WELCOME Coldwell Banker Howard Perry and Walston Property Management provides full-service residential property management of singlefamily residences, townhomes, duplexes, and condominiums. Our goal is to maximize the return on investment to our owners by securing quality tenants and providing efficient and cost-effective management services. We do this by utilizing the latest in technology to protect the value of your investment.

SERVICES Full Management We are a full-time, full-service residential property management company. We handle the lease preparation, execution, renewals as well as schedule all maintenance and enforce the terms of the rental agreements. This service accounts for about 95% of our business. Management Programs We offer two services: Full Property Management and Lease Up Only. Most property owners ask that we provide full management of their property, providing a buffer to free themselves from the day-to-day management of their investments. Other property owners request we assist with tenant leases and then the property owner manages the tenant. Regardless, we are happy to offer both services. Marketing A description of your property will be placed on the Multiple Listing Service (MLS), making it available to all Realtors. We will also place your property with full description and photos on the Coldwell Banker Howard Perry and Walston Property Management website, social media pages, and over 100 industry leading rental sites. Whenever possible, we will include a virtual tour to ensure a competitive advantage. Our team of over 900 agents is available to show your property at a moment’s notice. Lease and Lease Execution Once we have an application with completed criteria, we will present it to the landlord for approval. Upon approval, we write and execute the lease, collect initial move-in funds, verify renter’s insurance, utility accounts, and move your new tenant into the property. Collection and Distribution of Rents Our collection and distribution of rents is a vital part of our service to you. We pride ourselves on collecting rent in a timely manner. Funds are disbursed to our owners by the 8th of each month. If the 8th is a non-business day, funds will be disbursed the next business day. Property Maintenance Twenty-four hours a day, seven days a week, maintenance emergencies are handled quickly and in a cost-effective manner. Nonemergency requests are handled by Coldwell Banker Howard Perry and Walston Property Management during normal business hours to avoid after hours expenses to our owners. Walk-through inspections with photos are scheduled every 12 months unless we have reason to believe the tenant is not complying with the terms of the rental agreement. In which case, we will perform the inspection more frequently. We will consult with you if any expense regarding your property is more than $300, unless it is an emergency affecting either tenant safety or property integrity. We strive to help our owners maintain their property’s appearance. Our vendors are equipped to handle both emergency repairs and routine maintenance to preserve your investment’s value.

Tenant Relations Our business relationships are conducted fairly and equally with all tenants. We make every reasonable attempt to collect rent in a timely manner as well as renew the lease with the current tenants at the same or higher monthly market rental rates. We always represent you when enforcing the terms of the rental agreement. Reporting to Owners We know efficiency and time management are important to owners. We represent owners worldwide and utilize the latest in cloud-based technology so our owners can access their owner web portal at any time. Once logged in, owners can send messages, examine all transactions, view statements and invoices concerning their investment properties. Government Regulations Coldwell Banker Howard Perry and Walston Property Management complies with all local, state, and federal laws regarding fair housing and real estate. This includes statutes governing real estate, landlord/tenant law, security deposits and documentation as well as U.S. EPA requirements regarding lead-based paint disclosure.

We Will: • Collect rent • Post monthly owner statements with a copy of vendor invoices • Direct deposit owner proceeds to a checking account of choice • Give multiple unit owners individual accounting of each unit • Prepare 1099 and year-end statements with a copy of all paid bills for taxes purposes • Field and address all tenant calls • Maintain 24/7 emergency service for tenants and owners • Dispatch qualified vendors to handle needed repairs • Perform Drive-by property inspections • Complete an interior and exterior walk-through inspection every 12 months of tenant occupancy • Perform detailed move in and move out inspections with photos • Make repairs and update/upgrade recommendations

We Will NOT: • Charge a management fee the same month the tenant placement fee is applied • Charge a management fee if the property is vacant • Charge a surcharge on bills paid to contractors

Regular Inspections

At tenant move in and move out we perform a lengthy and detailed inspection with hundreds of photographs and notes to document the condition of the property. Every 12 months, we visit the property and perform a walk-through inspection with photographs and notes to ensure tenants are taking proper care of your investment.

Friendly, Expert Team of Real Estate Brokers

Our team of licensed NC real estate brokers are always available to answer your questions. Our maintenance call center is open seven days a week, twenty-four hours a day, in the event of a tenant emergency.

Comprehensive Tenant Screening

We perform a thorough background check on all prospective tenants, including verification of income and previous places of residence. Background checks include credit, criminal, eviction, and national public records. Any person eighteen years of age and older that will be residing in one of our managed properties must submit to a criminal background search.

Free Rental Analysis

We will assist you in preparing your property for rent, evaluating current market conditions, and providing rental rates of comparable properties.

Technology Focused

We utilize the latest technology in cloud-based property management software. Nearly everything we do is electronic; from document signatures to owner distribution of proceeds can be completed digitally. Our owners have 24 hours a day access to their owner portal where they can view all documents, transactions, monthly statements, and bills. Funds can be contributed via a bank account or credit card through a mobile device or laptop when repairs are necessary. Convenient access at your fingertips!
