with the added possibility of becoming eligible for rent assistance reducing land rent costs. Will I be eligible for rent assistance? In most cases residents who receive a government pension are entitled to receive rent assistance which in effect will help reduce you weekly site fees.
