Backyard Project Boom As backyard hardscaping becomes more elaborate, concrete pavers help set the mood Elizabeth Millard

Some spa owners might be jealous of the newly revamped backyard of a Wayne, NJ family: 5,000 sf of outdoor living space, complete with an elevated patio area, pool and hot tub lined with natural rock, a waterfall bubbling gently down from a walkway above, and a cozy fire pit tucked off to the side. Another first impression is the era of the kiddie pools, Coleman grills, and fold-up lawn chairs seems to be officially over. Backyards living places continue growing as the new room addition.

"Our backyard residential projects are all becoming high-end, and even people who are watching their budgets are asking for elements like fireplaces, outdoor kitchens, and extensive living spaces," says Joe Monello, owner of New Jerseybased Monello Landscape Industries. The recent project in Wayne makes significant use of

hardscape, with concrete pavers playing a major role. Four different sections on the project — dining, pool entrance, lounging, and fire pit — each used a unique paver style to differentiate each space from the others, with a repeating border that brings the hardscaped area together aesthetically.

Currently, Mr. Monello is working on several similar projects, including one that involves about 7,000 sf of concrete pavers. He certainly isn't alone in garnering more extensive backyard projects like these. The trend is toward elaborate, sumptuous living spaces that replicate and expand indoor layouts, complete with a kitchen, dining and lounging areas, and a fireplace. "There's no question that this is going to continue," he says.

"If anything, these projects are just going to keep getting bigger."

Going Backwards The shift toward larger backyard projects comes as the result of several factors, including a continuing interest in staying home and connecting with nature. Even though the 9/11 attacks happened over a dozen years ago, the dramatic move away from travel as recreation never really returned in a big way notes Justin Hampton, coowner of Paver Designs in Omaha, NE, and the sputtering economy seemed to put "staycation" in the American lexicon permanently.

"Instead of going on vacations, people learned how to stay home and have fun," he says. "They're turning their backyards into places to hang out. They're going from a small patio or deck to grill islands, pizza ovens, seating walls, and fire pits." Most of these projects incorporate several natural elements like fire, water, and stone, as well as edible plants like grape arbors or herbs, says Julie Moir Messervy, a landscape architect based in Vermont who helms JMMDS, a creative design firm. "I've been pushing for people to put these things in their front yard and actually talk to their neighbors," she says. "But there's a sense of privacy in the backyard, and intimacy when you're entertaining."

Another part of the reason for the larger scale is lower cost compared to renovation, adds Frank Gandora, president of Creative Hardscape Company in Englewood, CO. To build an addition onto a home is usually around $300 per square foot, he says, but for 10 percent of that price, a homeowner can have a large space for entertaining.

Mr. Gandora experienced this phenomenon firsthand. He spent almost $100,000 to refinish his home's basement, but less than $20,000 for a sumptuous backyard patio area. Where do guests prefer to spend their time? "Everyone wants to be outside, it just has a better feel to it," he says.

The recent recession also reduced material costs, notes Jeff Zock, a landscape architect with Ryan Hughes Design in Florida. That incentivized homeowners, prompting them to increase the scale of outdoor projects.

The recession made people retreat from interior renovations and put funds toward backyard projects instead. As the economy has improved, those projects got larger and more elaborate, Mr. Zock says: "People felt like they could not justify remodeling, but they could see the sense in spending money on outdoor spaces. As a result, there's been a huge surge in people wanting to invest in their backyards."

Then, there's Pinterest. More than any other social media site or marketing campaign, the online bulletin board has driven interest in backyard landscaping and remodeling. "Basically, people spend hours on that site getting ideas," says Mr. Gandora. "Then they go to Google and spend more time looking at separate features, like fire pits or concrete pavers.

People used to want to keep up with the neighbors. Now, they want to keep up with everybody on Pinterest."

MEETING CHALLENGES

LOOKING AHEAD

The trend that many contractors and landscape architects are noticing is more larger pavers and slabs where special handling and installation are required to reduce cracked units. Big pavers and slabs give a more natural look, believes Mr. Gandora. "The sense of scale is bigger, so what we're seeing is a preference for bigger pavers," he says. "If you have a very large project with smaller pavers, it can tend to look busy, and homeowners don't like that, especially with so many elements in the space."

With the trend drive toward large outdoor residential projects, particularly in backyards, unique challenges can emerge. One of the major difficulties can be access, especially with homes that have landscaping or narrow passageways along the sides of a house. That can increase a project's cost because it takes more time to get materials into the backyard, says Mr. Hampton.

Despite some of the challenges that backyard projects present, many landscape architects, designers, and contractors expect that these outdoor living spaces will get even more extensive, especially as the economy strengthens and more of the population ages. "Empty nesters are really taking hold of this trend," says Ms. Messervy. "They're creating these backyard-homestead kinds of spaces, where they have an appreciation for the land and nature. They find ways for their backyards to simply work better for them."

Mr. Gandora thinks the paver industry may see issues with this trend soon. If homeowners start asking for larger pavers on driveways, they will not work well there. Another disadvantage to larger pavers and slabs is weight; some can weigh up to 60 pounds, requiring specialized equipment to place them. But larger pavers are bringing advantages as well, Gandora says. Since each paver or slab takes up more area, they install faster which increases production efficiency. They also create an expansive aesthetic like natural stone, he adds.

For example, on a recent backyard project that involved a grill island, fire pit, retaining wall, and extensive pavers delivered along the side of a mansion-style house, Mr. Hampton and his team couldn't use a skid loader, so they used smaller equipment that required more trips.

Overall, the project took five weeks, which was longer than it would have been with better backyard access.

But that timeframe ended up becoming a positive, Mr. Hampton says. As the crew worked, the homeowner kept adding to the project, wanting more pavers and additional features. He adds that grades are another challenge with backyard projects.

The backyard is no longer grass the high school kid down the block grudgingly mows. These days, that space creates places as vital and lively as anything indoors. In some cases, it is even more enticing than hanging out in the kitchen.

Messervy says,

"People love what they can create for themselves in their backyards, and it doesn't matter where they live or whether it's winter for six months of their year. They all want to be outside."

AEC Daily Hosts Free Continuing Education Programs on ICP and PICP AEC Daily, the well-known continuing education provider for licensed design professionals with over 100,000 subscribers, hosts six presentations developed by the Interlocking Concrete Pavement Institute (ICPI). Three are on interlocking concrete pavement (ICP) and three are on permeable interlocking concrete pavement (PICP). Except as noted, each course earns one continuing credit hour or professional development hour. All six presentations are numbered so they can be taken—at the option of the user—in the presented order for ICP and for PICP.

All six programs qualify for health, safety, and welfare education credits. Besides architects and landscape architects, the courses also may be taken by civil engineers to earn professional development hours. Some programs include videos, and each includes quizzes throughout and at the end.

Since their placement on the AEC Daily website, the presentations attracted over 2,500 design professionals who have worked through the courses to earn continuing education credits.

ICP Courses

ICP 1: Guide Specifications for Interlocking Concrete Pavements

ICP 2: Structural Design of Interlocking Concrete Pavements

Interlocking concrete pavements support any pavement application with durable, creative interlocking designs. They begin with clear and technically accurate specifications.

This presentation moves through every section of ICPI Tech Spec 9: Guide Specification for the Construction of Interlocking Concrete Pavement to show how quality assurance is achieved through specifications. Once designed, the presentation advises how to write an ICPI construction specification. References to CSA and ASTM product standards and test methods, salient submittals, materials and installation are covered in detail using the classic three-part CSI specification format, i.e., General, Materials, Execution.

ICP spreads applied loads via interlock between each unit. This means the surface does not respond structurally as single pavers but as a composite paved surface. This structural characteristic of ICP allows the design method for these pavements to be based on flexible pavement design. This course examines ASCE and ICPI structural design methods for ICP and reviews examples using different soil strengths/stiffnesses and traffic loads.

Structural design follows the method in ASCE 58-16 Structural Design of Interlocking Concrete Pavement for Municipal Streets and Roadways, a national standard for ICP on using AASHTO flexible pavement design using aggregate, stabilized and asphalt bases. The course also covers rigid pavement structural design procedures using a concrete base with sand or sandasphalt setting bed under the pavers per ICPI Tech Spec 4 Structural Design of Interlocking Concrete Pavement for Roads and Parking Lots. The course earns 1.25 continuing credit hours or professional development hours.

ICP 3: Inspection of Interlocking Concrete Pavement Systems There are many steps required to ensure a well thought out and complete construction project. This course examines procedures for ICP inspection starting with a preconstruction meeting, requirements for submittals, and site inspection points from project start to completion. Various testing methods and inspection criteria are presented as well, and the importance of having an ICPItrained contractor on the jobsite is discussed. Critical to any the success of any pavement’s construction, this presentation walks through all aspects of executing an ICP specification with a view toward quality control and quality assurance on excavation, compaction, edge restraints plus other delivered and installed materials with special emphasis on the bedding layer and paver installation to create a load-bearing, interlocking surface.

PICP 1: Design Fundamentals of Permeable Interlocking Concrete Pavements

PICP 2: Inspection of Permeable Interlocking Concrete Pavement Systems

PICP 3: Permeable Interlocking Concrete Pavement Maintenance

The course discusses the hydrologic and structural design PICP fundamentals and why it is an excellent choice to help meet stormwater management goals.

Discussions include the benefits of using PICP, components of PICP, design and construction considerations and how use of PICP can help earn LEEDÂŽ v4.1 credits.

As a recent development in the pavement world, this presentation provides guidance on implementing detailed PICP specifications and inspecting the results via laboratory tests and in the field for conformance. The content provides essentials for successful specifications while noting what must be inspected in the field to confirm compliance and assure performance. Various testing methods and inspection criteria are presented while emphasizing the importance of having an ICPItrained contractor on the job site.

PICP plays a vital role in the urban restoration of natural hydrologic processes as it traps stormwater where it falls and slowly releases it into the ground. PICP is considered a best management practice by the Environmental Protection Agency and complies with National Pollutant Discharge Elimination System regulations. But in order to be effective, PICP must be properly and regularly maintained. This course addresses inspections, test methods, equipment, repairs and reinstatement to ensure PICP continues to contribute to green infrastructure goals.

The presentation helps pavement designers get past concerns on designing pavements on saturated soils. Overcoming this obstacle and increasing design confidence happens easy-to-use subbase thickness design tables validated with full-scale load testing. The design procedure follows that in ASCE 68-18 Permeable Interlocking Concrete Pavements. Regardless of the infiltration design approach, critical inputs are covered on soil subgrade strength for structural support and infiltration characteristics for hydrologic design, geotextiles, geomembranes, edge restraints, aggregate materials, and concrete pavers,

Permeable Interlocking Concrete Pavement: A Low Impact Development Tool Training for Municipal Officials Municipalities are finding that low impact development with concrete pavers can solve both drainage and maintenance challenges beautifully and economically.

Learning Objectives:  

 

Program Overview: This presentation demonstrates permeable interlocking concrete pavement benefits to a municipality such as reducing pollution and local flooding from runoff-choked storm sewers. The presentation also gives ideas on integrating PICP into city design, planning and zoning regulations. LEED credits are covered as well as the many benefits to a city including improved neighborhood character, increased tax base, and safer pavements.



Life-Cycle Cost Analysis for Municipal Interlocking Concrete Pavements Training for Municipal Officials Life-Cycle Cost Demonstrates that, over time, the benefits of interlocking concrete pavements continue to accrue.

Program Overview: A comparison among asphalt, concrete and interlocking concrete pavement demonstrates how interlocking concrete pavement can have a lower life-cycle cost, especially under heavier traffic loads. Since construction and maintenance costs vary widely over a pavement’s life, the presentation briefly explains how to account for this with probabilistic approaches to life-cycle cost analysis and compares it to a deterministic approach where all future costs are fixed. This presentation includes an introduction to the ICPI Methodology Report on life-cycle analysis and the ICPI life-cycle cost analysis software.
