Founders' Letter. Welcome to the Hilton & Hyland Quarterly Market Report, our examination of Q2’s sales figures of the Los Angeles real estate market. This quarter, we brought to the market some incredible, architecturally significant listings, and earned unique features in the international press. The LA residential market ramped up, as the average days on market saw a significant decrease overall from Q1 in most markets. The average sales price per square foot of the ultra-luxury $20 Million+ market reached near record highs, rising to $2,473 per square foot. As the leading luxury real estate brokerage in Los Angeles, Hilton & Hyland currently enjoys a majority 37% of the $20 Million+ residential market share in 2019. We also maintain a dominant 34% market share of the $10 Million+ local residential market and 24% of our $5 Million+ local single family market respectively. We are proud to have represented 30 sales priced $10 Million and above so far in 2019, including a massive Bel-Air compound on Bentley Circle, an immaculate celebrity estate in Beverly Hills, and the 17th floor of the illustrious Sierra Towers. Throughout the following pages, you will find a detailed analysis on all key neighborhoods in the Los Angeles area, along with specific insights into the luxury market. As the definitive leader in the luxury real estate market, it gives us great pleasure to present this comprehensive report.

Inside a Famous $23M Mayan-Revival Frank Lloyd Wright Mansion Welcome to the legendary Ennis house. Designed by Frank Lloyd Wright, located at 2607 Glendower Avenue in the neighborhood of Los Feliz. This 8,000 square foot home was built in 1924 and is one of the most recognizable homes in the hills of Los Angeles. It’s both historic and livable, with three bedrooms, four baths, a pool, library, loggia, billiard room, rose garden and guest house, plus, never seen before Frank Lloyd Wright-designed furniture. Wright began building homes in California in the early 1920s. Mezo-American culture was becoming very popular in the U.S., and Wright was very influenced by those structures. With carved stones and enormous stepped-back pyramids, the Ennis house is arguably one of the best examples of Mayan revival in the U.S. Wright created a technique where he would literally take concrete and create it into a textile. He would

Brad Pitt and Jennifer Aniston’s Former Beverly Hills Estate Lists For $49M Designed in 1934 by inf luential Southern Californian architect Wallace Neff, the updated mansion boasts five bedrooms and 12 bathrooms.

Tucked away in Beverly Hills, California, the 1.2-acre estate once owned by Brad Pitt and Jennifer Aniston is back on the market. Originally designed by influential architect Wallace Neff in 1934, the house was renovated by the former A-lister couple, who owned the home from 2001 to 2006. While the celebrity owners spent over three years upgrading the residence, they meticulously kept the architectural integrity of the original structure. Featuring five bedrooms and an impressive 12 baths, the French Normandy Revival-style estate also includes a huge swimming pool right off an expansive outdoor living area, as well as a newly built

tennis court with a pavilion and second-story guest house. Neff originally built the home for award-winning actor Fredric March and his wife, actress Florence Eldridge. Former celebrity couple Brad Pitt and Jennifer Aniston lived in the home from 2001 to 2006, thoughtfully renovating it throughout the course of over three years. The gourmet, black-and-white kitchen houses the original fireplace, along with an eat-in area, and the light-filled dining space can comfortably seat up to 20 people. Susan Smith of Hilton & Hyland exclusively represents the listing.

The Neutra home was sold by Kathy Mendoza, the ex-wife of tech-focused businessman Tom Mendoza, and will reportedly be used as accommodations for the prince’s household staff. Priscilla Presley Sells Family Home in Brentwood

p.54

Priscilla Presley has sold a ranch-style residence on a little-known, pin-drop quiet cul-de-sac in Los Angeles’ Brentwood area for $3.8 million. The occasional actress and bone fide pop culture icon, not seen on the big or little screen since the late 1990s, but slated to appear in the upcoming Hallmark Channel film “Wedding at Graceland,” not only hauled in a substantial amount over the $3.65 million asking price, she many times multiplied the $170,000 she paid for the place in 1976, about three years after she and Elvis Presley were divorced. Billed in marketing materials as a “major fixer” or tear down and sold in “as-is” condition with “no credits or repairs by seller,” the fairly modest and unquestionably outdated, but well kept, and by no means inexpensive ranch-style residence was built in the late 1940s on just over one-third of an acre with four bedrooms and three bathrooms on not-quite 2,500 square feet. Although the house will likely be radically re-imagined or, even more likely, razed and replaced with a considerably larger spread, the existing living room has minty-green wall-to-wall carpeting and a black marble fireplace, the all-but worn-out kitchen has hardworking, white ceramic tile counters and the family room features a vaulted ceiling with exposed beams. French doors open several rooms to a concrete patio and classic, kidney-shaped swimming pool alongside a deck that hovers just above a short slope of bedraggled lawn surrounded by an untamed thicket of trees and shrubs. Presley did not occupy the property herself, according to the property gossips at the Los Angeles Times, who first reported the listing. It had long been lived in by her mother, Ann Lillian Wagner-Beaulieu. Presley has, instead, long made her home in far more grand circumstances in a plum pocket of Beverly Hills, where since at least the late 1990s she’s presided over a rambling Mediterranean that is completely invisible behind imposing gates and overlooks just over an acre of manicured gardens, a swimming pool and a tennis court.

Sunset Strip | Hollywood Hills Nestled in the southeast Santa Monica Mountains, you can’t help but feel you “made it” when you gaze at the hustle of the City of Angels below. This enclave of luxury homes, located high above the Sunset Strip, has become one of the few go-to locations for high-end buyers. Contemporary Artists in Modern Spaces S TO R Y B Y N A D I A WAT S O N

In recent years, brokers, architects, developers, and designers are increasingly gravitating towards maintaining a powerful, symbiotic relationship between art and real estate. Art helps sell real estate and real estate helps sell art. Whether designer-done or personal collections, art appeals to potential buyers beyond the interest of a connoisseur. Today’s buyers want to invest in homes that have been masterfully executed, and an impeccable attention to artistic detail is one of the first elements to catch their eye. Luxury art stagers such as Creative Art Partners, add value to spec home developments with personally selected pieces of blue-chip art that accentuate each room’s colors and textures. From 1155 Angelo Drive, developed by Max Fowles, and 908 Bel-Air Road, developed by Dr. Raj Kanodia, CAP’s projects of meticulous design, execution, and finish result in world-class estates with unparalleled elegance and sophisticated interiors. Well-curated collections help add character as well as increased value to either small starter homes, or massive new constructions. Los Angeles’ tech hub, Playa Vista, for example, recently joined London, Qatar, Hong Kong and Changsa with the installation of a giant BFF Companion sculpture by Brooklyn artist KAWS. The piece is a major feather in the cap for the young, fast-growing neighborhood dubbed “Silicon Beach,” with its modern, luxury residences such as Jewel Playa Vista.
