Current Phase / Completed
Development Type / Residential Developer / Alocasia Property
Alocasia Residences, Como
Alocasia Residences is a boutique apartment building located on a leafy residential street within the suburb of Como. Ideally situated within walking distance to Canning Bridge Station and nearby Neil McDougall Park, Alocasia Residences was one of the first projects to be approved and constructed under the newly gazetted Canning Bridge Activity Centre framework.
The entry lobby is conceived as a ‘fernery,’ a garden space that brokers the transition between the building and its surrounding environment. To this extent it has been orientated north allowing for natural light as you enter the building as well as an outlook for residents into the public realm.
A key principle of the design is the integration of delicate, curtainlike screening on the north, east and west facades which provides a layered and nuanced interface with the external environment. Harsh direct sunlight and gusty winds are gently filtered through these screens, providing comfort to outdoor spaces and encouraging their use throughout the year.

08 / Projects
Botanical Apartments, Subiaco
Current Phase / Completed
Development Type / Residential Developer / Edge VL
Located in an exciting pocket of urban renewal, Botanical is a building that redefines apartment living and rewards you with a lifestyle that connects the vibrancy of one of Perth’s premier inner city locations with the tranquillity of a unique parkland setting.
Botanical’s stunning five-storey atrium is bathed in natural light, literally bringing the outside in. The louvered roof allows air to circulate through the building interior, creating an internal sense of light, space and calm. On every floor, each apartment is connected with a sky bridge that includes reticulated planter boxes and cascading plants.
Botanical’s rooftop combines breathtaking views across the parkland and towards the city, and features a host of amenities which include a 25-metre heated infinity edge pool, 5 star dining and entertainment facilities, a spa, sauna and steam room facilities, yoga retreat areas and your own outdoor cinema.

Current Phase / In-Progress
Development Type / Residential Developer / EDGE VL
Broadway on the Bay, Crawley
The architectural form of the building draws on the historic art deco characteristics typically found in single residences and apartments within the surrounding area. At ground and first floor level, strong linear arches, and ornamental curves with modern detailing interfaces the street, contrasting the glazing and the bronze screens on the upper levels.
The white brickwork and bronze accents to the ground & first floor levels further reinforce these elements and the contrast interrupts the verticality of the building. The lower levels are brought into dialogue with the heritage apartments in the surrounding area and street at a human scale below the canopy of the significant trees on the verge. The subtle curved walls of the ground floor lobby are inviting, providing prominence to the entry, which can be accessed along a gentle ramp colonnade or more directly via the formal front steps, which address the significant slope of the site.
The upper levels consist of a dynamic envelope, a combination of glazed, solid and screen elements which work together to form a light appearance with subtle curves and details which reference the architecture below. The screens are a combination of fixed and movable elements which give residents flexibility to adapt to the environment whilst still taking opportunity of the views. The expansive frontages to all apartments on dual sides affords 100% cross-ventilation.
Large balconies, undercover and open outdoor spaces, increase solar access and amenity for the residents. The generous amenities for the development are proposed on the North to North – West side of the building with extensive planting throughout.
The design is a contemporary interpretation which is sensitive to the character of the area, in keeping with the current and future of the Broadway precinct.

08 / Projects

08 / Projects
Element 27, Subiaco
Current Phase / Completed
Development Type / Mixed-Use Developer / Sentinel Real Estate (AU) Corp.
Residents have access to common area facilities such as Gym, Lounge, Media Centre and Pool Deck with BBQ cabana on Ground Floor. A rooftop garden with seating and entertaining area takes advantage of the impressive views to the north and west over the Subiaco Common parkland.
Recycled red face brick is used to treat the podium-style base, which is revealed as the site slopes away from the street. In conjunction with this, off-form board marked in-situ concrete panels are used to provide warmth and texture at the human scale.
A number of sustainability measures are incorporated into the design. Rainwater is captured and re-used via precinct infrastructure. Greywater is recycled on-site and used for landscape irrigation. A combination of high performance glazing and insulation delivers an average 8 star NatHERS rating. Element 27 is Australia’s first completed Build to Rent project and 1 of 3 for the same client in the precinct.

Field Street, Mt Lawley
Current Phase / In-Progress
Development Type / Mixed-Use Developer / Willing Property
No. 7 Field Street designed in collaboration with heritage specialists, Griffith Architects for Willing Property. A limited collection of 6 luxury town homes and 24 residences, located in the heart of Mt Lawley.
Field Street pays homage to its locale through its shared architectural language of red brick, arching balustrades and metal detailing framing the airy expanses of open verandas.
The residents amenity includes a private park, heated pool and gymnasium, yoga studio and timber lined sauna. In addition a luxury dog washroom, large private storage along with concierge style deliveries room. Crafted to consider tomorrow with optional electronic vehicle charging, Solar Panels and 6-Star NatHERS rating.
The interiors bring together the latest thinking and design with quality and a timeless artisan workmanship to features, timber or stone floors, natural marble, detailed cornice and skirting board.

08 / Projects
Hastings Street, Scarborough
Current Phase / In-Progress Development Type / Mixed-Use Developer / Lotus Developments
Hastings Street focuses on delivering apartments that replicate the expectations of owners accustomed to living in superior quality homes within premier suburbs, whilst also delivering commercial spaces that will engage the project with the local community.
The development is directly influenced by its unique proximity to the ocean front location. Significant design development on the built form has been undertaken to mitigate impact on the existing urban context. Podium uses soft curved edges that reference the local coastal topography, adding to the landscaped quality of the streetscape. The tower takes the form of an oyster shell, protecting itself from the prevailing south-west winds and orientating its openings to the north. Sympathetic transition to surrounding context – The integration of architectural features to the tower massing offers increased privacy for the neighbouring sites. Further setbacks to the podium reduces the perceived bulk for the current surrounding residential properties.
The design addresses key entry points to residential and commercial tenancies, in particular the Cafe along Hastings Street. The creation of an alfresco space along Hastings Street brings the public realm into the proposed scheme, and also helps to activate the street frontage. Coastal landscaping has been introduced into the project aligning to the context of Scarborough acting as an extension of the coastline. The ground floor provides a variety of amenities including a restaurant, personal services and an office space.

Current Phase / Completed Development Type / Residential Developer / Celsius Property Group
Lucent, Claremont
The articulation of the building form combines a number of important themes within Claremont’s North East Precinct and wider urban context. 39 apartments are configured over 5 levels around a central courtyard that provides shelter from the prevailing winds but allows extensive natural light and ventilation to the common corridors and circulation.
The facades are articulated with extensive planter boxes and voids for feature trees that bring life and vibrancy to a fairly sterile corner of the precinct. Natural timber and stone throughout the project exude sophistication and warmth aiming to attract the discerning downsizer market.

Montreal Terraces, Fremantle
Current Phase / In-Progress Development Type / Mixed-Use Developer / OP Properties
With proximity to Fremantle Town centre and the George Street precinct, Montreal Terraces delivers a diverse mix of dwellings, serving a variety of demographics and contributing to the precinct’s vibrancy.
The development comprises of twelve, survey strata townhouses as a grouped dwelling development. There are a combination of two and three storey townhouses, with three and four bedrooms, each with their own private parking. There are diverse range of generous living options, catering to a wide range of living situations, demographics and age groups, facilitating the creation of a vibrant community.
The architectural design contributes to the residential character of the Knutsford precinct and together with our project next door (Montreal Commons) acknowledges the area’s industrial heritage but with an evolved aesthetic. The material choices of the facade are harmonious with Montreal Commons and the industrial vibe of the precinct found on adjacent warehouses. The material palette refers to the area’s industrial architectural character with heritage flavoured face brickwork, prominent metal structures and blackened ground floor planes, in a highly tactile way that establishes a unique identity for the development.
Individual townhouses allow for 100% cross ventilation, with 100% permeation of natural light, throughout the day, along with the introduction of landscaping into the heart of the development.
This central green laneway is pivotal to connect stages 1 and 2 visually and physically with pedestrian access to the shared pedestrian access way whilst also providing separation. Landscaping is incorporated throughout the central laneway to further increase amenity and serve as a buffer to the east and west residences.

Montreal Commons, Fremantle
Current Phase / In-Progress Development Type / Mixed-Use Developer / OP Properties
Montreal Commons, Fremantle is a mixed-use residential development which reflects and reinterprets the rich light-industrial heritage and contemporary architectural character of the Knutsford precinct. The building is intended to contribute to the urban fabric of one of Perth’s most diverse and sustainable communities. A main feature of the building is its statement sawtooth roofs, working with the angled façade and mixture of raw materials to establish a unique identity and street presence.
As a carbon neutral and One Planet Living community, Montreal Commons’ architectural design features have been carefully chosen to make an impact, while being sympathetic to the natural surrounds. Recycled-look bricks have been utilised to complement the heritage component and character of the area.
The spatial arrangement of the courtyard, periphery walkways and main stair echo the utilitarian layout of a working factory floor. The central courtyard space anchors the building and serves as both a recreational space for residents; as well as a privacy buffer between apartments. It allows for natural ventilation and sunlight into the site and, with the reduced massing to the Western aspect, will cater for great views towards Fremantle Harbour.
The garden below contributes to a positive visual experience as occupants enter and exit their apartments. Circulation has been designed to encircle the perimeter of the courtyard space which allows for passive surveillance and encourages social cohesion. The proposal has been carefully designed to facilitate natural cross ventilation to 100% of apartments, exceeding Design WA requirements.

Park Terraces, Shenton Park
Current Phase / Completed
Development Type / Residential Developer / Celsius Property
Park Terraces is a boutique development in the heart of the Western Suburbs. Comprising twelve luxury terrace homes in the highly desirable suburb of Shenton Park, it is set within a thriving urban village, boasting luxuriously appointed residences amidst a landscaped setting.
Park Terraces forms part of Montario Quarter – the first urban infill development in Western Australia recognised by The Green Building Council of Australia as being among the world’s leading sustainable developments, with accreditation as a 6-star Green Star community. Park Terrace homes will achieve a minimum 7-star NatHERS rating, with the average being 7.6.
Park Terraces enjoys a unique location surrounded by opportunity. Perfectly positioned in the highly desirable suburb of Shenton Park, on the doorstep of Perth’s best education, transport, lifestyle, shopping, entertainment, and medical facilities.
The overall rhythm of the project’s mass has been deliberately articulated to provide interest and interaction with the streetscape, with a sophisticated palette of materials and extensive landscaped areas across the ground and first storey. A large communal garden is carefully planned to provide a shared, interactive space for the residents to mingle and foster a sense of community. Park Terraces showcases an alternative to higher density inner-city living and stands as a reference for the vision of community and the creation of urban villages through the extensive provision of social amenity that is the future of the Montario Quarter precinct.

08 / Projects
The Gardens, Nedlands
Current Phase / In-Progress
Development Type / Residential Developer / Atrio Property
With sweeping views over the beautiful Peace Memorial Rose Gardens in Nedlands, The Gardens is a boutique development of just 43 luxury apartment residences and 7 two-storey townhouses.
Architecturally the project presents an elegant and timeless façade consisting of glass and gently curved white columns which meld into the horizontal floor slabs. In specific areas these sculpted columns project higher, bridging two levels and creating visual relief and articulation across the façade.
The refined palette of materials is balanced by warm timber soffits and feature planting to balcony areas. Further setbacks to the top level and highly articulated internal voids maximises natural lighting to the corridors & lobby spaces and enhances cross ventilation.

Trellis Apartments, Subiaco
Current Phase / In-Progress
Development Type / Mixed-Use Developer / Hillam
Trellis Apartments are a collection of considered homes set within the historic and urban neighbourhood of Subiaco. Inspired by the relationship between people, light and shade, home and neighbourhood, this progressive building will set a new benchmark in architectural design in Western Australia. Taking a focus on livability and connections between residents and the built environment at its core.
Sustainability is an integral part of the vision for Trellis Apartments, with the implementation of numerous initiatives to set the development apart from industry standards. Including a number of car bays dedicated to electric vehicle charging, encouraging future residents to embrace more environmentally sustainable methods of transportation. Integrated bicycle storage facilities are also proposed to further facilitate alternative modes of transport.
Our intention is for Carter Lane to raise the bar for apartment design, the integration of landscaping and open space into the proposal is key to this. We envisage the building as an extension of the adjacent ‘green spine’ that runs through Subi Centro, with mature trees and extensive planting located across the façade and also throughout the central courtyard. The open central courtyard allows for light and landscaping to permeate into the buildings heart, and also fosters a sense of community through the connectivity experienced by residents in the open space. The ‘open-ness’ of this courtyard allows for all 25 units in the development to be fully cross ventilated, reducing the reliance on air-conditioning to cool apartments, adhering to the sustainable principles that underpin the project.
Additionally, no two apartments in the development are the same, reinforcing the concept that owners will live in a unique home within a benchmark community.
