Bev was a sweetie, and a girl after my own heart with those words. At age seven, she totally encapsulated how I feel at this time of year— the in-between pause, and breath it allows us to take, between the busyness of fall and harriedness of the holidays. Like most people, I have mixed feelings about the holidays—there’s so much to enjoy but just the idea of running ragged, trying to make things perfect, is exhausting. I’m always envious of people who tell me they have a ‘simple Christmas.’ Some day I swear I’m going to give it a try, but I bet I could even make the simplest holiday into a production. After all, if I only baked a few things or put out a few decorations, they’d have to be even more perfect! But perfection can come in many forms. I remember visiting a house at Christmas that had a large, primitive wood platter on the table and real red cranberries on it, just kind of rolling around, slowly drying through the season. I have no idea why that image has stuck with me—more so than all of the festooned decor I’ve seen over the years —but I think it had something to do with its natural simplicity. As we catch our breath before the silly season begins, let’s try to remember the only thing exhausting, complicated or draining about the holidays are the demands we put on ourselves. If we change our expectations and choose a simpler approach, we may find the results are just as memorable.

On Friday, October 27 at the Universal Event Space in Vaughan, a sold-out Hatsquerade Gala helped to raise much-needed funds and awareness to break the silence and stigma surrounding those living with and affected by mental illness and addictions. Over 950 people attended the 9th annual Gala hosted by Hats On For Awareness (HOA), all wearing hats to show support and raising $145,000 for programs at CAMH and Humber River Hospital, among others. To date, $750,000 has been raised by HOA donors and supporters. At the event HOA co-founders, Benny Caringi and Enza TiberiChecchia, welcomed City of Vaughan, Mayor Maurizio Bevilacqua to the stage so he could present his Spirit of Generosity donation of $5,000 and congratulate the pair for their continued work within the city. “It is an honour to be recognized for our dedication to this cause and it was also a wonderful opportunity to turn and thank everyone in the room for their unyielding support over the years,” said Caringi. “We cannot do any of this without them.” This year’s event was emceed by Z103.5’s Tony Monaco and the crowd was entertained by Canadian musicians Jully Black and rock band Honeymoon Suite. hatsonforawareness.com

he end of the year is fast approaching—the start of what I like to call the “season of soirées.” Holiday parties this year are taking on a more luxurious tone, welcoming the return of indulgence, glamour and colour that leaves guests begging for more. Here’s my guide to creating a formal, festive ambiance for an affair to remember.

COLOUR-FRIENDLY Rich jewel tones must be in attendance at your formal get-together. Pretty amethyst, lush plum tones bordering on black, saturated pinks and potent pops of bright yellowygreen—a nod to 2017’s colour of the year—are a highlight of the upcoming holiday palette. As a designer, I’ve seen texture, pattern-play and mixed metals dominate the design scene through 2017, and indeed, these will see us through the final countdown of the year. Well-appointed, well thought-out decor reflects a more minimalistic approach to design, highlighting the beauty of each carefully selected piece or custom finish, and bringing balance and harmony to the room.

LAYERS OF LUXURY This featured dining room showcases a mix of patterns carefully selected to complement the beautiful wallpaper—the focal point of this room. The sheen and texture of the dupioni silk drapery and the velvet dining chairs help create a sense of tactile luxury, while lending the perfect backdrop for the glamorous chandelier. We combined several different metallic finishes in this space to bring dimension to the design esthetic, and bring character and personality to the room.

There is no need to program this little thing, it will learn your habits and adjust to make sure your efficiency is maximized. It notices when you get up and go to sleep, and how that differs on weekends and holidays. No more trying to guess the weather and remembering to adjust the temperature when you are away. 4 PROJECTING THE FUTURE

The television is always an issue in home decor. How wonderful would it be if you could carry the TV like a cell phone? That big, black square on the wall steals focus when it’s on, and it’s a black hole when it’s off. Problem solved. Sony’s Wi-Fi projector is about the size of a hardcover book and works on any surface in the house. It costs about the same as an iPhone, but is likely cheaper than the combined cost of the TVs in the bedrooms, basements, kitchen, bathroom, great room, etc. The decor of the house can be clean and uncluttered and the television can be anywhere you want. He will think it’s the best gadget ever while you get to replace the black box with your favourite artist.

5 MUSIC ON THE MOVE

If you need to be a little more cost-conscious, the UE Roll Bluetooth speaker is a great “guy” gift. It has a bunch of things going for it, including a cool factor with the shape and oversized plus and minus volume controls, and excellent sound quality. If your guy is any type of a sportsman, then this is ideal. It straps onto bikes, boats and backpacks, with the built-in “bungee” cord but most importantly, it’s waterproof. With most bluetooth speakers, you have to make sure you’re taking special care of it when you’re out and about. Take this to the beach, the cottage, the backyard or the shed, and never worry. This might be a good choice for the teenagers in the house as well, because it can take a beating.

HOLIDAY HOSTING Elegant entertaining, without the dining table

h

ow do you throw a holiday party with all the elegance of a sit-down dinner without a dining table? I love to entertain but I currently don’t have a dining table. I chalk it up to being a designer—I’m waiting for the right one! My client, Suzanna, is in the same position, but we turned her living room into a beautiful entertaining space to keep her guests happy and circulating—and out of the kitchen!

AWAKEN ALL THE SENSES Whether you’re planning a formal or casual get-together, the key is to plan. You want to fill your guests’ senses. The aroma of fresh-baked goods, the taste of savoury nibbles, flickering candlelight and low-key music all can be fine-tuned for the occasion. Spatially, I like to use every surface as a “station.” Think of it like layering decorative finishes to keep the eye moving through a room. Placing food and drinks on different surfaces and at different heights, with plenty of room to walk around, adds a welcoming dimension to the room. The sideboard becomes a cheese station, the ottoman holds multi-tiered goodies and a bar cart acts as the dessert station. 36 :: December/January 2018 RENO & DECOR myhomepage.ca

TREE MAGIC The tree may be the largest decor item in the room, so make it outstanding! It sets the tone and it can also set the colour theme, if you like. I’m all about abundance when it comes to decorating the tree—every surface and niche is filled. It too, keeps the eye moving over the spectacle.

DELIGHTFUL DETAILS But entertaining like this is all in the details, where every surface is treated as a decorative vignette. Layers of fresh greenery laid out on surfaces create the base layer, with glittering, holiday decorations in gold and silver adding sparkle under generous candlelight. I like to mix plain white or gold finished votive, tapered and pillar candles, and lanterns with pillars clustered in groups on the floor (but not underfoot!), so every surface has light.

FESTIVE FANCY Use varying shapes and sizes of decor. Large, gold, sculpted reindeer guard over cheese plates, while ornaments of varying sizes look festive on multi-tiered serving ware. Bring out your best serving pieces. This is the occasion to use it all! Delicious pop-in-your-mouth cookies and sweets require a central location, like an ottoman where guests can move around and see the whole selection. Why not add glass or crystal jars filled with gold balls or batteryoperated strings of light? It’s a simple trick, and when set on a mirrored tray, they reflect the light and add sparkle. It goes without saying that stacks of holiday napkins should be made available at every station and flatware, gathered in glassware, adds a slightly informal touch and allows guests to help themselves.

STATION-INSPIRATION Side tables are great for showcasing decor and candles, but we like to use larger ones as the coffee and tea station. Dig out the fine china and use the coffee and tea pots with matching cream and sugar, cups and saucers, so guests can help themselves.

WINDOW WONDERLAND If you have a large expanse of windows, you might add a string of lights above the frame, or try adding multiple, lightweight wreaths hung with fishing line or fine wire attached to a curtain rod (not the fabric).

À LA CART(S) What’s better than a bar cart? Two moveable bar carts to do the heavy lifting. One for desserts, one for the drinks (not shown). A simple drink menu, with wine, beer, warm cider and eggnog guests will be able to help themselves. Set these stations up outside the living room—we used the adjacent entry hall, closer to the kitchen for replenishing.

SPREAD THE CHEER Don’t forget to add festive decor in the powder room. Greenery, candles, ornaments, mirrored surfaces, beautiful soaps and lush towels carry the festive spirit to this essential room, too.

AREA RUGS Follow these guidelines and choose the perfect carpet for your space DECORATI NG S UCCE SS U N DE R FOOT: AR EA R UGS I don’t believe anything underscores a beautiful room quite like an area rug. Whether it’s a handwoven oriental, a French needlepoint, rustic sisal, or a modern loop, an area rug is what I call, a desirable necessity. Intensely practical, these self-bound carpets satisfy our craving for comfort and luxury, two things I could never live without. For true success underfoot, here are a few things you may want to know about area rugs.

PATTE R N In general, modern and contemporary styled area rugs tend to involve less pattern while traditional styled carpets typically contain more colours and more intricate detailing. While all-over patterns visually help to widen and energize a room, geometric patterns, or those with a border, visually enclose an area of space. Dynamic stripes can be used to visually widen narrow spaces. Choose a central medallion on carpets in open seating arrangements or centered under glass tables. However, if a space is an awkward shape or proportion, a central medallion will only accentuate that.

S I Z E MATTE R S How large should an area rug be? In general, the larger the carpet, the bigger the room looks. To determine the maximum size, try this formula: Subtract one foot from the room’s width and one foot from the room’s length. This allows for a sufficient “frame” of floor around the perimeter of the carpet. Ideally, furniture should fit squarely on the area carpet, but occasionally, due to size constraints, it’s fine to settle for a chair or sofa’s front legs to rest on the carpet only. Before selection, do consider the carpet’s individual merits. Is it made by hand? From where does it originate? How durable is it? These questions impact the item’s ultimate worth.

PRACTICAL US E S Area rugs have a multitude of practical purposes beyond providing a beautiful backdrop for a room’s furnishings. A well-placed carpet can introduce structure to an open-concept floor plan, one of the most difficult challenges when working with loft spaces. It can also intimately enfold a conversation grouping, direct the flow of traffic and help define distinct areas of activity. The right area rug will link disparate furnishings, and even provide inspiration for colour schemes. One large carpet or several smaller carpets can hide unsightly flooring, such as worn carpeting or linoleum, help stop dirt at entranceways, and anchor individual seating arrangements. And, area rugs can actually help dampen noise levels within rooms— something that may appeal to you if you have toddlers or teens.

everal key ingredients go into designing a bedroom that will make your guests feel welcomed. The goals are ensuring they are comfortable, delighted and experience a restful night of sleep.

THE BED

Purchase the largest bed the room will allow, while still accommodating at least one nightstand, a side chair and/or bench and a chest of drawers. Upholstered headboards soften the look and provide a wonderful backdrop for guests who just want to relax in their room and perhaps read a book. It is important to source a comfortable mattress that provides firm support, but with a pillow top that envelops the guest and makes them feel cosy. Pillow-top mattresses are also good for senior guests who may feel extra pressure on their joints.

LINENS

High-quality sheets can make a huge difference for a good night’s sleep. While 100 per

cent Egyptian cotton is the gold standard, consideration should be given to bamboo or silk. Include a silk duvet, coverlet and at least four pillows. It’s also nice to include a warm, fuzzy throw for the foot of the bed. Bamboo fabric naturally resists mould, mildew and odours, allowing for less-frequent washing. Bamboo fibre is also naturally hypoallergenic and anti-bacterial. While silk has hypoallergenic properties, it is also a natural protein and therefore is far less hospitable to dust mites, which can trigger allergic reactions. The use of silk bedding and silk-filled duvets greatly reduces the amount of dust mites in the bedroom. Avoid feather pillows in a guest bedroom in case one of your guests is allergic. There are many microfibre options, which mimic feather down.

ACCESSORY FURNITURE

Include a nightstand (or two) with a small drawer. The nightstands should be large enough for a bedside lamp with a light source that is adjustable. Consideration should be given to purchasing a nightstand with a top surface that withstands the condensation from a cup of water or a spilled glass of wine. If not, have glass cut for the top to save yourself the heartbreak. The chest of drawers should provide enough space to accommodate a week or two worth of clothing. Add a mirror on top and some accessory containers for jewelry and sunglasses.

WINDOWS

Don’t forget the windows! Blinds and drapes can provide a beautiful addition to any room. Consider blackout window coverings to allow the guests to sleep in past sunrise.

Hardwood flooring is strongly suggested, or for the ultimate guest comfort, consider heated, engineered-wood floors. Provide a rug at the side of the bed.

ARCHITECTURAL DIFFERENCES

If possible, add a gas fireplace in the room and an ensuite bathroom. Make sure the ensuite (or nearby washroom) has extra toiletries, plush towels and guest robes and slippers.

FINISHING TOUCHES

Provide a foldable luggage stand so guests don’t have to bend over to the floor. Include clothes hangers in the closet and add scented sachets to drawers. Hang artwork that is bold and quirky and shows off your personality to your guests. Colourful throw pillows can make the room interesting and fun. Fresh flowers, a selection of books and Wi-Fi instructions can make the guest experience unforgettable.

ociety and/or self-professed style mongers love speculating what colour trend will dominate this season and overshadow the ever-popular, always in style shade: black. Black is timeless, effortless, and it comforts our souls. Whether it’s an all-black outfit when you need to absolutely slay, or that new black ice-cream everyone and their dog has a photo of on Instagram, black is a colour we all know and love and it’s time we embrace that nothing will replace it. When it comes to decor, black is often overlooked. Of course, no one expects you to deck out your house like an angst-filled teenager who just got upgraded to the basement room in 9th grade. But, consider breaking out of the square mould of “accent” colours and choosing unbeatable black as your go-to shade in decor.

We worked with Nina who had just finished her home and needed a bunch of stuff in it to make it livable–our favourite problem to solve! She wanted something that was outside of the norm, but airy, eclectic, modern, and had a touch of her own unique style. Enter black.

BLACK AS AN ACCENT

Black is a great colour because it goes with anything. Duh. We all know this, and that’s why our closet is full of it. It’s impossible to mess up, however, when it comes to interior design, it does take some thought in order to be done right, so you don’t end up crying with a paintbrush in your hand wondering what you’ve done to your beautiful home.

COLOUR CUE

We used black to play off of the brass gold fixtures, the grey furniture, and bold Andy Warhol-inspired custom-pop artwork of family photos as complementary accents. This ensured black was never overdone and didn’t darken the room. Black accents, such as chairs, lamp covers, and black decor mixed with patterns, helped make it all happen. Artwork plays a huge role in adding diversity to the design, and custom artwork can be found throughout the house. Because hey, when you can’t find the perfect piece, why not make it yourself?

BLACK AS A STATEMENT

One of our favourite pieces is the black candle setting on the dining table. It gives the room an edge, and shows guests that Nina doesn’t mess around. The matte finish complements the brass light fixture and mirrors, while also tying with the finish of the table. The table itself is something that just screams “INVITE PEOPLE OVER TO EAT.” It was a custom teb Interiors table done with concrete and vintage maple extensions and accent legs.

BLACK AND NAVY = A LOVE AFFAIR

Have you noticed the ceiling? Do you love it as much as we do? Hell yeah, you do. We couldn’t resist completing the living room with a navy ceiling. This works thanks to the ceiling height and the white walls. The room as a result is bright, and the colourful artwork just adds a pop of colour and personality. The texture on the ceiling is to die for, and beckoned to be painted. Navy works beautifully with black, it creates an illusion of darkness but has a certain subtleness, so it’s not as sharp.

SO, YES TO BLACK

The navy curtains, alongside the black chairs, table nook, and light fixtures bring the colour throughout the home without overdoing it. When working with a colour that is so bold, it’s important to make sure that it lives in each room in a way that makes sense without going overboard. But never shy away from at least SOME crazy.

2 ACCENT WITH ABSTRACTS

Bring your style to the forefront with thoughtful compositions that invoke awe and reflection. Abstracts are one of the easiest ways to infuse a burst of colour due to their highly interpretive quality. With abstracts, there is no need to worry about the content of the artwork, instead, focus on the colours within and the energy it emits. Abstracts work with just about anything, but will look especially brilliant against an exposed brick wall or stark white or black finishes.

3 MIXING LIGHT WITH DARK

Introducing contrasting colours and shades into your home creates depth and dimension. Dark colours make a room appear smaller, while lighter colours are inviting and make cosy spaces feel expansive. hey say that home is where the heart is. It’s also where we spend most of our time (granted, much of that time we’re fast asleep). But, still, shouldn’t your home be a place you love to be in?

ROOM FOR IMPROVEMENT

I can’t tell you how many times in my career I’ve gone to meet with new clients, and moments after I’ve walked through the door, one of them is telling me how much “we hate our kitchen.” The space is either too small, poorly laid out, dated or all of the above. One very common option is to remove the wall that separates the kitchen from the dining room to create an open cooking and dining space. With an island in the middle you gain valuable workspace for preparing meals, and a handy spot where guests can sit and chat with the hosts as they prep. Removing load-bearing walls, of course, requires a lot of careful planning to determine the size and location of the beam that will support things once the wall is removed.

THE RIGHT FIT

Once you’ve opened up the area, rather than some off-the-shelf cabinetry from the local building supply store, I’d recommend custom cabinets if you can work them into the budget. For one, they won’t look cookie cutter. Plus, since everything is built to order, you can fully maximize the use of your space. Finally, you’ll feel difference in quality every time you open a cabinet or drawer.

BATHING IN LUXURY

If having a spa-like bathroom is your focus, you’ll definitely want to look into the different options for rain showerheads and body spray jets in the shower. Standalone soaker tubs add a stylish focal point to the room. And if you’ve got an extra 10 grand in the budget, consider installing Kohler’s Numi toilet. From the motion-activated lid and heated seat foot rests, to the programmable lighting display and built-in sound system, this unit truly is a throne. A more affordable option for adding a layer of luxury is to install a heated flooring system in the bathroom. 1700s by a physicist. The tall, shallow firebox maximizes the amount of heat radiating into a room, and the angled sidewalls direct all the smoke up the chimney. It was state-of-the-art technology at the time, but labour intensive to install, so had fallen out of fashion.

Finally, don’t overlook the great outdoors. Sure, it’s buried in snow most of the winter, but when spring rolls around, we love to expand our lives into our outdoor living space. As I’ve written before, I love the fact that I can retreat to my own piece of paradise—complete with in-ground pool—without having to deal with bumper-to-bumper traffic all the way to cottage country.

COOKING AL FRESCO

While a pool’s not for everyone, an exterior seating area built around a gas fireplace or fire pit continues to be a trendy choice. Taking it up a notch, many homeowners are adding fully functional second kitchens to their backyards, complete with cooktops, fridges, prep counters, and running water for cleaning up. Finally, if you invest in household versions of the patio heaters used by bars and restaurants, you can start enjoying your outdoor space from early spring until late into the fall.

How to set the wheels in motion for a successful renovation

Some renovations require architectural or design services, while others require an engineer. Such services are necessary to obtain building permits and should be factored into your budget. Your renovator will know what services you need, and give you a pretty good idea of what the rough costs of the project would be.

CONTINGENCY BUDGET

FIRST THINGS FIRST

The first consideration is to understand why you are renovating. Are you renovating to improve the value of your home for a quick sale, or are you doing it to improve functionality and increase the enjoyment of your home? Another critical step early on in the process is to hire a professional renovator. The easiest way to find out is to ask prospective candidates if they are part of the national RenoMark program. BILD created the RenoMark program in 2001 to help GTA homeowners differentiate professional renovators from underground contractors. The program has been so well received that it is now used to distinguish professional renovators in nine provinces and more than 40 municipalities across Canada.

PROFESSIONAL & PROACTIVE

RenoMark renovators abide by a renovation-specific code of conduct, which includes things like providing a written contract, offering a minimum $2 million in liability insurance, providing two years warranty on all work, and having all applicable licenses and certificates. Many renovation projects require you to obtain permits, which can be a complex process requiring several months. A professional renovator will know what permits are required for your renovation, and they will know how to get them.

AU COURANT

Professional renovators also have legitimate business licences, they are insured and offer warranties on their work. They regularly attend educational seminars and courses to stay ahead of the curve and keep their knowledge and skills up to date. That means they know about any changes to building codes or municipal requirements. Talk to several renovators and interview them before deciding who to work with. Find out what kind of experience they have doing similar work to what you want done. Ask for references, and if they are members of a professional association. Your renovator is your partner in realizing your vision for your project, and you need to work with someone that is right for you. When it comes to budgeting, set aside 10 to 15 per cent of the project cost as contingency. Changes during the process are not uncommon, and they can impact the cost and timing of the job. Just make sure you and your renovator agree on how potential changes will be handled. A detailed written contract is vital to a successful renovation. Your contract should clearly outline the scope of work, project timelines, payment schedules, warranties and how to handle any changes. If you don’t sign a contract, chances are that you’re not working with a professional, and will have no legal recourse should you receive substandard work.

Create biodiversity in your yard to ensure a growing population of pollinators

I

made several insect hotels in my wood working shop for some of my gardening friends. They were received graciously but, at the same time, with a common query: “What IS it? What does an insect hotel do? What kind of insects will it attract? Are they all good for my garden?” An insect hotel encourages insects to visit and reside in your yard. It can be as simple or as complex as you choose. There are many designs for insect hotels, and if you are a creative type, you can create your own. Clearly, this discussion has a long way to go. It started with concern about the decline in the honeybee population, and has extended to the general concern shared by naturalists everywhere about the problems with our native population of pollinators. We are no longer concerned exclusively with the decline of honeybees. Truth is, there are over 700 species of native bees (honeybees are not native) that serve as primary pollinators ‘out there’ in the natural environment, many of which you can attract to your yard with an insect hotel. In addition, there are thousands of other invertebrates that either pollinate over 30 per cent of the plants that we rely on for food, or are essential members of the web of insects that make up the whole show.

Take a winter moment to digest the following and you will be on your way to understanding the whole, big picture.

1UNDERSTAND THE MEANING OF

BIODIVERSITY. The word comes from ‘biological diversity.’ WWF defines it as, “The term given to the variety of life on Earth. It is the variety within and between all species of plants, animals and micro-organisms and the ecosystems within which they live and interact.” Biodiversity in your yard is represented by the range of naturally occurring plant, animal and insect life that exists in it. There is much that you can do to increase biodiversity, or the range of life in your yard.

underestimate the impact that you can have on the beneficial insect life in your neighbourhood by planting flowering plants. The longer each plant produces a flower, and the more of them, the better. If you have a minimum of six hours of sunshine in your garden, you are in luck. The varieties of plants available to you are nearly limitless. If you are dealing with shade, you also have opportunities to plant flowering plants galore, but you will need to be more thoughtful about your plan. In either case, place your plants densely to attract the maximum number of pollinators.

GO NATIVE…OR NOT. A recent study in England indicated that it is not important to a bug that a plant is native, if it produces a blossom that attracts them in the first place. According to the results of “The Plants for Bugs Pollinator” research, it is the diversity of plant material that attracts the maximum range of bug species, not whether they are native. To quote the study, “The value of a site can be maximized for pollinators by choosing plants from different regions of the world.”

ADD WATER AND DON’T STIR. Adding a still-water element is the single most impactful feature that you can add to your garden or balcony for attracting pollinators. A pond in the yard or a half-barrel on the balcony works just fine. When you add a water feature, I can guarantee that you will discover wildlife in your yard that you have never seen before. As dragonflies, salamanders, frogs, toads, water beetles, amphibians, mammals and bugs discover your new drinking hole, they will grow, thrive and breed. We are only beginning this discussion about the importance of creating biodiversity in our yards and gardens. As I look in to the crystal ball, I see the interest in attracting pollinators and creating biodiversity in Canadian gardens as growing steadily.

DIY INSECT HOTEL: Use natural materials and arrange them in such a manner that insects find attractive and move in. NB. They don't like a sanitized environment. Instead insects like messy and thrive on clods of rotting leaves, rough-cut lumber, or better still, a stack of rotting, split firewood.

Navigating twists & turns along the permit path

W

hether creating, moving or otherwise altering a structural wall; relocating or running a new drain; installing a new furnace or amending the location or size of a heat run—a permit is required. Contrary to popular belief, even when rehabilitating an old porch, deck or structure over 10 square metres (about 108 square feet), not only will you require a permit, but you will also need to clear zoning bylaws.

The world we live in is a highly regulated one, and while there is ample debate on both sides of the argument as to whether that is a good thing or not, it is the environment we must all operate in. As such, when planning to renovate or planning to build, it is imperative that you understand the process and what impacts to cost and timing it may have on your project.

MUNICIPALITY REALITY

Depending on where you live, your municipal planning and building departments may operate in a very personable and efficient way. Should you be lucky to live in a small town, you may even know the people helping you on the other side of the desk. As you get into more metropolitan regions, especially in the Greater Toronto and Hamilton Area (GTHA) or in Toronto proper (especially North York, Toronto and East York), your project rarely has a face to it, in that the examiners reviewing your file are often not speaking directly with you at all. The timing of the project can be drastically impacted due to the sheer volume of applications that the local municipality receives.

ILLUMINATING THE PROCESS

Additions, renovations and custom home projects can often take a path similar to that of the stacked townhouse, mid-rise or even high-rise project that your local developer is undertaking. The difference is, with the development fees they pay, there is often a dedicated planner on their file. In the case of smaller projects, it becomes imperative you understand the process to ensure you (or your designer/consultant) can shepherd your file around the various departments that need to review and approve your file before a permit is issued. To help you do that, or to at least shine a light on the process so you understand what you may be into, I have outlined a typical project process, along with typical time frames as outlined in a survey of professional RenoMark contractors undertaken by the BILD Association last year.

TYPICAL STEPS & SUBMISSIONS

In the chart on the next page, we outline some typical steps in the process of renovating an old Toronto home and assume we are building an addition to it in order to expand the living area. In order to submit for zoning review, you will require plans of the as-built home, plus plans showing the proposed changes, including floorplans, elevations and a building section to show heights of floors and the roof. You will also require an up-to-date survey, which shows neighbouring houses (half of them at least) and some key grade heights (top of first floor, and average grade across front of home, as well as 0.01m on each side of your property at the front yard setback), in order to determine the height of the building in relation to your surroundings. A site plan will show your existing conditions relating to the house and the lot, as well as what is being proposed by way of expansion. The first step is to submit that for zoning review. This review will outline your compliance with applicable laws governing the site, will set your path to move forward and can typically take anywhere from 2-12 weeks, depending on where you live.

SUPPORTING ARGUMENT

If your zoning review yields non-conformity with the bylaw(s), your next step is to submit to the Committee of Adjustment. Here you will request relief from the bylaw, arguing the merit of your application as it pertains to the four tests of the planning act. They include: 1) Is it minor? 2) Is it appropriate and desirable for the area? 3) Is it in keeping with the intent of the bylaw? 4) Is it in keeping with the Official Plan?

COMMUNITY INVOLVEMENT

Timing for a Minor Variance can vary tremendously. The Planning Act legislates that a file be heard within 30 days of an application being accepted. In Toronto/East York, that timing is currently in excess of 120 days. Assuming you are successful at the Committee of Adjustment (CofA), there is a legislated 21-day appeal period where if contested, you may have to go to the Ontario Municipal Board or the Local Appeal Body (if in Toronto) to plead your case. Doing this adds months and costs to the project, as a formal trial takes place, which requires a planner and lawyer to be retained to argue the facts of the application. Avoid it if you can by being a good neighbour and involving your neighbours early in the planning process, in hopes of obtaining their support of your application—it can go a long way with the Committee members at the initial hearing and also reduces the risk of an appeal of the decision.

CONDITIONAL APPROVAL

If you were successful at Committee, the decision often comes with conditions of approval, including urban forestry, transportation or other department conditions, which must be met in order to allow the Building Department to accept your permit application as complete. Start the process with the various departments immediately after your CofA decision, as they can often take a long time to clear (i.e. Forestry or Ravines and Natural Features can take 8-12 weeks to review and approve if there are trees on the property affected by your application).

the Committee of Adjustment, and have clearances from the various commenting departments, you can request your initial zoning submission to be closed off and cleared as compliant. Congratulations! You now have a file that can be accepted as a complete application, which binds the Building Department to a 10-business day review. Keep track of your file to ensure you get a permit issued, or comments back within that time period, as files can often lie dormant if examiners are away on vacation, or if a labour union strike occurs, as it has twice in the last 10 years in Toronto.

STAYING ON TOP OF THE FILE

Our industry experience has been that a typical project can take an average of 46 weeks (or close to 12 months) to go through the process from initial submission to permit issuance. oronto’s top designers and decorators held free 15-minute consultations with Fall Home Show visitors at our popular RENO & DECOR booth. The eye-catching and inspired living space was created by the exceptionally talented designer Terry Edward Briceland. “Our obsession is to straddle the fence between mainstream and obscure, blur the lines of masculine and feminine and fuse the dignified with the ridiculous. If it doesn’t evoke emotion or debate, we haven’t done our job or achieved our goal,” says Briceland. Does he look familiar to you?

He should. With over 15 years of experience, you have either seen him out and about in Toronto, or on your TV screen on shows like Take This House & Sell It!, Rooms That Rock, Design Interns, Disaster D.I.Y., Movie Style, Cityline, The Marilyn Denis Show, Divine Design and Candice Tells All. Some of his designs have also been in home decor magazines like RENO & DECOR, Canadian Home Trends, House & Home and Style At Home. And who could forget the threepage interview in Sew News Magazine where he revealed that he sews in his underwear while listening to loud music.

From the head-to-toe red that stomped down the catwalk in the Fall/Winter '18 collections to revered paint company Benjamin Moore recently naming Caliente, a warm and charismatic red, as the 2018 colour of the year, there is no denying that this statement-making, beyond-bold hue is on fire. “Strong, radiant and full of energy, Caliente AF-290 is total confidence. It is pleasing, passionate and makes people feel special, like red-carpet treatment,” says Ellen O’Neill, Benjamin Moore director of strategic design intelligence. Red is radical. Red is regal. Among the robust adjectives used to describe the fiery shade, O’Neill has also discovered examples of the comfort red brings to a space—the cocooning, the assuredness. Mixing varying shades of the primary colour may work in fashion, but if you want to use it in big doses in interiors, such as walls, avoid the shocking and go for warm, soothing tones that create a stately, luxurious feel. Not ready to plunge in that deep? Add an energizing splash of ruby to your decor to liven up a neutral space.
