OUR STORY

Established in 2019, Howell Property Group was created to offer a professional and totally comprehensive property service to clients who appreciate the benefits of dealing with one reliable point of contact.

After working in the Commercial Real Estate industry since 2014, Director Andy Howell felt there was a gap in Tasmania for a group that could assist with all facets of property transactions, whilst maintaining a premium level of communication and service. The type of service that goes above and beyond while maintaining a standard of ethics that is usually overlooked in the field.

At Howell Property Group our mission is to provide a high-standard of continuous service throughout the duration of even the most complex of projects.

We have succeeded in developing long-term business relationships by meeting our clients specific needs in ways which are individual, innovative and commercially sound.

With a wealth of experience in commercial sales and project management, Andy Howell and his team are relied upon for their authentic and creative outlook which helps to ensure both success and profitability for all parties involved.

Our goal is to ensure that your property is maintained to the highest standard while also ensuring that you and your tenants feel at home and confident in our proactive approach.

With leading industry systems, we offer comprehensive reports of your property on a regular basis inclusive of photography for you to see in real time how your property is being looked after by your tenants.

On top of this we also offer virtual walk throughs, video reporting and you are also welcome to attend the property with us.

THE TEAM

Cassandra, PM Department Manager, is an expert communicator, and an invaluable part of the Howell Property Group team.

Working in the industry since 2016 and managing a range of small to large portfolios Cass is always seeking to meet new people and work with a great range of tenants, owners and trades people to achieve exceptional results for all parties.

An outdoors lover with an addiction to cruising in warmer tropical climates, you’ll find Cass rugged up in winter. She is a mum of a pigeon pair who keep her on her toes. Cass’s calm nature sees her interactions with owners and tenants as always positive and genuine.

Hannah, Property Portfolio Manager, has formed a real passion for people and property management within her time in the industry

She takes great pride in delivering the same type of customer service experience that she would expect to receive herself and is always striving to go above and beyond for her clients, landlords and tenants.

Some of Hannah’s favorite downtime actives include market dates with friends, visiting local wineries and enjoying a glass or three of red and unwinding at her home away from home, Pilates! Nicknamed Smiley by some and for good reason, Hannah is passionate about approaching her role the same as she approaches life, with a glass half full mindset. Caring, empathetic and relatable are just a few of the traits that she brings to her role on a day to day basis.

Hayley, Property Portfolio Manager, brings a wealth of experience and a passion for excellence to her role. Recognised as the 2023 REB Regional Property Manager of the Year, Hayley is proud to be a trusted advisor for investors across the region.

With a unique, holistic approach to property management, Hayley offers a rare blend of creativity and strategic insight, guiding Investors through every step of their investment journey. With a solutions-based mindset and open communication policy, she ensures that her clients' properties not only perform well but thrive in the ever-evolving market.

With a background in marketing and finance, Hayley delivers results that exceed expectations. Whether it's finding the perfect tenant or optimizing rental returns, she goes above and beyond to protect and enhance her clients' assets.

Raised in Launceston, Hayley has a strong connection to the community and is actively involved in local events and initiatives. Hayley is committed to contributing to the vibrancy and growth of Launceston.

Ash, Property Portfolio Manager, has a background in hospitality meaning she is no stranger to interacting with an array of people in a fast paced, customer focused manner. She is naturally curious and has strong problem-solving skills; if she can't make it work, she will find someone who can!

Ash has a down to earth and pragmatic approach to her work, blending in harmoniously with the Residential Property Management team.

Like Catie, she is also a lover of coffee and wine (there seems to be a department theme here). She also enjoys a good (or bad, depending on who you ask) book, sunshine, and horses.

Ash prides herself on being approachable and communicative and is excited to utilise those skills to develop meaningful and long-lasting relationships with both owners and tenants.

The following is a guide of our processes to give you a better understanding of what is to come, with recommendations to help get a great match for your property.

OUR PROCESS MARKETING LEADERS

Prepping your property for marketing includes getting those little jobs done to present your property in the best light. Prospective tenants see so much value in a home that is clean, well maintained and looking welcoming. Part of our services include advice and assistance on what we believe is necessary to appeal to the right people.

After getting the paper work sorted, your property will be captured and showcased at its very best by our talented in-house photographer offering high quality visual content that can be accompanied by an optional video and/or floorplan to advertise your valuable real estate asset online and to help promote it on our social media platforms.

In marketing your property, we typically undertake a largely online campaign promoting your property on the two leading real estate outlets, realestate.com.au & domain.com.au, combined with several other portals to maximise the reach to potential tenants.

Our social media platforms include facebook & instgram via our dedicated rental social media accounts, along with the main Howell Property Group pages for cross promotion to ensure wide promotion.

Anthea - Landlord

In sourcing a tenant for your property, we will work with you to understand your needs and objectives, whilst maintaining a professional and compassionate approach in dealing with prospective tenants.

Once your property is a live listing, we will book open homes with interested parties, a meet and greet to help form a better understanding of who will be the right fit.

In cases where we are not seeing strong enquiry levels within the first 7-10 days we will arrange to have a proactive discussion with you on strategy to avoid an extended vacancy.

All rental applicants go through a comprehensive screening process, assessing their financial capacity, stability and character, with recommendations then provided to you based on merit without outside influence or prejudice.

Once you have approved an application and your new tenancy is secured, we get busy completing a thorough ingoing condition report. This ensures your property is in tip top shape to start a tenancy.

We make sure that your new tenant has a smooth move in to their new home.

MAINTAINING COMMUNICATION

We deliver an all-encompassing property management service by sourcing and utilising the same cutting-edge technology, online platforms, and marketing tools used by agencies operating under the banner of a multi-national.

Combining this with our proactive and locally focused approach, we take the stress out of property management for both landlord and tenants alike.

We care about our tenants. Without our tenants, we don’t have a job.

It’s so important to us that our tenants are treated with respect and are valued.

The marketplace is very competative and tenants have a lot of choice in the home they rent, and who they rent from. This is why it is so important that a high standard of housing conditions and service is provided.

Whilst we do need to at times deal with challenging situations or remind our tenants of their obligations, we always do so professionally and with a human approach.

The rental team at Howell have been excellent in supporting getting our property on the market.

ROUTINE INSPECTIONS

The first routine inspections are completed in the first 6-8 weeks of the tenancy commencement, so we can see how your new tenant is settling in.

Inspections are then completed 3 or 4 monthly thereafter with a thorough report provided to you via your owner portal and email.

Under the Residential Tenancy Act, routine inspections cannont be carried out more than once every 3 months, (unless the tenant agrees in writing), including once in the first month.

It is important to advise our office if you are planning on attending the routine inspection as we will need to provide adequate notice to the tenant.

We can arrange to pay accounts such as your council rates, Tas water, body corporate levies, land tax and insurances.

If maintenance is arranged through our agency, these accounts will also be paid via the rental account.

At the end of the financial year, you will receive a statement which makes tax time a breeze! This service is included in your management fee.

MANAGE OUTGOINGS SMOKE ALARMS

You can access information on the requirements of smoke alarm servicing on the CBOS website.

The safety of our tenants is very important to us.

Due to the liability risks of inadequate smoke alarm installation and servicing, we have made the decision that we will not manage any property that does not have the smoke alarms professionally installed and serviced to ensure compliance.

Our clients may choose to take part in our preferred servicing program through our nominated provider, or to have the alarms managed by an approved, qualified electrician.

We strongly recommend that you have both Building/Contents Insurance and a Landlord Insurance policy in place.

If requiring specific advice on individual insurance requirements, we can put you in touch with the experts to arrange this for you - just ask.

RENT PAYMENTS LANDLORD INSURANCE

We have the option for our clients to be paid out weekly, twice monthly (mid & or at the end of the month only or next business day)

We recommend that clients choose to be paid out at the end of month if we are paying their outgoings for them. This ensures that we have enough time to collect the required funds for these bills and avoids us having to contact you for additional funds.

TENANT REIMBURSEMENT

You can claim water usage reimbursements from the tenants. We recommend our clients pay the bill in full first to avoid any late fees (which we will arrange if you elect the option for us to manage your accounts), we then invoice the Tenant for the reimbursement costs of the usage only, to be paid within 14 days to the rental account.

ARREARS POLICY

We take all arrears very seriously.

If rent is not paid on time, we will contact the tenant with a friendly reminder via phone and/or text message on the day after rent is due as well as on day 3 if not received. If still outstanding on day 4, the tenant will be contacted again via phone call.

By day 5, if payment is still not received, we will consult with you for your approval to issue a notice to vacate.
