INTRODUCTION
From Hub Australia’s inception, our mission has always been to help businesses and their teams love where they work. As a pioneering force in the industry, we take pride in consistently leading the way by crafting workspaces that deliver exceptional hospitality experiences.
I am incredibly excited to share our latest milestone: the launch of Hub Elizabeth Quay - our first entry into the Perth market. This opening is especially significant for Hub as it marks the completion of our vision to have a workspace in every major capital across Australia. With the launch of Hub Elizabeth Quay, we now offer a truly national network, connecting professionals and businesses from every corner of the country.
We're proud to have partnered with Brookfield Properties and Cbus Property to bring Hub's brand of premium workspace experience to life in Perth. We look forward to continuing to build on this relationship, as we prepare for a second location in Perth - 125 By Hub at Brookfield Place on St Georges Terrace- launching in early 2026.
As the largest privately-owned Australian owned flexible workspace operator, we’re proud of the role that we play in shaping the future of work and workspace experience. We’re committed to continually raising the bar for workspace experience - from our hospitality-inspired service to our industry-leading wellbeing program, WorkWell, and range of cultural and lifestyle partnerships with the likes of Milligram, endota and Unyoked.
Perth’s vibrant business landscape and collaborative culture make it the perfect place to expand our network. Hub Elizabeth Quay has been thoughtfully designed with a focus on hospitality and experience (not to mention those hard-to-beat views!).
We’ve built our workspace experience on the back of more than 11 years of experience with feedback from thousands of businesses and their teams across Australia. Our bi-annual Love Where you Work report ensures we stay up-to-date with the changing needs and expectations of our membersI recommend you check out the feature on page 20.
It’s not just about providing a desk—it’s about curating an experience that keeps our members happy, healthy and productive.
We’re also proud to remain true to our values of sustainability and impact. Like the rest of our network, Hub Elizabeth Quay will offer a carbon neutral working day for all members and guests. It will also be home to our Flexi Impact Program, which supports purpose-driven organisations with complimentary memberships, equating to 1% of our memberships.
Our national network of locations comes with many perks, and for our 8000 members across Australia, our flexible memberships open up access across a national network that always feels like home.
To our members, partners, and the wider community: thank you for being part of this journey. We can’t wait to welcome you to Hub Elizabeth Quay and to see what incredible opportunities this fully connected network will unlock.

WORKSPACE EXPERIENCE
22 Going beyond 'workplace window dressing’
26 IN GOOD COMPANY AT HUB Your passport to Perth (and beyond)
The new standard for success
In the heart of Perth, a workspace experience evolution is set to redefine the idea of what a workplace in the city is. Hub Elizabeth Quay is not just another addition to Perth’s bustling CBD; it’s a raising for the bar when it comes to innovation and experience.
Hub Australia has been waiting for the exact right moment to open a clubhouse in Perth. And Elizabeth Quay is it. Perfectly positioned where the CBD meets the Swan you’ll find a workspace driven by five-star hospitality, where every need is thought of, planned and catered for, and where premium experience is in even the tiniest of details.
There may be many flexible workspaces out there, but none quite like this.
Premium workspaces
Drawing on decades of design experience in flexible workspace solutions, Hub Elizabeth Quay strikes the balance between aesthetically pleasing and performance, creating a range of spaces to suit a variety of work.
Elevated experiences
Rebekah Murphy, Chief Experience Officer at Hub Australia, says “We have this little quip that perfectly summarises the level of experience we invest in at Hub - a coffee machine won’t remember your name, but our barista will. For us, it really comes down to the little things that make a big difference.”
ESG and wellbeing
The only flexible workspace provider that offers carbon-neutral work days as a certified B Corp, initiatives are not just good for the planet - but good for people too. Hub’s exclusive WorkWell program taps into industry leading insight to provide spaces and experiences that allow members to develop their mental, social, physical, and professional wellbeing.
Access to a national network
Hub is the Australian owned leader in workspace experience, and while that does mean the ability to boast a national network of clubhouses, Hub isn’t too big to forget your name. If travel is on the schedule, you’ll find clubhouses in Adelaide, Brisbane, Canberra, Melbourne, Sydney and now, Perth.

Elevating workplace wellbeing
It’s time to move your workplace wellbeing program away from token –and toward meaningful
When it comes to workplace wellness, throwing some yoga mats on the floor and creating a class over lunch time isn’t going to cut it anymore.
As workplaces have moved beyond the traditional approach to in-office experiences, so too must the approach for wellness. Businesses must realise that having a singular approach to working well doesn’t… well, work.
Here’s what you need to consider to move on from the yoga faux pas and build a workplace wellbeing program that has authenticity.
Flexibility
No surprises here, but flexibility continues to be a core driver for workplace wellness. Our recent Love Where You Work Report uncovered that for our members, hybrid and
flexible work arrangements are the number two factor when considering taking a new job.
Over the past year, we have seen return-to-office mandates seriously butt heads with demand for flexible arrangements, swinging the pendulum back and forth constantly. If you’re using flexibility to attract top talent, you’re going to need to add some more strings to your wellness bow to secure them.
Mental health
If you’re serious about supporting your employees’ mental wellbeing, you need to expand beyond the yoga-centric cliche. Even something simple such as providing a space for meditation or a quiet place to have a think after a stressful morning can turn a workplace from ho-hum to in-tune.
Think about how to engage across the spectrum –from access to mental health days to counselling, quiet spaces that can be used to de-stress, and even adapting programs or spaces for neurodivergent employees.
Mental health is fluid. Mental health programs need to be, too.
Human-centred design
By being incredibly human and intentional in every workspace-related decision, wellbeing is set up right from the start.
Ergonomic workspaces that support the lumbar. Physiological essentials like access to light and green plants. Tailored fitness programs and access to appointment-based care like health screenings. These will go a long way in placing wellness at the heart of the workplace.
Work-life balance
The juggle and the struggle is real, and workplaces need to create a space that enables employees to leave their work at work – and fully disconnect at home.
While it might feel counter intuitive, finding ways to disconnect employees from the workplace is essential. Technology plays an important part here – both in the problem and the solution – so consider how you can use tools to mute out-ofhours notifications as an automated, standard practice.
At Hub, we take workplace wellbeing seriously. So seriously that we created a best-in-class program, WorkWell, for the sole purpose of improving the physical, mental, social and psychological wellbeing of our members. With initiatives that include WorkWell week, wellness focused amenities, biophilic spaces, community service and volunteering opportunities, as well as partnerships with wellness brands. Keep reading to find out more about some of our partners.
Switching off is easier said than done. If you’ve no sooner put your phone down than picked it back up again, sometimes a little forced retreat is in order.
Unyoked is a remedy to technology burnout, offering clear space to clear your head. Bespoke cabins are placed in hand-selected locations to offer both safety and seclusion, delivering the ultimate disconnect.

What The Flex?
One of the best things about flexible workspaces is that they are just that: flexible. And the more flexible memberships there are, the more options you have. But how do you know which one is right for you? If you're looking for a workspace that delivers inspired hospitality, that provides a network of spaces, and values impact and sustainability, take this quiz to find your perfect Hub membership.
Question 1: How flexible are you (and no, we don’t mean how good is your downward facing dog)?
A: I’m looking for a space that’s always mine (Go to Question 2)
B: I’m down to work where and when I want (Go to Question 3)
Question 2: Do you fly solo, or are you part of a bigger team?
A: I tend to work by myself, though it’s nice to be around other people
B: One team, one dream! I’m a team player
Question 3: Are you a frequent flyer?
A: I’ve eaten more plane food than I’d care to admit (Go to Question 4)
B: You’ll find me catching a train, bus or tram – not a plane (Go to Question 5)
Question 5: Are you wanting to keep things casual (Birkenstocks not included)?
A: Yes, but I still want the space to be professional
B: Nice to have, but not my #1 factor (Go to Question 6)
Question 4: Do you come to the office often?
A: Yes! I’m in the office more days than not
B: Not really, just a couple of times a month
SOLUTION: LOUNGE
Nice one! This solution is perfect if you need to pop in between meetings or catch up with a client over a coffee. It’s no fuss, no worries, but still with Hub benefits.
Did you know? Lounge memberships are great for interstate travellers too. When you’re on the road (or in the air) Hub Lounges are the perfect spot for in-between events.
Question 6: Your business address – is it virtual or physical?
A: I just need a professional address for my business, not access to a space
B: I want to be in the office physically (though taking care of my mental and emotional needs too would be great)
SOLUTION: DEDICATED DESK
Woohoo! You’ve landed on Dedicated Desk!
It’s the perfect solution for when you need a bit of space to call your own, but still feel like you’re part of something bigger.
SOLUTION: OFFICE OR SUITE
Time to lock it in and throw YOU the key! An office or suite is a place for your team to collaborate, have secure conversations, and call it their own.
Did you know? While Dedicated Desks are perfect for individuals who need their own space, they also come in banks for larger teams who want an office but without the walls.
SOLUTION: FLEXI NATIONAL
Congratulations! You landed on our most coveted membership, Flexi National. It gives you access to every clubhouse in our national network, so when you work far from home it still always feels like Hub.
SOLUTION: FLEXI LITE
Sometimes, you just want to be able to pop in and pop out whenever it works for you. We get it. If, on average, you are in a couple of times a week, Flexi Lite is perfect for you.
Haven’t quite found the right membership? Good news: At Hub, we can mix and match our membership options to give you just the right customised solution. We’re that flexible! Get in touch with our team to find out more. Email sales@hubaustralia.com
If you’re more of a decide-a-day-ortwo-prior kind of person, who wants even more flex to simply book in for a day, consider a Day Pass. Day Passes can be booked ad-hoc and added onto any existing membership.
SOLUTION: VIRTUAL OFFICE
Time to get digital! Virtual office products include a business address to give you a professional front, without having to be there yourself.
SOLUTION: FLEXI CITY
Oh HEY! You landed on our Flexi City membership, and BOY is it a good one. It’s perfect for those who want to work in different locations within their city to suit their schedule, day or week.
Move along, Gatsby. It’s time for the Great Lobby.
Walking through the front doors, you’re greeted with an inviting, luxurious atmosphere. The music soothes, the concierge team smiles, and the sofas beckon. There’s magic in the space that makes you want to linger. And that, old sport, is the power of a great lobby.
Lounging in elevated experience
The power of a great lobby is a big differentiator in the hotel world. Think about it: at the very best hotels, the lobby sets the stage and serves as an inviting welcome. It is the central nervous system of the experience.
When done right, the energy and atmosphere keeps you engaged. And it makes you want to stay.
Just like a great hotel lobby, Hub Australia business lounges are the beating heart of our workspaces. It is where we welcome you to our sophisticated spaces. Where our clubhouse team knows your name (and your coffee order). Where you get concierge services that make your day that little bit easier, and access to serviced meeting spaces or bespoke events tailored to like-minded individuals.
The inspo behind the interior
Our business lounges are carefully designed to combine lifestyle and wellbeing, creating an environment you want to spend time in – and an experience that gives you a reason to stay. It’s the perfect spot for Hub members and guests to work, relax, read and interact with other members and guests.
These thoughtfully designed spaces have drawn on more than 11 years of workspace hospitality experience, but we also find inspiration in range of other sources - the attention to detail of a Japanese bookstores, the luxury of airline first-class lounges, the exclusiveness of a private members club, and of course, the finesse of a five-star hotel lobby.
That’s why our business lounges offer beautiful interiors, premium cafes with a mix of food and beverage options, a range of wellness and lifestyle experiences – and top-tier service.
Lifestyle concierge services
Our hotel-style concierge is central to our business lounge experience. Whether it’s taking care of your drycleaning, recommending the best local spot, or spotting that charger you’ve left at home –we’re here to make your day a little easier.
The Hub Residency
At Hub, we’re always looking for ways to meaningfully support the creative communities around us, which is why we’ve launched The Hub Art Residency. This is an opportunity to support – and showcase – emerging and local talent. Not only are we enhancing the immersive experience we’re providing to our members and guests, we’re introducing local art to a broader audience.
Via a local artist call-out, we offer local artists and creators a six-month residency in Hub’s business lounge, along with a dedicated opening event, an artist grant, and 100% of any sale back to the artist.
See you at our business lounge
Dotted across major cities in Australia, our business lounges offer an astute way to do business, and a cultivated place to hang out. Perfect for informal client meetings, socialising with colleagues, catching up on emails, or staying up to date with the latest business trends.
All Hub Australia members get access to our business lounges nationwide. We also offer a Flexi Lounge membership, an option that’s perfect for executives on the go. Similar to airline business lounges, this membership gives you access to all our business lounges around Australia – so you’ll always have a place to work and relax, in style and comfort, while travelling.

But our barista will.

Supporting impactdriven businesses to do good
At Hub Australia, we’re excited about supporting businesses that share our commitment to making a positive difference in our community and environment. And one of the ways we do that is by providing them with an elevated workspace experience through our annual Flexi Impact program.
What is the Flexi Impact program?
One of our longest running impact initiatives, our annual Flexi Impact program gives away complimentary memberships to selected purposedriven ventures. Each membership is valid for a year, and includes access to our premium workspaces, amenities, wellbeing program as well as exclusive member benefits and events.
In 2024, the program will also include an alumni initiative, aiming to connect new Flexi Impact members with previous members through mentoring and connection opportunities.
“The Flexi Impact program is something we’ve been running at Hub for six years now,” says Brad Krauskopf, CEO of Hub Australia. “Every year, we allocate 1% of our memberships to supporting notfor-profit, B Corp, or indigenous-led organisations.”
As an entrepreneur and business owner himself, Brad personally champions this initiative.
“I’ve been super proud to see how over the years, as Hub grows, we’ve also been able to grow this program. For example, in 2024, we were able to gift 82 memberships through Flexi Impact – and that will continue to increase each year as Hub Australia continues to grow.”
It’s our privilege to support these entrepreneurs, businesses and organisations in their mission by providing them with an elevated workspace experience.

A business network for women, by women
As part of our community building, we’ve always wanted to create a platform especially for women. One where they can share their experiences, learn from one another, and build valuable connections. One where we can help empower women in business and foster a sense of camaraderie and mutual support.
Finally, after years of careful planning, we’re delighted to introduce Hub Australia’s first ever Women’s Business Connection program.
On International Women’s Day 2024, we did a call-out for women across Hub Australia to join our women’s networking opportunity, and we were blown away by the level of interest. It’s been the fuel to our fire, as we then carefully curated and finessed our first ever Women’s Business Connection program – a platform worthy of connecting the women within our community. We kicked it off with a launch event in each state, which gave us the opportunity to meet and hear from the women themselves about how we can best support them through this program.
Based on the feedback and follow-up survey response, our Women’s Business Connection program will include a range of activities – from casual catch-ups at local clubhouses to larger, inperson or virtual events – across different times, days and formats.
We’ll start by focusing on three key areas:
Bi-monthly social connection events: These informal social or networking events provide an opportunity for casual conversations over wine and cheese.
Quarterly content-led sessions: More structured events with formal content that are hosted in Sydney and/or Melbourne, with all the other states invited to join online.
• Online group forum: A private Slack channel to give members of this program a platform to enjoy ongoing connection and discussions.
These are just the starting points—we have plenty of other ideas, which we’ll continue to roll out as we go.
We cannot wait to see this community connect, learn, and grow together.

Going beyond 'workplace window dressing’
One of the fundamental elements of a strong workplace culture is the office experience. But it’s about more than just the physical space – it’s about the end-to-end experience – from the moment you step through the door in the morning to when you leave at night.
So, how can we take a workspace from ‘meh’ to memorable? Here are some of the ways Hub Australia defines the new standard of an elevated workspace experience.
Diverse spaces for diverse needs
The reasons individuals and teams use a physical office space today are diverse – so too then should be the range of spaces on offer. By creating inclusive spaces that consider a broad spectrum of needs and preferences, spaces are designed to help everyone feel accepted, comfortable, and able to perform.
For example, at Hub Australia, we have spaces that accommodate neurodiversity and cater for diverse sensory and cognitive needs, including library spaces, quiet technology-free and distraction-free zones, and consider sensory elements like light, colour and sound.
Community and connection
With social interaction one of the top reasons teams are now heading into the office, it’s critical that workspaces focus on fostering genuine connections that address the modern – and varied – needs of employees.
Hub Australia has a dedicated central Customer Experience team that curates a social connection and events program that responds to members’ needs based on their regular feedback. This includes, but is not limited to, our regular RISE and RELAX events, which are hosted by our Workspace Experience teams at each clubhouse.
Hub Connects, meanwhile, is a member-led event, where Hub members have a platform to conduct a lunch-and-learn for others in our member community. Our Women’s Business Connection program is designed for women in the Hub community to learn and grow together. (Read more about our Women’s Business Connection program on page 16.)
Premium amenities, hospitality – and partnerships
To maintain a happy, healthy and productive team, access to a range of high quality amenities – like wellness centres and fitness spaces, podcast and media studios, library spaces and parent retreats – is critical. According to our Love Where You Work 2024 report, nearly half of Hub members indicate that quality facilities and amenities are central to turning a good workspace experience into a premium one.
But, hospitality and service cannot be overlooked. At Hub Australia’s flagship location, Hub Martin Place, you’ll find a relaxation room by endota spa, a luxury aperitivo bar, fully serviced meeting rooms, and a premium business lounge. These five-star amenities are supported by partnerships with local brands, such as Lockeroom Gym, Barberhood, Cocktail Porter, and Fabbrica, which help bring the premium workspace to life.
Wellbeing as a core focus
An elevated workspace experience includes wellbeing programs that are genuinely designed to support team members holistically – extending beyond physical and mental health to career, social, and financial wellbeing.
To better support our members – and help businesses support their teams – Hub Australia launched WorkWell in 2023, a program of wellbeing services and initiatives dedicated to support professional, mental, social and physical health.
Some of our WorkWell initiatives include:
Our annual WorkWell Week in October with a national series of events, talks, activations and brand partnerships that promote holistic wellbeing
Wellness-focused amenities such as relax rooms, quiet spaces, end-of-trip facilities, parents spaces, and move rooms
Ample greenery, natural light, and access to outdoor spaces and terraces
Partnerships with local wellness brands such as endota and Unyoked
Community service and volunteering opportunities
Not forgetting the small, but meaningful, touches
Sometimes, it’s the small things that could make or break someone’s day. And it’s the small things that could convert someone into a raving fan – or a lost prospect.
Whether that’s ensuring the coat hanger is placed in a convenient location, or installing touchless motion sensor light switches in every office and meeting room – nothing is too small for consideration.
At Hub Australia, we also offer little perks such as dog treats for office pups, kids packs for children who visit, and regular surprise-and-delights for Hub members, just because.
Every day, Hub members and guests are welcomed by workspace experience teams that greet them by name, and baristas who remember their coffee order. Small, but impactful, touches. Not merely a ‘workplace window dressing’, but one that is genuinely delightful and memorable.
Elevated – and exceptional.
It’s in your nature:
How being outdoors can give your wellbeing an instant boost
Australia has one of the highest rates of stress in the world. Last year, 47% of workers said they’d experienced daily stress, and nearly half of all Australians felt fatigued and burnt out. It’s clear that something needs to be done to improve workplace wellbeing, and it needs to be done fast.
As we’ve said before: a throwaway yoga session or an extra fruit bowl in the office pantry just isn’t enough anymore. So, what is?
Authentic, considered wellbeing programs that go beyond the surface. And – surprise, surprise –time spent in nature.
Supporting wellbeing with wilderness
At Hub Australia, we believe the best workspace experience is one that also elevates wellbeing in a genuine and effective way.
“Today there are greater requirements on employers to provide wellness and wellbeing support in the workplace because it’s no longer a benefit or perk – it’s an expectation,” says Rebekah Murphy, Hub Australia’s Chief Experience Officer.
“Businesses that find themselves tackling workplace wellbeing with a lunch time yoga class or a sad looking fruit bowl will find that it’s doing little to improve wellbeing. In fact, it’s probably having an adverse effect.”
This year, we announced an exclusive partnership with Unyoked – a nature-startup with more than 100 luxury off-grid cabins worldwide.
“Our mission at Hub Australia is to genuinely support the health and wellbeing of our members,” Rebekah adds. “Through this partnership with Unyoked, we’re offering access to opportunities and experiences that we know will make a tangible difference to their wellbeing.”
The need to disconnect to reconnect
So, why nature? Researchers have long known that spending time in natural environments brings benefits to our health and wellbeing.
Recently, a Global Nature Study by Unyoked and AllTrails found that two nights in nature was 50% more powerful at improving wellbeing than other popular methods like mindfulness and meditation. Plus, 95% of participants reported improved wellbeing by being connected to nature – along
Through this partnership with Unyoked, we’re offering access to opportunities and experiences that we know will make a tangible difference to their wellbeing.”
Rebekah Murphy, Chief Experience Officer Hub Australia
with a 16.1% decrease in burnout or work-related exhaustion after spending time in nature.
Cameron Grant, Co-founder at Unyoked, explains, “At Unyoked, we want to help more people realise switching off is a critical part of being switched on, and to find how nature is one of the most powerful ways to do it.
“We couldn’t be more stoked with this partnership with Hub Australia as a big and meaningful step in that direction.”
From office to outdoors
Leaning on Unyoked’s expertise in stress relief, our workspaces integrate Unyoked wellbeing rituals into our day-to-day offering to members, encouraging everyone to take small moments to switch off, unwind, and tap into the meditative benefits of nature during the work day.
Examples of this in practice include sounds of nature playing at certain times of the day, and bringing scenes of nature or greenery into our relax rooms to promote moments of calm.
This partnership gives Hub access to 186 free nights stay in Unyoked cabins – which will flow on to our members as special surprise-and-delights. Through our member support program, Hub members are able to nominate their teammates and colleagues for a weekend in the wilderness as a special reward.
All Hub members can also enjoy a 20% discount when booking an Unyoked cabin in any of their locations.
Explore Unyoked cabins in over 100 locations across Australia, New Zealand and the United Kingdom.
Your passport to Perth (and beyond)
We know that Hub members come into the office for more than just work. And while there are many perks when you step inside a Hub clubhouse, we know the best spots for when you step outside too. Here we unpack how Hub members unlock the best parts of their city - all of which are just steps from a Hub clubhouse.

161 King Street, Sydney
For anyone lucky enough to go to Italy - which is most of our Instagram friends in the dead of winter in Australia, it seems - there is one thing you miss the most when you make the trip back home… the food. Fabbrica is the answer for your Italian malaise, bringing together the best parts of Italian food - pasta, deli, sandwiches and wine. The CBD pasta shop offers the perfect pit stop for a busy corporate crowd. In fact, for Hub Martin Place members, grab-and-go meals within the clubhouse means they don’t even have to stop to grab dinner on their way out the door.
Our recommendation: The muffaletta, mortadella, salame, ham, provolone, olive salad cannot be beat.

Milligram
222 Bourke Street, Melbourne
Tucked between Telstra’s flagship store, a multistory Kmart, and a busy food court, you’d be forgiven for walking right past Milligram’s CBD store as you run errands in your lunch break. But, if you have a spare 20 mins for a browse, this is the place to spend it. More than notebooks and pens, this store offers something for home, a gift, or just because.
Our pick: Classic Sport Fountain Pen, because who wouldn’t want to sign something with a pen as elegant as this? Bonus: Hub members get 15% off, storewide.
Unyoked
Kangaroo Island
It’s not in the city, but hear us out on this one. While visiting Adelaide often means time spent at one (or more) of the many incredible wine regions nearby, we think that Kangaroo Island should be on more itineraries. Protected nature reserves allow wildlife to flourish, flowers to bloom, and pristine beaches to sink your toes into. Getting amidst nature is a must here, which is one of the reasons an Unyoked cabin is the top choice for accommodation. So impressive is the natural environment, you’ll find not one but three cabins on the island.
Did you know? Hub members enjoy 20% off 2-night stays in Unyoked cabins.
462 Montague Rd, Brisbane Petrie Plaza, Canberra
While proximity to a merry-go-round might not seem to be the most relaxing environment at first glance, if anyone was going to get the in-spa acoustics right, it’s endota. The spa is located in the midst of a busy retail, dining and activity precinct, almost as if it always planned to be a remedy to the chaos of the day.
Hub members get 15% off products and 8% off gift cards, so when you shop till you drop, your drop can land you on a massage bed (heaven).
Sandwiches and syrah (or another wine of your choosing) is the combination you didn’t know you needed, but now you do. This local wine bar and sandwich shop in West End has the perfect pairing for your wine, or your brunch.
Our partner, Drop Loop recommends: wines by Beyond The Glass for a crisp cut through. Hub members get access to these hard to find wines, and more, as part of our Hub Social Club
