What Costs Are Involved in Building?

When you build with Hibbs Luxury Homes, you purchase and retain complete ownership of the land you build on. Need help securing land? We have an excellent real estate partner network who can help you find the perfect piece of land for building.

While looking at land, you’ll have to decide between a tear-down and build or developing a new piece of land. Our team is available to help you evaluate your land purchase during the due diligence period to identify any potential challenges and opportunities.

TIP: The cost of land should be less than 25% of your total budget to mitigate appraisal issues.

Design Design

Design & Finishes

You can start your design from an existing floor plan or work with your architect of choice to design your home from scratch. With an existing floor plan, there will be some changes needed for code, municipality, and HOA/ARB requirements. Our team guides the design process to ensure it fits your budget & land requirements, and will value engineer the design to make sure your budget is focused where it’s important. The finishes you choose have a significant impact on the price per square foot of your home. Our team is there to help guide your finish selections to ensure you are prioritizing your budget in the areas most important to your every day life & style.

Construction Costs

The budget we prepare for your construction costs include the building costs from lot preparation through construction and warranty period.

Our high-performance custom homes start at $850,000, and do not include land purchase or design fees. The size of your home, complexity of your floor plan, finishes & lot condition will determine your final construction price. Every home we build is thoroughly budgeted before construction begins. When you have your final design we will prepare a comprehensive construction budget for you to review and approve.

How Complex Is Your Home's Design?

What is your vision for your home's exterior? The most economical homes have a footprint that is more square or rectangular in shape, and typically build up instead of out. Homes with more gables and ornamentation - and those that are more sprawling in nature - will cost more to build. Our experts will guide you through the process of developing a floor plan that supports your budget without compromising your vision or quality.

How Much Lot Preparation is Required?

If you haven't yet secured your lot, our team is available to help walk any lots you're considering to determine if the lot is buildable within your budget and fits your design needs.

Items like septic, well, retaining walls, utility placement, and driveway length may impact your budget. All of these items will be included in your final budget estimate.

How Will You Finish Your Home?

The details and materials chosen to complete your home is one element of your project that will drive your costs. The beauty of custom home building is that you're not limited to any one price point or finish level. You are free to choose base-level finishes in one area of your home, and high-end finishes in another. Continue on for examples of homes we've completed at a variety of finish levels.
