From industry to urban hub

Building on the foundations of our industrial past, Hรถegh Eiendom, AF Gruppen and Profier are creating a completely new neighbourhood to suit entirely new ways of working. At HasleLinje, interior is balanced with exterior, work with leisure, past with future. Working life today is a life in balance.

On historical ground Vinmonopolet’s former bottling and production plant is a well-known landmark at Hasle. That will not change. The building embodies a valuable piece of Norwegian architectural history and we intend to carry this forward into the future. Before the First World War, most of Hasle and the surrounding areas consisted of fields and agricultural land. The more recent history of the area started soon after prohibition in Norway ended in 1927. The newly-established national alcohol monopoly, Vinmonopolet, needed a production and bottling plant. Hasle was chosen because of the ample availability of land in the area. Bygg01 - or Building01 - served as a production facility for Vinmonopolet, subsequently renamed Arcus, up until the summer of 2012.

Part of the Grünerløkka district and Hovinbyen The north-eastern part of Oslo, known as “Hovinbyen” is undergoing an extensive transformation from an area previously predominated by industry and manufacturing to an urban and modern “district” with tens of thousands of homes, businesses, kindergartens and schools. HasleLinje is leading the way in this development.

In geographical terms, Hasle is located in the centre of Oslo. Almost a quarter of 1 million people live within cycling distance (6 km) of the area.

Hovinbyen is Oslo’s largest urban development area and offers the potential for the construction of 30 - 40,000 new homes and new jobs for 50 -100,000 people. Hovinbyen extends from Bjerke in the north to Bryn in the south, from Løren in the west to Breivoll in the east and covers parts of the Gamle Oslo, Grünerløkka, Alna and Bjerke districts of the city. Oslo City Council has drawn up a strategic plan for Hovinbyen defining the framework for the physical and environmental development of the area over the coming decades. The plan shows how Hovinbyen is to be converted from an area dominated by warehouses and industrial buildings into an attractive residential area offering numerous new homes and jobs.

A "city" within the city Today, 1,750 people work at HasleLinje. Before very long between 5,000 and 6,000 will be working here. Some 1,600 will live at Krydderhagen and Bygg01, and almost 20,000 people will live in the immediate vicinity.

Krydderhagen At Krydderhagen (the Spice Garden) our aim has been to create a residential environment that is green, car-free, alive and attractive to all age groups. There will be apartments to suit every taste, all of which will have excellent outdoor spaces, in some cases two or three, to allow the vibrant green surroundings to be enjoyed to the full. Building designs in Krydderhagen will be varied, which will help to create a diverse and exciting architectural expression. Of the 510 apartments at Krydderhagen, 62 are available for sale.

The department store at Hasle Vinmonopolet’s former wine chateau at Hasle, Bygg01, will be transformed into unique apartments, high above the city, the designs and floorplans of which will be of a quality not previously seen in Norway. Some have ceiling heights of over 4 metres, others have generous rooftop terraces and views of the fjord below. Bygg01 will form the pulsating heart of the area, featuring a supermarket, cafes, services and exciting stores throughout the ground floor. Bygg01 will bring facilities to the area that will be appreciated both by residents and by people coming into the area to work.

These buildings will still be standing long after we have gone – for a hundred years or more. This might be our project, but the city belongs to its citizens.
