THESIS - HIGH RISE DEVELOPMENT IN NAVI MUMBAI

This thesis emphasises on the designing of a commercial high-rise tower with bio-climatic approach to architecture. With rising issues of climatic change and unhealthy living conditions all over the world bioclimatic architecture is at its most importance. Thus, this thesis is intended on creating spaces where users can feel the nature and openness whilst being in a high-rise tower and provide users with a new work environment.

Proposed site is at Kharghar, Navi Mumbai where City and Industrial Development Corporation (CIDCO) of Maharashtra has proposed a new corporate park of 120 Ha. This project at Kharghar will be a finance centre for high end commercial use coupled with residential use.

Located centrally in Navi Mumbai and abutting the Mumbai - Pune Expressway, Kharghar Node is spread over 1850 ha. It has premier Institutions, city scale recreational areas and state-of-the-art physical & social infrastructure

ZONING DESIGN GUIDELINES

Frontage:

Atleast 6m frontage should be left in front of shops for easy movement and waiting. To keep the frontage area from any obstacles and maintain the same level.

Basement:

Basement to be separate for different type of buildings to minimise traffic and maintain order. Basements to have entry and exit away from the main roads to avoid collision and confusion.

Open spaces:

To continue continuous barrier free movement corridor for person with disabilities. Bollards to be provided to safeguard pedestrian right of way.

Trees:

To maintain trees themes by color of flowers,foliage,and other aesthetic qualities,inorder to give a unique experience toroad users.

To use minimum 1.8m * 1.8m tree pit should be left for tree roots tobreathe.

Shehjar Apartments is the first integrated vertical housing colony being developed by Srinagar Development Authority (SDA) at Bemina with a total plot area of 45145.8 SQ. M.. The colony is proposed to have 620 residential apartments including 248 two-bedroom flats and 372 three bedroom flats. Site located adjacent to National Highway No.1 opposite Hajj House, Bemina. Design consultancy for the prestigious high-rise project has been provided by Housing and Urban Development Corporation (HUDCO), Government of India. The buildings are designed with respect to the local climate. Rainwater harvesting techniques are also being done in the buildings. Each building block has been provided with two elevators with 24x7 DG Set backup. Facilities like community centre, marriage hall, convenient shopping, kiosks, tennis court, badminton court and tot-lot pockets proposed. Provision for sewerage treatment plant (STP) , Electric substation (ESS), Solar street lighting and cavity walls / blocks for insulation and energy savings.

GROUP HOUSING,DEHRADUN

A Group Housing project designed in Dehradun, near the Himalayan foothills. The most challenging factor about this design proposal was to create housing facility without disturbing the natural contours in the site of the hill slope. Was successful enough to produce housing facilities from luxurious duplex villas to EWS housing. Sustainability was the key while designing the whole project as more green spaces was also created within the site.

SITE ANALYSIS

Strong wind from the north east direction is slowed by the vegetation and is not affected by the site much due to its slope.

Noise from the north-east direction from the highway is cut upto an extent by the vegetation.

Noise from the north and western side is contributed by the hostel and campus where thick vegetation is to be planted and other measures to be taken to minimize to the southern area where luxury housing is considered. The eastern view is onf the mountains while the western side offers the view from the valley/city.

Dehradun is the capital of the Indian state of Uttarakhand, near the Himalayan foothills. The site is located in the north of the city Dehradun, adjacent to Dehradun Institute of Technology

The site is well connected with the Mussoorie road. The site is easily accessible from almost all parts of the nation.

PLOT TOPOGRAPHY

The site has contours with a height difference of 28-30m and has a slop of around 1:10.

*Due to the slope of the site, the natural flow of drainage will be towards the naala or seasonal river flowing down the site
