Minimalist Living! What's that? How to live with less so you can do more! By Kate Johnson

We tend to get overrun by "stuff" that doesn't add value to our everyday lives. Be honest with yourself and ask when was the last time that item was used? Minimalist living begins with you wanting to make a lifestyle change and allow your family to enjoy simple pleasures. Money can buy a lot of

benefit the family’s future. By letting go of items that don’t affect everyday life, you can afford to do more. Don’t lose yourself by getting rid of clutter, keep the items that make you, YOU!

How to Rid Your Home of Clutter! Many times we feel as if we can’t go without certain luxuries. If you get creative, you’ll see “luxuries” aren’t necessary, and money can be saved for a big vacation or item you’ve been saving for! Minimalist living is a lifestyle not just a one time deep clean! You have to think about your future purchases and be dedicated to following the plan you and your family have set for the household. This includes working as a team! Each individual has to buy into a new way of thinking and dedicate themselves to the lifestyle. Decluttering their personal items can be done on their own time. Have family discussions on where to start and what the future will look like for your home, and let the adventure begin! It’s an exciting first step!

“DON'T LOSE YOURSELF, KEEP THE ITEMS THAT MAKE YOU, YOU!” Start going through a single room. Gather everything you don’t use on a daily or weekly basis. This can be difficult. Your house will feel like it’s in chaos, and you may have trouble letting go of items you feel still hold value. You have to buckle down and know that this will

Make those unique items the centerpieces of your home’s decor. For the items you decide to get rid of, sell, donate or throw them away. You will be more proud of the items you keep and will buy in the future! Your stress will decrease and more of the household chores will soon become everyday habits versus daily drags. Organization and minimal items are key to maintaining a minimal lifestyle.

MAKE A LIST, CHECK IT TWICE! The most important thing to remember when starting the transition to minimalist living is working together with your partner and come up with how you want to make this lifestyle work for your family. Make a list, and stick to it! Pick a room to focus on and start clearing it out. Only keep the amount of items essential for your family that will be used on a daily to weekly basis. All the extra can be stored, sold, donated or thrown away. Create a clean environment for yourself. Monitor your future purchases to make sure they work within the plan you've set.

ENJOY LIFE NOW THIS IS NOT A REHEARSAL

hen it came to finding her dream home, Jan searched new listings for months, but never found quite what she was looking for. She decided she would have to build her dream home. After all, she was no stranger to building. Her late husband was a contractor, and they had built two homes together. This would be the first home she would build without him.

18 |

CAPITAL LIFESTYLES ď‚š SUMMER 2018

Wonderful things happen when you assemble a talented team to build your home. Jan had a clear style in mind with detailed requirements for her new home, and she put together a team of the best professionals who shared her vision of design and build. Working with Paulette Kreter who helped her with the plans and building specs, she was able to develop the picturesque home of her dreams. During her meetings with Paulette, they

went through all of her inspiration photos and floorplan ideas. The final plan interpreted exactly what was in Jan’s mind. It was tempting for Jan to act as general contractor, but she thought better of it. She met Dean Holtmeyer, and right away she knew he was the builder for her. She really

liked how he is on-site with his crew and that he is so accomplished in his craft. She’d ask him, “Can you do this…?” and he would reply, “I can do anything.” He was able to implement all of her requests and offered creative options to make her dream home everything she imagined.

When you step through the beautifully crafted front door, you are welcomed by an expansive open concept great room. Mike Huffington, a good friend of she and her husband, built the front door, the wood mantles and the rough-hewn beams. Working with Mike has brought familiar elements inspired by their previous homes while giving this new home a soul of its own that will help shape her future. Beautiful wood floors unify the rooms,

and Jan’s thoughtful use of different paint colors and ceiling heights define each living space. Of course, the fireplace is a statement piece. The natural stone surround is made to look like dry stack, and when the light catches it just right, it glistens. The beautiful mantle is just the right choice. It complements the beams on the ceiling and adds texture to the cohesive design.

When it was time to furnish her home, she was able to use what she already had combined with some things her daughter gave her. Her husband built the red cabinet years ago for a big screen TV. She reimagined it by painting it red and having doors built for it. The use of her furniture choices infuses the home with livability. The mix of well-loved antiques with modern furnishings create a transitional feel in this cozy room. The large patterned rug offers comfort to both two and four-legged residents.

DETAILS The floor to ceiling cabinetry is accented by illuminated reeded glass inserts. Because of a happy accident with a few of her cabinets, she was able to utilize a couple of extra cabinets to have a “dirty” kitchen in her pantry. She topped them with a bit of remnant granite and created a space that is perfect to use as additional prep and holding area when she entertains family and friends. Every detail was carefully chosen, from the faucets to the finishes on the appliances and even the placement of the handles. She placed them horizontally on the door and drawers. It is the combination of subtle details that raise this kitchen to a higher design level.

Kitchens are always the heart of any home. Jan knew she wanted blue cabinets but did not want to pair them with white uppers. She wasn’t able to find inspiration photos of blue cabinets combined with wood, so she forged ahead and her skilled cabinet maker from Alpine Cabinets in Marionville created her beautiful kitchen. Precise craftsmanship and planning can be seen in the quality of the cabinetry. In the adjacent dining area, she paired her round table with the gorgeous dining chandelier, that has both glamorous and classic elements. The intimate space goes along with the theme of livability and warmth in this home. The room is filled with natural light to add to the open breathable feel.

The room was framed so that storm door panels would cleverly create the exterior walls. They are low maintenance and can be removed so that screens can take their place in the warmer weather. The elk antler chandelier has hung in two of her previous homes. She bravely painted it white to offer a stunning contrast with the teal tongue and groove wood on the ceiling, beautifully accenting this inviting room with a 180-degree view. The slider doors were important to the design. They conserve space while visually enlarging the living area. With her dogs by her side, Jan has enjoyed relaxing and reading in her glass enclosed porch. The comfy seating and cozy fireplace offers a welcome retreat.

In the master bedroom, Jan chose a soft gray for the walls, and on the ceiling she chose Britannia blue. THE BEDDING IS A FUN CHOICE TO ADD A BIT OF WHIMSY TO THE ROOM Jan’s mom and dad’s first bed has a place of honor in one of the spare bedrooms. She chose a soothing shade of purple for the walls, and the bedding is a fun choice to add a bit of whimsy to the room. Louvered shutters provide privacy and make the room suitable for napping. In the other spare room, she chose teal for the wall color, and she made the roman shades for the windows. The furnishings belonged to her grandmother. She fondly remembers working with her father to paint and distress it. The bedding features a fun pattern bringing extra life to the room. The furniture, fabrics, artwork and window treatments all contribute to the texture of each of these welcoming rooms.

One of the very last things Dean did was put up the shutters. The brick ledge posed a challenge regarding the type of shutter they could use. The solution. Sliding barn door hardware. They created a very unique look that complements the craftsmen style architecture. Jan was lucky to find the large lot that offers a beautiful view of the well landscaped private setting. They brought in tons of shot rock to level the lot and create the perfect placement of the home. The classic landscape choices enhance the timeless characteristics of the craftsman architecture. The exceptional use of horizontal lines in the pairing of brick, siding and heavy timber gable treatments pair beautifully with the quintessential craftsman tapered columns to enhance the unique sense of the home. A timeless rustic contemporary approach to traditional architecture creates a stunning exterior impact. The relationship Jan shared with Dean and his team of truly talented professionals fostered a wealth of great ideas which were flawlessly executed…much in the way the craftsmen who originally interpreted the Arts and Crafts movement. The home is truly the embodiment of the craftsman aesthetic… Simple living and high thinking. Where simple pleasures are appreciated and embraced.

CONTEMPORARY

COMFORT

I

mmediately upon entering this home, it’s easy to see that this isn’t a cookie-cutter design. It took time, patience and knowledge to put everything together. Homeowner, Derek Leffert, spearheaded every aspect of the project from beginning to end. The home is 100% custom. He brought his ideas to the table and assembled a team of craftsmen to make them come to life. This skillfully crafted home showcases the modern esthetic perfectly. Since few homes in central Missouri boast this contemporary architectural style, the team took the opportunity to stretch themselves and help Derek execute the design. An open floor plan was on the top of the must have list for Derek. He wanted to make sure this home was accommodating and welcoming for guests and groups of people. Modern comfort abounds throughout this home. Since he meant the home to be a relaxing retreat, the goal was to fill this room with personality, function and simplicity. He chose a black and white color scheme that runs throughout the home as a neutral background which creates a monochromatic effect.

Comfortable, modern upholstery in durable black and white leather creates an environment that encourages calm and relaxing vibes. The geometric design of the fireplace complements the large two-story windows. Watching the flames flicker in the eight-foot fireplace is mesmerizing. Unique, and thoughtfully selected accessories add to the modern look. The art featured in the fireplace niches are statement pieces.

Natural light floods the open living room. The powerful use of windows and light brings the outside in and makes the already expansive space feel even larger. The railing design combines the organic beauty of maple wood with the modern aesthetic of an unobstructed view that only this type of metal structure can provide. Derek drilled all of the holes for the cable. It was a labor-intensive process, but the result was well worth it.

PERFECT FOR CASUAL

ENTERTAINING The gourmet kitchen looks onto the expansive two-story great room. The contemporary quartz countertops are balanced with the warmth of the stacked stone kitchen backsplash. State of the art stainless steel appliances accent the black cabinetry. He chose simple, clean lines in the cabinetry which continues the contemporary design. The kitchen island features a raised bar height countertop. It’s perfect for casual entertaining or for everyday meals. The design goal was to create a multi-use space with a relaxing feel. Instead of a formal dining room, Derek chose a more casual plan. The dining room is open to the kitchen creating a casual flow that encourages interaction. WWW.CAPITALLIFESTYLES.NET

The ensuite bath features his and hers floating vanities with accent lighting. 12x24 tiles from the floor were brought up into the expansive shower and surrounding the oversized jetted tub. The geometric motifs and materials are used to create a space that is contemporary as well as luxurious.

The home was designed to keep the public separate from the private areas. The bedrooms are on the second level and are accessible from a hallway that is open to the lower level. The view through the second story windows lets you feel as if you are in the tree tops. The master bedroom was designed to create a space with ample room for everyone. Many nights they spend the whole evening in there watching Netflix and playing games. The kids often pile in there playing games, watching TV or reading. It is nice for everyone to be together in this comfortable space. The architectural details of the ceiling add drama, and the paint colors are the perfect foil for relaxing and kicking back. The kid’s rooms feature ample space. They were designed to bring out their individual personalities. Function and creativity were important considerations when making their choices. He wanted to continue the contemporary design and clean lined vision used throughout the home. Each room has a different aesthetic, yet the elements of comfort keeps their rooms consistent with the home’s contemporary edge.

You can go downstairs and have everything you need within a few steps. A casual seating area in the center of the space is the perfect place to relax and watch TV. Derek has a comfortable home office that could also be used as a fifth bedroom. To provide privacy, he chose French doors which feature a glass panel design to bring in the contemporary feel. One of the kid’s favorite places in the house is the home theatre room. There’s even a fully stocked snack bar with a beverage center close by for all to enjoy. The stamped concrete deck is a great space to kick back and enjoy the view of the two-and-a-half-acre setting. While the design of the space has more of an indoor styling, it connects to the outdoor area. The railing echoes the linear design of the interior railing system, only this one is wood and aluminum pipe. He incorporated plenty of out-door-friendly details, like durable outdoor fabric on the sofa, a fire pit, sound system and the water-resistant canopy to provide shelter from the elements.

Five pointers

for colorful container gardens all summer long...

Nothing is more welcoming than summer containers overflowing with colorful blooms. It’s easy to reimagine your outdoor space and create a beautiful colorful garden when you ...

Start with the right container. Size and scale matter when placing plants in your outdoor space. The pots should be one-third the height of the mature plants in order for them to look balanced and grow to their potential. Go big or go home when choosing pots and plants for large spaces. There’s nothing worse than choosing a plant and being disappointed because it is way too small for the space.

Here's the dirt. The best soil is a mixture of peat moss, compost and a little sand for drainage. Perlite or vermiculite could be used instead of sand. The organic material is a source of nutrients that will feed your plants all summer long. If you prefer to take a simpler approach to planting, you can also choose potting soil that includes fertilizer.

Choose young healthy plants. The healthier your plants look, the more quickly they will adapt to their location and container. Look for plants with lots of blooms, fresh green leaves and sturdy stems.

Go with 3 varieties of plants. For an impressive designer plant display, go with three varieties of plants. Be sure they require similar light and water requirements. Vary the height by choosing a taller upright plant for structure, add a showy filler plant that will provide tons of color and then soften the edges of your container with a plant that will gently cascade over the edges. Be creative and have fun planting what you love!

Feed, splash and pinch! Regular feeding with water-soluble plant food every two weeks or granular fertilizer every 6 to 8 weeks will give your plants the nutrients they need. If your leaves are yellowing and your plants are growing slowly and not flowering the way you’d like, then they need to be fed. When deciding whether your plants need water, check the top couple of inches for moisture. If it’s dry, your plant could use a drink! Finally, when you pinch or deadhead old blossoms, you’ll be rewarded with more prolific flowering. Use a scissors or pruning shears to avoid tugging at the plants and injuring their roots. TRANSFORMATION

HAVING A LEVEL BACKYARD TO ENJOY CAN BE A CHALLENGE FOR MANY IN JEFFERSON CITY. In the case of these homeowners, they had one of those very steep hills in their backyard and wanted to transform it into usable space. They had seen some of United Landscaping’s work and asked them for ideas on how to approach the design and construction.

| 69

WANTED DEAD OR ALIVE

They met and discussed their options…. the placement of the patio and the height, design and materials for the retaining wall. There was so much to consider. They looked at a variety of products from Stockman Stoneworks and considered their options. Their large selection of products and colors gave them many wall, railing and paver design possibilities. The finalized design included a stone sitting wall, propane fireplace, lighting on a dimmer switch and solid stone steps that lead to the lower yard. Because they had a detailed plan which incorporated everything they wanted in their outdoor escape, the project turned out beautifully. They now have an outdoor area they can use for intimate evenings or big family gatherings. Because of the expanded usable outdoor space, they’ve also added value to their home. Any outdoor area can be transformed! Just imagine the possibilities, put together a detailed design plan and work with people who can bring your ideas to life.

hen these homeowners purchased their home, they knew they would be embarking on a remodel project to make it their own. It was in a neighborhood that they loved, and they knew their two boys would enjoy. It already had a comfortable roomy floor plan with good bones and striking visual appeal. But, it didn’t have the aesthetic that they were wanting for their active family of four. When the sledge hammers were finished, they had opened up walls, replaced the French doors on each side of the fireplace with windows, removed the trifecta of round columns defining what is now the dining room and removed all of the flooring. From start to finish, Ryan Schrimpf Construction took 30-days to complete the interior redesign.

The living room is a space where modern-organic elements really come to life. The combination of the white leather sectional and chairs with an earthy toned geometric print are anchored by an oversized coffee table. It looks like a huge chunk of granite, but it’s actually laminate. They kept the original built-ins in the living room. They were lucky to find a

home with beautiful millwork, and they chose to incorporate these existing elements whenever they fit their design vision. The striking fireplace is a focal point in the living room. Its linear design is enhanced with rugged lines of the stacked stone. They didn’t add a mantle, so their use of restraint allows the structure itself to make a modern statement. WWW.CAPITALLIFESTYLES.NET

| 77

When they purchased the home, the original fireplace was flanked by two French doors. In order to enhance their connection to the outdoors, they removed both doors and added large windows for an unobstructed view. Finally, the staircase was completely redesigned. Theresa Heckman and Mike Saucier collaborated to develop this unique design. They combined metal, glass and barn wood…it’s a little bit country and a little bit rock–n–roll. The result

speaks to the contemporary clean-lined design and their affinity for rustic accents. The entry table is a 500-pound tree root that has been preserved and accented with gold. She created an interesting vignette with three simple elements…the table topped with a simple bowl and large mirror with geometric designs.

The homeowner’s sense of style is reflected in the dining room. They opened up walls and removed dated columns to create a comfortable room. The new columns are clad in wood from the homeowner’s family barn. Contemporary art and large scaled lighting are combined with the rustic wood table and upholstered and wicker seating. They’ve layered comfortable easy-going furnishings and accessories to create an environment which encourages good conversation and companionship long after dinner is over.

the kitchen is...

light & airy

They transformed the strengths of the existing kitchen to make it their own. The custom cabinetry and countertops were beautiful, but the homeowner’s eye for details lead to replacing the hardware. They also brightened the space by adding recessed lighting. But, the biggest change to impact the room was removing the tile floors and replacing them with the warmth of 8” hickory wood plank flooring. Now the kitchen is light and airy, and it’s a place where anyone would love to cook. The kitchen originally had two islands, and the eating area was placed in front of the windows at the far end of the space. They didn’t see a need to have two islands, so they removed one and replaced it with their casual dining table and chairs. Converting the space from an eating area to an intimate place to watch TV was a much better use of the space. The new use of the space allows for family activity to naturally flow from one area to another.

This setting is the perfect example of how a pool scape is more than the pool. Every component—from the lounging area with a cozy fireplace and large TV, to the fully-equipped outdoor kitchen, and the reflective quality of the water—blends beautifully with the home’s style. How better to enjoy the outdoors than to have a pool be at the center of the fun. The boys are always having friends over to enjoy the pool. Bringing family and friends together for good food and lots of laughter is a regular occurrence.

P

lanning a wedding with your daughter is an exciting time in anyone’s life. For Theresa Heckman of Heckman Interiors and Gabrielle Heckman Scheuler, her daughter, it became an opportunity to deepen their already special relationship. Theresa spends her days planning and designing stunning homes for her clients. She has a wellhoned eye for creating beautiful florals, adding color, texture and pattern with paint and fabrics and choosing building materials to create a distinctive design. When they began their wedding planning, she listened to her daughter’s vision of her perfect wedding. Gabrielle had the luxury of being able to work with her talented mom. The bride and groom chose The Millbottom for their reception venue. The industrial elements and voluminous interior was the perfect place to have their vision come to life. The beams were transformed with draping, reimagining the industrial building into a formal and elegant fantasy. The juxtaposition of the industrial with the softer wedding design resulted in a truly glamorous look.

It's All in the Details. The wedding was customized by finding tiny details that spoke true to Gabrielle’s vision and personality. The thoughtfully chosen design details brought out the best of the venue. From the tents set up outside to the use of varied table arrangements, each decision they made honored the emotions and impressions they wanted to create for this special day. They added personalized vignettes in entryways and high traffic areas in order to create a unique experience for their guests. WWW.CAPITALLIFESTYLES.NET

Personal touches made their wedding unique and memorable. A perfect example is their decision to have an artist at the reception painting a canvas as a special keepsake of the day. Just imagine what the painting will mean to the couple and their children as they mark their years together.

mother's love The culmination of many little decisions made their guests feel like every moment and detail was considered to showcase what was special to the couple. They exercised patience, exquisite attention to detail and Theresa’s natural gift for the creative to make a setting that looked intentional, striking and of course romantic. Theresa’s intimate connection to the bride and groom was her inspiration when weaving their story into the design. She spent countless hours hunting for just the right décor and fashioning handmade touches to make sure everything looked fabulous. Skillfully creating enchanting florals, luxe reception décor and intimate lighting translated their ideas into reality, weaving personality and sophistication through the event. When their guests arrived, they were wowed by the interpretation of two hearts joined together and reflected in a design that came from a mother’s love.

SUMMER STANDOUTS Greetings film fans! Another hot and exciting summer has come our way which means that it’s time once again to take a glance at some Hollywood blockbusters which will be making their way to Jefferson City within the next few weeks, and man what a season it has been thus far! Of course, we’ve been getting our usual sequence of franchise sequels and cinematic universe expansions, but some pretty unique and exciting stuff has been happening in the indie scene that I wanted to draw attention to!

Some exciting stuff is on the way,

SO HERE WE GO!

The Incredibles 2 (PG) I’m not sure if you all have noticed, but recently...superheroes are a pretty big thing, so now seems like just as good a time as any for Pixar to step back into the ring and give us their long awaited follow-up to one of their most beloved films! I will be the first to admit that the world of animated film has been dull the past couple of years with examples like Isle of Dogs only occasionally breaking the mold, but I am nonetheless excited to see this continuation of a Pixar story that is very near and dear to my heart! Brad Bird is back in the director’s chair and stunning animation is no doubt guaranteed. This is promising to be yet another family-friendly delight that this studio consistently turns into an art form! Here’s hoping it lives up to the hype!

Sicario 2: Day of the Soldado (R) Crime stories are a consistently entertaining source of thrills not just in television, but on the big screen as well! However, I never imagined that something like Sicario would ever get a sequel as it seemed like a very self-contained thriller that didn’t leave much more room for expansion. Then again, there is still a part of me that is curious to see where it does end up even if it isn’t necessarily something we demanded to continue. With Josh Brolin already giving us two unforgettable villain performances in Thanos and Cable, there is no doubt that the man knows how to do cold charisma well, and more of Benicio Del Toro as the cold-hearted assassin we saw in the first film may be just what the doctor ordered! Here’s hoping for a whiteknuckled film that delivers bravado as well as bullets!

Jurassic World: Fallen Kingdom (PG-13) Velociraptors, triceratops, brontosaurus, and of course the Tyrannosaurus Rex! Since we were children the lost world of the dinosaurs has captivated us with its wonder, mystery, and awe of a period in time where the most beautifully savage animals roamed the planet, and this year we get to visit it once again! While this franchise has admittedly never recaptured the majestic awesomeness of Spielberg’s original 90s sci-fi masterpiece, it has nevertheless managed to bring us some genuine summer thrills, and this latest installment promises to deliver more of exactly that! With Star Lord himself in the lead role and all our favorite prehistoric reptiles set to return, here’s hoping that we will be able to relive that sense of childlike wonder as we enter the park once again!

Ant-Man & The Wasp (PG-13)

The multi-million-dollar Marvel superhero train just keeps chugging along with a sequel which may seem small in comparison to two other standout hits we’ve gotten this year in Avengers: Infinity War and Deadpool 2. This installment is nonetheless welcome for the fans! With the Avengers scattered into the winds and pressure on super-powered individuals tighter than it has ever been before, the incredible shrinking superhero hits the road with a new sidekick and high-tech gadgets which will no doubt deliver all the visual thrills, exhilarating action scenes, and smart humor that everyone has come to expect from this ever-expanding cinematic universe! You don’t have to be huge to be a hero, but it does help to have yourself a good team, and the Avengers is a team that I would be proud to be on!

Mission Impossible: Fallout (PG-13)

The long-running action franchise in which Tom Cruise consistently displays his genuine affection for the art of stunts blasts another round of action this July, and it’s one that promises to deliver the franchise’s most ambitious installment yet! Secret agent Ethan Hunt and his team of legends are on the run after a mission goes horribly wrong, and there’s no doubt that as the stakes rise, so too will the edge-of-your-seat action scenes become faster, harder, and swifter with every passing minute! If you’ve been a fan of this series since the original, there’s no doubt that you won’t want to miss this one, or rather, it’s a mission you’d be sure to accept!

Hereditary (R)

This independent horror release is one that I have avoided looking into deeply as I often love to go into horror films not knowing what to expect. However, with many early reviews raving about it being a spiritual successor to the Exorcist as well as critics citing it as the scariest film of the year thus far, there no doubt that this Fright fan will be seeing it as soon as he’s able! With a dark and ominous trailer that hints at something both frightening and intellectual in equal measure, I can’t wait to see what this thing has up its sleeves and I sincerely hope it will be worth the wait!

The Meg (PG-13)

And finally, what would the summer movie season be without a good and cheesy shark movie sinking its teeth into the multiplex!? While most people are quick to write off shark movies and other creature features as little more than SyFy Channel B-flick fair, recent films like 47 Meters Down and The Shallows have been proving that the sub-genre does have some bite left in it. With hardcore action star Jason Statham pitted against the infamous super-shark Megalodon, this is sure to at least deliver some cheesy thrills that anyone looking for a simple good time will find delightfully endearing! We’re definitely going to need a bigger boat for this one, because that is definitely a gigantic sea-Beast!

out of the

the fire...

S

omething beautiful can come from something devastating. Losing a family home to fire has to be one of the most tragic things that could happen to someone. The family who owned this sixties rancher know that all too well. In the middle of the night, they awoke to a fire that started under their covered back patio area. It spread across the back of the house and into the downstairs. The fire reached the main floor of the home and did the majority of the damage across the back side. The downstairs was a total loss, and the main level had several places where the fire burned holes in the floor.

As with all fire damaged structures contemplating rebuilding, the debris cleanup needed to happen prior to re-construction. Much of the structure was intact because of the concrete block construction prevalent when the home was originally built. Rainbow International came in and did all of the clean-up. They removed all the damaged materials and treated and sealed anything that could be saved before they could begin putting it back together. Removal of the damaged sheetrock and cabinets allowed them access to update HVAC, electrical and plumbing systems.

ultimate kitchen

for cooking

Sanning Construction worked with the homeowner to rebuild the house and get it ready to be sold. This gave them a unique design and construction opportunity. They could make design and floorplan changes to bring the home up to current lifestyle trends. The fire changed the opportunity for more than just cosmetic finishes in the house: It transformed everything from the studs in. Prior to the fire, the kitchen was a typical L-shape. They reconfigured the work triangle, added a peninsula, and totally tricked out the new kitchen with custom cabinets and stainless-steel appliances. The simple shaker cabinet door paired with a marble-look laminate counter top created a light and airy kitchen that functions beautifully. They took advantage of every bit of space possible to maximize the storage and counter space making it an ultimate kitchen for cooking.

As you would expect from a home of that era, the original floorplan was much more closed off. Walls were removed, and the main living area of the home was completely opened up in order to re-build the home with wide open sight lines. The new stair railing leading to the downstairs family room has become a centerpiece of the design. It separates the front entry from the new dining area without enclosing the spaces. The new modern plan brought quality details to the home’s design. New wood flooring was laid throughout the main living areas, and white trim carries throughout the home. The backsplash in the kitchen features glass pencil tiles. New can light and pendant fixtures with wavy glass globes illuminate the space and highlight the cabinetry. The entire space is bright and happy combining distinct design choices to appeal to the new homeowner. The renovated home quickly captured the attention of Heather Brown, a local realtor with two school age children. She understood what an amazing opportunity it was to have what is basically a new home in the desirable West School District. She owned two homes, but she took a leap of faith and made an offer on the house. She was stressing about owning three homes as a single parent. She worked tirelessly to get the rental home on the market, then she found someone who wanted to buy her home. It also needed a lot of work, but they were willing to take it as is. The two months that she worked tirelessly to have everything fall into place was well worth it. She was so happy to be able to move her family into this home. “All of the design decisions match my taste perfectly,” said Heather. The way they combined modern architectural choices created the urban chic look she loved. Her furnishings and accent pieces fit right in, and she cleverly mixed modern pieces with vintage finds to harmonize with the transformed home.

wonderful thing The exterior of the home received a complete update by painting the red brick grey and adding rustic wood shutters. The crisp white on the new windows and soffits offer contrast with the painted brick. A brick path takes you to the front entry with two cute red rockers. They are the perfect place to sit and enjoy the colorful flowers in the gardens that surround the home. When Heather began working in the overgrown landscape beds, she happily unearthed plants and large boulders. Tim and Cheri Morrow had lived in the home back in 2004 and planted the majority of the landscape over 14 years ago. Now, after much pruning, weeding, fertilizing and planting annuals, the garden club has asked Heather to be on the tour next year!

It took 10 months to rebuild the house that Heather and her family love. The house remodel was skillfully executed, and Heather seized the opportunity to make it home. Out of tragedy came a wonderful thing.
