In this special MIAMI issue, we explore the powerhouses reshaping the city: the exquisite Jean-Georges Residences, the daring glamour of Dolce & Gabbana real estate debut, and the visionary Indian Creek Residences & Yacht Club by Kobi Karp—who shared his passion and architectural foresight with me in an inspiring conversation.
We honor art as the heartbeat of Miami, featuring Gary Nader’s iconic Sculpture Garden in the Design District and the ever-evolving cultural force of Art Basel. On our cover, Robert Indiana’s iconic “LOVE” sculpture becomes our emblem—a timeless symbol of the pulse and poetry that define this city.
We also step into the thrill of the 1000 Miglia Experience and the elegance of the Rolex Grand Finale, while diving into exclusive insights from investors at SuperReturn—discussing trends in private capital, energy, family offices, and national security.
A reminder that Miami isn’t just vibrant—it’s strategic. A magnet for visionaries and a launchpad for legacies.
But above all, this is a story of love—for Miami, for creation, for its people, and for the bold dreams that become reality here. Miami is more than a destination. It’s a global hub. Shaping Miami’s Cultural Landscape with Vision & Art
- Gary Nader in an exclusive conversation with Ilona Lee
In this exclusive conversation, Gary Nader shares the inspiration behind the park, his vision for integrating monumental art into Miami’s evolving landscape, and the profound impact that public sculpture can have on shaping the soul of a city.

In the heart of the Miami Design District, where art, architecture, and innovation converge, stands an open-air testament to the power of sculptural storytelling— Nader Sculpture Park.
A visionary extension of Gary Nader’s lifelong dedication to art, this dynamic space brings monumental sculptures into the public realm, transforming Miami’s urban fabric into a living gallery.
As one of the world’s most influential Latin American art collectors and the founder of the Nader Art Museum, Gary Nader has spent decades championing artists who push boundaries, challenge perspectives, and redefine cultural narratives.
His passion for sculpture—an art form that transcends time and speaks in the language of form and space—is evident in every carefully curated piece that graces Nader Sculpture Park.

Q & A
Ilona Lee & Gary Nader
Ilona: What inspired the creation of Nader Sculpture Park, and how did you envision its role within Miami’s cultural landscape?
My passion for art and deep love for Miami led me to dream of a space where the community could connect with world-class artworks in an accessible and immersive environment. Thus, the Nader Sculpture Park was born, an open-air gallery that seeks to enrich the cultural identity of our city. I want Miami to be recognized not only for its beaches and nightlife but also as an epicenter of high-level art. This park is my contribution to making art an integral part of our community's daily life.
Ilona: How do you curate the selection of sculptures, and what themes or messages do you hope visitors take away from their experience?
Each sculpture in the park has been selected with both heart and mind, aiming to represent the diversity and richness of contemporary art. By bringing together works from internationally renowned artists, I hope visitors embark on a journey that celebrates human creativity. I wish for every person who walks through the park to feel inspired, reflect, and discover new perspectives about the world around us.

Ilona:
How do you see the intersection of art, nature, and urban spaces evolving in the future?
Gary:
I firmly believe that the future of our cities depends on a harmonious integration of art, nature, and urban spaces.
The Nader Sculpture Park exemplifies how we can create environments that nurture the human spirit, offering havens of beauty and contemplation amidst urban hustle and bustle.
I hope this model inspires other cities to value and promote the presence of art in daily life, fostering more connected and culturally enriched communities.

The Vision Builder: Kobi Karp & Architecture of Tomorrow.
- Kobi Karp in an exclusive conversation with Ilona Lee
There are architects who build structures—and then there are visionaries who shape the soul of a city. Kobi Karp is undeniably the latter. Since arriving in Miami in 1988, Karp has been a defining force behind the city’s architectural renaissance, leaving his signature on a breathtaking array of projects that have reshaped its skyline and global identity.
From the legendary Four Seasons Surf Club and the exclusive Six Fisher Island Residences, to the eco-luxury of 1 Hotel South Beach, the elegant Château Beach Residences, and the refined serenity of the Indian Creek Residences & Yacht Club, Karp’s work reflects a mastery of design rooted in both place and purpose. His impact also reaches across neighborhoods, including Wynwood’s creative rebirth with Wynwood 25 and Gateway at Wynwood, as well as international developments in Dubai, Honduras, South Africa, and beyond.
But Karp’s genius lies not only in what he builds— it’s in how he builds. Rooted in values of authenticity, sustainability, and human connection, his architecture doesn’t just elevate the skyline; it shapes the spirit of a place. In this exclusive interview, we explore the story, philosophy, and future vision of the man redefining the way we live, feel, and experience the cities of tomorrow.

Q & A
Ilona Lee & Kobi Karp

Ilona: Miami has undergone an incredible transformation over the past few decades. As a visionary architect shaping its skyline, how do you see your work contributing to Miami’s global identity today-and where do you see the city heading in the next 10-20 years?
Kobi: I've watched Miami transform before my eyes, and being part of its architectural journey has been nothing short of extraordinary. When I first arrived in 1988, the city was a canvas of potential, its vibrant energy and architectural soul instantly capturing my heart. Like many designers before me, I was drawn by an inexplicable creative pulse—a sense that something extraordinary was always brewing just beneath the surface. For me, architecture has never been about constructing mere buildings, but about crafting living, breathing spaces that tell the story of Miami's incredible, diverse spirit.
Every structure is like a person with its own personality—complex, nuanced, with layers of history and potential. Just as a musician interprets a classic melody in their own unique way, architects interpret space, responding to the city's rhythm and the human experiences that will unfold within our designs. We're not just creating walls and windows, but environments that breathe, that invite connection, that make people feel something profound. A truly great building doesn't just stand—it resonates.
I'm excited about Miami's future, knowing we're on the cusp of something remarkable. In the coming decades, I believe we'll see a city that honors its roots while boldly embracing innovation—a place where sustainability isn't just a buzzword, but a way of life. My hope is to be part of that transformation, to design spaces that aren't just beautiful, but meaningful places that will make future generations look back and feel the passion and purpose we're pouring into every blueprint.

Hotel, South Beach. Architecture: Kobi Karp.
Ilona
You’ve designed spaces that shape the very culture of Miami-from private residences to hotels and large-scale commercial developments. What projects have had the most significant impact on your personal journey as an architect?
Kobi
Looking back on my career, there are a few projects that have truly shaped my approach to architecture and my understanding of its impact. Each one has reinforced the delicate balance between preserving history, embracing innovation, and designing spaces that feel meaningful to the people who experience them.
One that stands out is the Four Seasons Hotel in Fort Lauderdale. This project was a challenge in the best way—it pushed me to find harmony between luxury, modern minimalism, and the unique character of South Florida. More than just creating a beautiful space, the goal was to design an experience that made guests feel immersed in their surroundings. It was a reminder that architecture isn’t just about aesthetics; it’s about how people feel in a space and the connection they have to it.
Another defining project was Six Fisher Island Residences. Designing for such an exclusive, private community came with a unique responsibility—to create something that felt both sophisticated and deeply connected to its surroundings. The goal was to seamlessly blend classic and modern elements while maximizing the connection between indoor and outdoor spaces. Each residence was designed to capture breathtaking views of Miami Beach, Biscayne Bay, and the Atlantic Ocean, ensuring that residents experienced the natural beauty of their environment as part of their daily lives. It wasn’t just about luxury amenities like the pools, spa, and private club—it was about crafting a lifestyle that felt effortless and in harmony with the island’s storied past.
One of the most fulfilling aspects of my career has been the ability to contribute not just to individual projects, but to entire communities. Working in places like Fisher Island, Surfside, and the revitalized Millionaire’s Row has shown me how architecture can shape the identity of a city over time. A project like the Four Seasons Surf Club, for example, was about more than designing a luxury resort—it was about preserving the history of an iconic landmark while reimagining it for the modern era. That balance between past and future is something I’ve carried into every project since.
Beyond Miami, opportunities to work internationally in places like South Africa, Honduras, Dubai, and Romania have broadened my perspective on urban development and sustainability. Every city has its own architectural language, and the challenge is always how to introduce contemporary design in a way that respects the local culture and history. Through these projects, I’ve seen firsthand how sustainable, well-planned architecture can rejuvenate entire communities, not just individual buildings.
These experiences have shaped the way I think about architecture. It’s not just about constructing buildings—it’s about creating spaces that tell a story, enhance people’s lives, and contribute to the ongoing evolution of a place. Whether it’s a private residence, a historic restoration, or a large-scale urban development, the goal is always to create something that lasts—not just in structure, but in impact.

Four Seasons Surf Club, Four

Ilona:
The concept of “The Future of Living” is evolving rapidly, incorporating technology, sustainability, and well-being. In your eyes, what will define the homes and cities of tomorrow?
Kobi:
The way we design homes and cities is evolving, and with it, our understanding of how architecture shapes the way we live. Buildings aren’t just structures—they are part of a larger ecosystem, connected to their environment, the people who inhabit them, and the communities they serve. While there will always be fundamental principles in design, the future of architecture will focus on more than just function; it will be about how spaces interact with the world around them.
Sustainability will be at the core of this shift. Buildings will no longer be static; they will evolve with their environment, integrating elements that promote well-being, from natural light and ventilation to green spaces that bring the outdoors in Biophilic design will play a key role, reinforcing the connection between people and nature while making spaces feel more inviting and restorative. Architecture has the power to shape how people feel, and the next generation of buildings will prioritize health, comfort, and longevity—both for their occupants and for the planet.
Technology will also transform the way we experience spaces. Just as we already use smart materials and sustainable solutions in our work, the future will bring even more seamless integration of intelligent systems. Buildings will be able to adapt in real time, responding to the needs of the people who live and work in them. Whether it’s controlling lighting, climate, or even the way a space is used throughout the day, design will become more intuitive, enhancing both efficiency and livability.
But at the end of the day, the future of architecture isn’t just about technology or sustainability—it’s about creating meaningful experiences. Every space tells a story, and the buildings of tomorrow will reflect the people, culture, and history that shape them.
More than just places to live or work, these environments will foster connection, creativity, and a true sense of belonging. The goal is not just to build structures, but to design spaces that inspire, adapt, and stand the test of time.”

Indian Creek Residences & Yacht Club
Ilona:
Leadership in architecture isn’t about the skyline-it’s about legacy. What values drive your decision-making when envisioning long-lasting, impactful development?
Kobi
Architecture isn’t just about building—it’s about creating spaces that matter, spaces that last. It’s not the height of a building that defines its legacy; it’s the way it impacts people, the way it becomes part of a community’s fabric. That’s what real leadership in architecture is about—designing places that people connect with, that enhance their daily lives, and that stand the test of time. And for me, that always comes back to a few key values: authenticity, sustainability, human well-being, and collaboration.
Authenticity is everything. A building has to feel like it belongs—not just physically, but culturally, historically, and environmentally. If a space doesn’t reflect the place it’s in, if it doesn’t respect its surroundings, then it’s just another structure. I’ve always believed that buildings, like people, have their own identities, their own personalities. The best architecture doesn’t just follow trends—it tells a story, one that resonates with the people who experience it.
Sustainability is non-negotiable. We can’t afford to build without thinking about the long-term impact. But sustainability isn’t just about reducing energy consumption or using the right materials—it’s about resilience. A well-designed building should be adaptable, able to evolve as needs change. The goal isn’t just to create something for today, but to design spaces that will continue to serve people for generations to come.
At its core, architecture is about people. A building isn’t just something to look at—it’s something to live in, to experience. Every element, from how the light moves through a space to the materials you touch, affects how you feel. A well-designed space can create a sense of calm, inspire creativity, or bring people together. That’s what drives me—designing environments that do more than function, they enhance life. Whether it’s a home, a hotel, or an entire city block, the goal is always the same: to create places that feel good to be in.
And none of this happens in isolation. Architecture is a collaborative effort. The best projects come from bringing together different perspectives—architects, developers, planners, and the people who will actually use the space. That’s how Miami was built—through collaboration. That’s how cities evolve, how meaningful, lasting change happens. You listen, you share ideas, and you create something that works for the people it’s meant to serve.
At the end of the day, the legacy we leave in architecture isn’t just about the buildings—it’s about the experiences they create. It’s about the way a space makes people feel, how it shapes their lives. If we focus on authenticity, sustainability, human connection, and collaboration, then we’re not just building—we’re creating places that truly matter. Places that endure, that inspire, that become part of the story of a city.”

America First, Innovation Forward: Investing in a New Era
Andrew King in an exclusive conversation with Ilona Lee
Q & A
Ilona Lee & Andrew King
Andrew King is Founder and General Partner at Bastille Ventures, investing in critical technology furthering national security, and founder of the bipartisan nonprofit, Future Union, working with the private sector to combat state espionage, and advises Congress, the Select Committee on China, Dept. of Treasury, Dept. of Commerce, and White House. Formerly he was the general counsel of the Dallas Stars NHL team and corporate lawyer at Goodwin Procter and investment banker at JPMorgan.
Ilona: How do you define national security investing today, and how has this category evolved within the venture capital landscape?
Andrew:
“National security used to mean tanks and missiles—now it means chips, drones, and code. This is all informed by the new reality we’re seeing play out in Ukraine, daily.”
Forget the old image of defense deals being inked behind Pentagon walls. Today, national security investing looks more like a Sand Hill Road pitch meeting. Venture capitalists are going all in on frontier tech—AI copilots, quantum encryption, drone fleets, you name it. In 2024, more than 31.0 billion in global venture capital flowed into defense-related startups, up 33% from the year before—during a broader downturn, no less. Defense is back—and it is hot!

Andrew King

And this isn’t just a U.S. trend. Europe saw a record $5.2 billion in defense tech funding last year. While they're still playing catch-up in both capital and capabilities, the momentum is real. The same investors who backed Uber and Coinbase are now placing big bets on dual-use startups and “new primes” like Anduril, which raised $2.5 billion at a $28.0 billion valuation. And that is not a typo. What’s changed is culture. “National security” used to be synonymous with bureaucracy. Now it’s being rebranded as deeptech—the kind of ambitious, hard science-driven innovation venture capitalists are suddenly obsessed with. If apps were the last decade’s frontier, autonomous warfare and resilient infrastructure are the next one. And today’s startups are leading that charge.
Ilona: With global tensions and economic uncertainties on the rise, what are the most urgent and overlooked areas where innovation is needed to protect national interests?
Andrew: “Today’s wars start with keystrokes and cargo containers, not bullets and bombs. Cybersecurity truly is the leading attack edge, and make no mistake we are in a live war against China, Russia, North Korea, and to a lesser extent, Iran.”
Cybersecurity isn’t just important— it’s mission-critical. From hospitals to water plants, American infrastructure is under near-constant digital siege. Just last week, Google agreed to a $32.0 billion to acquire Wiz, a cybersecurity firm—and made headlines for eclipsing even its own previous $5.4 billion purchase of Mandiant. The message is clear: defense now begins online.
At the same time, the pandemic shattered our trust in global supply chains. From baby formula to semiconductors, Americans learned the hard way what it means to rely on overseas production. In 2024, 38% of U.S. manufacturing execs said they’re actively reshoring operations from China. Investors are pouring into sensor-driven, automated manufacturing that’s built for security and sovereignty, not just cost.
Look at Shield AI—valued at over $5.3 billion, their drones are just one example of how physical and digital security are converging. Innovation in this space isn’t about sleek consumer tech anymore. It’s about building resilient, redundant systems that can withstand shocks—cyber, economic, or kinetic.
Ilona: The “America First” investment shift—reshoring, domestic manufacturing, and supply chain security—is reshaping policy and capital flows. How is this influencing the way investors approach strategic sectors?
Andrew: “Made in America is back—and this time, it’s in boring businesses as well as exciting autonomy. Supply chains, rare earth minerals and advanced manufacturing is in vogue, just as much as spaceships, hypersonic smart munitions and automated, sensor-equipped drones, all venture-backed.”
The game has changed. For decades, the mantra was "outsource and optimize." Now, it’s "reshore and fortify." In 2023 alone, 287,000 U.S. jobs were brought back stateside, the second-highest total ever. And it’s not just factories—it is fabrication. Thanks to Biden’s $52 billion CHIPS and Science Act, we’ve seen nearly $200 billion in private investment focused on semiconductor fabrication, with giants like Intel and TSMC racing to build new plants on American soil.
But the real story? Everyone's getting in. Oracle, OpenAI, and SoftBank are teaming up to pour $500 billion into AI infrastructure under the Stargate initiative. Apple is throwing down $500 billion over four years to reshore its manufacturing. Even the UAE is in, pledging $1.4 trillion for long-term investments in AI, energy, and semiconductors. This isn’t just economic—it’s geopolitical.
Reshoring is not just a nostalgia play—it’s a survival strategy. A 2024 CEO survey found 88% of leaders see it as essential to national manufacturing health. For investors, that makes sectors like rare earths, advanced manufacturing, and logistics less “boring old economy” and more “next-gen national defense.”
Ilona: What role can the private sector— particularly venture capitalists and founders—play in building stronger bridges with government and defense institutions to accelerate innovation?
Andrew:
“Audacious startups build and scale fast. The monolithic government builds slowly but big. Now is the first real opportunity to unify both. Yet it will require time with many pitfalls.”
Defense used to be an insiders-only club. Now, startups are storming the gates—and the government’s finally leaving them open. Programs like the Defense Innovation Unit (DIU) and the CIA’s In-Q-Tel are reshaping the way new tech gets into the hands of national security agencies. DIU alone has issued 450+ prototype contracts worth over $5.5 billion.
Venture capitalists are answering the call. In 2024, defense tech startups landed $9.1 billion across 228 deals, even as other categories slumped. This is about more than just capital—it's about mindset. Founders are building tools that actually work in the field, and investors are backing them with the urgency that these threats demand.
Still, the system is not built for speed. Procurement processes are slow, regulations are dense, and startups often face the dreaded “valley of death” between prototype and deployment. The real opportunity? Build better on-ramps. If Silicon Valley’s agility can mesh with Washington’s reach, we’ll get a national security playbook written for the 21st century. I’m confident that it is coming. It just is not here yet.
Ilona: What qualities make a founder or startup stand out in this space, especially when navigating dual-use tech or defense-related markets?
Andrew:
“The best defense founders are part engineer, and part dare devil, attempting to traverse a publicprivate divide e.g. valley of death with more failures than nearly any other vertical since defense investing began.”
This space isn’t for the faint of heart. It’s brutally hard, slow-moving, and deeply technical. The founders who thrive here are not only brilliant— they’re mission-driven, comfortable with bureaucracy, and have a natural fluency with both coding and contracts. The dual-use sweet spot— where civilian and defense needs overlap—is where innovation that actually scales.
Take Brandon Tseng, co-founder of Shield AI and a former Navy SEAL. He didn’t just build drones —he built a defense-first culture. That mindset helped land a $240 million funding round and a $5.3 billion valuation. These are the kinds of founders that venture capitalists love: gritty, credentialed, and capable of navigating the Pentagon as easily as a pitch deck.
But the real X-factor? Resilience. Defense startups face insane timelines and layers of red tape. The ones that win are those that can take a gut punch, regroup, and keep building. It’s not just about having the tech—it’s about proving you’ll still be around when the government is finally ready to buy it. That is getting easier, though, with the current focus on national security.
Ilona: How do you see emerging hubs like Miami contributing to the national security innovation economy in the years ahead?
Andrew: “Miami isn’t just about crypto and cocktails—it’s the frontline for America’s future. The resiliency of the conditions and adaptive nature of Miami makes it a great testbed for deeptech, like space, that bely the traditional appeal of the climate and entertainment.”
Miami’s not just a party town anymore— it’s becoming one of America’s most intriguing national security innovation hubs. In 2023, the Biden administration branded it as the Climate Resilience Tech Hub, and since then the city is attracting startups that build for the kinds of problems the rest of the country is just starting to worry about: flooding, infrastructure failure, and climate-fueled migration. And an adaptability that Miami has proven particularly resourceful and adept.
Its location matters. Rising seas, constant storms, and a gateway to Latin America make Miami a perfect sandbox for testing next-gen resilience tech. From logistics AI to flood-resistant architecture, startups here are tackling defense-adjacent challenges with urgency—and investors are taking note. It is one reason why I’m moving to Miami.
And with talent flowing in from across the hemisphere, plus innovation clusters like the Rapid Innovation Hub in Doral, Miami is proving it’s more than just vibes. It’s where climate, crisis, and commerce intersect—and increasingly, it’s where tomorrow’s national security tools are being built. And, increasingly, the technology talent isgravitating.

Ilona:
Beyond returns, national security investing often carries a deeper sense of responsibility. What kind of legacy or impact do you hope to create through your work in this space?
Andrew:
“You can chase returns—or you can build resilience. The most impressive investors, in my mind, do both.”
Let’s be real—venture capital has spent the last two decades funding food delivery apps and dating platforms. There is nothing wrong with that. But the world’s changed. The stakes are higher, and the need for real-world impact has never been greater. National security investing is about making sure the U.S. is ready— not just to respond to threats, but to shape the future.
The goal is not just to back winners—it’s to back protectors. Autonomous systems that prevent war. Cyber tools that stop an attack before it hits. Infrastructure that keeps the lights on when everything else goes dark. These investments are about freedom, resilience, and dignity—harder to quantify than ROI, but far more important in the long run.
And look, we are all capitalists but legacy should matter. If we do this right, we’ll look back and know we built something that outlasts markets and headlines. Something that helped the U.S. lead, not just in tech, but in strength. That’s a cap table worth fighting for.
If you want to know more are interested in investing in the national security technology space, I’m happy to speak further. Andrew aking@bastille.vc

Merida Studio, a contemporary artist workshop that creates textile art, presented a solo exhibition of artist-in-residence Sylvie Johnson’s work in Design Miami’s avant-garde Curio Program.
Johnson conceived the intimate, monochromatic shadowbox to emulate the feeling of quiet meditation when alone with a work of art.

DESIGN MIAMI
Merida Studio presents three rugs by Paris-based Sylvie Johnson in the spirit of a contemporary tokonoma.
I wanted to recreate the feeling I have every time I have the chance to sit in front of an art piece in a private Japanese ryokan or alone in a museum. I love how intimate and full a feeling it can be to have a moment to dive into a piece for a few minutes or hours.
I wanted people to experience this meditative moment even within a fair,” -says Johnson.

We don’t always listen to the voice urging us to look a little longer—to observe carefully, not all at once, but over time. The voice invites us to witness the intricate ballet of life— each moment shaped by a different director.
The more I practice this listening, the more the invisible becomes visible.”
- Sylvie Johnson
“Our exhibition, created by Sylvie, will serve as a place of reflection, where visitors can slow down, unwind, and let their senses reawaken while experiencing Sylvie’s work.”

A Testament to Timeless Vision
In the heart of Coral Gables, the legendary Biltmore Hotel rises like a dream realized — a timeless icon that has defined elegance, hospitality, and architectural beauty for nearly a century.
Conceived in 1926 by visionary city founder George Merrick and hotel magnate John McEntee Bowman, the Biltmore was created to anchor Merrick’s “City Beautiful” — a Mediterranean-inspired haven blending old-world grandeur with tropical splendor.

Designed by the esteemed architectural firm Schultze and Weaver, the hotel showcases a harmonious fusion of Italian, Moorish, and Spanish influences. Its signature tower, inspired by Seville's Giralda, rises majestically, offering panoramic views of the lush surroundings.

Today, the Biltmore stands not only as a five-star hotel, but as a living symbol of Coral Gables' legacy — a place where beauty, heritage, and vision converge.
At Ile Maison, we honor places that hold soul — spaces where history and elegance meet purpose. The Biltmore is more than a hotel. It’s a legacy of visionary living, and a reminder that timeless beauty never fades.”
