Founders’ Letter Welcome to the Hilton & Hyland Market Report, our examination of the 2018 second quarter sales figures in the Los Angeles real estate market. Since its inception, Hilton & Hyland has become internationally known as the premier Beverly Hills real estate brokerage. In the first quarter, the company enjoyed increased production in the luxury market, having sold the most expensive listing in Los Angeles at $110,000,000. In Q2, we wrapped up the highest first two quarters in company history, skyrocketing 10% from last year to $1.6 billion in sales volume. As a leader in the luxury real estate market, it gives us great pleasure to present this comprehensive report. Hilton & Hyland continues to set the standard for our Silver Anniversary, selling 25 homes over $10 million in the first half of 2018. British heiress and socialite Petra Ecclestone is relisting her sprawling Los Angeles mansion for $175 million, a $25 million discount from its original asking price. ​ Ms. Ecclestone had been taking a “wait and see” approach to selling the French chateau-style home when she first listed it for $200 million in 2016, according to the listing agents, Rick Hilton and David Kramer of Hilton & Hyland. Now, she is truly motivated to sell, Mr. Kramer said. No single home in Los Angeles has ever sold for this much. The record price was $110 million, set just in April by the sale of Hard Rock Cafe founder Peter Morton’s home in nearby Malibu, Calif. Mr. Kramer said his client had received offers on the property when it originally listed, but none were satisfactory. One of the offers came from entertainers Beyoncé and Jay-Z, according to two people familiar with the situation. Representatives for the couple didn’t respond to requests for comment.

A French chateau-inspired mega-mansion built by controversial real estate developer Mohamed Hadid sold for $29 million less than its original asking price. The buyer of the property on Nimes Road was a corporate entity tied to investor and lifestyle entrepreneur Max Fowles-Pazdro.

The transaction is among the priciest historically in the tony Westside pocket tucked in between Beverly Hills and Bel-Air, property records show. It trails only a handful of landmark deals: a pair of $100-million sales involving the Playboy Mansion and a modern spec compound now owned by Detroit Pistons owner Tom Gores; the $90-million sale of Owlwood; and the $74-million sale of the onetime Walt Disney estate. The wood-clad residence, which draws inspiration from modernand farmhouse-style architecture, was designed by Howard Backen and completed two years ago. It features 12,800 square feet of living space, a barn-inspired great room, a home theater and five bedrooms.

Known as Le Belvedere, the sprawling residence boasts such amenities as a ballroom, a Moroccan-themed entertaining room and a 5,000-bottle wine cellar. A spa room was designed after a Turkish bath. There are 10 bedrooms and 14 bathrooms spread across two levels.

A raised bridge connects the main house to a two-story recreation facility, which has two gyms and a blue-bottomed swimming pool. A dining courtyard, olive trees, an organic orchard and vegetable and herb gardens make up the grounds.

The 2.2-acre property has an infinity-edge swimming pool, fountains and formal gardens. A large circular motor court sits off the wide front of the home.

Located in the heart of Rome on the Piazza Di Campitelli, the Palazzetto is a charming old-world property that dates to the 16th century. Decorated with frescos and sculptures from 1590, the fivestory manse has been painstakingly restored so that it can be enjoyed by its future owners for years to come. Designed by Italian architect and sculptor Giacomo della Porto (who also worked on St. Peter’s Basilica), the 17,363-square-foot residence has 11 bedrooms and 15 bathrooms. A 2,000+ square foot rooftop terrace offers 360-degree views of the dome of St. Peter’s Basilica, the Turtle Fountain, and all seven of Rome’s hills. Weeks after buying a former estate of the late entertainer Bob Hope, billionaire Ron Burkle is listing another prominent Los Angeles property, the Frank Lloyd Wright -designed Ennis House, for $23 million. Located on a hilltop in Los Feliz, the landmark home resembles a Mayan temple, having been built from roughly 27,000 concrete blocks. Named after a former owner, the circa 1920s home has appeared in numerous movies and television shows, including “Blade Runner” and “Buffy the Vampire Slayer.” With panoramic views of the Los Angeles skyline, the home has three bedrooms, according to Ron de Salvo of Coldwell Banker, who has the listing with Branden and Rayni Williams of Hilton & Hyland. The house is about 5,500 square feet, and the property also includes a guest house and a swimming pool. The home sustained serious damage in the 1994 earthquake as well as the torrential rains of 2005. The Ennis House Foundation, the nonprofit that owned it at the time, started restoring the house, and Mr. Burkle completed the project after buying it for roughly $4.5 million in 2011, according to Frank Quintero, a spokesman for Mr. Burkle.

Mr. Burkle also had furniture made from designs created by Mr. Wright for the house. People with knowledge of the property said Mr. Burkle spent more than $10 million on the restoration. Mr. Burkle is passionate about restoring houses, and with the Ennis House “he’s enjoyed the home and gotten it to a place where he can now focus his conservation efforts on other projects,” Mr. Quintero said.

Rooney Mara Sells Hollywood Hills Home Variety Two-time Oscar-nominated actress Rooney Mara has sold her celeb-pedigreed mid-century residence above L.A.’s Bronson Canyon for almost $3.6 million, a notable bit above its final asking price of $3.45 million.

A walled and secured courtyard planted with foliage leads to the front door, which opens to a glass-walled foyer that spills into an airy, light-filled open-plan living/dining room that’s more than 30 feet long, with terrazzo flooring and a minimalist fireplace with cantilevered hearth. Two walls of glass sliders open the room to a slender wraparound deck nudged over the hillside below the house with sweeping city, mountain and ocean views. The kitchen is open to the living and dining area and features hygienic stainless steel countertops on pale, minty green cabinetry and an adjoining breakfast nook with cozily cushioned built-in banquette seating nestled into a windowed, city-view corner.

A Hancock Park home once owned by silent film stars Buster Keaton and Natalie Talmadge is on the market for $7.399 million. The two-story estate, built in 1923, opens through an arched doorway to a grand foyer. A period chandelier hangs above, and the staircase is sheathed in wrought iron. Elsewhere in the floor plan, there are a formal dining room, center-island kitchen, five bedrooms and five bathrooms, including the guesthouse. Fireplaces anchor the living room and master suite, as well as an office wrapped in built-ins. A pergola, pool and spa round out the nearly half-acre grounds. In both the front and the back, there’s a verdant mix of hedges and mature landscaping.

Vanessa Sandin of Hilton & Hyland holds the listing with Dawn Ross, an independent realtor. According to public records, the home last changed hands in 2005 for $3.615 million, but with furnishings included, the final sale price was a bit more. Keaton, who died in 1966 at the age of 70, was a silent film era icon, starring in “Sherlock Jr.” (1924), “The General” (1926) and “Spite Marriage” (1929). In a 2002 essay, film critic Roger Ebert referred to him as arguably “the greatest actor-director in the history of movies.” He married Talmadge in 1921. That same year, she starred in the films “The Haunted House” and “The Passion Flower.”
