The second quarter of 2025 brought more evidence that Columbia County continues to attract a broad spectrum of buyers, with its mix of natural beauty, privacy, and vibrant small-town life. The market remains competitive, driven by limited inventory and steady demand, though the intense pace of past years has begun to normalize.
Buyers are drawn to Columbia for its scenic landscapes, proximity to the Berkshires, and accessibility to the Hudson Valley. Interest remains particularly strong in towns like Ancram, Hillsdale, and Canaan, where properties offering land, views, or updated living spaces are commanding premium prices. We are seeing thoughtful, strategic buyers willing to wait for the right home, those that present a combination of privacy, character, and quality, while sellers who overprice or list properties in need of significant work are finding the market less forgiving than before.
Inventory remains tight, with limited new listings across most price points. This ongoing supply constraint continues to support price stability in much of the county. Second-home and relocation buyers, many coming from metro areas like New York City, Westchester, or Boston, are still a strong presence, as are those looking to make Columbia County their full-time residence, a trend reinforced by hybrid work arrangements.
Affordability is becoming more of a conversation, especially as mortgage rates remain elevated. The days of aggressive bidding wars on nearly every property have subsided, replaced by a more balanced, cautious market. However, when well-maintained homes with desirable features come to market, competition remains, and buyers continue to act decisively.
Looking toward the second half of the year, we expect current trends to hold. Buyer demand for quality properties in the area remains steady, but higher borrowing costs may temper urgency in certain segments. That said, Columbia County's enduring appeal as a lifestyle destination, its open spaces, artistic communities, and proximity to cultural and recreational attractions, will continue to draw buyers looking for more than just a home, but an experience. The market is likely to remain competitive for desirable, well-located properties while buyers and sellers alike adjust to a more measured pace.
