Latest Phase of Seaside Completed

Hobbs Brook Completes 610 Lincoln Designed by Margulies Perruzzi Architects

Waltham, MA – Hobbs Brook Management LLC, announced the substantial completion of the renovation and sustainable upgrade to 610 Lincoln Street North in Waltham. Designed for single or multi-tenant occupancy, 610 Lincoln Street features flexible floor plans, on-site dining, multiple amenities, and access to the Forefront Conference Center.

Designed by Margulies Perruzzi Architects (MPA) and located within the Hobbs Brook Office Park, the completely renovated building features 86,169sf of office space on three floors, and comes with a 3.7 parking ratio and front-desk security. To open the lobby to more natural light, the main entrance was redesigned with a new two-story glass vestibule. By lowering the building grade and moving mechanical equipment to the roof, 6,000sf of additional office space was gained. With the goal of attaining LEED Silver certification, the renovation includes new HVAC systems, windows, electrical systems, and fireproofing. In addition to MPA, the project team includes general contractor Columbia Construction Company; landscape architect Studio 2112; MEP engineer AHA Consulting Engineers; structural engineer Souza True & Partners; civil engineer H.W. Moore Associates; and LEED consultant Entegra.

Seaside Village interior views

Niantic, CT – New Boston Fund, Inc., a private equity real estate investment, development, and management firm, has completed its latest phase of development at Seaside Village in Niantic. The entire Seaside Village community now includes 110 residences, and 30% of the homes are affordable. This newest phase at Seaside was designed by The Architectural Team and built by Dellbrook Construction. Guilford Savings Bank was the construction lender

for this project. The latest phase saw the completion of the Village Center building, consisting of 41 condominium units with seven different floor designs ranging in size from 924sf to 1,304sf, and a Village West building, containing four townhomestyle units that offer spacious floor plans, vaulted ceilings, and walk-in closets. The community is now over 70% sold, with 32 of the newly constructed condo units currently available for sale.

Bond Issued for Two Rental Facilities MassDevelopment has issued a $6.62 million tax-exempt bond on behalf of Kenquad Limited Partnership, a real estate entity managed by HAPHousing, a nonprofit developer of affordable housing in Western Mass, that will use the

proceeds to buy and renovate two rental housing facilities in Springfield. The facilities, known as Kenwyn Park Apartments and Quadrangle Court Apartments, contain 60 residential housing units in three buildings.
