The Greenwich housing market remained strong in the third quarter of 2025, continuing its upward trajectory in pricing while maintaining stable transaction volume. With 161 homes sold, virtually unchanged from the same period last year, the market held steady in terms of activity, though price performance showed notable year-over-year gains.
The average sale price surged 21% compared to Q3 2024, reaching just under $4.3 million. Median pricing, while nearly flat quarter-over-quarter, rose almost 9% year-to-date, signaling continued strength at the high end of the market. Price per square foot also climbed significantly, reflecting both buyer confidence and the enduring appeal of luxury properties in the area.
Homes sold faster in Q3, with average days on market dropping to 45. However, while properties continued to sell briskly, buyers showed slightly more price sensitivity, with sale-to-list price ratios dipping just below 100%, suggesting that aggressive overbidding has cooled slightly from recent peaks.
Looking at the 10-year trend, the average sale price has nearly doubled, and homes are moving almost three times faster than they were a decade ago. The combination of rising values and sus
tained buyer interest continues to position Greenwich as one of the most resilient and sought-after luxury markets in the region, even amid broader economic headwinds.
