HOME & LAND PACKAGES EXPLAINED

Easy how-to tips for putting together your dream home and land package.

How does it work?

Putting together the ultimate home and land package can sometimes be confusing! Here’s the low-down on how they work.

• When you buy a home and land package, you will be entering into two separate agreements. One with the land developer – for example, Lanser Communities – and another with your builder.

• In a Lanser Community you always have flexibility to choose which lot of land you want and choose the home design of your dreams.

• Even if you select a pre-packaged home and land package in a particular development, you can always ask to move the home design onto a different lot. This can typically be achieved without the cost of the package changing dramatically – make sure you talk to an experienced land sales agent at a Lanser Community to guide you through all of your options. FINANCING A HOME AND LAND PACKAGE

Financing for a home and land package usually consists of two steps; buying the land and then building the home. The loans can be arranged separately but are usually bundled together. Buying the land is a standard real estate transaction with a regular mortgage.

Love your land

The second step requires a construction loan where you would 'draw down' an agreed amount to pay for each stage as your home is built.

That way, you only pay interest on the money you’re using at each stage.1

• Do you want a big backyard? Is there room for one?

But first, consider the following...

Find the right location Is the location of your home and land package right for you?

• Is the address a reasonable commute to work?

• Consider the proximity to family and friends.

• Is the location convenient to childcare and schools?

• Does the development have good access to transport?

• Is it close to shops?

• Are there parks and fitness trails within walking distance?

Does the block you’ve selected suit your lifestyle and budget?

• Does the shape of the block suit the home you intend to build?

• Is the block well oriented to save energy and allow plenty of light into your living and outdoor areas?

• Is the block sloped? If so, are there extra costs involved to build?

• Is the block elevated? If so, does your home design take advantage of its views?

• If you’re looking for a low maintenance lifestyle, a smaller block or a townhouse is easier to look after • Are there preliminary bore logs and a contour plan available of the block from the Developer?

The right builder Do you trust your builder and does the home design suit your lifestyle?

• Visit plenty of display homes at your favoured estate to get a feel for what each builder offers.

• Ask exactly what is and isn’t included in your home and land package. Display homes often feature the best fittings and finishes – many of which aren’t included in standard home and land packages.

• Ask if you can change the layout or design of the home, for example adding another bedroom. How much will that change the cost?

• How long will your build take from commencement, and when can they start?

• Make sure your builder explains any environmental features of each home design – are there any sustainability features that could save you money in the long run? •

CONCRETE PLANTER POTS

What you will need • Bag of cement • Bag of sand • Large bucket • Dishwashing gloves to protect your hands • Canola spray/vegetable oil

• Inner and outer moulds (you can use almost anything, however, round plastic storage containers and yogurt containers in the middle work really well. Just make sure you leave a few centimetres of rim so that the cement doesn’t crack)

• Acrylic craft paints • Varnish spray • Brushable waterproofer • Power drill • Painters masking tape.

Method

1. Preparation is key. Wash and dry your moulds.

Spray the inside of the outer mould and the outside of the inner mould with canola oil spray.

2. Get mixing. Mix 4 parts of cement to 1 part sand in the bucket (8 cups of cement to 2 cups sand makes about 4 pots depending on your mould size – if using premixed concrete, use 10 cups to make 4 pots).

Mix the two dry ingredients together well with gloved hands.

3. This bit gets sticky. Add some water to the dry mix – the consistency should be a paste (too watery and it takes a longer time to set).

4. Add the cement/sand paste into the main mould. Press the middle mould in leaving 4-6cm from the bottom.

Then holding both, tap the bottom against a solid surface to get rid of large air bubbles. You may need to weigh the middle mould down to keep it in place – try using rocks or paper weights.

6. Unveil your art piece. Once set, the cement pot should be easily extracted from the outer mould by turning it out onto a soft surface (eg. grass) and pushing on the bottom of the mould. The middle mould can be a bit trickier. Often pliers are required.

7. Too rough? Sand the rim if the edges are too rough.

8. Let a little air in. Drill a drainage hole in the bottom of the pot. Start with a smaller drill bit and work up to the bigger one to ensure that it doesn’t put too much stress on the cement and crack.

9. Finally... Wipe down to remove excess dust.

10. Add a little colour. Use the painters tape for a defined line. A few coats of paint gives the best result.

11. Protect your artwork. Paint the inside with the waterproofer to prevent the water from leaching out and ruining the paint. The spray varnish protects it from the outside. Follow product instructions for drying time.

12. Add a little life. Add your potting mix and plant of choice. The drainage hole means you are not limited to succulents. •

5. Patience is vital! Leave the cement mix to set over 48 hours.

Have you always been drawn to selling land?

As a baby-boomer, I broke the mould of the traditional one profession for life. I’ve been engaged in a broad range of vocations including volunteering, training, lecturing, programming and several management roles before moving into real estate, specialising in developments and selling land. Having worked across several land developments over the last 15 years, I have been fortunate enough to have sold a significant number of properties in Mount Barker, and have seen steady growth in the area.

What do you believe makes a great place to live?

Community is key – a place that provides exposure to the outdoors, nature and plentiful of social opportunities to engage with your neighbours makes a great place to live. Amenities including local shopping centres, services, public transport, schools, sport and recreation clubs also play an essential role.

And lastly location. It is important to find the perfect location, but only after community and amenities have been addressed.

What would your advice be to First Home Buyers looking to buy their first home?

Work out your budget to determine what you can afford in monthly repayments – and stick to it!

Talking to a financier or lender will determine how much you can borrow based on your calculated income. Remember, on top of the land and home costs to budget for stamp duty and conveyancing of the land. Another cost which can often be forgotten is the completion of the property, including driveway, paths, fencing and landscaping. Taking all this into account – you can then make informed and safe decision. Make sure you also ask your builder if there is an allowance in the advertised home cost for footings and/or retaining if required – you will need to consider these in your budget.
