78 Pet of the Month: Sadie

24

editor’s note

A

fter the flag waving and fireworks kick off the month of July, we’re officially into the dog days of summer. Just ask any dog who seems to prefer an air-conditioned or shady nap to their usual routine of chasing critters and fetch-athons. Be sure to provide pets with plenty of fresh, cool water and shelter from the hot weather. The staff here at Houston House & Home never misses an opportunity to pause for paws. We are proud to help the Houston SPCA each month by spotlighting a pet that needs help finding a home—see page 78 of this issue. In researching this month’s home feature I discovered a special organization that helps dogs whose time is running out at shelters. Homeowner Mary Tipton is on the board of K-9 Angles Rescue, an organization that finds foster homes and permanent homes for such dogs. This non-profit group organizes pet adoptions every Saturday and Sunday at 1141-03 Uptown Park Blvd. (across from Crave Cupcakes). In addition to families interested in adopting and fostering dogs, K-9 Angels Rescue is always in need of volunteers and donations. Read more about the them at www.k-9angelsrescue.org. Mary Tipton and her husband RD Kissling’s home in Garden Oaks is another sort of rescue success story.

They purchased a dilapidated 1100square-foot home that, as it turns out, had actually been a model home when the neighborhood was built during the 1930s. For their renovation, Mary and RD worked with architect Mike McIntyre of McIntyre + Robinowitz and Kraig Jankowski of Stan-Co Home Improvements to transform this oncecrumbling structure into a stunning, sturdy modern home that is in harmony with its charming neighborhood, located just north of the Houston Heights. Also in our 2012 Remodeling & Redecorating Issue, we’ve gathered advice from local experts to help you plan a successful remodeling project. If you’re ready to do the kitchen, take a look at our article on camouflaging large appliances with decorative finishes. As always, Joetta Moulden works her magic in her Before & After column, this time it’s a master suite that gets a major update. Happy home improving and have a safe summer! Suite Success A master bedroom and bath makeover yields storage and style BY JOETTA MOULDEN • PHOTOGRAPHY BY JANET LENZEN

Who knew when Dollie Martinez at ICM Granite referred me to homeowner Lynn Sessions that we would be on our third project together? Houston House & Home featured her kitchen in my Before/After column in the September, 2008 issue “From Flood to Fantastic”, and her guest bathroom in the December, 2011 issue, “European Flair”.

What Lynn hated about her old bath was that the early 1990s décor with its bright brass finishes and white shower tile did not fit in with the Old World look she desired with oil-rubbed bronze hardware and darker, Tuscan looking mottled tile and granite we had done years earlier in her kitchen. She also did not like the fact that storage in the builder-grade vanity was minimal at best. “The carpet in the bathroom was just not practical,” she explained. “When we remodeled the kitchen it caused the rest of the house to look even more dated, so it was a domino effect. The entire house needed to be ‘freshened up’ and modernized”, Lynn said. Dollie recommended the contractor Lynn used, Dick Leiker at WoodN-Stone (www.woodandstoneremodeling.com). He did the work on all the spaces, including the master bath. Leiker replaced the vanity and filled in the kneehole vanity space, and raised the counter to a more comfortable 36-inch kitchen-counter height. This allowed Leiker to install a storage tower up to the furdown from the new “Desert Amarillo” granite from Arizona Tile, installed by ICM Marble & Granite. At my suggestion, he also created a tile frame around the mirrors with a tile rope border. He also added hardware from www.myknobs.com to the new vanity. AFTER: (Left) New, diagonally-laid tile floor and large area rug, new window treatment, simplified accessories, frameless glass shower enclosure with oilrubbed bronze hardware and faucet set added Old World charm to this once tired bath.

BEFORE

BEFORE: A dated carpeted floor, lack of window treatment, red wallpaper, brass shower enclosure and faucet set and white tile were spoiling this early ’90s bathroom.

25

before

& after BEFORE

BEFORE: The carpeted floor, dated, too low painted vanity with a knee space opening, large mirror, medicine cabinet, brass towel ring and too small area rug spoiled the look of this bath. AFTER: (Left) A new, custom built vanity with a storage tower made it possible to remove the dated medicine cabinet storage. The knee space was filled in with extra storage and two separate tile-framed mirrors flank the new tower. The oil-rubbed bronze cabinet hardware from www.myknobs.com, new granite countertop and sinks gives Lynn the Old World look she was after.

TIP: With a master bedroom and bath ensuite, I like to paint the walls the same color (in this case Sherwin-Williams “Croissant” SW 7716) and use the same fabrics (both are from Interior Fabrics) on window treatments and hardware finishes for continuity. In addition to paint, my workroom fabricated bordered curtains in the bedroom and a matching bordered valance for the bathroom to unify the two spaces. To get the Old World, Tuscan look she was after, I suggested she use the same 18inch stone-like ceramic floor tiles in “Mocha” as in her guest bath and bring the tile from Emser Tile & Natural Stone all the way to the ceiling in the shower, which opens up the room and accentuates the room’s tall ceilings. Lynn knew she would be traveling extensively and scheduled the work with contractor Dick Leiker in February when she was out of town and he had an opening.

before

& after TRADE SECRETS •HIRE A DECORATOR to look objectively at your spaces and make suggestions that will help you remodel on your budget. • REMOVE WALLPAPER – Do the work for the buyer by removing wallpaper and painting your existing walls. Paint consistently gives the most bang for the buck. We all sell eventually! • SOMETIMES THE MOST EFFECTIVE STRATEGY is to first rethink what’s already paid for.

TIP: If you are not detail-oriented and more of a big-picture thinker, consider hiring professionals to design the remodel and who think about the minutiae that you might not. Custom touches made all the difference in her bathroom. “I think that’s the additional benefit of hiring a professional—I don’t know which workroom sources and stores to go to. I have recommended your sources to many people. I really enjoyed working with you because with you, no question is a stupid question! You listened to all my ideas and told me if they were good, bad, or too expensive. You put my vision on paper for the contractor and made it a reality. I could not have done this without you,” Lynn added.

BEFORE

AFTER: (Above) The same wall colors, fabrics and deep purple border on the window treatments unified the two rooms, making them blend together. BEFORE: (Left) A lack of window treatments, “builder beige” walls and cluttered dresser top made the purple bedding stand out from the adjoining red master bath.

28

TIP: It takes work to remodel a bathroom, but it will be so worth it in the end! I had emailed photos to Lynn of tiled mirror frames and a storage tower in between the two vanity sinks. “I was worried that it might cut off the counter and not look good but now it is one of my favorite storage features you added,” Lynn explained. She said she might not have done some of the things without the photos I emailed to her. The large rug was cut down into a square and came from Great Rug Company. “I was worried about covering so much beautiful tile with a rug, but it is so nice on the bottom of my feet, especially in the winter.” TIP: One large rug looks less “dotty” than a bunch of small rugs. Lynn appreciates the way her new bath turned out each time she enters the room. “I was a little surprised at how much work you said it would take to just ‘change the finishes’. I needed someone like you to make me think about and accomplish all the details to make a complete room, with sources on where to buy rugs and the precise size of matting for artwork. In this room we were able to use some wall decorations I had bought for other rooms and had never used and prints I had picked up on my travels to Europe,” she explained. Her friends and neighbors love the bath. I have received many compliments from folks, even if it is not their style,” Lynn said. “One word used to describe the bath is ‘elegant’. Even things that could be considered the ‘cheaper’ part of decorating can be done wrong. It’s great when you have a professional help you get it right the first time,” she explained. joetta@shelterstyle.com or call 713.461.2063. MODEL HOME REMODEL Shared vision and attention to detail breathe new life into an 80-year-old model home in Garden Oaks BY SANDRA COOK | PHOTOGRAPHY BY RAYMOND ALDERETE 34

house& home | J u l y 2 0 1 2 | h o u s e a n d h o m e o n l i n e . com

Today, Mary Tipton and RD Kissling’s charming Garden Oaks home shines with a crisp, modern look, yet still reflects its original era. The home appeared on a 1930s brochure for the then-new Garden Oaks neighborhood. The owners collaborated with Mike McIntyre of McIntyre + Robinowitz and Kraig Jankowski of StanCo Home Improvements to revive the long-vacant house and transform it into an attractive, functional home. The successful effort was featured on the 2012 Garden Oaks Home tour.

BEFORE In 2009, Mary Tipton and RD Kissling were about to get married, so it’s no surprise that Mary had performed countless searches on Har.com looking for the right house. They each owned separate homes, but were looking for something centrally located that was a good fit for the outdoorsy couple.

Mary found her cream puff in a 1930s, 1100 or so square foot house that was built as a model home for the initial section of Garden Oaks. Some 80 years after its construction, the little house had been well-loved by one family, but also well-worn by the years. Mary wasn’t necessarily looking for a historic fixer-upper, but there was something about that dilapidated darling that captured her heart. When Mary and RD first saw the home it had be vacant for five years. “We bought it from the original owners’ niece, who was in her 70s,” says Mary. “A lot of people would have expected it to be a teardown.” 35

“The entire yard was almost a jungle, completely overgrown,” says RD. It’s worth noting that Mary spends much of her time working with K-9 Angels Rescue, a non-profit organization that helps shelter dogs on the verge of tragic shelter fates find foster homes and permanent homes across Houston. Saving this wreck of a home in Garden Oaks was another way of saving something that just needed a good family to care for it. RESCUE EFFORT

The original house, built in 1936, was 1156 square feet and included two small bedrooms and two bathrooms. Mary and RD 36

worked with architect Mike McIntyre of McIntyre + Robinowitz Architects and builder Kraig Jankowski of Stan-Co Home Improvements to rehab and reinvent the home. Mary and RD’s wish list included a bigger master bedroom with a larger bathroom. Expanding the kitchen was also high on the list, as was more storage. The couple also wanted a front porch, but settled for an entry nook and a nice-sized back porch. McIntyre’s open, contemporary design added approximately 289 square feet to expand the master suite and kitchen/dining area, plus 172 square feet for the back porch. This brought the entire house up to 1445 square feet. The choice to keep the high windows from the former attic level and add a skylight to the

NEW FLOOR PLAN

ABOVE: Mary and RD wanted their kitchen to be both functional and elegant. They chose Caesarstone for the countertops, a product made from recycled glass. The cabinets were custom made on site, and the backsplash features slate pieces that were leftover from the back porch flooring. RIGHT: Architect Mike McIntyre drew up the plans for the renovation, which included alterations to the front of the house and an addition to the back of the house, yielding an additional 500 square feet.

front entry lends a much larger sense of space. The extensive demolition and reconstruction spanned from August 2010 to July 2011. The existing two-bedroom apartment above the garage served as Mary and RD’s residence during the renovations and now functions as their primary guest quarters. LEAK LEADS TO SOLUTION

A surprising result of the renovation project was the creation of a functional crawl space beneath the house, which now provides secure storage for the couple’s canoes. “The idea of raising house the house came after we finished fixing up the garage apartment,” says RD. After the water had been turned back on they discovered a major water leak under the house. “But getting under the house was dang near impossible,” says RD. “So at that point we decided to raise the house to help access the plumbing, have storage for our canoes and make the house look bigger.” Jankowski points out that the crawl space is now an intentionally designed the storage space, as a few piers were relocated to accommodate RD and Mary’s four canoes. The process for raising the house involved cranking up each beam individually over a period of 10 days.

LEFT: The entry and part of the new kitchen occupy what was originally the attached one-car garage. Topped by a large skylight, the fivepanel double-pane glass door is energy efficient and allows for plenty of light, but restricts passersby from seeing directly inside the house. RIGHT: Mary, RD and their dogs get much enjoyment out o the new back porch, which is finished with a slate floor, a tongue-and-groove ceiling, fireplace and seating area.

ABOVE AND BEYOND

With RD and Mary’s input, McIntyre’s design called for eliminating the attic and vaulting the ceiling to take advantage of the attic-level windows on the south and west faces of the home. This move, along with the addition of the skylight in the entry cascades ample natural light into living room and kitchen area. The plans initially called for the vaulted ceiling to simply be finished with sheetrock, but as the structure took shape, a collective decision between homeowners, architect and builder resulted in installing wood paneling on the ceiling to help showcase the soaring height and remarkable angles. Contractor Kraig Jankowski and his team worked meticulously to align the boards and match up angles for a precise look—without corner boards to cover joints. The exterior siding received the same attention to detail. Every corner of the exterior siding features carefully mitered corners. Jankowski found the selected siding material through Mantalbano Lumber, which was discontinued about the time that they were ordering it for the project. So they sourced all they could find from all over Houston. “The Montalbano guys took special interest and worked with us to find enough,” says Jankowski. “It’s good to have vendors that will do that.” Jankowski suggested pulling up the wood floors and storing them in the garage during construction. By the time the floors needed to be put back down, Jankowski had found wood floors from the same era from nearby house demo to cover the square footage added for the master bedroom, kitchen and dining room.

The new vaulted ceiling peaks at about 20 feet and is finished with exquisite tongueand-groove wood paneling, rather than sheetrock. Due to the previous roof support being taken out, a 500-pound Ibeam that spans across the entire room now holds up the roof. A 1/2-inch steel flitch plate supports the full length of each valley.

It was a priority for Mary to keep all the old original doors. “They are solid wood from 1936,” she says. “I didn’t want them going to a landfill.” Per Mary’s request, Jankowski had them completely refurbished, which took longer and cost more than simply ordering new doors and made sure the stripping materials were recycled and/or safely disposed of. “We actually preserved about two thirds of the entire house,” says Jankowski. MEETING OF THE MINDS

RD and Mary hit it off with architect Mike McIntyre from the start. RD and McIntyre were especially in sync on the modernizing of the space. The homeowners were referred to Kraig Jankowski through during a dog walk in the neighborhood. RD liked that Jankowski was working in the area and was quite familiar with the neighborhood. “We always encourage clients to work with a builder who does work in their neighborhood so they are easy to get in touch with during the construction process,” says Mike McIntyre. RD says that during the Garden Oaks home tour many comments were made on the builder’s attention to detail and refinement of the design. Jankowski had considered becoming an architect upon graduation from high school, and was accepted into architecture school, but never actually went. Later he worked for Stan-Co, his father’s construction company and has since embraced the building out of good design.

The dining area connects to both the kitchen and living area to facilitate entertaining in style with family and friends. The restored chandelier is original to home, and the mirror above the buffet belonged to owner’s grandmother. The eclectic mix of chairs includes two Henredon armchairs that were recovered to complement the color scheme.

“I wanted to do this job, not because I wanted a job to make money on, but I wanted to do this job, because I think I probably did it better than what most other builders would have done, says Jankowski. “I don’t think they would have worried about some of the things I worried about,” Architect Mike McIntyre agrees and adds that all parties shared the vision of the elegant and efficient form the house could become. LEFT: The hall bath retains its original footprint, but features period-friendly updates such as new hexagonal floor tiles, a light fixture that was original to the kitchen, Carrara marble and glass knobs on the cabinet doors. The cheery Crossville tile was inspired by an article in LA

Bungalow magazine. ABOVE: The new master bath is bright and space-efficient for two. RIGHT: The master bedroom was designed with reading lights above bed. Double sheetrock with green glue in between provides extra sound insulation from the nearby railroad. Mary says she loves the train: “I’d rather have the train than neighbors back there, plus I have room for my garden to be away from the dogs.”

Appliances in Disguise

UNSEEN ASSETS ENHANCE THE AMBIANCE AND APPEAL OF THE KITCHEN Cool green panels minmize the presence of a Sub Zero refrigerator, wine cooler and two freezer/refrigerator drawers. Photo courtesy of Sub Zero.

After years of seeing kitchens with shiny appliances gleaming like trophies, trends are changing to downplay those super-sized kitchen essentials and focus more on décor themes. Refrigerators and dishwashers are easily hidden with wood panels that blend perfectly with surrounding cabinetry. Ovens, ranges and cooktops cannot be enclosed for safety reasons, but vent hoods can feature a variety of decorative finishes to complement a home’s design. Keep in mind that adjacent living rooms and seating area that are incorporated into the kitchen encourage family and friends to spend more time in an around the kitchen. Camouflaging large appliances and sequestering small appliances provides comfy ambiance. 48

WOOD FURNITURE Beware! What may look like solid wood furniture may be something else. Ask questions and take a close look at materials. When selecting lighting for a new home or a remodeling project, homeowners should be aware of specific styles, finishes and functionality of the lighting fixture they are buying. For instance, a kitchen island fixture needs to provide good downward task lighting whereas a breakfast room or formal dining room chandelier could be more of an esthetic purchase. The most renovated room in a home is the kitchen. DECLUTTERING • Rotate Décor: This is the best way to change the look and feel of a room without spending a dime. By rotating your décor, you’re able to de-clutter and enjoy seeing "new" things every few months.

• Deep Clean Your Cabinets: The kitchen is the heart of most homes and tends to collect clutter in cabinets and drawers. • Purge the Personal Stuff: Your style has changed quite a bit since you were in college so purge your décor and your wardrobe of the things that you no longer love or wear, and make room for something that expresses the current you.

CARPET CARE It is very important to vacuum any carpet regularly. Grit that comes off the bottom of shoes from outside will abrade your carpet and cause it to soil. The catch is that the specific vacuum you use is terribly important and the correct choice can be counter intuitive. The Carpet & Rug Institute (CRI) publishes a list of approved vacuum cleaners. Those with the strongest suction (like Dyson - that is not approved) actually erode your carpet's ability to resist staining and soiling and should never be used on your carpet.

Do you start your redecorating with the wall color and ?nish or the furniture? Choose color for your walls, ceiling and trim last. The easiest things to match are the walls to your furniture, not the other way around. Start with your favorite color, fabric or carpet. ACCESSORIES When formulating a budget for your remodeling project, put enough aside for accessories. Beautiful accessories are just as important as furniture and window treatments, and bring together a look that is uniquely yours. Before starting, choose your colors first and bring your paint and fabric swatches with you when shopping to avoid mistakes and return trips. — Jane Ross, SOMETHING SPECIAL

KITCHEN REMODELING Ask yourself which type of sink, faucet, cook top or backsplash will be used. With many options to choose from, coordinating colors and materials first will help the decision process go as smooth as possible. As with any recipe, you don't start cooking until you have all your ingredients. — Danny Valdez, TRADITIONAL DESIGNS LTD. When remodeling your kitchen, choose a countertop that works with your lifestyle. If you like to cook or entertain often, its best to choose a countertop with little to no maintenance, such as one that has a 15-year stain warranty. — Tony Bolfing, BOLFING BROTHERS MARBLE INC. For granite countertops, choose your granite first, if possible, before you choose flooring, backsplash and paint. There are more choices of tile and paint than stone. Be sure to view the actual slab(s) to be used for your project. This decision is too important to be based only on a sample or a photo. — Dollie Martinez, ICM MARBLE & GRANITE Let countertop materials dictate other colors for a kitchen remodel. BATHROOM PROJECTS New homebuyers or people remodeling their bathrooms should select their framed bath mirrors before the electrician puts any electrical connections into the wall. Too often, people can’t use the mirror size they want because the electrical outlets are already installed and the mirror would cover them. Also, the size and positioning of any bath light fixture also should be chosen after the mirror selection. — Don Waheed, WAREHOUSE FRAMES ’N GALLERY Select your bathtub before you finalize your plans: Sit in the tub before you buy. This keeps you from buying a tub that is too small or too large. Also be sure to specify the correct drain location so you know whether it will be an end drain or a side drain. — Betty Krolczyk, MARATHON SPA & BATH

LANDSCAPING The right outdoor lighting allows you to derive the full benefits of your costly landscaping after the sun goes down. It also provides added safety and security, not to mention increasing the resale value of your property. — John H. Dailey, ROBERT HUFF LANDSCAPE ILLUMINATIONS

Choose a new tub that fits both the room and the people who will use it. Photo courtesy of American Standard.

Refresh your landscape. Bring the outdoors in or the indoors out. Stay with your home’s interior theme, style, design or colors in the garden. Creative use of containers, iron décor (painted) and even colorful hanging lanterns offer ambience at night and colorful accents by day. Enjoy your garden at night. Include fragrance, white foliage and flowers and night-blooming varieties of plantings to give an instant moon garden. Nightblooming jasmine and datura and sweet olive add fragrance, while white caladiums and impatiens glow in the moonlight. Add a glass of wine and candlelight for instant enchantment. — Beverly Welch, THE ARBOR GATE
