When Purchasing Your Dream Home…
Denis de Frias provides a guide to help you buy your new home in Bermuda.
1. Get Your Finances in Order
✔ Preapproval: A mortgage charges the title of the property until repayment of the loan is complete, at which time the charge is released. It’s always best to start by making an appointment with a local lender to seek pre-approval for financing. Confirm with your lender how long pre-approval lasts for and how often you should have it renewed.
✔ Stamp Duty: The Government Stamp Duty charged on the transfer deed should be considered. Your attorney will prepare a mortgage deed; there are stamp duty and legal costs associated with this document, too, and these costs are the sole responsibility of the purchaser/borrower.
2. Find a Property Attorney While purchasing a property can be a relatively straightforward transaction, each deal presents its own unique circumstances that require the guidance of professionals trained in the intricacies of buying/selling Bermuda property.
3. Background Checks Know what you are actually purchasing.
✔ Property Condition: Bermuda is known for its proven construction methods; thus, buyers do not customarily request structural surveys. However, if the site is sloped, there is a possibility of termite infestation or outdated electrical and/or plumbing installations, a survey is warranted.
✔ Boundaries: Ensure that the seller re-stakes the property boundaries to ensure there are no encroachments or other discrepancies.
✔ Tenants: When purchasing a property that contains one or more units, verify:
• If tenants are currently living in the property
• The rent registered with the Rent Commissioner’s Office
• There have been no illegal increases in rent and the history of tenant payments.
✔ Planning Search: A planning search is conducted to ensure that no property
development has been made without planning permission. This usually takes four weeks to be processed.
✔ Title Search: Your attorney will conduct a title search and will also search the Land Title Registrar’s Office and Supreme Court for any outstanding mortgages and judgments against the property, the seller, and predecessors in title.
✔ Land Taxes: These are payable twice a year in equal instalments. The history of payments should be verified to ensure all taxes have been paid.
4. Sign on the Dotted Line: Once you have made an offer on the property, and it has been accepted, your attorney will review the sale and purchase agreement and make any necessary amendments before you sign it.

Smart Investing in Property
Why Bermuda Real Estate Remains a Solid Wealth-Building Strategy
For generations, property ownership in Bermuda has been one of the most reliable ways to build and preserve wealth. Whether you’re a first-time buyer, a seasoned investor, or an overseas resident with your sights set on island living, Bermuda’s real estate market continues to offer exceptional opportunities.
From stable long-term appreciation to strong rental yields, property in Bermuda remains a powerful wealth-building strategy—particularly for those who do their homework and invest with a longterm view.
“Multi-unit properties and standalone homes with rental income potential continue to deliver the strongest return on investment,” says Cecilia ‘Cesa’ Edwards, Founder and Real Estate Broker at Bermuda Longtail Real Estate. “There’s also growing interest in properties zoned for mixed-use. Energy-efficient upgrades are becoming smart investments as operational costs rise.”
Edwards emphasizes that success in the Bermuda property market hinges on working with someone who knows the local landscape. “My advice? Look at the story behind the property and always align with a realtor who understands your long-term vision,” she says.
“Bermuda’s market is relationship-driven and layered with nuances that shift from parish to parish.”
That perspective is echoed by Kim Sheen, Broker/Owner of Kim Sheen Properties, who points out that even grand estate properties can offer incredible returns when approached creatively. “Bierman Astor Estate is one example—13 bedrooms and 13 bathrooms on 7 acres of waterfront in Ferry Reach. It could be transformed into residential or vacation rentals with endless possibilities.”
But Sheen is quick to point out that legal and regulatory knowledge is critical, especially for overseas buyers. “Understanding the rules and regulations
of Bermuda law for non-Bermudian purchases is a must,” she explains. “From Annual Rental Value thresholds to licensing fees, a qualified lawyer should be your first call.”
Government regulations currently allow non-Bermudians to purchase residential properties with a single assessment number and a minimum ARV (Annual Rental Value). However, Permanent Resident Certificate (PRC) holders and BOTC (British Overseas Territories Citizens) may enjoy more flexibility, so it’s essential to understand your status and options.
Sallyann Smith, Managing Director of The Property Group, notes that the right investment depends on who you are and what your goals are. “For non-Bermudians, properties affiliated with hotels like Azura offer the chance to enjoy a holiday home while earning income by renting rooms back to the hotel,” she says. “There are even some government incentives available for this kind of purchase.”
For local investors, Smith recommends condos for their ease of maintenance and rental potential. “Condos can be a great choice for residents. Maintenance is covered by monthly fees, and rental demand remains strong—especially in desirable areas.”
Smith also advises keeping an eye on a property’s physical attributes. “Location is always key, but room sizes, light exposure, and even the orientation of the home can add value. Renovations can help push up an investment, and waterfront or ocean-view properties remain among the most desirable.”
Across the board, Bermuda’s market continues to reward thoughtful investment—especially when guided by experienced local professionals. Whether your goal is long-term rental income, a home that grows with your family, or a part-time residence with short-term earning potential, the island offers more than just beauty and stability—it offers a real return on smart decisions.
Ready to invest? Start by defining your goals, partnering with a trusted realtor, and understanding the rules that apply to your situation. From that foundation, the path to smart property investment in Bermuda is as rewarding as the views.
The time is right: Switch your mortgage today
Take advantage of BCB’s competitive 6.25% rate
If you’re like most people, you welcome ways to save money. This is especially true nowadays as everything – from a trip to the grocery store to a trip abroad – seems to be getting more and more expensive.
The good news? Switching your mortgage to Bermuda Commercial Bank will help you reduce your monthly expenses, so you’re actually saving money. And it’s easy to do.
Check what you’re paying, then make the move
How much interest are you currently paying on your mortgage? Chances are, it’s as much as 8%, 9% or even 10%.
We think those rates are too high. That’s why we’re currently offering a highly competitive 6.25% rate to homeowners who switch their mortgages to BCB today.
Lowering your interest rate will reduce your monthly mortgage payments and make a significant difference to your bottom line. That’s the kind of break we could all use right now.
Consider these examples. Let’s say you have 15 years left on your $500,000 mortgage:
• If you’re currently paying 8% and switch to a BCB mortgage at 6.25%, you’ll save
• approximately $6,000 per year
• approximately $90,000 over 15 years
• If you’re currently paying 9% and switch to a BCB mortgage at 6.25%, you’ll save
• approximately $9,500 per year
• approximately $141,000 over 15 years
In addition to lower interest payments and the substantial savings, when you move your mortgage to BCB, you can rest assured that your mortgage will be repaid by the end of your term – you won’t be surprised with an unexpected payment when your mortgage matures.
Switching isn’t just possible – it’s easy! Moving your mortgage to a different bank may seem like a lot of work. But it’s not. Our streamlined application process makes switching your mortgage to BCB simple and straightforward. Applying online can take as little as 15 minutes. And once your application is approved,
all you have to do is contact your current lender and let them know you’re making the move to BCB. We’ll do the rest of the work to arrange the transfer.
BCB is also committed to ensuring that you don’t get hit with hidden fees or extra costs when you switch your mortgage –after all, the whole point is to help you save money!
That’s why, for a limited time, we’re waiving the standard 1% bank fee for homeowners who move their mortgage to BCB. And when circumstances allow, we’ll include your closing costs, such as legal fees, in the mortgage. Plus, the Government of Bermuda has waived the stamp duty costs for any mortgage amount under $1 million.
If you’re ready to start saving money on your mortgage, reach out to BCB today. The refinancing calculator on our website will help you figure out how much you’ll save when you switch. Then all you’ll have to do is fill out the online loan application. We’ll take it from there!
If you need more information, contact the BCB team at lending@bcb.bm.
Buying your own home is an exciting time. But there’s lots to think about.
From saving for a deposit, to finding a home, making an offer and securing the deal, here’s a guide to help you through the process.
1. Build up your savings
The first step to getting your dream home is having sufficient funds. If you don’t have enough for a deposit, make a savings plan. You can also create a budget to see where you can cut back and save more. It’s a good idea to save as much as you can when planning to buy a home because:
• a larger deposit may help you reduce your monthly repayments
• you will need money to cover the costs of buying a property such as stamp duty, conveyancer’s fees, and moving
• your savings can help you furnish or complete work on your new home
• a down payment, typically around 20%, is required to borrow funds for your purchase. Need help with your savings plan? Book an appointment with an HSBC Premium Banker and/or Premier Relationship Manager. Visit: www.hsbc.bm/wealth/ financial-planning.
2. Get an idea of what you can afford
It is then important to get a rough estimate of how much you could borrow for a mortgage to give you an idea of the type of property and location you could afford. It may also help you work out how much you’ll need to save for a deposit.
Try HSBC’s free online mortgage calculator to see how much you may be able to borrow. Visit www.hsbc.bm/mortgages/ calculators.
3. Know what type of property you’re looking for
Take some time to think about what is important in a home versus what you’d like. This will help you narrow down your search when it comes to looking at properties. For example:
What is important What you would like
At least 2 bedrooms Ideally 3 bedrooms
Outdoor space for dog
Private garden
Close to town Water views
When making your list, think about your
long-term needs. For example, if you’re hoping to start a family, finding a place with room to expand may mean that you won’t have to sell to buy a bigger place in the future.
Location is also important. Visit different areas to get an idea of what it would be like to live there and what areas you can afford to buy in.
4. Get a Pre-Approval Letter
A Pre-Approval Letter – also known as an Agreement in Principle – gives you a clear idea of how much you could borrow based on your circumstances. It usually involves a verification of income and savings towards down payment.
A Pre-Approval Letter is not a guarantee that your mortgage application will be accepted, but it can help you understand your options and what you may be able to afford. It also shows real estate agents that you’re serious about buying a property.
HSBC aims to confirm your pre-approval on the same day that you apply. It is free and valid for 90 days. To learn more visit: www. hsbc.bm/mortgages/preapproval
5. Find the right home and make an offer
With your list of requirements in hand it’s time to contact real estate agents, search for properties and arrange viewings.
It may take some time, but when you find a property you want, deciding on the right price to offer can be exciting and scary. From asking the right questions to negotiating tactics, get tips on how to make an offer on a property.
If your final offer is accepted –congratulations. If not, keep looking – your new home, at a price you’re happy with, could be just around the corner.
6. Apply for a mortgage
Once your offer has been accepted on the property, you can apply for a mortgage.
There are different types of mortgages to choose from. The one for you will depend on your financial situation, future plans and the
type of property you’re buying.
The mortgage application process can take a few weeks. It involves detailed checks of your finances and your lender may want to conduct its own valuation on the property you want to buy. If your mortgage application is approved, your lender will send you an offer.
7. Carry out the legal work
There will be legal work involved with buying a property which is carried out by a lawyer. Typically mortgages close within 30 days of sign off and there will be costs involved.
Among other tasks, a lawyer will typically:
• check the legal title to the property
• manage the chain for exchange of contracts and completion
• collect and transfer money including Stamp Duty (if payable)
• carry out property searches to check for any environmental or planning issues that might affect the property’s value
8. Exchange contracts and agree a completion date
The exchange of contracts is when lawyers swap signed contracts on behalf of you and the seller. It’s also when they’ll ask you to transfer your deposit over to them.
When you exchange contracts – you’re legally bound to buy the property. You will need buildings insurance in place at this point.
Home Buildings insurance protects you against the cost of repairing or rebuilding your home from scratch, should it get damaged from an insured risk, so it’s important to consider getting the cover you need. Let HSBC Insurance protect your home and property. To request a free, no obligation insurance quote visit www.hsbc. bm/insurance/products/home-buildingsinsurance
Exchanging contracts is a big milestone, when you can do a celebratory dance.
This is when you can pick up the keys to your new home and give yourself a pat on the back.
The Power of Tree Trimming
It is paramount to commence and maintain our hurricane readiness throughout the entirety of the season as it is of the utmost importance to do what we can – well in advance – to maintain safety and minimise the loss of power.
The most effective method of protecting your property and your loved ones is to trim your trees back so that they are at least ten feet away from power lines. Fallen tree branches can pull down power lines and even entire utility poles. These downed lines pose a serious safety risk.
Trimming your trees can also reduce the risk of one of the most inconvenient parts of a hurricane: losing your electricity. Most outages in Bermuda are caused by trees falling on or coming into contact with power lines, even in years where Bermuda avoids a direct hit. By keeping trees trimmed at least 10 feet
“The sole responsibility for keeping trees trimmed from power lines lies with property owners”
back from power lines, the majority of outages can be prevented.
BELCO is not responsible for trimming trees on private property. The sole responsibility for keeping trees trimmed and cut back from power lines lies with the property owners.
It is critically important to remember
that a power line’s electricity must be disconnected before trimming trees next to it. Please contact BELCO three weeks in advance to schedule a time for a power shutdown so your trees can be trimmed safely.
Schedule your tree trimming as soon as possible, hurricane season is already underway so now is the time to make sure that your trees are clear of any power lines.
Visit belco.bm for more information about hurricane safety and contact BELCO at 295-5111 or email treetrimming@belco.bm to schedule a power shut down to trim your trees safely.
A Greener Home Starts with Your HVAC
Save money, stay comfortable, and shrink your carbon footprint — one degree at a time.
Your HVAC system is most likely your home’s largest consumer of energy, which increases costs and can impact the environment. However, with careful thought, planning and action, you can ensure your climate control products are as energy efficient and environmentally friendly as possible.
Some of the key factors to consider are as follows:
Install Energy Efficient Systems
Ensuring modern, energy efficient heating and cooling equipment is installed can reduce energy use by as much as 50% according to the US Department of Energy, in addition to significantly reducing unnecessary CO2 emissions. Homeowners can check for the following energy efficiency ratings prior to purchasing an HVAC system for their home:
1. Seasonal Energy Efficiency Ratio/ Rating (SEER): the cooling output of an air conditioner over a typical cooling season, divided by the energy it uses in Watt-hours.
2. Combined Energy Efficiency Ratio (CEER): This is used for window units and is the ratio of measured cooling output (in BTU per hour) to measured average electrical energy input (in Watts) and measured standby/off-mode power consumption (in Watts). The key
difference of SEER vs CEER is the additional consideration of electricity usage in standby/off-mode.
3. Heating Seasonal Performance Factor Rating (HSPF): the total heat delivered by the device during normal usage divided by the amount of electricity it takes to deliver that heat.
4. Energy Efficiency Ratio (EER): the air conditioner’s capacity is divided by the air conditioner’s power based on a fixed set of conditions (outdoor temperature, indoor temperature, and relative humidity).
The higher the energy rating, the more energy efficient the unit. Energy ratings can be provided for each system supported by AIRCARE to ensure you know the efficiency of the system you are purchasing.
Setting Energy Efficient Temperatures
Setting HVAC systems to an optimal, energy efficient temperature – such as 78⁰F in the summer and 68⁰F in the winter – will ensure that you’re heating and cooling systems are not wasting energy and money or emitting extra, unnecessary greenhouse gases.
Regular Preventative Maintenance
To ensure your HVAC system is running at optimal efficiency, a regularly scheduled maintenance plan should be developed
and executed. The plan will ensure your system’s longevity and efficiency along with ensuring your system is as friendly to the environment as possible. At AIRCARE, we take a proactive approach through the development of a preventative maintenance plan to ensure your investments continue to work efficiently, to minimise potential issues before they become large, expensive repairs and to save you time, money, and worry in the long run.
AIRCARE also offers a range of energy efficient, proven, effective air purification products and services to significantly reduce the harmful pollutants in your home; in addition to the latest energy efficient HVAC systems from the world’s leading manufacturers including Daikin and Midea.
In order to maximise efficiency, AIRCARE works with you to determine your needs and takes a measured approach that includes preventative maintenance, energy audits and recommendations, integrated system design, installation, testing and energy management and automation systems.
Once a system has been agreed, AIRCARE technicians can take care of full system installation, management, testing, create custom controls, alarms and notifications and provide detailed energy usage analysis and reports to demonstrate cost savings and improved indoor air quality and comfort.
For more information on how to improve heating and cooling efficiency, indoor air quality and ultimately lower costs visit www.aircare.bm or call 2927342 to arrange a consultation.

Your home should be your sanctuary — clean, safe, and inviting. But between work, errands, family obligations, and everyday stress, it’s easy to let cleaning slip down the list of priorities. That’s where professional help can make all the difference. A professionally cleaned home isn’t just about sparkling floors and tidy rooms — it’s about protecting your health, your comfort, and your peace of mind.
A Healthier Living Environment
Maintaining a healthy home starts with cleanliness. Dust, mold, allergens, and bacteria can build up over time, even in the most well-kept homes. Regular professional cleaning goes beyond surface-level tidying — it includes deep
cleaning of hard-to-reach areas, sanitizing high-touch surfaces, and using advanced products that help eliminate invisible threats to your family’s health.
Professional cleaners are trained to use the latest cleaning agents and equipment, ensuring every room is not just visibly clean, but thoroughly disinfected. They follow tested protocols and stay updated on new techniques and materials, so you don’t have to.
Don’t Let Ants and Cockroaches
Settle In
In Bermuda’s warm climate, pests like ants and cockroaches are common — and persistent. Even the cleanest homes can find themselves facing an unexpected infestation. These pests are more than
just a nuisance; they can spread bacteria and compromise your food storage and hygiene.
One of the best ways to deter them is to maintain a consistent, thorough cleaning routine. Crumbs, spills, and grease — especially in kitchens and under appliances — are like an open invitation. A professional cleaning team knows exactly where to look and how to clean those easyto-miss areas where pests thrive.
By keeping your home clean, dry, and clutter-free, you’re also making it much less attractive to pests looking for food and shelter. Regular deep cleaning combined with good housekeeping practices is one of the most effective first lines of defense against unwanted invaders.
Save Time and Stress
Let’s face it — cleaning takes time. And it’s not just the time spent doing it, but also the time spent thinking about it, planning for it, and buying all the right products. Hiring a professional cleaning service frees you from all that mental and physical clutter.
Instead of spending your weekend scrubbing the bathroom or chasing ants across your kitchen counter, you can relax, recharge, and focus on the things that matter most to you. Whether it’s quality time with family or just a few precious hours of peace and quiet, your time is valuable — and a clean home helps you make the most of it.
