CHEVY CHASE CENTER Location: Chevy Chase, Maryland Service: Master Planning, Landscape Architecture, Architectural Design, Site Design HOK provided master planning, architecture and landscape architecture services for the expansion and redevelopment of offices, restaurants and retail stores in one of the country’s most successful neighborhood shopping centers. High-end boutique retailers are the main retail attraction. The challenge was to work with a local developer to revitalize this center in Chevy Chase’s Friendship Heights neighborhood. The design needed to take advantage of the Center’s proximity to an adjacent Metro Transit System station. The project, which expanded the Center from 98,000 sq. ft. to 412,000 sq. ft., included design of a two-story retail building, a three-story office and retail building, an eight-story office building and a two-story neighborhood retail

center. Two public parks and a wide streetscape with specialty lighting and high-quality street furnishings appeal to pedestrians. The space is defined by adjacent buildings and a large wall of water surrounded by trees and flowers, which create an enclosed feeling. Additional plantings complement a preexisting buffer between the site and an adjoining neighborhood. The project encourages better use of this prominent property and promotes pedestrian activity near the transit station by creating a central retail area that supports business growth and evening socialization.

SEAWOODS Location: Navi Mumbai, India Service: Master Planning, Architecture, Landscape Architecture

HOK is designing a 7.5 million-square-foot mixed-use development built over the national railway Seawoods Station in Navi, Mumbai. This project consists of 1 million square feet of world-class retail space; 500,000 square feet of hotel and service apartments; 3 million square feet of parking; 2.5 million square feet of office space and 250,000 square feet. of rail station. The client envisions a transportation oriented development that will become an iconic multi-activity lifestyle center.

“This mix will functionally and economically form part of the integrated complex, enhancing the destination value for the entire location,” said a City Industrial and Development Corporation official. “The worldclass development of this land parcel will be a catalyst and give a tremendous boost to commercial activities in the surrounding areas by attracting large national and multinational operators to set up activities in Navi Mumbai.” The physical attributes of the rail station create a strong organizational element in the complex. The retail environment is strategically positioned to provide direct public access from multiple levels, energizing the shopping experience.

NEW SONGDO CITY Location: Incheon, Korea Service: Master Planning, Landscape Architecture, Urban Design, Schematic Water Feature Design

New Songdo City is a master planned international business and a prototype mdel of new city expansion and development. New Songdo City is located on the west coast of Korea, and is connected to the new Incheon International Airport by Yeongjong Bridge, and ties to the existing urban context of Incheon. The major transportation links define a central zone of the city, where a denser zone of commercial and mixed-use projects surround a large central park. Within the master-plan of New Songdo City, HOK has been the design architect for four separate mixed use projects. HOK was commissioned by the client, Gale International, to design a series of projects within this urban center. Spanning the length of the northern edge of the

park are Blocks D22, D23, and D24, which are mixed-use development sites of residential and commercial space. At the eastern end of the park is block A2, which is the city’s business district, containing the largest commercial tower, retail mall, and convention center. In addition to these functions, HOK was commissioned to design the Convention Center Hotel residing on block A2. HOK provided architecture, urban design, landscape architecture, conceptual lighting design, and schematic water feature design services for an entire city block composed of residential towers, retail buildings, underground garages, a gallery, as well as podium landscape including interior courtyards, playgrounds, a canal walk, a public square, a permanent installation, a water wall, and streetscape.

BAHRAIN BAY Location: Manama, Bahrain Service: Architecture, Landscape Architecture

Driven by the ever-increasing demand for hospitality services in the capital city of Bahrain, the Owner of this project plans to build in Manama a major hospitality centre consisting of hotel, serviced apartments and condominium units including amenities, recreational and parking facilities. The primary mission of the building program is to develop and manage, under an internationally branded hotel operator, the three hospitality products in manner that deliver distinguished services to its guests, owners and visitors. The project is located on the water front site of the newly emerging exclusive district; namely, the Bahrain Bay. Overlooking Manama city, the site of the property acquired is

HOUSTON PAVILIONS Location: Houston, Texas Service: Architecture

HOK and its design consultant Laguarda Low were hired by Entertainment Development Group to design the most comprehensive mixed-use project in Houston, Texas. HOK designed a mixeduse center covering three city blocks that combines retail, entertainment, office, and residential facilities. The multi-story, three-block retail podium creates an internal open-air shopping arcade. Signature restaurants,

entertainment venues, and specialty retailers combine to create a vibrant urban shopping and entertainment destination. CAPITAL MARKET AUTHORITY Location: Riyadh, Saudi Arabia Service: Architecture

HOK, in collaboration with Omrania & Associates, was recently commissioned to design a new headquarters tower for the Capital Market Authority (CMA), the regulator and developer of the capital market in the Kingdom of Saudi Arabia. The new tower to be a high quality, innovative and internationally-distinguished landmark for the Riyadh financial district, as well as for the city as a whole and the Kingdom of Saudi Arabia. The height and prominence of the tower is intended to symbolize the strength of the Saudi Economy.

HOK’s preliminary design concept is based on a “Tri-Petal” building footprint that offers internal flexibility and high levels of structural stability. The façade of the 81-story tower features a unique geometric design that allows self-shading of exterior glazing. On the interior, multi-story atria are provided between the “petals,” along with interior green space. The new facility will accommodate a combination of offices, conferencing/training facilities and supporting services, including a multipurpose theater and exhibition hall, lounges and restaurants, bookstore, fitness/ health club and travel services.

BASHNYA ROSSIA Location: Moscow, Russia Service: Architecture, Master Planning, Programming, Landscape Architecture

The Bashnya Rossia project incorporates the traditions and inspiration of nature transposed to a new, unique urban destination that is beautiful, memorable and efficient. The final design is a vision for a terraced urban garden that organizes site, program, occupant and neighborhood. The program and site combine to offer a truly unique opportunity to create a functional, beautiful and destination project. The development benefits from access to public transportation, and major arterial roadways that link the development throughout the metropolitan region.

The project is organized by three primary program components that are unified into a single destination and are all linked on Retail Level 1 (R1). The first component is retail, which consists of three levels above grade and above three levels of retail parking. DUBAI MARINA Location: Dubai, United Arab Emirates Service: Master Development Plan, Master Planning, Landscape Architecture, Planning, Site Design,

Six residential high-rise towers and 64 villas have been successfully completed in the first phase of the Dubai Marina resort and recreation community in Dubai, UAE. It is the first western resort-style environment of its kind in the Middle East. This is a US project which will be sequentially phased over the next seven to ten year period. The development programme includes 1,100 units of mid-range to luxury housing in unit types varying from one to five bedrooms. The intent of the development team is to create a benchmark, for resort living in the emerging tourism market of the Middle East Gulf States region. Each of the six towers have a different but complementary landmark feature on the desert skyline, serving as a gateway to the development. The condominium buildings are connected by means of a continuous pedestrian water’s edge promenade. The villas, the most valuable of the residential units on the site, front the water’s edge and encircle the site, hiding residential and retail site parking in the interior of the base podium. This provides a human, accessible scale to the development at the ground level. A town centre development with 5,600 square metre retail development,

shops and plazas, cafes and restaurants, and 1,860 square metres of amenity space and recreation facilities enhances the character of the district. The residential is designed to integrate on a quality level with existing and proposed five star hotels along the Jumeira Beach edge of the Gulf. The individual six towers are oriented to enhance exposure to the spectacular site, which provides golf course, grand canal and sea views. Balconies within the units are large outdoor rooms that are shaded and positioned for optimal views. Interior layouts have a “great room” concept, which is a large combined living and dining room with a separate bedroom wing and family area provided according to local custom. Separate secondary access to the larger four and five bedroom units facilitates servant access and servicing of the suites. Variety in types and configurations of units, plan flexibility and finish options for condominium owners were key aspects of the residential design. Privacy issues were carefully considered in respect of local customs.

WEST INDIA QUAY TOWER Location: Canary Wharf, UK Service: Architectural Design, Interior Design, Master Planning

In late January of 2000, HOK International won a qualification competition for a Marriott hotel and serviced apartment tower at West India Quay, adjacent to the Canary Wharf Estate in London's Docklands. The hotel features 47 executive apartments and extensive business and relaxation facilities. The site had previously been granted permission for hotel and residential use with a maximum planning/ massing envelope of 36 stories. HOK completed the schematic design stage and provided full services through to completion. With a tight urban site, dual use cores, ground conditions and a

challenging net to gross occupancy the project presented many opportunities. HOK International responded with an eloquent 36-story faceted faรงade facing our neighbors, to the South Canary Wharf and a Terra Cotta plinth to the north, to marry into the old warehouse. The use of shading on the faรงade significantly enhanced environmental performance with one level of service and one level of parking below ground. Shear walls are nearly eliminated by the strategic placement of stairs and cores.

JW MARRIOTT INDIANAPOLIS Location: Indianapolis, Indiana Service: Architecture, Planning

The JW Marriott Indianapolis Downtown – the largest JW Marriott in the world – is a new five-star, 34-story hotel that houses 1,005 guest rooms and was constructed to serve the recently expanded Indiana Convention Center, the new Lucas Oil Stadium, numerous nearby museums and the entire downtown Indianapolis area. HOK’s design for the new hotel pays homage to its setting through site orientation, massing and materials. Located at the southern edge of downtown, the hotel is characterized by a 30-story tower clad in a blue, jewel-like glass rising above a 4-story podium to create a modern new landmark that defines the City of Indianapolis. Despite its size, design of this new structure is sensitive to the pedestrian scale. It draws, contextually, upon its proximity to the old downtown area through its use of multi-colored masonry and Indiana limestone at the base.

Design of the tower strikes a delicate balance between the hotel’s proximity to natural resources, such as the White River, and its uniquely urban setting. The tower features a wave-like curve with a glimmering, waterlike façade that changes as frequently as the surface of the river by reflecting the movement of the sun, clouds and city’s skyline, in its mirrored surface. A pedestrian skybridge provides a direct connection to the Indiana Convention Center and a stunning tension-trussed entry canopy further enhances the guest’s experience. The new hotel is part of HOK’s master plan for five convention hotels on this site. In addition to the 1,005 guest rooms, the new hotel houses 54 meeting rooms, 104,000 square feet of event space and a 40,500-square-foot Grand Ballroom (the largest hotel ballroom in the Midwest). Retail and restaurant spaces along the street level are also included.

DOHA CITY CENTRE HOTELS Location: Doha, Qatar Service: Master Plan, Architecture, Interior Design

The Doha City Centre is at the heart of one of the fastest developing regions in the world. The five-tower development was designed to integrate into the existing structure. The seven-story podium is designed with an overall consistent architectural language, while the towers act as beacons. The identical towers stand at attention, acting as a gateway to the modern age of the city centre and creating a significant impact on the city’s skyline.

HILTON COLUMBUS CONVENTION CENTER HOTEL Location: Columbus, Ohio Service: Architecture, Planning

The Franklin County Convention Facilities Authority (FCCFA) selected HOK to serve as design architect for a the convention hotel in downtown Columbus. Simeone Deary Design Group was the interior designer and Moody Nolan served as the interior architect of record. The new hotel is as a full-service Hilton and is expected to increase revenues for the City of Columbus. Located within the historic Arena District and adjacent to the Art, Market and Business Districts, the exterior design of the 13-story hotel responds to three primary scales: the district scale, recalling the nearby vintage three-, four- and five-story buildings; the pedestrian scale, to reflect the ‘walkable’ nature of the neighborhood; and the City scale, to respond to the high-rise, glass, stone and steel-clad buildings a few blocks away. A mixed façade of glass and masonry in a stepped and set-back pattern allows the building to visually relate to the height and massing of the surrounding buildings.

An eye-catching “flying-carpet” awning at the main entrance on High Street serves as a beacon to hotel guests while also addressing the challenge of designing an entrance facade on a street that has a grade increase of more than six feet across a 240-foot-long site. On the interior, the building was planned to maximize efficiencies. A ring-shaped guest tower sits atop a rectangular three-story podium that accommodates a ballroom, lobby functions and meeting space. A 400-seat restaurant and bar are located on the third story – or “roof” – of the podium, which is also the base level of a soaring, 10-story interior atrium that is framed by the guestroom wings and capped with a sloping glass ceiling, allowing natural light to flood the space. A pedestrian bridge and expanded parking garage are also part of the project. LEED Gold pending, the project targets 32% reduced energy usage, 30% water reduction and 7,870 less metric tons of CO2 per year, and features high-efficiency boilers, building automation systems, controls, low-flow fixtures, and extensive recycled materials.

US BANK TOWER Location: Sacramento, California Service: Architectural Design, Interior Design

The design for the 25 story US Bank Tower at 621 Capitol Mall is based on three primary intentions: to establish a building that celebrates Sacramento’s skyline with grace, dignity and elegance; to create a relationship with Sacramento’s downtown pedestrian street life; and to represent a clear and distinctive architectural vision that integrates energy efficiency and sustainability. Together, these foundational elements combine to create a building that possesses a unique sense of place and community and that offers a compelling addition to Sacramento’s urban skyline. At street level, a “linear park” connects the Capitol Mall with L Street. Pedestrians walking along the park can see the Mall’s entire length and enjoy striking views of the Capitol Building. The park is enhanced by landscaping and retail destinations: design aspects that define scale, sustain pedestrian activity in the area, and a sense of community with a coffee shop, restaurant, cafes, and banking facilities.

The building’s expansive seven-story lobby creates a unique sense of place through its visual relationship with the nearby State Capitol, its navigability, and the sitespecific sculptural installations it features. The lobby allows visitors a comprehensible and easily intuited design for those finding their way within the building and includes integrated art realized in cooperation with the Sacramento Metropolitan Arts Commission’s Art in Public Places. The design is an unmistakable expression of elegant simplicity. Unlike many of the older buildings on Capitol Mall, US Bank Tower at 621 Capitol Mall’s exterior is transparent, light, and open and communicates the activities within by allowing a glimpse inside. In addition to the building’s openness, the design emphasizes sustainability and energy efficiency, sophisticated technology, and accessible communication networks.

Constitution Square is a 1,600,000 SF mixed-use development that covers seven acres. One Constitution Square includes 323,00 SF of office space, 440 apartments and 80,000 SF of retail space. In an adjoining building, federal government 2,000 employees are anticipated to occupy 521,000 SF in Two Constitution Square. This $300 million development complements the District of Columbia’s vision for the transitional NOMA neighborhood as a pedestrian-friendly mix of office, residential and first floor retail space.

The retail component includes a mix of neighborhood retail, a large full-service grocery store, and outdoor cafes along the tree-lined streets. Office Building 1 and 2 were recently awarded LEED-CS Platinum certification by the USGBC. Stonebridge, the project’s developer, hired HOK to design a third office building of 345,000 SF aimed more toward private sector tenants. This 12-story office building is also being designed to achieve LEED Platinum certification and will include a new plaza connecting it directly to the metro station. It will be completed in 2013.

SYSCO FOODS Location: Houston, Texas Service: Architectural Design, Planning, Interior Design, Sustainable Design HOK was selected as Design Architect for a major new headquarters campus for Sysco Foods. Sysco determined its best option was to expand its current campus for a new building program of over 600,000 square feet to accommodate a project employee count of 1,300-1,500. Sysco’s leadership group had a goal of creating a headquarters facility that fit this close knit company and its distinct corporate culture. HOK developed a phased campus design that includes a 12 story Phase I office tower of 318,000 square feet, and 8 story

Phase II office tower of 214,000 square feet, a new amenities building of 107,000 square feet, and a phased parking garage that will ultimately accommodate 1,832 cars. WELLMARK Location: Des Moines, Iowa Service: Master Planning, Architectural Design, Planning/ Design, Interior Design, Landscape Architecture Size: 500,000 sf Wellmark selected HOK to assist with the consolidation of its headquarters and operations center from multiple locations to a single urban facility accommodating 2,000 employees in Des Moines, Iowa. Organizational efficiency and effectiveness were key drivers for the project. The architectural design features an elliptical entry garden and visitor drop-off area that is carved deep into the building facade to allow deep penetration of daylight in the core of the building. The building is also set back from the urban edge to accommodate green space on every side, including along the adjacent parking structure.

5 CHURCHILL PLACE Location: Canary Wharf, London Service: Landscape Architecture, Architecture

5 Churchill Place, Canary Wharf, is a 15-story office tower and public realm in London’s Docklands, located with convenient access to the major facilities of Canary Wharf, the Jubilee Line and the Docklands Light Railway Station. The building was built on an irregular shaped site, and completed within a very tight time schedule at the end of January 2009. This complex project was made more challenging by being situated over a pre-existing basement and a ramp structure which serves a neighboring building. A public plaza of approximately 2000m2 is located on a podium adjacent to the West India Quay. It sits between the existing Barclays Headquarters building and the 5 Churchill Place Building. This new public space is located on top of an existing slab, above the plant room of the 5 Churchill Place building.

All planting areas had to be raised above the existing level and carefully waterproofed to avoid leakages. Light grey granite was used on all raised platforms to match the cladding stone of the adjacent building. The plaza consists of a series of raised platforms and terraces connecting a 1.6m height difference between two existing levels. These terraces are arranged to provide a sequence of gathering spaces with different atmospheres throughout the site. The site is partially shaded by the tall towers that enclose it on two sides and is also exposed to moderate winds. It is considering these characteristics that Amelanchier Lamarckii was chosen as the tree species for the project. This is a robust, shade tolerant tree which flowers in spring and has an spectacular red foliage in autumn, providing year round interest and structural planting of the site.

KONE CENTER TOWER Location: Moline, Illinois Service: Architectural Design, Structural Engineering

HOK designed a new build-to-suit corporate headquarters located on the east bank of the Mississippi River providing expansive views of the river and neighboring Davenport, Iowa. The 125,000-square-foot steel and glass building provides Class A office space with a gracious lobby at the base linking the public to the River. An attached structured garage provides parking for Kone, the corporate tenant. Financial District Properties, the developer, have aspirations for the building to be a top-tier, build-to-suit development using sustainable practices. Financial District capitalized on newly available state grants for sustainable measures as well as Tax Increment Financing funds from the City for the garage in order to offer well-priced spaces in the marketplace.

Working closely with KJWW Engineers, HOK explored numerous energy systems (geothermal, wind, solar) to arrive at a cost-effective system housed by a performance-based form to create a distinctive identity for this real estate development. The building envelope reinforces the basic massing and orientation strategy. Metal panels on the south create a thermal barrier that helps protect against temperature fluctuations. High-performance, specialty coated glass provides better insulation than conventional windows. HOK’s designers used Rhino for modeling software as well as Grasshopper to finely tune the building envelope on each side to optimize views, daylighting and heat gain controls with differently calibrated measures to bring balance to the interior air quality. KONE is LEED-NC Platinum Certified.
