Welcome to our latest property update On the back of a tremendous year, where all of our departments have shown a record set of results, we are pleased to present our current property list displaying a selection of properties available for sale and to rent. The market place in the last twelve months has seen different challenges and, despite low interest rates, stamp duty reforms with increases on higher value properties above £1million and also on buy to let and second homes purchased after 1st April 2016, have had different effects and with a surge of sales completing before the new tax year. There has been a marked difference in the market for properties above and below £1m and where there has been a lack of choice for buyers for properties below £1m and where prices have risen with demand exceeding supply. Conversely, for higher value properties, there has been more choice of properties on the market and accordingly some price contractions where the escalating stamp duty bills have affected property prices not only in Sussex & adjoining counties but also in London. Nonetheless, we have achieved a number of successful sales on higher value properties in the area and including on those marketed through the typically quieter winter months.

Having passed the traditional slow-down before Easter and with ever improving weather and with it more colour to gardens and surrounding land, we have a number of exciting new instructions coming forward on an interesting cross-section of properties including apartments, bungalows, modern family homes, period properties and country homes with varying acreages. In addition, our Agricultural & Equestrian Department is regularly offering a variety of blocks of land for sale including pasture, arable and woodland as well as certain redevelopment projects and residential building plots.
