October 16, 2023 RE: HOK PROPOSAL FOR ARCHITECTUR AL AND INTERIOR DESIGN DESIGN SERVICES PREPARED FOR DMG INVESTMENTS Dear Cian, Thank you for inviting HOK to submit a proposal for both Due Diligence/Conceptual Design and Basic Services for a new multi-family residential building (Air St. Louis) in Saint Louis, MO. Our team is excited about the overall vision for the project and energized about the opportunity to work with you to complete a beautiful and fun space for future residents. As a firm, HOK has been designing mixed-use/multi-family projects for over 50 years, successfully delivering similar projects where residents can live, work and play—all under one roof. As a leader in design for residential and hospitality environments, HOK will bring: EXPERTISE IN MULTI-FAMILY RESIDENTIAL AND MIXED-USE SPACES. Our proposed team is recognized for their design of multi-family residential and hospitality-oriented spaces. Leif Hauser, Project Manager in our St. Louis studio, brings extensive experience and expertise guiding multi-family projects from kick-off to completion. His knowledge of the local development environment will be a valuable asset in coordinating with stakeholders, navigating required approvals, and maintaining schedule through design and construction. Eli Hoisington, Design Principal in our St. Louis studio and co-CEO for HOK, counts ARTerra, Grand Flats and Expo at Forest Park in his vast portfolio of award-winning projects. Tim Gaidis, Senior Project Designer, is known and trusted by Cortex for his ongoing work on several buildings at the innovation district. Tim brings superior problemsolving and design thinking to complex projects. Kelly Lott, Interior Design Practice Leader in our St. Louis studio, creates sophisticated and exciting environments that incorporate amenities and spaces that residents have come to expect in a modern apartment building. Her recently completed projects include The Marlowe in the Central West End and The Clover at Olive Crossing in Olivette. Martha Martinko, Project Architect, has worked alongside Kelly on several recent multi-family projects and brings a solid understanding of the technical prowess coordinating and documenting these projects demands. MINDFUL APPROACH TO BUDGET. At HOK we know how to create great design using cost-effective approaches. We understand the budget restrictions often placed on this project type to meet the proforma. We enjoy the challenge of applying cost-effective materials in unique ways to create dynamic designs. We have been able to deliver similar recent local projects to meet the client’s budget requirements while maintaining noteworthy design elements. CL AY TON ON THE PA RK HOK worked with KDG to reposition Clayton on the Park to be the premier high rise apartment tower in downtown Clayton. As new properties came on line the team designed a refresh of all amenity and common spaces. The upgrades include a rooftop deck featuring 360-degree views of the city skyline, a new kitchen, upgraded furniture and finishes, new pavers, arbor, upgraded lounge and gaming area. The common spaces boast an enhanced entrance including office and restaurant space as well as a fitness center and yoga studio.

M A RLOWE The Marlowe is a 205-unit luxury apartment building located in the vibrant Central West End neighborhood of St. Louis. Locally developed, owned and managed by Keeley Properties, this unique complex offers a truly native perspective on luxury living. With a design inspired by the elegant Uffizi Gallery in Italy, the refined interiors create a hospitality-driven experience for residents. HOK’s team complemented the elegant architecture by carefully curating amenity spaces with deluxe features beyond the expected. These elements add style while promoting community, wellness and productivity. In the two-story atrium lobby, eclectic furniture and bold accents welcome guests. Adjacent to the lobby, the sunken lounge features a moody, enveloping environment for residents to unwind. A reading nook lined with custom bookshelves and a fireplace provides pockets for solitude. The second-floor atrium features flexible work areas ideal for productivity and collaboration. A variety of tech-equipped conference rooms, casual meeting nooks and lounge spaces provide residents with a setting conducive for remote work. Between these spaces, HOK commissioned bespoke artwork by Kass Copeland, “The Noble Council of Forest Park.” On the third floor, a sun-filled club room encourages guests to gather and connects to a rooftop terrace through a retractable glass wall. The club room design includes the Vesper speakeasy hidden behind a two-way mirror and tambour-paneled door. Ambient lighting in the speakeasy adds to the exclusive feel. Marlowe’s rooftop terrace features an inviting pool and spa, landscaped putting green, outdoor yoga stations and a lounge area with a firepit and TVs. The fitness center overlooks the expansive sundeck and pool. HOK’s strategic design choices artfully blend indoor and outdoor amenities into fluid extensions of the residents’ living spaces. With eclectic accents and modern amenities, Marlowe provides luxury alongside community.

THE CLOV ER AT OLIV E CROSSING The Clover is part of a mixed-use community that is conveniently located at the corner of Olive and I-170 in Olivette, MO. This multi-family residence consists of 181 apartment units, surrounded by retail, dining, hotels, parking, top-ranked schooling and access to the nearby greenway. A concierge welcomes tenants home within a mod-inspired sophisticated environment featuring a jewel-like sculpture hanging above the main entrance. The interior color palette is light and fresh, balanced with a slight contrast of charcoal elements, warm wood tones, gold accents and rich textural materials. The architectural curves within this boutique showpiece draws guests further in and invites them to explore the indoor | outdoor fitness center, gaming areas, the social lounge and the club room, which opens to the pool deck with a spa, BBQ area and firepit. Unique private lounges are located on each floor, designed to support working, playing and relaxing from home with an office space, a children’s play area, a theater and a library.

GR A ND FL ATS Grand Flats transforms an abandoned site in St. Louis’s South Grand district into a vibrant residential destination that brings market-rate multifamily housing to one of the city’s most diverse and concentrated neighborhoods. The project extends the South Grand Community Improvement District with safe, pedestrian pathways, strategic landscaping and a building entry that activates and engages the street. The new residential complex boasts studios, one-bedroom and two-bedroom units. It features important amenities for its residents, including a fitness center, social lounge, study cabins, meeting rooms, a secure package room, concierge, storage space, pet spa and dog run, secure parking, and an outdoor pool and deck with a fire pit and grilling areas. The apartments have a clean, modern and graphic interior design with a Scandinavian feel. Each unit efficiently uses its space, and nearly every unit has a balcony that captures incredible views of the surrounding historic neighborhood.

METROPOLITA N FL ATS The Metropolitan Flats are located within the heart of the vibrant, diverse and bustling Central West End neighborhood in St. Louis, Missouri. Positioned across from a world-class hospital and just blocks from nature, activities and culture found within Forest Park, these residences are walking distance to all of the conveniences of modern city living, including a variety of restaurants, coffee shops, retail and grocery stores. HOK worked with Altus properties to refresh and reposition the all loft apartment building to compete with new developments in the area. The new design for this existing three-building structure consists of a cohesive rebranding of the building’s exterior, interior and surrounding landscape. With the focus of attracting new residents and remaining competitive within the growing marketplace, this reimagined design provides warmth, style and upgraded amenities with modern technology that will make this property a premier choice for future renters.

A RTERR A Located within the Crossroads Arts District in Kansas City, this 126-unit multifamily complex is situated within the heart of one of the most eclectic and artistic neighborhoods that is home to more than 400 artists, multiple galleries, boutiques and signature restaurants. In designing this residential tower, the team created a building and interior environment that captured the diversity of the neighborhood and the essence of the surrounding community and local vibe. A refined industrial aesthetic is created within the interior spaces with the use of raw metals, reflective bricks and polished concrete, all balanced with the warmth of natural wood planks and casework. A glassy day-lit social lounge, referred to as The Eagle’s Nest, is placed prominently on the building’s penthouse floor, featuring impressive views of the city, a custom millwork feature wall, a full kitchen with gaming and conference areas. A balcony wraps two sides of the social lounge, creating an indoor/outdoor experience for tenants and guests. On the fifth floor, a fitness center opens to an outdoor heated pool and sundeck with barbeque grills, a firepit lounge and terrace, all overlooking the surrounding city skyline.
