IF YOU happen to own a home in one of the country’s most exclusive areas, you can rake in the cash by doing nothing more than renting it out for a few weeks.

Just ask Neil*, the owner of a one-bedroom apartment in Cape Town’s Atlantic Seaboard, who is basically getting paid a huge amount for going on holiday.

He and his partner are heading to Hartbeespoort Dam to spend a month with family and friends in December. Colleagues gave them the idea to rent out their sea-facing apartment while they’re away.

“I initially got an estate agent in to help with the short-term let and they advised that I could ask for about R3 500 a day. I decided to try and market the property myself and so, took some photographs and put together a write-up on the property. I sent these to my family and friends who live overseas, to share with their friends.

“Within a week, I had someone contact me about renting it for the four weeks I was away. We negotiated the price and rounded the sum down to R90 000.”

Neil says that when he bought the property, he was told that it would be a good investment, and is now especially pleased that he bought one with an ocean view.

“If I ever move out I now know that my bond will be covered by short-term lets.”

WESTERN CAPE

Arno de Wit, of Pam Golding Properties Property Rental and Management for the City Bowl, De Waterkant, and Foreshore, says average holiday lets on the Atlantic Seaboard vary from R1 500 to R6 000 a day for apartments, and R9 000 to R50 000 a day for villas.

“The Cape Town holiday rental market is set for a post-pandemic boom this summer. Occupancy figures are expected to be high as

tourists locally and from abroad are anticipated to visit in numbers.”

Echoing much of this, Nick Pearson, the chief executive of Tyson Properties, says the price of short-term lets along the Atlantic Seaboard varies drastically, depending on the property and the time of year they want to rent.

“The average rate is somewhere around R10 000 per day, however, this price escalates in peak season and the most expensive I know of is a rental that Tyson Properties concluded, in excess of R100 000 per day.”

James Carney, a Double Diamond agent at Tyson Properties Atlantic Seaboard, says studio apartments in Sea Point range from R850 a night upwards for off-season rentals and normally reach R1 500 a night in the peak season.

“A modest four-bedroom home in Camps Bay can reach up to R25 000 per night over summer and more modern homes in the same area have fetched R70 000 per night.

“Large villas in Clifton and Bantry Bay usually fetch the highest nightly rental rates which, ultimately, go back to the value of the property. I have concluded rentals for over R100 000 per night for two-week rentals in Clifton. However, if clients want services added, such as private chefs, drivers, security, et cetera, then this nightly rate swiftly increases.”

This could be a “massive summer season” for Cape Town, with rates and occupancies expected to reach, and possibly exceed, preCovid levels, says Ross Levin, the managing director for Seeff Atlantic Seaboard and City Bowl.

Following the two-year Covid chaos, there is pent-up demand for travel from the local and international market.

Levin says most establishments are fully booked, and the expectation is for a full recovery this summer. International visitors are also eagerly looking to return to the sunny shores of South Africa.

“While flats in Sea Point and the CBD are more affordable at R2 000 to R20 000 per day, the average for the Atlantic Seaboard is around R15 000 to R30 000 per day, but can go as high as R500 000 per day for a super luxury villa in the likes of Clifton. These, however, are rare and often tend to be international bookers usually paying in dollars, euros or pounds, although wealthy South Africans have been known to pay as much

as R100 000 per night for a super luxury home on the Atlantic Seaboard.”

Ciska de Vries, short-term rentals agent for Seeff Hermanus, says their market has bounced back well, with bookings increasing by about 71.55%. This year, normal weekend bookings have doubled while long weekends and school holidays have been fully booked.

She adds that Seeff Hermanus’s short-term rental stock is booked well in advance for 2023. Guests are expected to arrive from around mid-December, with booked periods ranging from 14 to 21 days.

“After the difficulties of the Covid period, property owners can again look forward to earning good rentals this summer, although rates have remained flat and have come down in some instances. In view of the economic challenges, guests are still looking for a good deal, or they book for shorter periods as their budgets are more restricted.”

De Vries says short-term rental rates for Hermanus and surrounds vary, depending on the time of year and the property. You could, for example, rent from around R1 000 a day or even R3 750 to R7 750 a night for a top-end home.

Margie Smalberger, the rentals manager for Lew Geffen Sotheby’s International Realty in Knysna, compares the volume of rentals between the pre-Covid period and today:

2019 54 rentals over the festive season.

2021 17 rentals over the festive season.

2022 75% full and still receiving enquiries.

She says the franchise has eight properties available for the Christmas period. They range from R2 500 to R7 000 a night.

“There are an additional 18 properties that we usually rent out but they are being used by the owners/families this year.”

The short-term let market in Hartenbos was “very busy” last year, resulting in depleted stock, says Lezanne Schutte of Lew Geffen Sotheby’s International Realty in the area.

“But so far, this year seems to be quieter with fewer enquiries. We have six properties available for holiday rentals and, so far, there are bookings from December 23 up till January 3.”

She says rental prices have risen in the area and, unfortunately, owners aren’t willing to adjust their prices for now. Rates are between

R3 000 and R4 000 a night.

KWAZULU-NATAL

In KZN, David Cameron, Pam Golding Properties’ area principal in Ballito and Zimbali, says holiday bookings for December this year are better than last year.

“We are up 12% from last year and it’s only November. I believe we will fare well this festive season.

“Out of 21 homes we have listed in Zimbali, we have booked 12. Some of their owners will be using them themselves over the peak season. We have about eight properties available over Christmas as they have bookings over New Year only.”

He says the cost to book the available properties ranges from R6 000 to R12 000 a night for a three- to five-bedroom home.

Andreas Wassenaar, the licensee for Seeff Zimbali on the KZN North Coast, agrees: “Holiday bookings are expected to be back to preCovid levels, with people set to flock to certain areas such as the North Coast, Ballito, and Zimbali.”

Peak season rental rates have, however, been fairly flat since the pandemic.

“Smaller units range from around R1 500 to R6 500 per night, while luxury properties go from R6 500 to R12 500 per night,” he says.

The KZN South Coast also remains extremely popular for its fabulous weather, many Blue Flag beaches and holiday-friendly coastal towns and villages, says Joleen Giraudeau, the manager for Seeff South Coast.

It is also accessible for inland visitors and about one to two hours from Durban.

“The area is expecting an influx of holidaymakers over December. It is very affordable and most people book for one to two weeks, but many come for up to four weeks.”

She says the average rates are around R1 300 to R3 000 a night.

Sabrina Errico, Lew Geffen Sotheby’s International Realty broker principal in Ballito and uMhlanga, says the average rental is between R700 to R2 000 a night out of season, and between R1 500 and R4 000 in peak season.

“The rates can go as high as R8 000 to R10 000 per day for upmarket houses and larger apartments. We market only from Ballito to Sheffield, and in this coastal strip, I would say that Ballito and then Chakas Rock are the most popular areas.”

Semigration in SA, war in Europe boosting holiday home sales

IT MAY come as a surprise considering the financial stress many South Africans are under, but the purchase of holiday homes in coastal areas is increasing. In fact, the market is so active that some areas have run out of stock.

Living near the sea is a dream for many people, says Alexa Horne, the managing director of Dogon Group Properties. Added to the beauty, the tranquillity and the views, there is also an entire lifestyle that comes with coastal living.

“Take it up a level, and you get the homes that enjoy seafront locations, perched as close as possible to the ocean, with nothing to interrupt the sweeping views and easy access to sea and sand. These homes are in short supply compared to those that cluster behind them in coastal suburbs.

“For many, seafront living represents the dream of owning the best of the best – a property that stands out from the rest and sets one apart through its prestige and the sense of arrival that comes with being able to live in a home on the water’s edge.”

In Cape Town, the trend is no different, and coastal homes with seafront addresses in areas such as the Atlantic Seaboard, Simon’s Town and the Western Seaboard are commanding impressive prices. According to recent stats, coastal house prices continue to accelerate, rising by almost double that of noncoastal property prices.

However, she says, this is not deterring buyers who continue to snap up the primely located gems

– price irrespective. Seafront homes in Cape Town are in high demand from South African buyers who have semigrated from other provinces, as well as from foreign buyers, who are flocking to the city to take advantage of the spectacular climate and value for money offered to those brandishing foreign currency.

In the past year alone, Dogon has sold many seafront properties to local and foreign buyers from countries such as Germany, the UK, US and the Netherlands

In Plettenberg Bay, Hein Pretorius, the owner broker of Lew Geffen Sotheby’s International Realty in the area, says the market is “similar to what it was preCovid”. The main exception in the marketplace is that a lot more people are buying the homes for their permanent residence.

“More people are buying holiday homes than selling. Many people that had second homes which they used for holidays have now moved into them permanently, and some people are buying second homes which they will use for holidays for now but with plans to move into them at some point in future.”

Many who are selling are doing so to either upgrade or downscale.

He says most buyers are from Plett and Gauteng although, this year, local buyers are slightly ahead of their up-country counterparts.

“Gauteng buyers tend to be families moving here and some are still buying holiday homes. The majority of Plett buyers are either up- or downgrading or buying for

investment. They are buying across the board, but gated estates are preferred.”

James Carney, the property practitioner for Tyson Properties Atlantic Seaboard, says Cape Town has always been a popular destination for travellers from all over the world as the city offers experiences that rival even some of the most sought-after European destinations, at a fraction of the cost.

“The quality of our restaurants, wine farms and beaches are voted as some of the best in the entire world. This, mixed with the high concentration of modern and contemporary homes along the Atlantic Seaboard, makes for a very attractive destination.”

He says the holiday home market has returned to pre-Covid levels, but says there appears to be more wealthy South Africans (from up country) and continental travellers (from other countries in Africa) in general who are taking up a lot of the mid- to high-range villas.

“On the Atlantic Seaboard, areas such as Clifton, Bantry Bay, Llandudno, and Camps Bay are all popular for purchasers seeking holiday homes.

“Wealthy families from Johannesburg and Durban make up the majority of purchasers buying up properties in these areas, as well as clients from Europe – comprising of mostly German, British, and Swedish families.”

While there are some who are selling their second properties, Ross Levin, the licensee for Seeff Atlantic

Seaboard and City Bowl, says there has been “a significant uptick” in the buying of second/holiday homes this year.

“Buying has been buoyant and there is a shortage of stock for the first time in years.

“Buyers are made up of Europeans – who have always liked to summer in Cape Town, but we have seen the war increase the purchasing from this region with them wanting a foothold on another continent. Also, American purchasers continue to increase, along with up-country buyers.”

On the Cape West Coast, Michelle Livingstone-Louw, an agent with Seeff Yzerfontein, says holiday homes are in demand but there is a shortage of stock, often due to overpricing of older homes and buyers are not eager to pay higher prices. Sellers are mostly older people looking to move closer to medical facilities.

Paul Stevens, the chief executive of Just Property, says some of its offices, like Zululand, report an increase in the listing of second homes or rental properties, quoting affordability, rising interest rates, and cost of living as the primary reasons.

“The properties listed at the correct market price are selling quickly. Our offices in Mossel Bay, Stilbaai, Struisbaai and other coastal towns report stock shortages and frustrated clients who want to buy but don’t have many options.”

The current holiday market is extremely buoyant and showing much better results than previous

years pre-Covid, agrees Nick Pearson, the chief executive of Tyson Properties.

“Many South Africans have chosen to semigrate and set up permanent residence in what was traditionally known as holiday towns. A major factor being that people have learnt to work remotely and the time spent trapped at home during Covid made them realise that they want to be in a different space. People are now more focused on having a balanced life and want to enjoy family time – and the outdoors.”

For those who are selling their holiday homes, the reason is mainly that they have seen the upswing in value of their properties and want to capitalise on this current opportunity.

In KwaZulu-Natal, he says, the Midlands continues to be a popular choice for people who want to escape the city. Plus, it is a relatively short drive from Johannesburg and Durban.

The holiday home market compared to pre-Covid has been “very good”, says Sabrina Errico, Lew Geffen Sotheby’s International Realty broker principal in Ballito and uMhlanga.

In addition, she says there has not been an increase in people selling their homes. Those who are selling are doing so because they either don’t use them enough or they are cashing in to emigrate.

“In fact, we are still experiencing a shortage of stock,” she says.

The Ballito and Blythdale areas have few holiday homes on the market, and those that are up for sale are due to emigration, people moving to the Cape, or simply downsizing.

“We still have mostly Gauteng buyers, with many relocating permanently – and definitely more so after Covid. We are seeing more relocations than investment buys.”

On the province’s South Coast, Joleen Giraudeau, the manager for Seeff South Coast, says there had been a spike in sales of holiday homes during the mid-2020 to end2021 period as people looked to spend more time away from the cities.

Since then, holiday home sales have slowed due to the interest rate hikes and weaker economic outlook.

NEW, AFFORDABLE SENIOR-LIVING RESIDENCE IN BRYANSTON OFFERS FLEXIBLE OPTIONS

TRADITIONAL old age homes with medical care, while more affordable, are often associated with single rooms in a large institutional building, cramped living conditions and depressing surroundings. On the other end of the scale, there are high-end developments priced between R3 million to R4m for life rights a price tag few can afford.

A development in the heart of Bryanston, Monarchs Senior Living, offers units priced from R490 000 for life rights or a monthly rental starting at R6 250 a month. It caters for those who are independent and those who require assisted living or full time care.

With 84 new individual units, Monarchs is close to medical facilities and convenient shopping It is located on a secure 10 000m² property with lush garden and optional convenient services.

Nina Gomes, the general manager, says: “Senior living incorporates so much more than medical care. A hospitality approach focuses on lifestyle support services, such as a personal admin service that can help residents with tech support and there is a wellness centre on site

with a yoga studio and salon.

“We have regular shuttle services to surrounding shopping centres and a gardening service.”

Senior living developments increasingly appeal to younger residents (aged 50 and over) who are independent, want the freedom of a lock-up-and go, are active and seek an environment that is conducive to regular family visits.

“Our disruptive model allows seniors to be completely independent, but they can access additional services they’d like or need and only pay for what they use. For instance, each unit has its own kitchenette but there is also a catering service available if residents would prefer not to cook. They can enjoy their meals in their rooms or visit their families in a beautifully appointed bright and airy open area,” says Gomes.

“Monarchs’ residents remain in their specific unit for life. We’ll bring care services, like nursing, to your room instead of uprooting you and moving you to a frail care facility if you require more intensive medical care. Living in their own units also helps residents retain their

dignity and independence for as long as possible and keeps costs down, with enhanced care only charged on a transparent ‘as you-need it’ basis.”

PLAN FOR SENIOR LIVING BEFORE YOU NEED IT

There has been positive demand for units at Monarchs in Bryanston, which has 84 individual units with private patios or balconies.

A fixed, transparent monthly cost covers maintenance and the infrastructure. There is also a menu of available services, which are billed only when used. Units can be rented or purchased with a life right, allowing for financial planning with no surprises.

A life right means you pay an upfront amount and this gives you, as well as your spouse, the right to occupy and enjoy your unit for the remainder of your life. There is no transfer duty or VAT payable. Should you pass away or leave, a minimum of 70% of your original capital is returned which can be bequeathed to your heirs. Alternatively, you can rent a unit at a fixed monthly rate. Visit www.monarchs.co.za or call 010 065 1377

THE INTERNATIONALLY recognised Sitari Country Estate being developed by the Amdec Group is one of the most iconic lifestyle estates in the Helderberg basin and the Cape.

It offers a contemporary country lifestyle in beautiful surroundings and has proved immensely popular.

Just released to market are 53 free-standing homes in Pettigo Crescent, which represents a pocket development within the greater estate that is complete, with roads, landscaping and finishes impeccably delivered.

Claudius Combrinck, the managing director of Sitari Property sales, says Pettigo Crescent is a fully developed precinct within Sitari Country Estate.

“The decision by Amdec Group to first complete the homes prior to releasing them to market is an industry anomaly and certainly a welcome surprise to prospective purchasers. It also speaks volumes in terms of the effort by Amdec Group to entrench Sitari Country Estate as the firm favourite in the Helderberg basin.

“All the homes in the precinct are available for viewing, and no less than three have been beautifully furnished as show properties.”

They have prime positioning, offering access to Olive Grove Park and estate amenities, including the scenic cycling and jogging route.

Developed in partnership with Kevin Gadd Architects, the homes present three to five bedrooms, with two to 3.5 bathrooms, and vary from 190m² to 350m². They are ideal for family living and exceptionally well-priced, starting from R3 750 million for a three-bedroom, two-bathroom home with a double garage, to R5 995m for a five-bedroom, three- or 3.5-bathroom home, with a double garage

The prices include VAT. There is no transfer duty, transfer cost or bond cost payable.

The premium homes present an upmarket

property opportunity that has been meticulously detailed in every way.

There are 14 configurations, each including a double garage with direct access, an open-plan lounge and dining room with exposed trusses, a contemporary kitchen with scullery and a yard, and a covered patio. Seven of the homes are double storey.

The design of each Pettigo Crescent home has been carefully curated by incorporating contemporary, stylish and homely features, complete with two exterior and interior finishing moods applied – Midnight Moon and Earth Awakening . Midnight Moon features a palette of largely white, greys and charcoal, while Earth Awakening includes soft neutral tones.

Fittings and finishes include a free-standing 90cm Bosch oven and integrated extractor, quartz countertops, aluminium doors and windows, exposed trusses in the living area, Hansgrohe and Geberit sanitary ware, vinyl flooring and large-format tiles, LED downlights and a solar geyser.

“These premium homes offer familyoriented purchasers easy access to a first-rate security-conscious lifestyle estate. You could be celebrating this festive season in your brand-new home, without the hassle and uncertainty of having to build from scratch. A low deposit of 5% is required and 100% mortgage finance is available,” adds Combrinck.

The estate offers everything residents could possibly require for their day-to-day living, including a Curro independent school and a crèche, Sitari Village Mall, an on site coffee shop, residents-only gym, and various pocket parks.

TIME after time, Cape Town is ranked as one of the greatest cities in the world in which to live. The top features listed are its scenic beauty, “an easy place to relax” and the variety of things to do.

Undoubtedly, Cape Town, and by extension the Western Cape, has become a sought-after destination to live for people nearing or in retirement.

Harry Pretorius, the Noble Resorts CEO and developer, says Noble Resorts is “actively developing estates in the Western Cape because of its strong economic performance and great lifestyle.
