WELCOME TO INCHMARLO As the Founder and Chairman, I am delighted to give you an introduction to Inchmarlo. In 1986, we introduced the first continuing care retirement community for the over 55s in Scotland because we believed there was a need for a better way of living for our rapidly ageing population. The 100-acre Inchmarlo Estate, two miles west of Banchory on Royal Deeside in Aberdeenshire, was selected primarily because of its magnificent Georgian mansion and beautiful gardens. Our original intention for Inchmarlo was to create the finest place in Scotland for people to spend their retirement. From what our homeowners tell us, and from the number of people who have moved to Inchmarlo from all over the UK, we have succeeded. If you have not already been, I invite you to visit so you can find out for yourself why The Sunday Times said Inchmarlo was “one of the first and still one of the best in the UK” and the Over 50s Housing Awards said Inchmarlo was “the most outstanding continuous care community in the UK.” I hope to welcome you to Inchmarlo someday.

INCHMARLO RETIREMENT VILLAGE Set in the scenic beauty of Royal Deeside, near Banchory in Aberdeenshire, Inchmarlo Retirement Village comprises homes for sale and a luxury care home. Since 1986 we have built around 200 homes on the 100-acre estate, which is next to the Inchmarlo Golf Centre and across the road from the River Dee. We have a variety of apartments, bungalows and houses for sale throughout our nine neighbourhoods, so you can usually find a home to suit your requirements and budget. Homeowners enjoy the best of both worlds: independent living in natural surroundings, but with round the clock security and access to various services, facilities and activities. Our homeowners enjoy an active social life within a secure community of like-minded people. Inchmarlo can also provide housing support and care at home, and homeowners have priority entry to Inchmarlo House Care Home. The principle of Inchmarlo is to enable homeowners to continue to live independently in their own home, thus delaying a move into a care home and making considerable financial savings.

“I wished we’d made the move sooner – probably by three years! Anyway, we are here now and are loving our time living here.” Homeowner at Inchmarlo

Every one of our homes comes with a 100-acre garden. And a whole gardening team.

INCHMARLO ESTATE Inchmarlo comprises a 100-acre estate in the beautiful surroundings of Royal Deeside, Aberdeenshire. So famous were the gardens that Queen Victoria instructed her coachman to drive through Inchmarlo to see the rhododendrons on her way to and from Balmoral, which is why one of the roads through the estate is known as “the Queen’s Drive”. There are five unique gardens to explore, all with seating areas where you can relax and enjoy the great outdoors: the Oriental Garden, Rainbow Garden, Sensory Garden, Walled Garden and Woodland Garden, providing an abundance of wonderful flora and fauna. Homeowners can enjoy many walks within this magnificent landscape, practise putting on the green or play croquet on the lawn. You can enjoy the handiwork of our green-fingered workers everywhere (they do the spadework, so you don’t have to). Slightly off the well-manicured paths, the Inchmarlo Estate is home for red squirrels, deer and all kinds of birds. Wildlife aside, it’s a perfect natural habitat for us humans too.

“An oasis of tranquillity. Shangri-La is not imaginary - it exists.” Homeowner at Inchmarlo

For a retirement village the neighbours are pretty wild.

Inchmarlo House

INCHMARLO HOUSE Inchmarlo House is a magnificent listed Georgian mansion, dating back to around 1750, which sits on an elevated south facing position with superb views over the River Dee. The House was transformed into a 52-bed care home in 1987 and regularly receives high grades from the Care Inspectorate. Inchmarlo offers care at home and housing support to homeowners, who receive priority entry to the care home for day, respite or long-term care if required. There is also a hairdressing salon, bar, restaurant and club room (designed in the style of a luxury country house hotel) for the use of homeowners. Regular events are organised, including concerts on the lawn and food tasting evenings in the dining room. Homeowners can order three course meals from the kitchen to be delivered to their own home for a special occasion or on a regular basis. Inchmarlo House is also the administrative centre of the Retirement Village and is staffed 24 hours a day, 7 days a week, 365 days a year. Some homeowners choose to wear a pendant or activate the help-call unit, which are both connected to Inchmarlo House and trigger an immediate response, no matter what time of day or night. Our Security Wardens can also provide emergency property assistance.

“Living on the estate has been a joy. The safest place in the world. Now my husband is in care at Inchmarlo and is being very well looked after.” Homeowner at Inchmarlo A visit to Inchmarlo will soon change your views about care homes.

Balmoral Castle

ROYAL DEESIDE Queen Victoria was so enchanted by the serenity and haunting loveliness of Deeside – her “Dear Paradise in the Highlands” – that after Balmoral Castle was built for her in 1855, she made it her holiday home. Set in 30,000 acres on the banks of the River Dee, Balmoral Castle is still the summer residence of the Royal Family, who regularly attend Crathie Kirk and the Braemar Highland Games. Banchory, just two miles east of Inchmarlo, has a vibrant High Street of shops and restaurants. It also has four churches, a public library, museums, gym and a sports centre with a swimming pool. Inchmarlo is near many golf courses, including Inchmarlo Golf Centre, which is next door. Other nearby facilities include horse-riding, putting, tennis, bowling and fishing. With over 300 castles, stately homes and ruins dotting its landscape, Aberdeenshire is unsurprisingly known as “Scotland’s Castle Country.” There are also many whisky distilleries to visit (and perhaps to sample) on the Malt Whisky Trail.

“The best move I ever made – friendly and supportive neighbours, peace of mind, great views – what more could you ask?” Homeowner at Inchmarlo

At Inchmarlo, one’s visitors always get a royal welcome.
