BBeyond its beauty, this Pelican Bay model home offers an entire lifestyle experience. Joseph A. Bonura Jr., President & CEO of Bonura Custom Homes, a division of BHG Development, is a hospitality industry veteran, which gives him valuable insight into how people live and entertain in their homes. Bonura Jr. has collaborated with Interior Designers Rebekah Errett-Pikosky and Charlie Hansen from Clive Daniel Home to excel in their commitment to creative freedom.

Architect John Cooney incorporates tropical elements to harmonize this contemporary exterior with its neighboring architectural styles. “The home is going to live as well as it looks,” delights Cooney, and that is precisely the vision set forth by the entire team, where an exceptional living experience is paramount. The foyer is an exquisite introduction of architectural features and meticulous details, reinforcing that this model is designed rather than merely decorated.

“Our design process is intuitive,” shares Errett-Pikosky. “We immerse ourselves in textiles, furnishings, and inspiring visuals, and ultimately, the quality of design that emerges is not only a product of our work but is also an integral part of us.”

The interior palette exudes sophistication with its neutral tones of soft grays, whites, and beiges. In contrast, the rich hues, white oak, and black accents give it its distinctly earthy modern character. Meanwhile, the open floor plan sets the stage for remarkable focal points like the wine room. u

Staircase: This visually striking floating staircase showcases the impressive architectural skills that went into designing this home. The solid white oak treads rest atop a white powder-coated stringer, and its glass railing allows the natural light to fill the foyer and the upstairs hallway. Three concrete orbs from Made Goods strengthen the connection between architecture and interior design. Repose Gray by Sherwin-Williams provides an elegant backdrop with alternating 6-inch and 12-inch nickel gap trim on the walls.

Entry Water Feature: The entrance features a striking reflecting pond, and it becomes an even more exciting design element when viewed through the dining room’s floor-to-ceiling windows. The contemporary design features a flat-roofed portico with doubled-stepped columns and a cable railing above the balcony. Bonura Jr. prioritized durability with a custom 10-foot solid wood door clad in composite material and opted for WinDor’s aluminum windows.

Living Room: Errett-Pikosky and Hansen’s creative instincts led them to craft an exceptional media wall, and the choice is tile, which instills earthy hues and textures that marry with the John-Richard console table below the television. Two built-in shelving units in Tricorn Black by Sherwin-Williams show off accessories. The sumptuous Burton James sofa, upholstered in a velvety gray fabric, complements the throw pillows with intricate embroidered geometric patterns and glistening metallic animal prints.

“Our design process is intuitive,” shares Errett-Pikosky. “We immerse ourselves in textiles, furnishings, and inspiring visuals, and ultimately, the quality of design that emerges is not only a product of our work but is also an integral part of us.”

Wine Room: Visible from the adjacent spaces, this wine room stores nearly 1,000 bottles on a metal and walnut rack system by Millesime Wine Racks and is temperature-controlled by Wine Guardian. Its concept comes from one of Bonura Jr.’s commercial projects, Blu Pointe in New York, where the wine room is viewable from different vantage points. The wine room and foyer feature matching finishes for a cohesive aesthetic, while the backlit wine rack is a captivating visual.

Club Room: As a space to serve both lounging and entertaining, two suspended ceiling panels in Tricorne Black demarcate the lounge area from the bar in this club room. Nickel gap is a unifying element throughout and clads this wall, which the team embellishes with black and gold accented artwork from Sunpan. The team designs a custom ledge behind the sofa and this bespoke upper cabinet and shelf unit at the bar with a backsplash tile from Voguebay Tile.

Kitchen: These designers elevate the classic white kitchen with dual espresso beams that cross the ceiling and descend the wall, framing the nickel gap hood and a 48-inch gas range. Everleigh from Cambria Quartz is the countertop, backsplash, and entire island with a distinctive base design that angles inward, resembling the shape of a faceted gemstone that sets the island apart from traditional, rectangular designs.

Primary Bathroom: “We have observed in luxury construction an increasing desire among homeowners for personalized spaces,” shares Bonura Jr., highlighting the innovative approach of offering two distinct, fully-equipped primary bathrooms. “This concept undeniably contributes an extra layer of value to a home of this stature and represents a contemporary interpretation of luxury that prioritizes privacy and personal space.” The two bathrooms are cohesive with their sophisticated smokey gray and taupe colorway, luxurious vanities, and intricate geometric floor tile.

Bonura Jr. shares, “Rather than concealing a well-designed wine room out of sight, the idea is to celebrate and integrate it into the main area, bringing warmth and hospitality into luxury homes.” Bonura Jr.’s thoughtful programming ensures that this home has two kitchens, multiple indoor and outdoor entertaining spaces, and attention to the number of powder bathrooms needed for guests.

The design emphasizes the homeowner’s overall daily lifestyle, not just how the home serves guests and entertains. With this thought in mind, the office can be transformed into a VIP suite. Everyone’s tremendous focus on the livability of the home is matched only by the attention given to its aesthetics and ambiance. “In designing the interiors, we’ve been mindful to select fabrics and furnishings that balance approachability and refinement, resulting in a living space that feels inviting and elegant,” explains Hansen.

“One of the most important items on the checklist is that the primary bedroom has sliders that open to the outdoor spa,” says Bonura Jr. “If anyone is going to use the spa in the evening, it is going to be the primary residents and being able to step directly from the bedroom to the spa is an essential lifestyle experience for this caliber of home.” For seamless outdoor connectivity, every guest room features balconies. Hansen and Errett-Pikosky’s inspirations for each guest bedroom are unique, making each room an exciting discovery. u

Outdoor Living: The sitting area features comfortable chairs with bold striped cushions from Clive Daniel Home. The pool fountains create an enticing outdoor atmosphere, perfect for expanding the outdoor living experience.

Primary Bedroom: Bright natural light streams in through the large sliding doors and fills this sanctuary, where the dark espresso wood beams complement the velvety taupe headboard wall, all to emphasize its earthymodern aesthetic. Silver, gray, and cream tones from the exquisite Ann Gish bedding complement the pearly chenille-upholstered bed from Clive Daniel Home, creating a harmonious interplay of warm and cool tones. The dazzling nickel and crystal chandelier from Crystorama infuses luxury, yet the neutral backdrop is still easily customizable.

The outward beauty of this architecture and interior design is evident, but what makes this model special is the passionate commitment of all involved to create a complete lifestyle experience. This design is where luxury and hospitality intersect to create an extraordinary model and luxurious home. n

Office: This scheme mixes warm and cool tones to give it a luxuriously grand feel. An entire wall of cabinetry and a touch of gold in the drapery steepens its grandeur. A plush steel gray area rug sits atop warm white oak flooring from LW Flooring, anchoring the black freestanding desk from Noir. Meanwhile, a luminous branch and globe pendant hangs from the wood ceiling for an appealing mix of contemporary and sophisticated.

Guest Bedroom: The driving concept for this guest bedroom is metallic accenting, while the focal point is the headboard wall in a deep taupe, gold, and black wallcovering from Omexco. The nightstands are Clive Daniel Home pieces in a shagreen pattern with antique brass hardware to complement the bronze framed mirror above. “This guest space is a harmonious symphony of textures and rich tones with a built-in nook in the corner that seamlessly integrates functionality and charm,” shares Hansen.

VIP Suite: “A stepped drywall design offers a distinctive touch to ceilings, setting it apart from the conventional aesthetics found in model homes,” explains ErrettPikosky. Another innovative technique is a standout headboard wall to bestow individual charm. The vibrant hue Secret Garden from Sherwin-Williams adorns the headboard wall with a custom white rippling box pattern. This captivating color makes its presence felt throughout the room, from the whimsical floral pillow to the artwork above the dresser.

VIP En Suite: Hansen and Errett-Pikosky elevate this en suite beyond a standard model bathroom. The 3-inch Arabescato countertop from Pompeii Quartz is at the heart of this refinement, while overall, the bathroom exudes a harmonious cool palette of smoky gray and polished nickel accents. The rich wood frame around the mirror ties it in with the rest of the home. An American Olean hex accent tile adds character to the sleek shower with a frameless glass enclosure.

Front Elevation: “Pelican Bay has a variety of architectural styles, so this contemporary style with a tropical twist blends in beautifully,” explains Cooney, who positions the home to maximize the lake view and frames the drive with two oak trees. The architecture’s solid, clean lines and two-story windows support its contemporary form, while the wood accents and hip roof soften it. The sleek Eurofase sconces and geometric doors add complexity to this exterior.

Outdoor Living: The outdoor living space features inviting woven-textured sofas with bold striped cushions from Clive Daniel Home, perfect for relaxation. A sleek black and glass coffee table adds a touch of modern elegance to the area. The pool deck is made of light gray shellstone tiles to ensure it is not too hot to walk on.

Entrance | Stairway Detail: The front entrance provides many visual cues when you walk through the door. A clear view of the water is visible straight through the house. There’s the grand staircase and the foyer chandelier from Fine Art Handcrafted Lighting. The design team carefully selected spectacular lighting to ensure it enhanced the home’s design. They tucked the foyer fixture into the tray ceiling, so its beauty is noticeable but not overwhelming. The homeowners wanted the sleek floating staircase, but the wooden handrail tempers the contemporary style to align with the overall aesthetic. The Legno Bastone Wide Plank Flooring is Lancaster 13mm from the La Famiglia Collection, with this specific finish only available through Naples Flooring Company.

Front Elevation: “This house has a great street presence with that two-story front entrance,” says John Orgren, Residential Studio Director for MHK Architecture. “It has a very welcoming sequence of spaces that are layered and give you the feeling that you’re heading somewhere special. Inside, you’ve got a view straight to the pool through the main living space. It feels fantastically open.” Design elements indicative of MHK Architecture’s Old Florida style include wood brackets, metal roofs, and stucco board-and-batten-look walls.

LEGACY LIVING

A STATELY OLD FLORIDA-STYLE COASTAL HOME LIVES LARGE AS A MULTI-GENERATION VACATION HOME

WWaterside Builders set out to build a spec home in Aqualane Shores, but it was off-market almost before owner Mike Assaad could get a sign in the yard. The design and build team, including MHK Architecture and Jeffrey Fisher Home, have completed numerous projects, so it’s easy to demonstrate their capabilities when potential buyers call. “This wasn’t our first project together,” Assaad says. “It was helpful, when the homeowners were considering buying this home, that we could show them completed projects that involved this specific team.”

Assaad’s boutique construction firm has built over 200 homes in Naples in the past 20 years. Those years’ worth of knowledge — and those of the team — means this design reflected what people want in a Florida home, and these homeowners proved it. “They had their fingerprints all over the decor — certainly the furnishings, but only made some minor floor plan changes,” Assaad explains. “For the most part, they liked the house the way it was designed.” u

Dining Room: Fisher says the house echoes the matriarch’s great taste and appreciation of quality, as does the spectacular dining room table by J. Alexander Furniture. “It has an asymmetrical polished brass base, almost like a piece of jewelry — like a bracelet,” he says. “The homeowner certainly has that elegant glamor about her, and the house is a real reflection of that.” The six center dining chairs have an elegant take on rattan paired with seafoam green leather seats, while the armchairs’ upholstery pulls colors from the living room rug, creating another weft in the overall palette. The dazzling chandelier over the table is from lighting designer Fisher Weisman from San Miguel de Allende, Mexico. It blends papier-mâché with crystal and mother of pearl.

Living Room: The matriarch and patriarch of this multi-generational family like a neutral palette with hints of color here and there. Fisher created a continuum of subtle hues that sweep through the home, blending one space to the next. In the living room, the Romo rug is the artwork that brings in color, including aqua and rust, while the furnishings are subdued creams and taupes. The paneled fireplace wall creates a traditional, sophisticated appeal.

Kitchen: Fisher’s team is adept at mixing metals and wood tones throughout a space and having the result be refined and sophisticated. The kitchen features a black faucet, gold pendants, and bronze barstools. Likewise, the adjoining living room has blonde cerused oak, charcoal-painted wood cabinetry by Marcus Jelley, and gray-washed oak paneling. “We’re big believers in mixing metals as well as mixing wood tones, which you can see throughout this main floor,” Fisher says. Box-beam ceiling treatments delineate the individual spaces within the sizable great room concept.

Bar: The bar is a stately feature with a mix of closed and glass-front cabinetry in the same deep charcoal paint color as the kitchen island. The elegantly veined Pompeii Quartz countertop runs up the backsplash, as it does on the range wall in the kitchen. Using the brushed gold cabinet hardware, Fisher created additional connections between the spaces.

As it turns out, the dual primary suite design was perfect for the multi-generational family that will be enjoying the vacation home. “This is an MHK Architecture and Waterside Builders project — professionals deep in the roots of Naples and very experienced at what they’re doing,” says Jeffrey Fisher of Jeffrey Fisher Home. “The home has already got great bones. Then, we just take a classic approach to the design.”

The home has a sophisticated, timeless style with a beautiful blend of whites, wood tones, and a contiguous palette of soft colors that blend one space into the next. Although there is a distinct lack of color in some of the rooms, Fisher’s layering of pattern and texture ensures the design is dynamic and luxurious. In addition, custom built-ins, time-honored ceiling treatments, a mix of clean lines and traditional silhouettes, and just the right amount of bling make this design sing. And, of course, no Florida home is complete without spectacular indoor-outdoor living. u

Primary Bathroom: Adding texture and pattern in the bathroom is essential because of all its smooth, hard surfaces. Fisher accomplished this with a high-low patterned wool and silk rug in the center of the room and a custom-modified animal print ottoman by Björk Studio. The shower includes a feature wall with large-format porcelain tiles in a mosaic-style leaf pattern. The mirror and Ultra Clear shower enclosures are sourced from Builders Glass of Bonita. A standout light fixture by Jamie Young Co. comprises mercury glass discs and is reminiscent of a midcentury Italian style, says Fisher. Tru-Flo Plumbing studied the MHK Architecture plans with the plumbing fixtures selected by Jeffrey Fisher Home to install water lines and drains for the underground plumbing.

Primary Bedroom: The subdued palette, Fisher says, was again a client-driven design choice. He added lots of layers of pattern and texture to give the room a rich, cozy feel. The Baker Furniture bed is upholstered in a boucle-style fabric and features layered bedding. The nightstands have Capiz shell fronts, and the benches mix leather seats with chrome legs, all offering a touch of glamour, while two swivel chairs are upholstered in two different fabrics. The wool and silk rug from Kravet ties in the range of grays, taupes, and creams in an abstract pattern, while the layered window coverings offer several materials, hues, patterns, and textures.

“The whole outdoor living area is enclosed by roll-down shutters and screens, which is a nice feature,” Assaad explains. “There’s a beautiful outdoor kitchen ensemble, and all the outdoor decorative details are PVC, so it’s maintenance-free. They can roll the shutters down, leave their house, and they don’t have to worry about anything.”

MHK Architecture is known for this Old Florida style, but John Orgren, Residential Studio Director for MHK Architecture Naples, says no two are alike. “That’s one of the neat things about working within a style in residential architecture: no two homes will be the same. We might have some of the same pieces, but we put them together in a very different way. For instance, the soft arches over the garage and then repeating that over the front door. That’s not something that we would do on every house, but they work well for this one.” n

Guest Bedroom & Guest Bathroom: The upholstered bed in this room sits snugly framed by windows — the two flanking windows are joined by a transom, all of which have a Roman valance with decorative tape that follows the lines of the windows for visual interest. The fabric from Larsen Fabrics features an abstract pattern in a damask-style weave — a layer of texture and pattern in addition to the rug and bedding that enhances the neutral colors. The en suite is one area where the homeowners made a design change. Instead of a full wall of cabinets, the adult daughter who uses the space wanted a makeup vanity.

Loft: Fisher’s subtle use of color in the upstairs loft area brings together the neutrals, of course, but also the peach from a nearby bedroom and the green from the dining room chairs and living room rug downstairs.

“I love those nods when you go through a house — there’s continuity,” he says. In addition to the lounge area with a comfortable Century Furniture sectional and a textured linen rug by Niba Designs, there’s a coffee bar so family members can have separate spaces when the whole group is in residence.

Guest Bedroom: This room, intended for one of the youngest generations of residents, was designed to be feminine but not girly. As in the downstairs living room, the rug acts as a striking piece of art, and creating an amalgamation of the color palette of soft neutrals with peach tones in its geode-like pattern. The four-poster bed has highly textured chrome detailing and cream leather upholstery. The bathroom wallpaper by Schumacher carries the palette and pattern into the adjoining space.

“It was helpful, when the homeowners were considering buying this home, that we could show them completed projects that involved this specific team,” says Mike Assaad.

Den: “This space was earmarked for the man of the house,” Fisher says. “There are slightly more masculine features in here, including grass cloth wall panels, and the console from Currey & Company below the television has a vellum door front with that beautiful pattern, which says ‘world traveled’ to me.” The sleek black desk coordinates with the console while texturally contrasting the rug and armchair.

Pool Bath: The original floor plan included a coffee bar in the primary suite that these homeowners did not need, so the design team was able to incorporate the extra square footage into the pool bathroom, allowing for the large vanity and wall storage in rich walnut wood with reed detailing. The reed pattern is repeated in the black chandelier and on a horizontal plane in the wallcovering. Shell stone flooring from the pool deck flows into this space.

Outdoor Kitchen: Florida living is all about the indoor-outdoor connection, and many spaces mirror each other, and this house is no different. Outside the kitchen is the complete outdoor kitchen with a grill, storage, and an island with a sink. Plus, there’s an outdoor dining room complete with a table from Harbour Outdoor and chairs from Azzurro Living, as well as a living area. “You see the continuity of the inside living room furniture to the outside, and again, we used neutrals — cream and gray — on the upholstery, but we’re adding pops and tying back to the interior palette with the rust stripe and teal dot pillows,” Fisher explains.

Rear Elevation: “In Florida, life is all about spending time outdoors in and around the pool,” Orgren says. “This one’s got an especially generous outdoor living space with an outdoor kitchen with its own island, a great dining space, and a nice outdoor lounging space with a full-sized wood-burning fireplace. And there’s also a pool bath, so you’re able to enjoy your entire day outside enjoying the tropical weather. And the pool itself is great — the lot is wide, and the long pool reflects that.”

TWO EXCEPTIONAL DESIGNERS ARE WORKING TOGETHER TO BREAK DOWN STIGMAS AND CREATE A PATH TO SUCCESS

T“This isn’t your typical coastal beach house,” shares Interior Designer Alex Thies, Owner and Lead Designer of Adelyn Charles Interiors. And this isn’t your typical Home & Design feature! It’s a celebration of a collaboration between two exceptional businesswomen and designers. Alex Thies joins forces with Interior Designer Kelli Esposito, Owner of Harper Haus Interiors, in an inspiring alliance.

Home & Design Magazine sat down with these dynamic designers to explore this new collaborative approach to interior design. u

Home & Design: What initial spark brought the two of you together for this partnership?

Thies: I was searching for a new designer to expand my business when a builder, known to both of me and Kelli, suggested introducing us. As it turned out, I was already familiar with Kelli and her business since I follow her on Instagram! We share such a similar aesthetic and backstory that I thought it was worth a phone call, and I was pleased to hear that Kelli agreed. We talked and talked, and the idea of collaborating unfolded so organically that we knew we had to do it when the right project came along!

Esposito: The builder had great things to say about Alex. I remember the phone call vividly! We picked up like old friends, and I remember saying, “If there is a way we could work together in the future, I’m open to it! Let’s make it happen!”

Home & Design: How do you feel this collaboration is pushing boundaries and setting new trends in interior design?

Thies: Interior designers have historically been seen as competitors, but Kelli and I never viewed it this way. Kelli and I opened up our businesses and processes with each other, pushing the boundaries of local designers and designers in general.

Esposito: We are breaking the mold by sharing resources. What goes around comes around, and we have created this incredible local circle of designers.

Home & Design: How does your collaboration influence the next generation of Interior Designers?

Thies: It’s all about leading by example. This collaborative effort proved to be a success, and I hope that other interior designers take note and are inspired to do the same. We make great sounding boards and are invaluable resources for each other. Instead of everyone having to figure things out on their own, having someone knowledgeable to ask is a great help.

Esposito: We have ample business experience yet remain receptive to new ideas. With potential clients, I’m upfront about finding the right fit. If it’s not me, I probably have a connection within my network of designers who share my values and could be perfect for them, and that is the key takeaway.

Kitchen: Esposito was unsure of her out-of-the-box idea to do a luxury wallcovering from Élitis instead of a standard tile backsplash, but this fashion-forward idea is a success. Without upper cabinets, Thies designs these open shelves and a white oak-clad hood. A matte black stone counter atop the creamy beige base cabinetry shows gold hardware. Sleek matte-white pendants complement the kitchen without overshadowing it, while the oversized fluted front on the island and coastal-style Vanguard counter stools endow warmth and texture.

Dining: Thies and Esposito have both long admired this Palecek dining table, which now takes pride of place in their design. To define spaces in this generous kitchen and dining room, Thies uses the ceiling treatment to differentiate the dining space, but also with the tall wine refrigerator and tall cabinet, creating a buffet server between them. The light fixture is a statement, and the hand-applied gold leaf chandelier from Arteriors is a new metallic dimension to the mixed metals theme.

Pantry: This duo pushes the envelope further by going blue-green on the cabinetry. The two designers laugh over the remark that it is the color of a facial mud mask, yet another show of this genuine camaraderie. In reality, the color is Escape Gray by Sherwin-Williams. The same black countertop connects this corner of the pantry with the kitchen, yet this decorative Marrakesh floor tile is the pattern-play of this space. “Earthy and organic accessories can warm up any corner,” delights Esposito.

Living Room (Previous Spread): “We’ve echoed the floor’s wood tones with a white oak ceiling treatment, achieving a warm, organic ambiance and minimalist elegance that enhances rather than detracts from the view,” shares Thies. The area rug from Loloi is the pattern statement in this living room, and in blues and grays, it stands out against the neutral furnishings. Across the television wall are two dynamic console tables from Gabby that the team cleverly gangs together for a grander presence.

Traditional wainscoting taken three stories floor-to-ceiling is a touch of the unexpected in a modern home, and Thies pairs it with straight, black balusters and sleek white oak newel posts, all to evoke the client’s eclectic style. Esposito brings in these 42-inch diameter edgy pendants from Arteriors. They fill this massive space and lend texture to the white tone-on-tone design created on the wall in Aesthetic White by Sherwin-Williams and a slightly brighter white on the trim.

We are delighted these two designers came together to bring this project to fruition! Like the client, Esposito also has a background in fashion, and Thies knew this was the perfect opportunity to collaborate. The client desired to push the limits, and this dynamic duo was the best choice for the job.

The foyer stair tower provides an incredible introduction to organic and modern design. The team has incorporated pattern-play in each space in unconventional ways — such as using wallcovering as the kitchen backsplash — to bring style and interest. Their collaboration shines in the flex room, where the design is an ode to fashion. Esposito expresses, “This room has a little essence of New York style —” to which Thies enthusiastically interjects, “— but with a much better view!” At this, the two burst into laughter, and their resounding joy illustrates the authenticity and strength of collaboration. u

Flex Room: This flex room is runway-ready with the inky black hue Thies adorns on the ceiling. Here, two white oak beams command attention, drawing the view to the Gulf. Esposito mirrors this ceiling with a charcoal area rug from Jaipur. “Let’s paint them black!” Esposito and Thies say together regarding the client’s previously gold sunburst mirrors — now in black — they are the perfect accessory to this room, as is the bold drapery in a dynamic black-on-white pattern from Lindsay Cowels.

Primary Bedroom: “The furniture in this space is a mix of styles! We have coastal on the bed, glam with the lounge, and Art Deco on the nightstand and dresser,” delights Thies. Four Hands’ dresser, nightstands, and chaise are paired with Essentials for Living’s coastal bed and pinstripe duvet in an eclectic display of expertly chosen furnishings.The ceiling trim accentuates the architecture, and the stunning wallcovering from Jennifer Latimer elevates the design even further.

Primary Bathroom: Black and gold accents are subtle yet impactful enhancements for the primary bathroom, where the designers grant their clients the feeling of a tranquil getaway. Serene blue North Star by Sherwin-Williams adorns the slat front cabinets. The client wants a minimalist look, so the design weds edgy minimalism and traditional minimalism between the floor and wall tile from DeMarco Tile. The traditional-style rug further enhances this eclectic design.

The design of this home is an excellent example of how sharing resources can be beneficial. Esposito and Thies, both known for their organic style, were given the freedom to challenge norms by their client. The result is an eclectic design incorporating high fashion and creating bold, earthy, and avant-garde spaces.

This was a game-changing experience for Thies and Esposito, who are both passionate about interior design and this new way. “The sky is the limit,” shares Esposito. “Alex and I have big dreams and big aspirations. Together, we can achieve great things. Stay tuned!” n

Guest Suite & En Suite: The private deck railing inspires a nautical design, coming inside with a white nickel gap treatment for the ceiling. A dark stain on the canopy bed from Brownstone Furniture pairs nicely with all the blue hues around this guest room. In this airy bathroom, the white oak vanity with reeded drawers and brass hardware adds warmth amid the cool hues. The design team interprets these windows as

VIP Guest Suite & En Suite: “The client provided this distinctive, tie-dye-esque duvet. We were immediately struck by its boldness and wholeheartedly embraced it,” explains Esposito, who dresses the bed from Bernhardt with this fun duvet. Thies and Esposito find the perfect spot for the client’s beach-side artwork in the ‘fun room,’ a charming name they fondly give to this suite. It harmonizes beautifully with the duvet’s vibrant design, showcasing the client’s art and bedding in this charming guest suite.

Outdoor Living & Pool: “This speaks to the genius of both Residential Designer Richard Guzman and Landscape Architect Christian Andrea in the way that this pool converges with the architecture of the home,” shares Thies, who has come by way of experience to know that using Tahoe Blue from PebbleTek for the pool floor emulates the look of the Gulf of Mexico. The warmth of wood shelters this cozy outdoor living with a comfy sofa from Universal Furniture and chairs from Sunpan that face this contemporary fireplace with a striking dark tile.

Front Elevation: The client had previously viewed another home designed by Residential Designer

Richard Guzman of R.G. Designs, who also designed this coastal Old Florida-style home. Andrea of Architectural Land Design designed the tropical landscape to complement the house’s symmetrical and geometrical exterior elements, including the multi-tonal driveway. From the get-go, the client wished for a white house. Thies expertly draws attention to the grand entrance by contrasting it with the dark tone of the entry door, creating an inviting warmth.

A COUPLE FROM THE MIDWEST DESIRES A CALIFORNIA VIBE IN THEIR NAPLES CONDO

KKeeping designs fresh can be a challenge when designing new condominiums — and lots of them — that all initially look essentially the same. However, Interior Designer Jenna Getchell of J. Lynn Design Group draws on her uncanny knack for designing architectural details to create genuinely custom looks for each of her clients. “I make sure that my clients aren’t walking in having a déjà vu moment seeing the same thing in their friend’s home,” she says. “They all pay to have a custom design and a customized service. As a designer, I think it lends to my creativity, not just to do cookie-cutter designs over and over. I want them all to feel special.” u

Family Room: The marble fireplace surround has a three-dimensional bevel that adds interest to the already dynamic feature wall. At the same time, the mirror in the back of the cabinetry brightens up the space and allows for a variety of accessories on display — both fronts and backs. A first-time design for Getchell, the living room ceiling has an inverted bevel floating light ledge that adds to the modern design. “It’s simple and clean, so it’s not too busy, but it is a very unique detail that we executed,” she says. Getchell created a contrast to the sleek feature wall with a large Burton James sectional in a creamy white tone, two barrel-backed chairs from Hickory Chair with textured Kravet fabrics, and a cluster of three live-edge wood tables in black and white.

Entry: Each Kalea Bay condo has a drywall niche at the front door, which challenges Getchell to come up with new and creative ideas for each home she designs in the community. To maximize the water views, Getchell specified a 72-inch diameter, round mirror by Builders Glass of Bonita on the family room wall opposite the bay side of the home. It also reflects the light from the bronze and alabaster pendant from Visual Comfort. The wood wrap detail and floating slab ledge repeat the elements throughout the public areas, and the Legno Bastone Wide Plank Flooring from Naples Flooring Company flows seamlessly through the home.

Kitchen: The homeowners engaged Getchell early in the process, enabling her to assist them in selecting finishes as provided by the builder. “Everything in the house was selected by the homeowner and me, which is nice because you get to develop your palette early,” she says. “We selected everything in this kitchen, knowing we would add the backsplash and do the hood detail in the same Pompeii Quartz we chose for the countertops.” She added a wood panel feature to the island to make the surface more durable for everyday use and make the light-colored counter stools pop. Getchell continued the balance of neutral, wood tones, and black. The Visual Comfort light fixtures feature a matte black shade and antique nickel metal detail, and she upgraded the kitchen faucet to black and added the black cabinet hardware.

Dining Room: The dining room slat wall — echoed across the great room — was initially intended for the entire ceiling and wall, but Getchell did a little value-engineering here and came up with something she liked better. By only wrapping the bulkhead and half the wall, she still achieved a dramatic visual effect, and the asymmetry it created is more interesting than an entire slat wall. She already knew she would select a black-and-white photograph from Naples photographer Marc Damon to breach the divide on that wall. She opted for a scene featuring the Naples pier that had been destroyed in the hurricane. “It was very sentimental almost for us to use — it’s no longer what it once was,” she says. The dining room light fixture is a lesson in continuity. “This is the third light fixture with the matte black and alabaster shades,” she says. “It’s a very modern, linear shape and plays off the modern lines we created with the slat wall and the ceiling details.”

Primary Bedroom & Bathroom: In contrast to the home’s bold and eye-catching public areas, the primary bedroom has a more calming and peaceful atmosphere with a neutral color scheme. “We have a Phillip Jefferies wallcovering that really sets the tone for this neutral bedroom,” Getchell explains. “While we have a lot of dark contrast in the living room, we wanted this room to feel more serene and calm with beautiful layers.” To accomplish the desired look, she selected fabrics that provide a lot of texture. The ceiling detail, made from the same riff white oak in the rest of the home, adds dimension and creates a focal point to highlight the Hudson Valley Lighting chandelier. The Bernhardt upholstered bed and nightstands give the room a delicate, polished appearance. Getchell enhanced the builder-finished primary bathroom by adding geometric-patterned marble mosaic tile from Ruben Sorhegui Tile from floor to ceiling as an accent wall to give the bathtub area a notable presence.

While studying visual communications and interior design at the Fashion Institute of Design and Merchandising, Getchell was intrigued by technical drawing. She spent many years drafting for other interior designers before starting her firm, where she now does it all. “We specialize in the architectural details, which includes ceiling design, custom cabinetry, hard surfaces like tile, flooring and countertops, feature walls — anything that has to do with a home renovation,” she says. “In addition to that, we do the decorating, which is the furniture, wall coverings, lighting, things of that nature.” u

Den: Getchell designed a grid wall feature for the den to add architectural interest to the room and painted it a rich, midnight blue. She selected a pull-out sofa from American Leather so the space could act as an additional guest bedroom. The sofa, along with the chic swivel chair from Lazar Industries and a pair of chunky wood tables, creates a comfy TV viewing space.

Guest Bedroom & Bathroom: Getchell designed this bedroom as an extension of the rest of the home using sharp black and high contrast. Nightstands from Noir flanking the black upholstered bed add a touch of rustic warmth. The textured wallcovering and linen draperies with a grid pattern are Getchell’s playful way of adding pattern and texture to the room. “The Troy Lighting central fixture is a nice scale,” she says. “It’s 50 inches wide and another play on the black and white, and it’s more modern in how the glass shades are angled and installed.” In the adjoining bathroom, Getchell added the Brunschwig & Fils patterned wallpaper, fun round cabinet hardware, sleek sconces, and the mirror with black metal corners to tie the look together.

“This particular space is very bold and all about the dramatic black accents,” Interior Designer Jenna Getchell of J. Lynn Design Group says.

So, when a Chicago couple came to her to design their Kalea Bay condo with a California-casual aesthetic, she created architectural details that exude West Coast glam and are a backdrop to casual furnishings that are simultaneously luxurious and made for everyday living. “It’s not minimalist modern, so it’s very cozy, comfortable, and family-friendly,” Getchell says. “Many fabrics here are performance fabrics, so they’re easy to clean, knowing they will have young grandchildren visiting. It’s all about the casual, inviting living environment so they don’t feel like they will damage anything.” u

Guest Bedroom & Bathroom: “The woven hemp was a fixture style the client felt was a must-have,” Getchell says. “She insisted one of these bedrooms must have a woven light, and it made sense in this particular space.” The natural materials and textures continue with the Phillip Jeffries burled wood veneer wallcovering in a chevron pattern. It’s a serene backdrop for the upholstered bed and nightstands in soft cream and taupe hues. The adjoining bathroom is equally as tranquil with its white vanity and Pompeii Quartz countertop and shower surround. Getchell added a soft patterned wallcovering, textured vanity hardware, a mirror, and polished nickel and ribbed-glass sconces.

Powder Room: The builder-supplied vanity is a textural element with its rubbed finish highlighting the wood grain. Getchell added pizazz to the room with the bold print Harlequin wallcovering. “The wallpaper plays beautifully with all the finishes and fixtures we selected here,” she says. That includes a pair of polished nickel and black glass sconces by Visual Comfort, and a textured iron mirror with an asymmetrical shape from Arteriors.

Outdoor Living: Getchell gave her clients extra seating on the lanai — perfect for entertaining — by nestling a parsons console behind the sofa and adding counter-height stools. “This adds seating for four more people behind the sectional and just maximizes your entertaining ability,” she says. “This is also somewhere to eat instead of dining at the kitchen counter; the homeowners can come here and eat breakfast or watch TV on the lanai.” An Essentials for Living outdoor sectional gives the space loads of texture, and Getchell sourced outdoor-appropriate flooring and fireplace surround material to match the materials indoors, creating visual flow and connection. Behind the television seating area is a private corner with a Bernhardt chaise — perfect for lounging or reading.

The fireplace wall is a standout feature that defines the design style and palette — for both colors and materials — that repeat throughout the home, including the light rift white oak, heavily veined marble, and, of course, black. “This particular space is very bold and all about the dramatic black accents,” Getchell says. “That’s where California casual, coastal style comes in — very organic, layered, and high contrast. It’s all about my clients’ aesthetics.”

The four-bedroom, five-bathroom condo perfectly blends bold public spaces and serene private rooms, all personalized with custom architectural and design details not found in any other Kalea Bay condo. “It’s about having the perfect place to create family memories — for bringing their family and enjoying their life now that they are empty nesters heading toward retirement with grandchildren on the way.” n

ON-MARKET AND ON-TREND MODEL HOME IN PINE RIDGE ESTATES

PPresident Matthew Sellick of STOCK Custom Homes sets in motion the plans for a Florida-style model home in Pine Ridge Estates, incorporating key design trends to boost marketability. Collaborating with Laurie Walter, Residential Designer and President of Cardamon Design, this partnership culminates in a luxe casual aesthetic for this on-point estate home.

“The trend we are seeing is timeless — the architecture is clean and has some adornment — but it is something that is, in essence, timeless,” shares Sellick. Walter establishes the casual feeling with this elegant combination of warm white and taupe hues on the exterior. “Warm tones are the trend,” Walter explains, “You have to consider that we started this home nearly two years ago, so we were anticipating the trend!” Walter, alongside Lead Designer James Toledo, carries this casually luxurious atmosphere to the interior. u

Front Elevation: Walter describes the design as transitional, leaning more towards luxury than casual. The exterior palette embodies this look in a combination of Eider White and Mink by Sherwin-Williams. Walter made some changes to the front elevation, most notably the single window to the right of the entry. It remains on the exterior as an architectural enhancement, but is enclosed on the interior to ensure the performance of the wine room behind it.

Front Entry: Walter uses furniture finishes on the wood casings and details to get a cohesive look. Painting the walls and ceiling the same color draws the eye upwards, emphasizing the pitched ceiling and beam design. Modernizing a classic grid pattern on the focal wall with a tone-on-tone application of Anew Gray by Sherwin-Williams adds a contemporary twist. This hand-knotted area rug from International Design Source anchors the luxurious leather sectional from Bracci and inviting Caracole club chairs. Drapery by Cindy Gayer in sophisticated gray faux linen adds a cool touch to the colorway.

Kitchen: The second island is dressier, like a finished furniture piece, since it is part of both the kitchen and the great room. Toledo designs the kitchen layout, door style, and custom-made finish selections — the cabinets show off in greige with a glaze finish and a natural rift-cut white oak adorned with polished nickel hardware from Top Knobs. As a focal point, floating shelves flank the oak hood, lit by elegant Savoy House sconces.

Breakfast Nook: “It’s always great in design when you can add different elements, and we loved the idea of a concrete table instead of all the tables in the home being wooden,” delights Walter, noting this concrete table from Four Hands. Above the table is a chandelier from Currey & Company in a silver granello finish that offers a distinct contrast to the nearby prep island fixture from Hudson Valley and the pendants by Troy Lighting.

An uber-luxe aura permeates the foyer, while the view of the casual outdoors is visible from across the luxurious yet relaxed great room. A welcoming indoor-outdoor connection is paramount to the Florida-style home and one that is on-trend. Walter tells a cohesive story with the finishes across the great room, kitchen, and breakfast nook. At the same time, all the furniture is luxurious and casual, making it easy to envision entertaining or relaxing. Ample space for entertaining one’s network of family and friends is another trend built into the framework of this home.

Pine Ridge Estates is a sought-after community with large estate-size lots, and this experienced team knows what buyers are looking for. A new preference is to provide flexible areas, and this home features an ultra-luxe club room. Claudine Leger-Wetzel, VP of Sales & Marketing at STOCK Development, comments, “The pandemic taught us buyers want better places to live and work, which is why functional and beautifully designed offices are such a trend.” u

Club Room: The 36-inch Generation Lighting chandelier is centrally positioned to encompass the entirety of the wellappointed club room. The trim detail on the wall in Mega Greige by Sherwin-Williams and the distressed beams span the room for a unified casual vibe. Atop the area rug from Hadinger Flooring is a welcoming seating arrangement with two chairs from Sunpan and a sofa from Precedent, all gathered around this chic cocktail table from Cabana Coast.

Dining Room: Walter creates the impression of an area rug under the Lexington oak and metal table with this herringbone pattern on the floor and a marble mosaic border. The wood beams on the ceiling are backlit and not affixed to the ceiling itself, creating a beautiful effect of light, shadow, and depth on the ceiling. This luxe and inviting feeling flows around this dining space, with the wall detail connecting this dining room to the wine room enclosure built by Royston Architectural Elements.

Primary Bedroom & Entry: While opting for a more impactful statement in the niche, Walter chooses sculptural wood art, which she enhances with a touch of white paint for continuity with the overall design. The primary bedroom exudes luxe casual style with warm woods and soothing grays, offering a peaceful ambiance and a versatile neutral palette to harmonize with any color. The white oak wall is a standout feature, perfectly accentuating the wood and upholstered panel headboard and bed by Vanguard.

Primary Bathroom: Marble-embellished levers from Emtek introduce this luxurious material, highlighted by the three vertical Calacatta marble mosaic accents from AKDO in the shower. Royston Architectural Elements’ remarkable freestanding powder-coated metal and glass shower enclosure aligns with the architectural trio of windows, creating a striking, symmetrical display. “Our signature approach in residential design emphasizes symmetry and clear focal points, ensuring each entryway view is picturesque,” Walter explains, adding a touch of luxe with the silver leaf chandelier from Wilson Lighting.

As Residential Designers, Walter and Toledo not only custom design and detail the built-in cabinetry for the owner’s study, but also take charge of the entire kitchen’s design, infusing these spaces with style and functionality. The rising trend of designing homes for entertainment is sparking a parallel movement to transform private spaces into personal retreats — a concept perfectly embodied in this home’s wellappointed owner’s suite. Sellick highlights the importance of a morning bar, underscoring it as an indispensable element. Walter adds high-end interior design elements, including upscale fabrics, premium furnishings, and stylish architectural details.

“Outdoor living spaces are central to our designs, catering to seasonal clients who visit during the year’s most ideal times,” Sellick shares. “The outdoor living spaces on this house and the ones we do are spectacular — the trends start out there.” The expansive sliding doors blur the boundaries between indoors and outdoors, making for a seamless transition between the luxurious and casual atmosphere of the house and the outdoor living area, complete with a pool and fire pit.

VIP Suites: “These are not guest bedrooms — they are VIP suites,” delights Leger-Wetzel. “These additional bedrooms are the sizes of primary suites in other homes.” Each bedroom has a unique flair and ambiance, especially with artisan-level table lamps from FlowDécor. LegerWetzel continues, “Our homeowners remark that their guests ‘want to stay’ in a particular room because of its design. We love that it becomes conversation points with the owners.”

Study: The functional and stylish study boasts riftcut oak base cabinets and shelving in Accessible Beige by Sherwin-Williams. The painted and stained finishes of the built-in carry to the wall detail, expertly expanding the perceived start and stop to this now cohesive focal wall. Walter selects a striking radius-top desk with lucite legs from John-Richard, and the geometric detailing and angular light fixture from Metropolitan add a contemporary flair overhead and underfoot.

Outdoor Dining: Walter skillfully bridges the gap between the dining table and the ceiling in the expansive outdoor dining space with pendant lights from Serena & Lily, creating a cozy, welcoming atmosphere. She further enhances area with Lunada Bay Tile on the hood wall above the Wolf grill in the outdoor kitchen. This area becomes an extension of the home and can be completely enclosed with built-in screens, providing homeowners with a versatile and comfortable outdoor retreat.

Outdoor Living: Walter draws on the oak hue of the interior wood selection for the composite wood that lines the coffered ceiling. This cozy spot is centered around a fireplace featuring porcelain tile and a stacked stone look by Jeffery Court from Design Works. Walter selects this chic Bernhardt outdoor sofa which — beside the Sunset West resin chairs — creates that luxe feeling outdoors.

Rear Elevation: The natural look of the Artistic Pavers’ Shellock pavers on this ample deck lends a sense of nature thanks to the unique incorporation of shells into the concrete. The centerpiece is a large, inviting pool featuring a spa equipped with bubbler jets that Walter adorns with 1-inch-by-1-inch mosaic tiles, while the same tiles line the risers of the steps leading to the raised fire pit surrounded by Adirondack chairs from West Elm.

WWhen the homeowners of this beachfront condo decided to purchase two separate, contiguous units in the same Admiralty Point building, they knew they’d need the help of an experienced builder to make their dreams of a shared, family-friendly unit a reality. They called on PBS Contractors for their experience working in this uniquely shaped building.

“We’re somewhat experts on the building, having done so many renovation projects there,” states Daniel Thuman of PBS Contractors. “There were many tenant separation walls that needed to be refitted to make the two spaces into a single unit. For example, a former kitchen in one unit is now the dining room in the new home. All of the plumbing and electrical had to be removed or relocated to make that happen. But the biggest architectural and construction challenge with this home was the curved exterior walls of the building, which gave the two units a roughly trapezoidal interior shape,” says Thurman. u

Great Room (Previous Spread): With their love of nature, outdoor pursuits, and the Gulf views in their new home, the team’s clients put a priority on vibrant color. “Living with color is a very different experience than living without color,” Interior Designer David Dalton muses about the palette he worked with for the home’s design. “It’s more joyful. My favorite part of this project was the courage our clients showed in embracing the idea of living in a saturated color palette that reflected the outdoors.”

Kitchen: The kitchen features Ann Sacks tile in a pale icy-blue with a reflective crystalline flecking from Ruben Sorhegui Tile paired with a natural quartzite stone on the counters. A custom-made hood marries the two metal colors in the room — the brass of the hardware and stainless appliances — together in one element. The planning, appliance selection, manufacturing, and installation in this space was a crucial task due to the complexity of the building’s shape and layout.

Sitting Room: A bar in walnut veneer, a nod to boat interiors, graces one wall of the sitting room off the kitchen, while another Stark rug — echoing the one in the living room — grounds the furniture. “Normally, I wouldn’t repeat two rugs in the same space,” explains Dalton, “but these two areas bookend the kitchen and work within the same specific color scheme, so it seemed like the right thing to do to repeat the saturated aqua color.”

Hall Bathroom: In the second hall bathroom, a wallpaper by Paul Montgomery Studio depicts marsh grasses against a metallic background. “It felt right to bring the grassy marsh area outside the condo into the home somehow, which we did with this wallcovering. We tweaked the color a bit to make the green more vibrant and printed the design on a silver background,” Dalton explains. Another geometric mosaic tile draws attention to the striking wall pattern.

In addition to construction and architectural obstacles, the project faced interesting logistical and design concerns. “Admiralty Point is one of the only buildings that has sound restrictions, like requiring all the main areas of the home, except kitchens, bathrooms, and hallways, to have carpet to keep down noise between the floors,” Thuman adds. Every piece of construction material had to be brought up to the fourth-floor unit either via a three-foot by six-foot elevator, or lifted by a crane. Plus, it all had to be accomplished in a six-month window of time. u

Entry: A natural scene greets visitors in the entryway and introduces the home’s color palette of blues and greens. “The Iksel by Schumacher scenic wallpaper happened to fit the colorway we were working in and gives the entry a fun lift,” notes Dalton. Since the entry is open to the living room and dining room, its design had to interact with other finishes in both rooms. Neutral, large-format tile grounds the space.

Kitchen: “The cabinet installation phase is when all the hard work and effort put into the project up to that point starts to come together,” says Thuman. “The time frame we have to work with on projects like this is critical, and cabinetry usually has to be ordered before we have final dimensions for the space. When the cabinetry comes in and all fits together, that’s when we know the rest of the project will be smooth sailing.”

But the clients knew they had the right team to bring to life their idea of a luxurious hotel-like space that could accommodate up to twenty people at once, especially with the addition of Interior Designer David Dalton — known through a family connection. Dalton helped the clients create a luxurious feel while also keeping surfaces and furnishings extremely practical and functional — a priority for a space that had to be kid-friendly.

“Every piece of stained wood is topped with glass, all the table tops are covered, all fabric is performance, we used hard surface tile flooring in high-traffic areas,” Dalton says about his design choices to enhance the condo’s durability. “Plus there’s lots of storage for things like beach and pool equipment and toys for the kids.”

Dalton, who is based in Los Angeles, had no qualms about tackling a project on the other side of the country. “We do projects all over the world, and we’re very thorough about preparing sets of documents,” he explains. “They’re comprehensive enough that anyone can construct from them wherever they are without intervention from my office. For example, for this project, we did elevations of every single wall and surface with detailed specifications so PBS Contractors could follow them easily.”

The result is a transformation remarkable for its seamless flow, stunning views, practicality, and successful project coordination — a testament to the collaboration between the homeowners, contractors, and design team. n

Dining Room: The most striking feature of the dining room is the architectural wall panel painted with a coastal scene, a piece commissioned from artist Dominic Dettore. “We didn’t want to necessarily do another scenic landscape here or another large piece of art. There were plenty of walls with art and plenty of landscapes in the home,” explains Dalton. Instead, he chose to utilize the room’s board and batten paneling as a canvas to highlight the home’s color palette.

Great Room: “Admiralty Point is an older building. The ceilings are concrete and not flat or level, plus we had the curved exterior to consider. As a result, there was little to no visual point of reference to follow in creating the lines of the interior,” Thuman says. The solution was to create pockets for drapery on the perimeter that are square to the interior, then the team worked backwards to create the ceiling squares from those.

Primary Bedroom: Mirroring its attached bathroom, the walls of this primary suite boast grasscloth in a soothing green. “The client inherited all the provincial furniture with the unit,” says Dalton. “The pieces were solid and in good shape, so we had them lacquered in a bright white and replated the hardware in an antiqued brass.” The side tables boast alabaster and brass lamps by Visual Comfort, which introduce a seashell texture to the feel of the room.

Primary Bathroom: Soothing green grasscloth and a vibrantly patterned Thibaut wallcovering work together to evoke a natural setting in this spa bathroom and continue the blue and green palette of the home. The shower wall is a mixed mother-of-pearl and Thassos marble mosaic, and Thassos again graces the crisp, white floor. More white quartzite on the countertops keeps the focus on the vibrant patterns, and a ceiling inset echoes the coffered design of the great room.

Hall Bathroom: The custom floor mosaic in the hall bathroom is a combination of cut stone and an emerald glazed ceramic accent tile. The Schumacher wallcovering is made from real lotus leaves, dried and preserved, which were backed in order to be attached to the wall. “Using a vanity with a solid top but open legs is a design trick to allow small bathrooms to feel larger than they are,” says Dalton of the fixture.

Primary Bedroom: The home boasts two primary suites, both with optimal Gulf views and balcony access. The drapery, a client find, serves as the launching point for the room’s jewel tones. “We wanted to make all the bedrooms feel like luxurious hotel suites, with both privacy and a view, so we added window treatments that do double duty with a combination of solar screens and blackout drapery while framing the Gulf visible through the window,” adds Dalton.

The story of this room begins with patterns in striking, bold colors and motifs. A vivid blue and orange chinoiserie sets the stage for this room’s bedding, accented by an electric tangerine trellis. “It’s fun to work with saturated color, so we created opportunities to feature color in the bedrooms, which is something the clients wanted,” Dalton elaborates, referring to the overall design strategy.

Guest Bedroom (Above): Insets behind the beds in two guest bedrooms provided the opportunity for feature panels, similar to those in the dining room, and another chance to apply saturated color liberally. In this case, the panel is lined with an S. Harris textile, which Dalton had paperbacked using a laminating process to make it suitable as a wallcovering. A clever combination of natural and geometric patterns in the rest of the fabric adds subtle interest.

Guest Bathroom: The same Thassos marble and mother-of-pearl mosaic tile used in one of the home’s primary bathrooms shimmers on the sink wall of this guest bathroom. In the shower, an Ann Sacks iridescent hexagonal tile adds another color story to the home, reflecting green and purple in homage to a beetle’s wings. The floating vanity creates a negative space near the floor that, along with the open-glass shower enclosure, helps make the small space feel larger.

PELICAN BAY PERFECTION

ANOTHER STUNNER FROM THE TEAM TRANSFORMING THIS PLANNED COMMUNITY

CChange can be hard to accept, and that’s a stigma Knauf-Koenig Group bumped up against when they tore down the first home in Pelican Bay to build a new one nearly 10 years ago. “Pelican Bay was one of the original planned communities in Naples, and there was this perception that it was perfect as is,” says Director of Sales and Marketing Nick Radick. “People thought we were going to do more harm than good.” Time tells a different story with soaring property values, and now the team — including the builder in conjunction with Architect John Cooney and the interior design team at Calusa Bay Design — is setting the trends for the new look of Pelican Bay. “We have this following — especially in Pelican Bay, where a majority of the projects this particular trio has done together — and our homes sell quickly,” Radick adds.

A benefit of the new wave of construction is increased durability. Many of the homes in Pelican Bay built in the 1980s had wood frames, which made them unsuitable for the local climate. New technology and better planning have led to a more substantial and lasting community. “Water doesn’t mix well with wood, so many of these houses had termites and other sorts of wood rot,” Radick says. “We’re tearing these houses down and building new ones out of concrete block — making them stronger and all around better.” u

Front Elevation: With its crisp white board and batten siding, gray roof, rich wood corbels and soffit, black windows, and black metal doors with mullions running through them, this home exudes a quintessential coastal feel. “It would feel a lot different if it didn’t have those mullions running through the front door,” says Interior Designer Liz Brown of Calusa Bay Design. “If it were just wideopen glass, it would have a more contemporary feel, which we didn’t want.”

While the focal point of the foyer is the striking front door, the space has a timeless look with the white beams and stained tongue-and-groove vaulted ceiling. The warm gray-brown color of the ceiling makes the foyer feel more intimate, even though the peak is relatively high. The soft tone of the European white oak Legno Bastone Wide Plank Flooring from Naples Flooring Company in Coreca from the Dolce Vita Collection creates a subtle richness to the main living spaces throughout the home. One side of the foyer features a textural Holly Hunt wall covering and a decorative mirror over a console. The Made Goods chandelier has three tiers of blue cocoa beads, and a soft rug by Loloi, abstract art, and two small benches round out the look.

Great Room: The Calusa Bay Design team opted to keep the main upholstery pieces neutral and light to retain the open, airy feel of the great room, which opens to the outdoor living area. Because it’s the only lounging area in the home, they selected an oversized sectional from Century Furniture in white performance fabric. Shades of blue, as seen throughout the house, appear here in the accent pillows and on the Chaddock cocktail ottoman with its upholstered top in a navy blue textured performance fabric. A hand-knotted rug from French Accents combines all the colors and grounds the furniture in the space.

Powder Bathroom: All of the cabinetry in the home is custom-designed by Calusa Bay Design, and the powder bath vanity is no exception. The mix of open and closed storage keeps the piece from feeling heavy, while the warm color adds a bit of contrast. Brown decided on a built-in mirror to include the cabinetry-style frame and faux panel that repeats in other cabinetry in the kitchen, den and other areas. Textural Phillip Jeffries wallpaper and a delicate pendant light from Z-Lite add a hint of luxury to the small space.

Kitchen: The oversized island with seating for seven is perfect for the family who will gather in a large group here. Although the kitchen is open to the other living spaces and the ceilings are high, the warm wood tongue-and-groove ceiling defines the area and makes it feel more intimate. The backsplash tile from Lunada Bay Tile is recycled glass in various opaque and translucent blues. A six-burner range is highlighted by the extra-wide custom zinc hood designed by Calusa Bay Design. Crisp white cabinetry includes a mix of drawers, open shelving, an appliance garage, paneled appliances, and more.

Dining Room: “Initially, the space that is now the office was supposed to be the dining room, but once the clients bought the home, they really wanted to have the dining room incorporated into their common area because that’s where everyone’s going to be hanging out,” Brown says. “We opted to put the dining room between the great room and the kitchen, which worked well.” Because of its large size, she opted to keep the Hickory Chair dining table light in color while contrasting it with the Vanguard Furniture chairs in a gray-brown tone with soft blue faux-leather upholstery on the seat and a durable performance fabric on the chair backs.

This particular home started as a speculative project but sold before completion. The couple who purchased the property as a second home wanted something that would suit their entire family, including children and grandchildren. “They primarily live up north, so when they’re in Florida, they love to entertain — they just love to be outside in the pool and coming back and forth from the beach,” says Interior Designer Liz Brown of Calusa Bay Design. “This house allowed them to live that lifestyle with their entire family.” They also sought something livable — not too formal, something welcoming that could withstand many guests in and out of the pool. They desired the perfect coastal casual. “We just wanted to keep it classic and timeless inside and a great transitional coastal look on the outside with the black windows and the metal roof,” Brown adds. This 6,900-square-foot, four-bedroom, six-bathroom home, with its crisp whites, performance fabrics, wide open spaces, and Legno Bastone Wide Plank Flooring from Naples Flooring Company, achieved those goals in spades. u

Den: This space was initially intended to be the dining room, so the team designed a bar with a pass-through. When the homeowners opted to change the plan and turn this space into a den, the design team closed off the pass-through with a mirrored backsplash and added a door that replicates the look of the front entry door to allow beautiful natural light to flow through the space, while still creating privacy for work or intimate gatherings. A neutral, textured wallpaper and a group of four lounge chairs from Hickory Chair add to the warmth of the space.

Mud Room: With a large, active family coming and going from the pool and the beach, creating a drop zone for beach bags, raincoats, sandy shoes, and more was essential. In addition to creating standard cubbies and locker spaces, Brown took the design one step further by adding the cabinet panels at the back of the spaces that coordinate with other paneled cabinetry in the home for an upgraded, finished look.

Club Room: The club room serves as a space for the grandkids to congregate or as an additional guest bedroom if needed. With this in mind, Brown added splashes of orange and green while keeping it light and airy. The sectional sofa by Century Furniture features a pull-out, and the rug from Jaunty adds texture to the room. This space is easily closed off with glass-panel doors that allow light to stream in from the floor-to-ceiling windows.

“We just wanted to keep it classic and timeless inside and a great transitional coastal look on the outside with the black windows and the metal roof,” says Interior Designer Liz Brown of Calusa Bay Design.

Pool Bath: To ensure ease of use and to maintain the beach casual style, the pool bath flooring is the same shellstone as the pool deck. The wallcovering is a blue textured vinyl — like the flooring, perfect for an area with wet feet and bathing suits. The custom vanity with louvered doors and soft glazed finish gives the room the feel of a Caribbean-style spa. The built-in mirror with cabinetry framing and faux panel above creates continuity with the rest of the home.

Developer and owner of Calusa Bay Design, Leslie Sherman, is focused on what she wants to see in this new version of Pelican Bay homes — namely features that maximize space, such as high ceilings, all en suite bedrooms, extra garage space, and more.

“Specifically, when we have these one-story homes, we like to keep the ceilings high just so that there’s a lot of airflow, great ceiling details, and great natural light,” Brown says. “Open concept common areas are also important.” n

Primary Bedroom: The primary bedroom is enveloped in light and views of the yard thanks to windows flanking the bed and wrapping around one end of the room. It also has direct access to the outdoor living area and pool areas. The windows and doors are wrapped in panel detail for a highly custom look. A pair of Jessica Charles swivel chairs allow the homeowners to read, watch television, or enjoy the view of the yard and pool. The furnishings add to the room’s serenity with soft colors and subtle patterns. Primary Bathroom: The primary bathroom is rich with custom woodwork, including tongue-and-groove on the walls of his-andher vanities. To create subtle contrast, Brown specified a glazed finish for the lower cabinetry, and the upper cabinetry on the wife’s side is white to ensure it doesn’t feel too heavy in the space. Quartzite countertops with understated veining play off the gray-striated dolomite floor tiles. A Kohler slipper tub sits in the center of the room, enjoying a framed view of greenery.

Outdoor Living: The outdoor living area is designed for entertaining and to withstand the Florida elements with motorized hurricane shutters and solar/insect screens from Castle Services of Southwest Florida. The ceiling beams and the tongue-and-groove are stained cypress, as are the decorative wall treatment and outdoor kitchen cabinetry. The feature wall is clad in porcelain stone tiles that give the appearance of concrete. A sectional by Lane Venture and two swivel chairs provide ample seating around the TV and fireplace wall, while an adjacent outdoor dining area features an Ebel concretetopped dining table and Essentials for Living synthetic rope woven chairs that are part of the viewing and conversation area.

Pool: In addition to the outdoor and pool area furnishings, the Calusa Bay Design team selected the materials for the pool area — the Lunada Bay Tile waterline tile, the Grand Effects fire bowls, and the pool’s interior pebble finish. “The fire bowls are a great feature,” Brown says. “They’re water and fire. The water spills out of them into the pool, and the waterline tile wraps those pedestals. We created an oasis feel out there.”

WWhen Interior Designer Arlynn McDaniel, Lead Designer at Freestyle Interiors, pitches luxury builder McGarvey Custom Homes on an unconventional design direction for the Florida coast, the pair’s well-respected history of collaboration ignites excitement. With a timeless exterior, the interior design style is contemporary with Scandinavian influences.

The uniqueness of the design extends beyond the interior. This prime lot in Quail West allows the team to increase the home’s square footage and add a detached garage plus an astonishing 1,560-square-foot covered lanai. Enticing features like the grand motor court, a lush and floral landscape, and timeless architecture generate appeal and anticipation for what awaits inside.

“The builder is used to me doing a lot more color,” shares McDaniel. “But I said, ‘Let’s do something different!’ I explained that I didn’t want one feature to be the wow — I wanted the whole house to be a wow — a cohesive wow!” No single feature overshadows another in this congruous palette of charcoals, browns, and grays interspersed among warm wood tones and inviting white hues. “I gravitate to this look because it departs from what you always see. This is an organic and earthy interior, and is what made the buyers fall in love with it,” shares Richard Grimes, Director of Sales at McGarvey Custom Homes.

Daring to be different once more, McDaniel takes the wood beam ceiling design across the entire great room, kitchen, and dining instead of delineating each space. Jennifer Burch, Director of Residential Construction at McGarvey Custom Homes, shares, “We loved this fresh design idea from the beginning because it allowed us to showcase the ability and finish level of our in-house cabinetry company.” The custom carpentry is a harmonizing design element, shaping this home’s overall aesthetic. u

Kitchen (Previous Spread): The reeded white oak in the foyer niche is repeated in the great room and on the knee wall of the second island for another layer of cohesive complexity. McDaniel’s two-tone cabinetry design is a fresh infusion of color, selecting Sherwin-Williams Gauntlet Gray to juxtapose with a natural wood. The Bianco Statuario quartz countertop waterfalls down both islands and is the backsplash on the window wall. The window above the 48inch Wolf Rangetop overlooks the courtyard garden.

Living Room: “Opting for an all-over ceiling design, I created an intimate and cohesive feeling,” delights McDaniel, matching the floor’s stain to the ceiling beams. A pair of Burton James sofas in a white chenille balance the asymmetrical lounge area with a zero-edge door to the right — two cocktail tables from Noir in an ebony finish anchor the white upholstery. McDaniel invites an organic presence by layering sheepskin rugs from Surya atop the expansive jute area rug.

Foyer: McDaniel embellishes the foyer niche and floor with a herringbone pattern, that sets the tone for the home’s interior design. A warm walnut frame surrounds the niche, and inside, the Lightology 6-foot bamboo Arik Levy pendant stands out against the Phillip Jeffries charcoal wallcovering. McGarvey Custom Homes’ in-house cabinetry company, Southlinks Custom Cabinetry, creates this reeded white oak console base, topping it in this Bianco Statuario quartz.

Dining Room: With two Sub-Zero wine coolers with refrigerated drawers, McDaniel ensures this dry bar is ready for entertaining with a generous serving counter, storage, and display areas. An aged French oak flooring spans the home. McDaniel uses this jute rug from Dash & Albert, a luxurious table from Old Biscayne Designs, and chairs from Lazar Industries to anchor the space. Black accents serve as visual cues, guiding the eye through the room to experience the design cohesively.

The kitchen windows offer tranquil views of the courtyard garden and front lawn. “This floor plan offers many scenic views,” shares Residential Designer Richard Guzman from R.G. Designs. Sunlight filters into the entire home, even illuminating the hallways. “When you open the zero-corner door in the great room, it’s not just a view outside. The pool is within reach, seamlessly integrating into the home’s design,” Guzman adds.

Emerging from the main living areas is a singular expression of McDaniel’s concept, showing off her expertise. Even in the study where the ceiling design is different, it still resonates with this cohesive concept but has its own sense of self. “McDaniel makes each room unique in its own right while simultaneously attaining this overall fresh design,” states Project Manager Ben McGarvey of McGarvey Custom Homes. u

Study: Bold linear beams in Sherwin-Williams Gauntlet Gray sit atop the rich tongue-and-groove ceiling. The hue of the ceiling frames the built-in ebony cabinetry, which is adorned with these sophisticated leather-wrapped pulls from Richelieu. McDaniel runs the wood floor diagonally — a subtle yet impactful detail. The desk chair and ottoman are upholstered in fabrics chosen to complement, not overshadow, a soft leather sofa that McDaniel tops with bolsters in an alligator motif fabric from Schumacher.

VIP Suite & En Suite: This VIP suite is brimming with the organic allure that is an integral part of McDaniel’s overall design. A tailored white bouclé upholstered bed with a plush quilt top and pillows in delicate hues is right at home between the champagne-colored nightstand by Caracole. The en suite bathroom complements the bedroom’s aesthetic with a two-tone vanity painted in SherwinWilliams Shoji White and Loggia, with the Loggia color echoed on the headboard wall.

Mudroom & Laundry Room: The private entry to the home through the mudroom is purposefully bright and welcoming, with a large window, designated drop zone, and a built-in seat done in Gauntlet Gray by Sherwin-Williams. Vibrant grout accents the chevron pattern of the porcelain wall tile, providing a lively backdrop for floating display shelves. Adjacent to the mudroom is a bright laundry room. McGarvey Custom Homes offers tons of storage and functionality with this long countertop, sink, and drying racks concealed behind the cabinet doors.

Primary Bedroom: “The use of black furnishings is the pop of dramatic flair and a visual element to take up the volume of this large space for an inviting feel in this primary bedroom,” delights Burch. Black punctuates the space, appearing in the Uttermost artwork and Currey & Company table lamps. A single wood beam outlines the ceiling tray, while soft, neutral sheers conceal hard architectural lines. Together, these elements create a warm and inviting atmosphere.

Primary Bathroom: This spacious, symmetrical bathroom showcases an elegant tub in front of the double-entryway shower. McDaniel creates intrigue with soft gray wood-look tile in alternating directions from Design Works. The toe-kick lighting is on its own switch for ease of nighttime use, while the vanities grace the room in this stunning hue of Amazing Gray by Sherwin-Williams. Gradating black-to-brown large-format sculptural pendants are the organic touch.

Primary Bedroom Closet: McGarvey Custom Homes prioritizes natural light in the design of primary bedroom closets whenever possible. This luxurious space features a built-in dresser by SouthLinks Custom Cabinetry, crafted from a wood-look material with a subtle wood grain. The dresser harmonizes with the flooring and complements the room’s bright white shelving. Believing that closets “should be pretty, too,” McDaniel adds an artistic touch by creating a focal point with wall decor that reflects the home’s color palette.

Front Elevation: A traditional roofline gives this home its transitional appearance. In contrast, the floor-to-ceiling Andersen Windows give it a modern edge. The estate-style home is made even more stately with Andrea’s combination of low-lying foliage and various palms. “The courtyard creates a visual escape like a modernday Zen garden and provides a constant sense of relaxation as you enjoy the view from inside the home,” says Andrea. Rounding out the design are Bahama shutters from Castle Services of Southwest Florida. Two regal palm trees and manicured flower beds flank the front entry and stand out against the bright facade of this home painted in Heron Plume by Sherwin-Williams. Sleek vertical sconces glow and highlight the entry, where the team selects this Sapele wood front door with a smart keypad lock. “The front door feels weightless. It is so smooth. It draws you into the home immediately,” delights Burch.

Working with Landscape Architect Christian Andrea of Architectural Land Design, Guzman incorporates the pool into the initial design, affirming that it is never an afterthought. “We work off of each other’s strengths,” shares Andrea. “This house design created opportunities for a vast outdoor living environment, including courtyards and a pool, that we enhanced with gardenias in select areas to share a fragrance around the site.”

This captivating contemporary Scandinavian design befitting Florida is an intentional move away from convention and is a cohesive wow that doesn’t disappoint! n

Powder Bathroom: In a departure from the expected, McDaniel chooses this Llama Arte Loire marble-look porcelain tile with its distressed wood pattern inlay to be the wow! McDaniel’s window pane design for the vanity mirror, framing reflective glass panes with multi-tonal tile, is a stroke of creative genius that enlivens this powder bath that has all interior walls. Two industrial-style bronze mesh pendants from Sunpan hang above the vanity, juxtaposing the sleek wall-mounted faucet and a slate-colored concrete vessel sink from Native Trails.

Outdoor Living & Kitchen: Floating ceiling elements in a stained cypress unite this covered outdoor entertaining space. At the same time, Guzman’s see-through fireplace design artfully frames the view of the refreshing pool and lush green foliage beyond. The living area is relaxed with two oversized plush chairs from Four Hands that can swivel toward the pool. The tile above the fireplace also accents the outdoor kitchen, where this premium Taj Mahal quartzite is the countertop and backsplash. Motorized hurricane shutters and motorized solar/insect screens from Castle Services of Southwest Florida keep this area livable year-round.

Pool: The rear yard is immediately captivating with its sweeping panoramic views of the pool, thoughtful plantings, and the golf course beyond. Early in the design phase, Guzman takes the shape of the pool into consideration when designing the home’s footprint. Andrea adds Alcantara palms by the pool, and he connects various lounging places with stepping stone pads among the foliage as an organic way to soften the hardscape. This outdoor entertainment space is completed with an elevated fire pit and spa.

Living Room: Because you look directly into the living room from the foyer, Menaghlazi selected similar rugs from International Design Source for both spaces to create a cohesive visual connection. “These are very large rooms, including the foyer,” Menaghlazi says. “As you walk in, you want to have a little bit of softening in there.” The recessed ceiling details help delineate individual spaces within the sizable open-format floor plan. Gamma Tech Services created a high-end home entertainment system to serve the entire condo.

Foyer: The condo’s original design required meandering down a hallway before seeing the magnificent views. Today’s design draws the eye directly to the view upon entering the space. The design team added reverse soffit ceilings with wood detailing to many areas throughout the condo. Wide plank flooring in a rich walnut from Legno Bastone Wide Plank Flooring, sourced through Naples Flooring Company, graces most of the floors throughout. The fumed eucalyptus walls immediately introduce the luxurious, timeless design.

DDesigning a luxury condominium for a couple of homeowners presents its own challenges — some designers will tell you they often feel like therapists trying to help their clients come together on design decisions. Luckily for Ruta Menaghlazi, Vice President of Design for Theory Design, much of her work is speculative design and model homes, which means she enjoys designing with a bit more freedom.

“You always want to be able to appeal to who your target market is — who the target buyer is,” Menaghlazi says. “We try to stay on the more classic side without going too trendy. For this project, we didn’t want to go overboard and be too edgy so the clients could visualize themselves living in the house. We opted for high-end finishes with a timeless, classic design.”

Although she’s a 25-year veteran in interior design, this is Menaghlazi’s second career — but not her first creative venture. She comes from a graphic design background, and after working in interior design in Southwest Florida starting in 2000, she ventured out of state and worked at the Aria Resort & Casino in Las Vegas. Then she moved to Morocco to work on villa and hospitality projects before looping back around to Theory Design in Florida, where she’s been for five years. u

Family Room: Although the main living area is wide open, the family room is in close proximity to the kitchen — when standing at the kitchen sink, the family room is straight ahead — so Menaghlazi set out to create a strong connection between the two spaces by bringing the kitchen countertop material into the family room in the form of the book-matched slabs that make the fireplace surround. Instead of sofas, she selected four armchairs by Interlude for the seating area.

Menaghlazi and remodeling contractor Chris Covelli pulled together a beautiful — and successful — renovation of the 5-bedroom, 5 ½-bathroom, 5,798-square-foot Le Parc penthouse. “It’s typical for these older condos to be a bit cut up and awkward with long hallways,” Menaghlazi says. The new design opens the main foyer and the kitchen to capture the views. It also includes luxury elements such as custom ceiling details, rich oak flooring, custom fumed eucalyptus cabinetry, and an art gallery-style background to highlight art and collectibles. u

Bar: A wet bar with ample storage and a full-sized wine refrigerator is directly behind the kitchen and adjacent to the dining area. The open space allows for mingling and easy entertaining. An understated — yet radiant — fixture from Wilson Lighting adds elegance and sophistication. Menaghlazi was thoughtful about the lighting selections because of the expansive windows. “A lot of times in these condos, you’re looking at a big black mirror at night,” she says. “Because of that, we were very conscious of the reflection in the glass at night. These fixtures almost look like candlelight reflecting in the windows.”

Kitchen: “The kitchen originally called for one island,” Covelli says. “Upon demoing the unit, we discovered a plumbing stack in the middle of the kitchen, so we decided to introduce a second island and wrap the plumbing stack in the fumed eucalyptus wood paneling.” In addition to the wrapped column, shallow cabinets resourcefully hide other plumbing and electrical elements. The kitchen layout provides ample views and ensures seamless entertaining. “We wanted whoever is in the kitchen to be able to have multiple views and share that space with guests,” Menaghlazi says. High-end Miele appliances are hidden mainly by custom wood panels.

Primary Bedroom: The focus for the primary bedroom was to create a plush, relaxing environment that highlights the stunning views. The lit recessed ceiling lends an ethereal glow without drawing attention away from the view. A large rug adds softness to the space while anchoring the bed and adjacent seating area. The swivel chairs provide a comfortable seating option for reading or watching television, but also encourage turning to the windows to watch the sunset.

Primary Bathroom: Menaghlazi notes that the original layout of the primary bathroom was cumbersome and put the shower behind a structural column. A creative reimagining of the floor plan hides the column in the closet, leaving the shower open and bright. Dual vanities flank the corner tub pedestal with a luxury soaking tub from Kallista. Calcutta marble and stone from floor to ceiling provide an opulent contrast to the warm wood.

The primary bedroom suite was reconfigured for better flow, while most guest suites retain their original footprints. Menaghlazi’s original plan didn’t call for such extensive use of the fumed eucalyptus, but the developer loved it and wanted more. Some of the guest bathrooms feature painted cabinetry, but the warm, welcoming wood was used liberally throughout the design.

To accomplish this complete transformation, the entire unit was taken down to the studs in the beginning. “At the time, there hadn’t been many condominiums on the beach that had been renovated to this extent,” Covelli says. “And for the client, I think he was concerned about whether or not he was making a good investment.”

When the condominium was completed, it provided its owners with incredible panoramic views of the Gulf, Clam Pass Park, Venetian Bay, and the city of Naples. The investment paid off handsomely when the condo was put up for sale and sold quickly for a recordbreaking price of over $14 million.

“Between the eucalyptus cabinets and the walnut floors and trim details, it was just an extensive list of beautiful finishes that mesh together,” Covelli says. “It confirmed that the team that we have in place — our designers, cabinet guys, and subcontractors — does great work together. And we’re doing several other projects with the same team and so far, we are having a lot of success.” n

Office: The office, which connects directly to the primary suite on one side and the living room on another, features a wet bar and beautiful views like many other spaces in the home. Several elements contribute to the sophisticated feel of this space, including the wooden beams on the ceiling, the graphic rug from Loloi Rugs, and the taupe leather oversized swivel chair in conjunction with the same fumed eucalyptus woodwork as seen throughout the condo.

Main Seating Area: Menaghlazi says although this seemed like an unnatural place to insert swivel chairs from Henredon — between the living and dining areas — the view from that particular spot made it necessary. “Of the visitors that have gone through the condo, this is absolutely their favorite place to sit because you have that long view of the beach,” she says. “It faces north, so you don’t have the daylight in your eyes. And it’s just a nice place to lounge and look at the scenery and people walking on the beach.”

TThe shift in architectural trends is clear, as the traditional Old-World Tuscan and Mediterranean styles give way to modern, contemporary, and transitional homes. Adopting these newer styles doesn’t require tearing down well-built houses, as thoughtful remodeling can be effective in the hands of an experienced Interior Designer like Nan Wright and a skillful builder. The client enlists Wright Interior Group and BCB Homes to tastefully transform their Mediterra home from too-Tuscan to Totally Transitional.

It’s fortuitous that the client’s desire for a neutral palette aligns with Wright’s approach to de-Tuscanize the exterior by removing iron and scrollwork and painting the precast embellishments and the body of the home in one hue, thus creating a transitional monochromatic exterior. Wright’s strategy is more than just surface changes; it’s a strategic reconfiguration of the floor plan. u

Wine Cellar: Once a cramped space, the wine cellar has transformed remarkably, evolving from a storage area into a captivating destination and display for wine enthusiasts. Double 9-foot high contemporary-style black frame and glass doors enclose this new space. Interior Designer Monique Buechele with Wright Interior Group custom designs the new wet bar and hanging cabinet storage with a built-in ice maker and refrigerator. The acrylic rack system that holds the bottles gives the impression that they float in a clever, airy display.

The redesign begins by opening the foyer, eliminating the loggia-inspired structure, and creating a grand great room. “Our philosophy centers on understanding our clients’ lifestyles and transforming their visions into reality,” shares Wright. “This client’s needs centered around wanting more bedrooms.” The built-ins on either side of the living room fireplace are removed, and Wright reallocates that space to become a closet for a new guest room on the other side of the wall. u

Living Room: Wright creates an airy, sophisticated atmosphere in the great room, centered around this striking new contemporary fireplace and backlit quartzite surround — flanked by dynamic monochromatic art pieces. All the fabrics are performance as the colorway is light and a soft mix of grays and whites. Two Jessica Charles high-back chairs swivel to connect to the outdoor living area, while the Berhardt sofa in a textured white chenille faces the feature wall.

Entry: Wright opens up the entry by removing the columns and arches. This deconstruction connects the foyer to the great room and adjacent dining room, allowing the opportunity to add a conversation piece at the entry. The design team uses a sculptural mirror from John-Richard in a distressed Mayan bronze juxtaposed with a linear console table from Arteriors with a black wood top and textured gold legs.

Wright and Buechele revamp the ceiling, enhancing the office’s pronounced linear theme. The wall and cornice are adorned with Phillip Jeffries grasscloth in Pebble Coast. The Sherwin-Williams paint Granite Peak in a deep blue-gray hue sets the space apart from the home’s strictly neutral palette while complementing the functional back wall of storage and shelves. The medium oak flooring from Real Wood Floors, chosen for its distinctive graining, is uniquely laid in a herringbone pattern, safeguarded by a glass chair mat.

“The niche was original to the home but was not center aligned with the ceiling detail,” explains Wright. “We reframed the niche to accommodate the server, all while giving it a more pleasing symmetry.” This niche, backed with a heavily textured Phillip Jeffries wallcovering in a warm brown hue, is a neutral backdrop for the bright but subtle artwork. Wright customizes the Vanguard table, bringing in durable luxury vinyl and fabric dining chairs with wood and metal accents for intrigue.

Kitchen | Breakfast Bar & Table: Wright pulls this kitchen out of its Tuscan style by encasing the upper cabinetry in a soffit to eliminate the upper cabinet void, plus warm rift-cut oak cabinetry to elevate it beyond a purely white kitchen. The island combines all the cabinetry finishes and is topped with a Statuario Brown quartz.

Nearby is the breakfast coffee bar with a built-in Miele coffee maker.

This adjustment also benefits the living room by removing the imposing builtins and allowing Wright to transform the fireplace wall into a sleek, captivating centerpiece without the heavy Tuscan structure. Transformations of this kind create new spaces where a fresh vibe can be achieved simply with new interior finishes and furnishings.

While the wine room gets a dutiful do-over, the game room has no structural changes but is unrecognizable to its former decor. Interior Designer Monique Buechele with Wright Interior Group adds, “We’ve thoughtfully integrated mixed metals throughout, blending bronze, black, gold, and chrome.” This complements the sophisticated monochromatic palette, where pattern and metallic finishes are the accents, with a hint of deep blue in strategic areas — notably the office and pool table in the game room. Wright ingeniously modernizes the office by camouflaging the arched window, covering it up with a rectilinear cornice clad in the same wallcovering as the wall, effectively masking the home’s Tuscan past. u

Primary Bathroom: “The hotel-like sophistication flows into the bathroom, but the palette leans more cool gray than the warm gray of the bedroom,” Wright says. This bright bathroom is revitalized, having shed its heavy elements for a nearly freestanding glass shower enclosure and a sleek, freestanding tub. Cool gray Italian porcelain covers the floor and wall, highlighted by three-dimensional tiles from Luanda Bay Tile.

Primary Bedroom: A sophisticated ambiance is achieved with this washable white coverlet on the bed accented with textured champagne shams and a duvet sourced from Wright Interior Group. Oversized nightstands and cascading drapery craft a captivating focal wall — enhanced in the corner with this elegant white upholstered chaise. The wood slat wall detail, in Agreeable Gray by Sherwin-Williams, tucks into the drapery pocket and is lit by the glow of ambient lighting. The refined finish on the brass accents enhances the opulent atmosphere of the room.

Wright’s approach isn’t merely about dismantling the old; it’s about repurposing and reusing. In the primary bedroom, Wright’s redesign relocates the double doors. This change enhances privacy by blocking the view from the lanai into the bedroom and transforms the space into a luxurious retreat, as the doors now open directly to the spa. u

“New home construction is like a puzzle you put together,” shares Project Manager Susan Neilson of BCB Homes. “But a remodel is an exciting challenge full of surprises.” There were no surprises with this talented interior designer and exceptional builder — the redesign went off without a hitch. “On the day of the photoshoot, I walked through each room, and the transformation I saw was phenomenal,” remarks Marketing Assistant Kealy Griffin with BCB Homes. “You can tell that hard work, dedication, and love went into every detail.” n

Powder Bath: The bold wallcovering from Thibaut in shades of charcoal, taupe, and cream envelops all four walls, presenting a saturated twist on the home’s neutral color scheme. Feathers are artfully arranged as a flower inside an acrylic shadow box, echoing the floral essence of the brass sconces from Arteriors. Complementing these artistic elements is a sleek floating vanity with a marble top.

Game Room: The coffered ceiling stays but gets a bright coat of paint and sleek ceiling fans from Minka-Aire to elevate the contemporary style. Using trim details and wallcoverings, the pool table zone is accentuated with embroidered taupe-and-gold grasscloth and a black quartz drink shelf. In the living area, floating shelves are introduced for display, and a Lexington console is used for storing games. A made-in-the-USA area rug with an organic cut edge seamlessly unites both areas.

Outdoor Living: Relocating the double doors benefited the primary bedroom but disrupted the symmetry around the lanai fireplace, then jarringly off-center. Wright’s strategic use of large-format polished black porcelain tiles cleverly absorbs the excess space, visually minimizing the visual gap. She then centers a large television with the furniture arrangement, positioning it diagonally opposite the fireplace. A mantle extends across, linking the upper and lower elements, ensuring visual harmony. The arrangement is anchored by a sectional from Azzurro Living.

Pool Bath: This dynamic pool bath is a paradise for poolside prep, boasting a custom-built unit with polished nickel towel hooks, a bench, and pull-out drawers for extra towels. Wright blends serviceability with fashion, adorning the unit’s back wall with a water-resistant wallcovering featuring an abstract watercolor pattern in a gray, white, taupe, and blue palette. The cabinetry color is Gale Force by Sherwin-Williams, creating a chic contrast to the concrete appearance of the tile floor.

HHow do you create the feeling of “Michigan farm life” in a coastal home in Naples? And how do you blend the two seemingly disparate styles? Lynn Lombardi, Principal of LDL Interiors, and Designer Lauren Lombardi of LDL Interiors would say it’s all in the thoughtfully sourced details.

Steven Greenwald, founding partner of GWB Custom Homes, and his wife Heather once had a 150-acre working farm in Michigan, and they loved the farm lifestyle. After greener pastures lured them to Florida, they missed the feeling of “home,” which to them meant “farm.” LDL Interiors’ relationship with the Greenwalds started four years ago, so when they wanted to build a home, it was only natural they brought LDL Interiors along for the horseback ride.

“The client herself had such a vision for this project, and she really wanted to bring in her feeling of home,” Lauren Lombardi says. “When you think of Naples design, you think of coastal, blues, and maybe contemporary — and that was not her at all. It was exciting to get into something different here.”

The homeowners didn’t want the home to be western, per se, and certainly not overly rustic. They wanted classic and reminiscent of home. Absolutely refined, and nothing overly done. Creating the “coastal cowboy” look, as the design team dubbed it, took an evolutionary process to land on just the right details that would conjure the cowboy with a backdrop of classic to ensure the style didn’t stray too far from a home befitting of its coastal location. u

Family Room: Eschewing the traditional coastal palette, which largely hinges on blue hues, this home’s palette embraces the crisp contrast of black and white with touches of warm wood tones. Black accents throughout play off the modern black window frames — a classic, timeless design detail. The fireplace surround created by David Nelson Masonry whispers rustic farmhouse — a significant departure from traditional coastal design. To introduce the “cowboy” elements, the LDL Interiors design team selected a leather sofa and Roberta Schilling Collection chairs with a leather strap design. A triptych photograph by local artist Michelle Tricca and a found saddle displayed near the front door solidify the “cowboy coastal” aesthetic.

“Family is very important to the homeowners, and they like to be the house where all the kids and their friends come and hang out,” Lauren Lombardi says. “She is just an amazing host. So the kitchen is absolutely the heart of the home.” The wife loves to cook but also wants plenty of space for people to gather in the kitchen, so the team developed a split-island concept to provide easier access to the far island. The wood cabinet sections and drawers — sans hardware — harken to an old country store feel. The amalgamation of those with classic white cabinetry, honed marble countertops from Design Works, black accents, wood beams, patinaed hardware, and vintage light fixtures featuring industrial hooks is the perfect blend of timeless classic and farm-style aesthetics.

Service Kitchen | Pantry: Behind the kitchen range wall is a service kitchen for additional storage and prep space, and adjoining it is a large pantry with a mix of cabinetry and open shelving. The cabinetry styles and color palette remain the same — even the tongue-and-groove ceiling, as seen in the kitchen, runs through this area. However, the design team switched up the details, opting for black soapstone countertops from Design Works and black iron cabinet hardware. The pantry’s Dutch door is another nod to farm life.

Office: The original plan was to use the eye-catching green-black in the husband’s office. However, when the design team saw the stark contrast between the walls and the white ceiling, they opted to carry the striking paint color all the way up. “It creates a cozy and very focused atmosphere for doing work,” Lauren Lombardi says. “It’s grounding and very masculine.” The leather sofa — which both designers referred to as “soft as butter” — was a concern given the homeowners have three dogs. As soon as it was delivered, the dogs scratched it, and it became part of the lived-in patina of the sofa that now looks well-loved and used. A longhorn skull, custom hidetopped stools, and two black leather chairs from the homeowners’ farm add to the ambiance.

Bar: The bar takes on a moody, speakeasy vibe with its SherwinWilliams green-black cabinetry color alongside rich wood tones. Perfect for entertaining — thanks to its separate location with proximity to the kitchen and family room areas — it includes a full Sub-Zero wine tower with refrigeration underneath, plus a bar sink and an ice maker. The cabinet hardware, which repeats in the kitchen and primary bathroom, is an unlacquered brass designed to patina with time and use — a farmhouse nod.

Staircase: As the construction progressed, the builders could have saved time and money on the staircase railing. However, the LDL Interiors team lobbied to stick to the vision of creating this horsefence design detail, a hallmark of the homeowners’ vision for the house. Vintage racks display the homeowners’ hats. Montage European oak flooring throughout the home lends a beautiful barn wood feel while expressing a decidedly contemporary twist with the angles it creates through the rooms.

“Being that the house sits on a pie-shaped lot, we worked closely with Falconer Jones, the architect on this project, as it’s not always easy to make a house of this caliber and size fit on a lot like this and still have that open, airy feel while maintaining the gorgeous views of the bay,” says Josh Greenwald of GWB Custom Homes and Steven’s son. The result created a design challenge for the many irregularly shaped rooms. u

Primary Bathroom: The primary bathroom, while outfitted with all the modern conveniences — including a steam shower — has a decidedly vintage feel from the honed natural stone flooring to the soapstone countertops to the traditional silhouettes of the fixtures. The stars of the show in this space are the custom vanities and tall cabinet. “She wanted an apothecary chest so it looks like an old pharmacy,” Lynn Lombardi says. “She wanted it to look like a furniture piece; it’s a built-in linen closet.” Other standout features are the barn wood-style beam above the window that adds to the rich wood tones of the space and, of course, the cowboy photograph by Michelle Tricca.

Primary Bedroom: The primary bedroom is a serene space that prioritizes the water views. “She wanted it to be a restful place,” Lauren Lombardi says. “It’s got a coastal feel from the finishes in combination with the nightstands and the bed.” The soaring coffered ceilings lent well to a Brownstone Furniture four-poster bed, and hints of “cowboy” come through in the mohair chairs by Thayer Coggin and a hide-upholstered bench.

About the kitchen, in particular, Lauren Lombardi says, “Although it’s a huge kitchen, the dining area got a little tight. Having six people at the counter and then being able to sit six to eight at the table was also kind of tricky. What shape of table? How do we make this work? Do we have too many rectangles? It was truly a balancing act.” Despite the challenges, the team clearly made it work — Greenwald says his stepmom Heather’s favorite part of the home is the kitchen.

“It’s just a blending of so many aesthetics, and it’s different from what we’ve done in the past,” Lynn Lombardi says. “It was a privilege to work with the client because she had such a clear vision, allowing us to expand our design sources outside our regular wheelhouse. It was definitely a growth experience.” n

Powder Room: Many powder rooms host “go big or go home” designs, and this one is no exception. However, the “big” in this case is 100 percent “farm.” Everything in this space screams farm style, from the cow wallpaper to the barn-style wainscot to the traditional pedestal sink from Kallista. While sleek and clean, even the pivot mirror and sconces conjure a classic Midwestern sensibility.

Guest Bedroom: The spaces upstairs are generally for the kids, including this guest bedroom, so the design team eschewed the cowboy style up here and elected to focus on coastal with the crisp black and white palette. The shiplap walls and ceiling create the perfect backdrop for the black metal four-poster bed. In keeping with kid- and pet-friendly design, the rugs upstairs are indoor-outdoor quality. A sitting desk gives the room the feel of a hotel suite.

Loft: Because the homeowners want a house where their guests and friends like to hang out, they opted for a bonus room upstairs, complete with a TV room for movie nights and a kitchenette with a microwave, refrigerator, dishwasher, and snacks and drinks. “Our client really wanted this to be a place for them to entertain their friends, hang out, feel comfortable, but also still be relaxed,” Lynn Lombardi says. ART DECO MEETS FLORIDA CHIC

VIBRANT TURNKEY CONDO IS BRIGHT AND ELEGANT, REFLECTING A PERFECT BLEND OF STYLES

Great Room: A pair of Hickory side chairs upholstered in Donghia turquoise silk continue the vibrant color of the entryway into the home’s main living area, while a tiered Currey & Company light fixture introduces the same Art Deco aesthetic. The cocktail tables in the seating area are custom-painted to resemble marble. On the other side of the room, a round table creates a zone for playing games, while easily movable rolling chairs provide flexibility for repurposing the space.

WWhen clients approached Interior Designer Lisa Guild of LMG Design Consulting about remodeling their turnkey condominium in the OMEGA building, she knew it would be the perfect canvas for an eclectic mix of design styles and a chance to flex her team’s creative muscles.

Her clients’ needs were simple: to transform the blank canvas of their home into custom, high-end spaces that would accommodate their love of entertaining and family gatherings, as well as add creative rooms for remote work and a place to house their extensive wine collection, a product of their family’s roots in wine production. But with their backgrounds in art and furniture making and a lifetime of global travel resulting in a collection of meaningful mementos, they also wanted a vibrant design that reflects their unique tastes and stands apart from the typical look and feel of such a home. u

Main Entry: The wall trim continues into the main entryway. “We wanted this space to have a lot of trim detail so it felt beautiful and had a sense of time and place. The glass and gold of the light fixture is elegant but not overly dressy, giving it an understated quality that allows the trim to take center stage,” says Casey O’Brien of LMG Design Consulting. Turquoise wallpaper on the ceiling draws the eye to the stunning water views inside the home.

Private Elevator Entry (Previous Spread): Immediately upon exiting the elevator to the condo, residents and guests are greeted with a splash of bright color in this modern-flavored art by Wooley Dutton. “The pink in the artwork is a vignette of fun color and the only vibrancy in the space, which makes it the focus statement of the vestibule,” Guild explains. The Art Deco patterned trim work and an Eicholtz brass and crystal chandelier also set the stage for the home’s design scheme.

Kitchen: The navy blue upholstery on the bar stools was one of the many thoughtful choices made by the design team. Guild explains, “We focused on certain powerful colors — cobalt blue, navy, magenta, vibrant turquoise — and found ways to move them around the space. This creates echoes that tie the design together and give the overall look a cohesive feel.” The vibrant hue plays beautifully with the sleek champagne cabinet pulls from Rocky Mountain Hardware.

Great Room | Bar: A Burton James sofa provides the perfect gathering place for watching movies, especially when paired with alligator-patterned sofa trays by Square Feathers for snacks and drinks. “Portable sofa trays like these serve the same purpose as more stationary tables without taking up the footprint of high-traffic areas,” Guild explains. Upholstered ottomans pull out from under the cocktail table for even more seating. The zebrawood bar, topped with pink quartzite, is reminiscent of the wine closet in the dining room.

“The design is New York apartment meets Florida condo on the water,” Guild says. “The color palette was influenced by the ocean, but everything else was a nod to Art Deco. We wanted it to feel like it has some age, and we created that aesthetic of pre-war opulence using turn-of-the-century molding, lacquered walls, and art-forward, quiet backgrounds mixed with elevated materials.”

However, it was important to honor the natural setting of the home and highlight its overall features, which include sweeping views of the bay and bordering golf course and salt marshes.

“We and the clients wanted the interiors to feel fresh and bright, like an extension of the exterior and the coastal flora and fauna,” adds Casey O’Brien, Design Consultant with LMG Design Consulting. “The beautiful window views that open up to water vistas required us to consider how each location in the condo would be treated, using lighting, ceiling designs, and furniture placement to highlight those views.” u

Hallway & Powder Bath: The client’s artwork is displayed in the hallway leading to the powder room. A strategically placed piece of art outside the room reflects in the mirror, adding a personal touch. The Schumacher wallcovering echoes shades of blue and black — the same tones in the dining room chairs — and the ginkgo leaf design matches the primary bathroom. The design team chose hardware with a matching leaf detail to complete the look.

Guest Bedroom: This Phillip Jeffries mural-like wallcovering adorned with white branches and orange blossoms sets the stage for a dramatic navy and pink guest bedroom. The color combination is a twist on the same blue and pink scheme used throughout the main living areas. A Revelation light fixture picks up more of the floral motif, while a set of Villa & House nightstands covered in pink grasscloth adds a soft, muted touch of feminine energy and whimsy.

Dining Room: A Wasser table, imported from Italy, is intriguingly designed with a base that resembles butterfly wings, a nod to the client’s particular love of the winged insects. Three Currey & Company multidrop pendants cast refracted light on the zebrawood-clad bar, which is topped with underlit Cristallo quartzite. In keeping with the clients’ roots in the wine industry, the walk-in wine closet houses 800 bottles and includes a spot to display favorite selections behind the brass-handled doors.

The space planning solutions the team devised to give the homeowners the separate areas they needed within one large, open shell were inspired by accepted design principles. “We created zones for different functions of entertaining using strategic ceiling details and furniture placement,” explains Guild, adding that these details were also carefully planned to honor the overall target design period and add excitement to the look. She continues, “Having a raw space to work with and considering how we were going to interpret the space was our favorite part of the project, as well as being able to bring timelessness to the design that was also fresh and exciting.” u

Primary Bedroom: Silk velvet, chosen for its variation in texture and subtle patterning, adorns the ceiling-high custom headboard in the primary bedroom, in front of a Phillip Jeffries wallcovering with a similar look. In this room, intricate trim on the ceiling adds to the Art Deco aesthetic, while touches of brass add elegance and continue the theme. Recessed window treatments frame the view of the water outside the patio doors leading to the lanai.

Primary Bathroom: Gingko-leaf wallpaper from Gianti Wallcoverings graces the wall behind the chocolate brown slab-door cabinetry in the primary bathroom, while a Hudson Valley light fixture adds elegant sparkle to the large-format marble floor tile and quartz countertop. A marble-clad shower features a deep soaking tub that offers high rise views of the neighboring golf course. The windows are specially tinted for added privacy, and the glass shower enclosure helps bring outside light into the room.

The final product is a stunning masterpiece of vibrant colors, elegant lines, rich finishes, and a seamless sense of continuity that honors the past, the present, and the particular loves and personalities of the people who call it home. n

Her Office & Bathroom: An echo of the energetic pink from the entry and butler’s pantry enlivens the client’s office and adjoining bathroom. “The bookshelves contain mementos from her travels, so we wanted to keep the walls white to help these items stand out,” O’Brien says. “She’s invigorated by the color and surrounded by things she loves, and that makes the room a creative and inspiring place for her work.” The Kravet window treatments tie all the colors in the room together.

Guest Bedroom & Guest Bathroom:

Another bold hue, emerald green, sets the theme for this guest bedroom and bath. “The wallpaper behind the bed was the inspiration for the room, and we brought in more of the same contemporary elements we used elsewhere to offset the tropical, casual feel,” Guild describes. The same green saturates the velvet Revelation side chair and bathroom wall color, although “here, the hardware was meant to be the story,” O’Brien says of the marble cabinet pulls.

Outdoor Living: Lloyd Flanders outdoor chairs in cobalt blue with gold accents, sourced from International Design Source, carry the home’s signature colors to the patio. The same zone planning used throughout the rest of the home creates distinct areas for various activities. Three separate spaces are designed for conversation, eating or playing games, and outdoor cooking at the grill. The grill area is made of Dekton, a specialty stone material that is both durable and visually resembles marble.

Cabana: The design team was also asked to work its magic on the condo’s dedicated cabana by the pool. “The cabana was designed to reflect our clients’ travels and collections, and the unique items on the focal wall are from those trips,” relates Guild. “The space is meant to be fun and eclectic, so we also chose to focus on unexpected elements like the ceilings rather than just pay attention to what’s on the walls.”

Cabana Kitchen & Bathroom: All of the blues the client loves are included in the cabana’s color scheme, including in the hand-pieced glass mosaic tile from Artistic Tile used in the bath, the fun turquoise of the Smeg refrigerator, the Phillip Jeffries grasscloth backsplash in the kitchen, and the subtle sky-blue paint treatment on the ceiling that ties all of the individual elements together. The blue even appears in the margarita maker — essential equipment for a poolside hangout.

RISING TO THE CHALLENGE

TURNING OBSTACLES INTO OPPORTUNITIES IN THIS HIGH-RISE CONDO DESIGN

IIn many ways, designing a new-construction condominium is a dream project for an interior designer. It’s a blank canvas ready to accept whatever creative design elements, colors, and accouterments the designer can dream up to make the unit distinguishable from the others in the building. Although all condos look the same at first, once designers get involved, each one becomes unique. However, with this blank canvas can come some challenges. The first is sometimes simply waiting. This was the case with this high-rise Kalea Bay project, designed by Kelli Esposito of Harper Haus Interiors.

“The challenge with high-rise condos is that we select all the finishes and develop the specialty design details outside of the normal offering for the condo, but I can’t do anything until post-close,” Esposito explains. “Up until that point, we are marching towards that closing date to plan in extreme detail how — once we get those keys — we’re going to execute and make this unit look unique as though it was custom designed from the very beginning.” u

Primary Bedroom: The homeowners enter the primary bedroom suite through a small vestibule off the family room. This space was given special treatment with the same concrete-look finish that ties back to the kitchen range hood. In the bedroom, standout features include the custom sliding door, a delicate handpainted Japanese paper wallcovering by Porter Teleo, and a pair of Palecek chairs with seagrass roping that echo the dining room chairs. Esposito tempered the look with a Belgian linen upholstered bed with “wrinkles and a natural drape to it.” A striking light fixture by Coup d’Etat adds a hint of the coastal vibe to the room. “This is a unique and special piece,” she says. “It reminds me of something you would see in the ocean.”

Living Room: Part of making the living room truly custom was delineating the space with white ceiling beams and creating the arched niches on the feature wall. “You won’t walk into any other unit in the five towers at Kalea Bay and see anything like this because we created it completely from scratch,” Esposito says. Two dark chocolate-colored cabinets from Noir fit perfectly into the niches, contrasting the lighter elements in the room. A sectional from Taylor King provides ample seating, and the chaise allows for even more without blocking the view. As part of her process, Esposito specifies performance fabrics on nearly every piece of furniture to ensure homeowners and guests can enjoy the Florida lifestyle without worrying about damaging the furnishings. She had a Four Hands coffee table made from round white oak cut shorter to create a nesting pair. AMS Sound & Vision installed Crestron dimmers to control the lighting and shades, which added privacy and complemented the room’s design. A Samsung Art TV was a perfect solution for hiding the TV in plain sight while matching the room’s aesthetics.

Luckily for Esposito, her background in fashion design enables her to prepare her team for projects like this — where communication is critical. “In fashion design, when I had a vision for a garment, I was sending those visions and those instructions to China — Hong Kong or Taiwan — where English is a second language,” she explains. “Translating how to get from A to B is really important.” She adds that the same principles apply to designing renovation project details and conveying the plan to a contractor. “This is my vision for a room; this is the design detail on the ceiling or a media wall, and here’s how we ensure it comes to life by explaining clearly what the vision is,” she says. “It’s about teaching my team how we can be thoughtful and precise and detailed in the process in order to hit home and execute what we’re envisioning.”

Before diving into the unit’s customization, Esposito worked with the clients to select the builder-supplied finishes, such as paint colors, cabinetry colors, countertops, tile, and flooring. The 3,300-square-foot, four bedroom, four-and-one-half bathroom condo is the perfect getaway for a Canadian couple with grown children, and it aligns with the wife’s understated and effortless personal style. u

Kitchen: To create some visual separation in the open-concept floor plan, Esposito called for a slightly dropped ceiling in the chef-style kitchen. That, in conjunction with the rich charcoal island color and natural touches, makes the space feel homey and intimate despite its size and openness. Pompeii quartz countertops and handmade backsplash tile from clé tile contribute to the casual-luxe aesthetic. Esposito brought in local decorative paint company to create a concrete-look custom hood finish. “The seagrass pendants from Hudson Valley Lighting are super important in this space,” she says. “That bit of natural just takes it down to a more casual, not-so-tuxedo kitchen.”

Dining Room: Harper Haus Interiors designed a long, built-in bench with custom upholstery for the dining room wall to provide seating beyond what Palecek’s dining table and chairs offer because the homeowners like to entertain. Rope string art by Lauren Williams has beautiful colors that inspire the tones of the entire unit. “It has this pink tone through the middle that’s a little different,” Esposito says. A concrete, half-moon Visual Comfort pendant over the dining table ties to the concrete-look hood in the kitchen, while rope seagrass chairs with indoor-outdoor upholstered cushions are a nod to the geographic location.

Guest Bedroom & Bathroom: A blue and white palm tree wallpaper by Twill & Texture behind a crisp white upholstered bed is highlighted in this guest bedroom. “If you look closely, there are little monkeys in the wallpaper,” Esposito explains. “I love adding little special details like that.” Rich wood tones, a jute rug, and seagrass woven sconces add natural warmth and texture, which spills over into the adjoining bathroom with a rattan mirror and elongated, handmade subway tile from Tilebar. Bored with the typical subway tile installation pattern, Esposito was thrilled with how the tile fit perfectly, running vertically with horizontal insets.

The material and color selections, along with thoughtful planning and communication with Robert Buczko, resulted in a casual sophisticated custom condo design with repeating textures, colors, and materials throughout. “I always say, if you were to flip this unit upside down and everything were to fall out, you could mix it up and put it in any room, and it would still feel right at home,” Esposito says. Her design nods to the coastal location in subtle, unique ways that are indicative of the signature Harper Haus aesthetic. “Our designs allude to that feeling without being so literal,” Esposito says. “That’s what makes us different.” n

Guest Bedroom & Bathroom: Wood veneer wallpaper and a blanket of blue on the walls, ceiling, and trim differentiate this bedroom with two double beds. The space’s nautical theme is reflected in the striped upholstered beds, each accompanied by a pair of refurbished oars. The adjoining bathroom has a crisp white vanity topped with a black countertop. Esposito created a striped, weathered-board look on the shiplap walls to give the space warmth and visual interest.

Powder Bathroom: “I said to my client, ‘I know this is wild, but what do you think about having this crazy impactful tropical powder bath?’ And she went for it,” Esposito says. “I always think of the powder bath as this is a special place that guests see — give them something to remember. Everything else is so neutral and calming. You come in here, and it is just like — oh my goodness — it can’t help but make you smile.” The dark gray cabinetry and concrete-color Pompeii countertop allow the Holly Hunt wallpaper to shine. Esposito didn’t eschew seagrass detailing here — she just selected it in black for the mirror frame.

Guest Bedroom: Esposito set out to give each guest room a unique, boutique hotel feel. “You want a special place that people will remember and talk about and feel comfortable in as well,” she says. She paired a blue velvet upholstered bed with two burled wood side tables from Four Hands that ooze texture and visual interest. An acrylic chair offers seating to enjoy the view without feeling heavy or blocking the view from other areas of the room. A lush geometric rug from Jaipur Living grounds the space with warmth and texture. Whimsical artwork — with figures in diving poses — cleverly adds that location-centric touch.

Lanai: The Harper Haus team selected a beautiful star and cross clay tile from Zia Tile with a matte finish and lots of texture to create a stunning feature wall in the blank slate lanai with white stucco walls. Four Hands’ outdoor slipcovered sofas provide ample seating for entertaining while remaining plush enough to be mistaken for indoor furniture. Two chairs that swivel offer an excellent vantage point to admire the views. Finishing touches include oversized planters with greenery and baskets with throws. “The look brings the indoors out — that’s the beauty and why everyone wants to be in Florida,” Esposito says.
