W
e’re entering the new year with optimism and hope. Looking to the future of home furnishings, we’re exploring new products that have been engineered to make our lives easier and more efficient. That includes washable, vinyl wallpapers and fabrics that are strong enough to survive pets, children and even the occasional wine spill. But more than a few wise persons have counseled to never forget the past, and we haven’t forgotten anything with this month’s tribute to historic destinations. From 19th century structures in Washington, San Antonio and Jefferson, to an 18th century plantation in Louisiana, we’ve got your road map for travel near and far. In this issue we’ve explored a pair of historic homes that have stood the test of time. There’s the Fulton Mansion in Rockport that did suffer from Hurricane Harvey, but is on the mend thanks to an assist from the Texas Historical Commission. And a little closer to home, just outside Brenham, is the stunning Belle Meade Farm that was lovingly restored ten years ago to preserve its Texas Victorian architecture. We also are featuring a charming bungalow that was built in 1935, although all the other homes in the neighborhood have since been replaced by McMansions. See what one local architect and his artist wife have done to preserve the home’s architecture while also increasing its square footage and making it size-appropriate for the family. If one of your resolutions is to cook more and dine out less, then don’t miss our write-up about eye-popping cook-

WHEN PAINT JUST WON’T DO Dress Up Those Walls With Exciting, Yet Durable, Wallpapers By BarBara Canetti

ooking for a solution for your walls that has to be washable, durable and waterproof yet looks good and adds to the usability and ambience of a room? Think of the benefits of vinyl wallpaper to change the look and feel of any room frequently exposed to humidity or heavy traffic “Those words sound seductive to a homeowner, but they can be misleading,” says Julie Young, The Wallpaper Lady. “No wallpaper is impervious to water, wear, dirt or stains. But vinyl is the best option, though, under conditions where the wallpaper will get a lot of use, such as kids’ rooms, bathrooms, or areas where you are hanging up coats or backpacks that knock against the walls, or where the dog is digging into his breakfast.”

Most interior designers and wallpaper professionals agree on one thing: proper preparation of the wall is paramount for a successful and long-lasting installation. The walls should be smooth, free of stains and primed with a primer designed for wallpaper, and not paint primer or PVA-based primers, says Young. For painted or glossy surfaces, she uses Roman’s Pro-977 Ultra Prime and for more porous surfaces or new drywall, she recommends Gardz. She gets most of her supplies from Southwestern Paint on Bissonnet. “Dust should always be removed from walls with a damp sponge before priming or hanging wallpaper, because, as I like to say — nothing sticks to dust,” Young says. Vinyl is thick enough to carry an embossed texture, Young says, which can be made to mimic natural materials like grasscloth, wood, brick or even the old pressed-tin tiles that were used on ceilings in the Victorian era. Wallpaper manufacturer Phillip Jeffries recently added several new styles of vinyl wallpapers to emulate hemp, denim, metal, grass or raffia. Additionally, vinyl wallpapers eliminate the problem that many natural papers often present: a lack of consistency in color from one strip to another, where edges or rolls could be lighter or darker than others. “Interior design is to ultimately create the feeling that the client would like to have when in the room. Sometimes wallpaper is the perfect choice when I feel that something is missing in a space. TASTE OF TEXAS BRUSSELS SPROUTS WITH BACON JAM
A
ccording to Nina Hendee, even Edd — who loathed Brussels sprouts as a child — loves this hearty side dish of crispy Brussels sprouts, topped with a slightly smoky and sweet bacon jam. You can prepare the jam ahead of time and store tightly covered in the refrigerator.
INGREDIENTS
2 pounds Brussels sprouts, trimmed and cut in half 3 cups vegetable oil coarse Kosher salt BACON JAM 12 ounces sliced bacon
2 tablespoons bacon grease (reserved) ½ cup diced yellow onion
½ cup diced red onion 3 minced garlic cloves ¼ cup brown sugar ½ teaspoon smoked paprika 1 teaspoon chili powder ¼ cup bourbon 3 tablespoons honey 3 tablespoons balsamic vinegar 1 teaspoon coarse kosher salt ½ teaspoon ground black pepper

METHOD Heat vegetable oil in a large deep pot to 350 degrees. Fry the Brussels sprouts until slightly brown and crispy. Remove from the oil and drain on a plate lined with paper towels.
For the bacon jam, cook the bacon in a large skillet over medium-high heat, reserving 2 tablespoons of bacon grease for the jam. Drain the bacon on a paper towel-lined plate and allow to cool. Crumble the bacon into very small pieces and set aside.
Sauté the onions and garlic in the bacon grease until the onions are caramelized. Add the brown sugar, mix well, and cook for one minute. Add the paprika, chili powder, bourbon, honey and balsamic vinegar and simmer until the jam reaches a creamy consistency. Turn off the heat and season the jam with salt and pepper. Fold in the crumbled bacon.
Pile the fried Brussels sprouts in a serving dish and top with as much bacon jam as you’d like to use. Yield: Eight servings

ason and Katherine Tramonte’s house now looks out of place. Although it has been sitting in the middle of its West University block since 1935, the charming bungalow is now surrounded by newer, bigger, more modern houses that lack the character and personality of the Tramontes’ home. They say they are fine with that. Jason, a commercial architect, and Katherine, an artist, wanted to live in West U but really wanted a “Heights-style” cottage. They searched for awhile and, then in 2003, they found their perfect home. It had already been updated in 1990 and was in good condition. In fact, the couple lived there for a few years before expanding their family and adding 800 square feet to the two bedroom, one-bath house. Now it has 1900 square feet with three bedrooms, two baths, good sized rooms and family space inside and out. The front half of the house is the original layout but, where there once was a dining room, is now a bar and sitting room with a wall of built in bookcases, a small round antique table in the center of the room with two chairs and a comfortable couch. This is where Jason says he relaxes in the morning with coffee and in the evening with a glass of wine. It is also where Katherine

gets to watch Jason in the adjoining kitchen while he prepares the family’s meals. The rooms are wrapped with original crown molding and the original oak wood floors have been refinished and polished. When the couple decided to remodel the house they had to move out — for almost two years. They wanted to preserve the integrity of the original architecture while updating and upgrading it to meet their present requirements. “We lived in the house and basically ran it down,” says Jason. “With two kids, a dog and a cat, we used everything a lot. It was time to redo it.” They left much of the original structure but remodeled and then added additional space. They also raised the house eight inches to allow for better ventilation and to keep it above the floodplain. “I cook a lot so the kitchen is a focal point for me,”

says Jason, noting the cabinetry was designed to fit his needs and the counters topped with Silestone. A large sixburner Jenn-Air stove is adjacent to a large stainless steel farm sink that anchors the space. The kitchen is not large but opens to a grand dining room with an enormous antique table from France, made out of a solid wood slab of chestnut — a gift from Katherine’s aunt. The table easily seats eight but extra chairs can be squeezed in for additional guests. The dining room, nearby art studio and master suite were all part of the 2015 remodel, along with a walk-in pantry and laundry room. The studio, set off from the main part of the house with a barn door made from original shiplap wood harvested from the floor, is well lit with a solar tube that delivers continuous natural light into the room, despite the fact there are no windows. The solar tube is similar to a skylight, but much smaller and is a good solution to small, dark areas. It is perfect for Katherine’s studio and is lined with art projects she has created. From the studio a door leads into the master suite with clerestory windows that provide both light and privacy, as this part of the house backs up to a neighbor. The couple chose beautiful ceramic tile, handmade in San Miguel de Allende, Mexico, for the flooring in both bathrooms. The original two bedrooms are where the Tramontes’ two teenagers live. The floors are the original pine and the bedrooms are identical except for the personal items and decorations in the rooms. “We like the simplicity here,” says Jason, while noting there are areas of individuality in each room. The hallway is pink, the walls in the bar are a dark blue-gray, and the whimsical back hallway is covered with a swath of Hygge & West’s “Daydream” wallpaper, a mix of hand-drawn birds and clouds that float along the wall. The family also created an outdoor space with old Chicago bricks in the yard and put a table and chairs close to the covered carport for outside dining. Guests to the house are greeted by a decorated crape myrtle, covered in colorful Mardi Gras beads — a nod to Jason’s native Louisiana roots — as well as a colorful front door that changes color with Katherine’s mood. “It’s orange now, with pink edges, but it has been turquoise or red,” says Katherine. “I just like to add that spot of color.”

n the lip of the Aransas Bay on the Texas Gulf Coast sits a love letter, a four-story, French Second Empire dream home built by a 19th century husband and
wife. The Fulton Mansion, completed in 1877 by George Ware Fulton and Harriet Smith Fulton, remains a sight unlike any other along the coastal plains of Texas. Busch, the Texas Historical Commission’s Director of Historic Sites Operations, but it was designed by George himself, an engineer by training and trade, for Harriet. “He designed this house with features and technologies that he felt would not only best suit the home to withstand the coastal climate, including hurricanes that it faced, but also provide his family with all of the modern comforts that the family’s wealth could afford,” says Busch.

Oakhurst, as the Fultons called it, boasted modern furnishings and cutting-edge technology for the time, including a generator to light the home's chandeliers and cast-iron furnace; a series of flues to push hot air through decorative fireplaces; and a water tank above the tower room which, with an assist from gravity, provided hot and cold running water to the bathtubs and toilets. But, Busch says, what truly makes the house come alive is the story of George and Harriet, who built the house for each other. “You can look at the encaustic tile and be impressed with how beautiful it is and where it came from, but when you realize George took Harriet to the World’s Fair where she picked it out [for] her dream home with the love of her life, it just makes it so much more mean-

ingful.” For the last 140 years the story of Fulton Mansion has been written, and the latest chapter opens with a hurricane. Harvey, the eighth hurricane to hit the mansion, caused substantial damage, primarily from the flat metal roof which, Busch says, “was literally peeled up like a sardine can.” In addition to toppling the chimneys, it allowed rain to pour in, drenching three floors — along with the collections that had been moved to higher ground in anticipation of a storm surge — in water. Though the extreme winds wreaked havoc on the roof, Busch says it’s a testament to the care George took in building the mansion, specifically in the home’s stagger-stacked pine planks, that it still stands.

“[The stacked wood walls] give the home not only tremendous strength and structural integrity, but a flexibility,” says Busch. “It was flexible enough yet strong enough to withstand forces that literally tore apart other more modern structures.” The site reopened within weeks of Harvey, as did the Education and History Center, which sustained almost no damage. And, once the mansion was cleaned and deemed safe, it too reopened for special “hard hat tours.” “We do actually have hard hats, [but] we’re offering them less for safety and more for ambience,” says Busch with a laugh. Busch says the tours offer visitors a new perspective and a rare opportunity to see the rooms “naked.” “The house is usually presented as a very full, very lushly decorated Victorian home,” says Busch. “[But] a home isn’t a single artifact, it’s a composition, and the way the light comes in the window and falls on the floor is just as important to the environment of the home as the carpeting, [so] being able to get into the room and experience that space like the family would is very special.” In particular, because the public doesn’t generally get to

walk very far into the rooms, Busch recommends approaching the windows to look out onto the bay just as George and Harriet did all those years ago. The tours will continue through the winter, as the Texas Historical Commission continues working with FEMA and puts together a plan for restoration, one which will not only repair and restore the roof, but better its resistance to wind while also shoring up the chimneys. Busch says they will also do a complete inventory and conservation work on the collections, as well as evaluate the mansion’s furnishing plan. “I like to think that every change brings with it the gift of opportunity,” says Busch. But even as the mansion is restored and the furnishings return, Busch says The Fulton Mansion suffered significant more than the visuals damage from Hurricane Harvey. are the stories the house contains. “People fall in love with a place because of the stories, and the story of Fulton Mansion is a love story. And who doesn’t love a love story?”

TEXAS VICTORIAN An Elegant Country Retreat Combines History and Livability By Marsha Canright | Photos By randy hodde
B
elle Meade is an elegant three-story house dating from the 1890s that sits atop one of the highest points in pastoral Austin County, about ten miles from Brenham. From its wraparound porches and upper floors, you can see miles of rolling countryside with pastures, live oaks and, in the spring, a carpet of wildflowers. Amy Adams Strunk, a Texas businesswoman and daughter of the late Bud Adams, bought the house in 2007. She is known for her tasteful restoration of historical homes. “The views from the dormers and porches are most appealing and the house overlooks a beautiful pond,” says Bob Sanchez of Classic Innovations in Magnolia. He managed a painstaking restoration of the house between 2007 and 2008. “It’s a sturdy home with original red oak floors, longleaf yellow pine for cabinetry, and original wood-burning fireplaces,” he says. Brenham, the house spent most of its first century almost 25 miles away in the community of Frelsburg, near New Ulm. According to a local history publication, Robert and Lena Heinsohn — who owned the general store in the tiny town — built the house. Frelsburg was founded in 1837 by Captain William Frels who immigrated to Texas from Germany and commanded a company of volunteers in the Texas Revolutionary army at the Battle of San Jacinto. Heinsohn’s Country Store is still in business and is one of the oldest surviving general stores in Texas. The house originally stood next door to the shop. While the actual date of its construction is not recorded, the classical architecture of the house suggests the late 1890s, Sanchez says. In 1982, the house was spotted, purchased and saved by a Houston family, the Treadaways, who moved it to the current location.

Belle Meade was painstakingly restored about ten years ago, and fortunately the original red oak floors, large baseboards and window casings were preserved. The spacious dining room features the original wood burning fireplace.
The roof was removed to make the transport possible and, when it was replaced, triple dormers were added, says Nancy Cole Penny, a property agent with Hodde Real Estate. The Treadaways named the house Belle Meade, which means beautiful meadow. “In the style of the Texas Victorian, it has a large central hallway, four large bedrooms and three and a half bathrooms. There are broad porches around the house and a large family room with a fireplace on the third floor,” says Penny. It has about 3,500 square feet of living space. “The house has been beautifully restored; all the infrastructure is updated with the highest quality materials. It’s an elegant house but very comfortable,” she says. Developed as a family retreat for relaxation and fun, the property has ample space for entertaining. “There is a bulkheaded lake with a boathouse and a swimming pool complex with a couple of piers. The lake is stocked with bass, and a smaller pond is set up for bait fish and flows into the larger waterway,” she says. The compound includes a barn with a workshop and stalls for stabling horses and a gazebo. Also on the property are an older barn and a windmill at the original home site. The surrounding pastureland is sown in improved grasses that are used for hay production. 62 house& home | January 2019 | www.houstonhouseandhome.net
“The house is a classical design and we definitely tried to go back to its original aspects. We had photographs of how it was built and the modifications made by the previous owners,” Sanchez says. His careful improvements included widening the staircase to the third floor and remodeling and updating the bathrooms and the kitchen. He also added an exterior staircase for safety that blends with the original architecture. The main challenge of the restoration was bringing all the systems of the house up to today’s standards, including all the plumbing and electrical. “We kept all the original floors, the large baseboards and the casings around the windows. It makes the house so unique,” he says. “One special detail is the hand-carved embellishments on the top of each porch; that was original to the house.” The house is remarkable but it’s not the only one of its kind; it has a least two sister houses,” says Penny. “There’s a story that matching houses were built for the daughters but there’s no documentation.” “The [three] houses are almost identical but alterations have been made over the years. One of those is now the Belle of Round Top, a bed and breakfast, and the third is in Waller County,” she says.

NORTHERN LOOKS FOR SOUTHERN CLIMES What do You Mean, You Don’t Sell Peonies?
W
e garden year-round here along the Gulf Coast and January is a common month for planning outdoor projects for the new year. Not to say we Texas gardeners don't have our challenges but it can be extra tricky if you've just moved here from another state. One basic point, often overlooked, are the varied climatic zones within the United States. It’s normal to turn to the internet for advice, and there’s no shortage of data out there, but sadly there’s also an enormous amount of ambiguity and misinformation. I cannot tell you how many times customers have asked, “When do you get in your peonies?” Crestfallen with my reply, they then ask, “Well, how about lilacs?”
“Sorry again,” I have to reply. “They're just not for this climate.” Chances are, if you're looking for childhood favorites from your mother's garden in Ohio, it’s not going to happen here. If you're new to Houston, or simply new to gardening, try asking your neighbors for plant advice. Consulting a native Houston gardener with seasoned experience is even better. Another option is to check out some of the books by regional experts. Perennial Garden Color (Texas A&M AgriLife Research and Extension Service Series), by William C. Welch, is one trusted resource. Another is A Garden Book for Houston and the Texas Gulf Coast, written and edited by Lynn M. Herbert

and presented by the River Oaks Garden Club. These locally written books have information about organics and native plants, and there are many more. Texas A&M and Stephen F. Austin Universities both have informative websites. Here are a few of my suggestions for successful plantings. Instead of peony, a flower found in more northerly gardens, try althea, a southern classic. Both species are large shrubs or small trees with very showy big blooms. If you desire large patches of purple lilac (like those found in Indiana), plant lespedeza, Mystic Spires blue salvia or even a Montrose Purple vitex instead. These alternatives will reward you with striking displays of purples in heavy blooming cycles. These have a similar look and take our searing heat, poor soils and even flooding. My rather long-winded point is this. Do your research first before you expend all of your enthusiastic gardening energy trying to track down plants that will never do well here in Houston. You'll never find then available on the upper Gulf Coast, anyway. Remember, "Work less, enjoy more!" RIGHT: Brunfelsia floribunda, a nice alternative to lilac, has fragrant flowers and is attractive to bees, butterflies and birds.

Vitex is heat, drought and pest tolerant and the Montrose Purple variety substitutes nicely for lilac.
