Receiptsandwarrantiesforrecenthomeimprovements.

Otherrelevantinformation(suchasalistofupgrades,buildingpermits,floorplans,builder plansand/ormodelname,andwellandsepticrecordsifapplicable).

This is the exciting part! You’ve got an offer or maybe even multiple offers! At this point, you can accept the offer or make a counter offer. You can be certain that your Harvey Kalles sales representative will negotiate the best possible price and terms on your behalf

INITIALTERMS

Whilealloffershaveapurchaseprice,theywillalsoincludesuchthingsastheclosingdate,deposit andothertermsandconditions.Wemayaskpotentialbuyerstoincludeintheirofferoneormore Clausesthatwe’vecreatedtobestprotectyourinterests.

CONDITIONS

Theoffermayalsocontainsomeconditions.Conditionscouldincludesuchthingsasgiving thebuyertimetosecurefinancingorobtainaninspectionofyourpropertybyaqualified homeinspector.Inanidealsituation,thebuyermaymakeanofferwithnoconditionsinorder tomaketheoffermoreattractivetoyou.

PRICE

Typically,themostimportantpartoftheofferistheprice,butyouwillbewalkedthroughall thecomponentsoftheoffertoensureyouunderstandeveryaspectoftheagreement.

You now have the option to accept the offer completely as-is, make a counter-offer back to the buyer(s) with your desired changes or refuse to work with the offer. Your Harvey Kalles sales representative will assist you with this process.

STEPFIVE

AcceptanceoftheOffer

The negotiations may go back and forth multiple times but once you’ve accepted an offer, the buyers must provide a deposit cheque to be held in trust. If the buyer(s) does not waive the conditions, the offer becomes null and void and the deposit will be returned to them. Once all conditions are met, the deal becomes “firm” and the deposit will be held until closing when it is applied to the sale proceeds.

FULFILLINGTHECONDITIONS

Asmentioned,theAgreementofPurchase&Salemaycontainoneormoreconditionswhichmustbe satisfiedbeforetheacceptedoffercanbecomefirmandbinding.Conditionswillhaveasetperiodof timeforremoval,asoutlinedintheAgreement.

FINANCINGCONDITIONS

Forfinancingconditions,buyersareoftenpre-approved They maysimplyneedtohavetheapprovalappliedtoyourproperty,sotheremovalofthis conditionisfairlyswift.

INSPECTIONCONDITIONS

Iftheofferisconditionaluponasatisfactoryhomeinspection,thebuyerswillrequest permissionforaqualifiedprofessionalhomeinspectortospend2-4hoursthoroughly checkingyourhome.Thebuyersusuallyaccompanytheinspectors,aswell.Theinspectorwill providethebuyerswithareport,andifthebuyerissatisfied,they’llwaivethiscondition.If forsomereasonthebuyerisnotsatisfied,theofferwouldbecomenullandvoidandthe depositwouldbereturnedtothebuyer.Thisisn’ttheidealsituation,butwewillgetrightback toworktofindtherightbuyerforyourhome.

Once the conditions are met, the buyer signs a waiver and the deal is firm. If you’ve completed all these steps, then you are a successful home seller. Congratulations!

Aside from commissions, there will be additional costs that you can expect to incur when selling a home. To help prepare for this, please note the following,

LEGALFEES

Thesefeescanstartfromapproximately$1,000plusdisbursements.Thefeemaybehigherif thereisamortgagebeingdischarged.Disbursementsareadditionalexpensesandcouldinclude photocopies,courier,registrationfees,andpreparingdocumenttransfers.

ADJUSTMENTS

It’sdifficultforahomesellertocalculateexactlyhowmuchmoneyisowedtowhichutilitieson thedateofclosing.Yourlawyerwillensurethatanyoverpaymentordeficienciesonrents, mortgageinterest,propertytaxandutilitychargeswillbecorrected,andthebuyerandsellerwill becreditedorchargedaccordingly.

MOVINGCOSTS

Thesecostsvarybasedonthelocationandtheamountofpossessionsbeingmoved.Ifyouare movingyourself,besuretofactorinthecostofgas,rentalvehiclesandmovingsupplies.
