The Selling Process

At HJH Realty, we’re dedicated to ensuring you’re fully prepared for every step ahead. Our seller’s road map offers you a clear and insightful guide to the process before, during and after the sale, providing you with peace of mind at every turn.

1. Seller Consultation to Determine Market Value, Sign Listing Agreement and Set Timeline

During our meeting, we will review the selling process in detail, assess current market conditions, and determine the value of your home. Additionally, we will evaluate the condition of your property to identify any necessary repairs or handyman services that may enhance its appeal to potential buyers. We will also discuss tailored marketing strategies to maximize exposure, establish a timeline, outline next steps, and finalize the listing agreement, ensuring a seamless and meticulously executed plan.

4. Live on MLS

Our client care team will promptly inform you once your property is live on the public MLS and will deliver all marketing materials to the property. Buyer showings may be scheduled at any time within the agreed-upon time frame, so we kindly ask that you remain prepared and ensure the property is vacant during these appointments to provide an optimal viewing experience. Open houses will be advertised starting on Wednesday, allowing buyers ample notice to plan for the weekend. To ensure a smooth and professional presentation, we request the property be vacant one hour before and after the scheduled open house time slot.

5. Offer Presentation and Negotiations

Any registered offer will be promptly communicated to you at the earliest opportunity. In presenting the offer, we will conduct a thorough review, emphasizing the most critical aspects of the offer. Together, we will determine the appropriate next steps and identify key areas for negotiation to ensure your best interests are effectively represented and optimized. Based on market conditions and the tailored strategy we select, we may decide to establish a specific offer presentation date. This approach is designed to create a competitive environment, maximizing interest and positioning your property to secure the most favorable price and terms for you as the seller.

8. Sign Documents with Lawyer

Within two weeks of the closing date, your lawyer will schedule a meeting to review all pertinent documentation, including proof of home insurance, statements and adjustments, and any buyouts or liens associated with the property. During this meeting, the lawyer will verify the names registered on the title and guide you through signing all necessary paperwork. Additionally, the lawyer will provide clear instructions regarding the key exchange process on the closing day, ensuring a smooth and seamless transition.

What to Expect While on the Market (MLS)

During Buyer Showings

• We always ask for homeowners to leave the house if possible. This will give the buyers privacy to view the home, you don’t want them to feel rushed

• Turn ON all the lights

• Turn ON fireplace

The Unexpected

• Just because a business card was not left does not mean they were not there, they may have forgotten to leave one

• Some agents may try to book last minute showings because they are in the area

• Some agents may be late for a showing or not show up at all, in this case they should inform us

• DO NOT let the general public see your home, if someone knocks on your door, give them our business card and instruct them to get in touch with us so we can show them the home privately. This is for the safety of you and your family

• Additional services: Disbursements (costs paid by the lawyer on your behalf, such as title searches and document registration) may add $200 to $400. You’ll need a real estate lawyer to facilitate the sale, handle title transfers, and disburse funds.

• What to expect: Legal fees typically range from $800 to $2,000, depending on the complexity of the transaction and the region.

Mortgage Discharge Fees

If you’re paying off a mortgage, lenders may charge a discharge fee or penalty.

• What to expect:

-Standard discharge fee: Typically $200 to $600, depending on the lender.

-Prepayment penalties: If breaking your mortgage early, penalties can range from 3 months’ interest to the interest rate differential (IRD), which could be thousands of dollars.

Moving Costs

Moving expenses can vary significantly based on distance, time, and services required.

• What to expect:

-Local moves: Average $500 to $1,500 for a single-family home.

-Long-distance moves: Costs may range from $2,000 to $10,000+, depending on distance and volume.

-Packing and supplies: Add another $200 to $500 if professional packing or additional materials are needed.

Utility Adjustments and Final Bills

You’ll need to settle utility accounts and prorate payments for services like hydro, gas, and water.

• What to expect: Adjustments typically range from $50 to $300, depending on the billing cycle and usage.
