HFA is honored to be the architect and engineering partner for Federal Realty Investment Trust’s renovation of its well known mixed-use retail and lifestyle development, Linden Square. Located in the heart of Wellesley, MA, Linden Square has a long history within the community, having gone through various uses and states of construction since the early 1900s. In 2020, Federal Realty Investment Trust chose to pursue a reinvestment in the center to update many of its attractions and maintain its reputation as one of the region’s premier retail destinations. HFA was eager to take on the task of bringing modern design and functions to Linden Square while respecting its rich New England architectural palette.
Wellesley, MA
The project reimagines a site previously lacking community connectivity by introducing additional amenities while ensuring that original mall tenants have new leasing opportunities. It features tenants with distinct brand identities, complemented by cohesive architectural elements and design. The proposed master plan includes a convenience store, seven major retailers, six mid-sized tenants, ten relocated mall tenants, and four food chains. Recognizing the need for ample parking, the design incorporates green spaces and a “connection path” with wide, engaging sidewalks to enhance the overall experience and foster a welcoming atmosphere.

Designed for a Massachusetts community in Boston’s metro-west region, this project comprises 240 residential units above a mixed configuration of commercial spaces. The entire site is intended to provide public amenities for the surrounding community and lifestyle amenities for the residents of the development. Podium style construction allows covered ground floor parking in addition to ample common area amenities for the residents of the larger buildings.
The Farmers Exchange building began as a small brick structure in the 1920s, built by Vern Rife near a tomato cannery, the Frisco Railroad, and the still-standing train depot—now part of Train Depot Park. Originally Rife Produce & Grocery, it sold and exported goods via the nearby railroad. In 1957, the co-op moved in, transforming it into a feed-and-everything store and a local gathering spot.
After years of neglect, a major renovation began in 2015 to restore its historic character with an industrial design. Today, the building features glass-walled offices, a kitchen with stainless appliances and wood finishes, and a back room with original painted rafters and a large ceiling fan. Low Impact Development was used to manage water flow, and salvaged concrete blocks now serve as a patio table.
HFA is an architecture + engineering firm with studios in Bentonville, AR; Franklin, MA; Fort Worth, TX; and Mexico City. As our talent continues to grow, so does our need for updated, innovative office spaces. Both the Bentonville and Franklin studios were recently updated, with our design teams leading the charge of these projects. The Bentonville studio’s adaptive reuse renovation took a dormant building and transformed it into a LEED-CI Gold workspace with an open floor plan that embraces natural lighting, vibrant color palates, and reclaimed wood throughout. The space was intentionally designed to allow those working within to collaborate, focus, learn, and socialize. In Franklin, we partnered with Enformed Construction Services (ECS) to transform the existing workspace during the height of COVID-19. With various delays and supply chain issues, this renovation was split into two phases. Phase one was completed in 2020 and featured space for twenty-four workstations, three private offices, a new kitchen and break room with seating for 12, and four conference rooms to accommodate meetings for up to 10 people.

HFA partnered with United Bank and its development team to deliver a new 5,300-square-foot branch in the heart of Bentonville, AR, completed in 2022. The new location is housed within a larger multitenant building designed by HFA. Our team provided architectural, structural, civil, and MEP services for the core building. We also completed the bank’s interior design and build-out.
The client envisioned utilizing a pre-fabricated structure to be cost effective, but desired a more traditional building look that stands out from typical multi-tenant buildings. Our team achieved this through varied tenant façades, distinct green awnings that reflect United Bank’s branding, and a nice brick exterior that feels more like a traditionally structured building. A continuous light band wraps the top of the bank, helping the building read as both cohesive and individually branded.
Greenbird Design provided the interior design which balanced functional requirements with a welcoming, community presence. The result is a highly visible corner site that reflects the bank’s identity and anchors the block with a strong local presence.

HFA was honored to lead the concept design for Home Run Dugout in Katy, TX. The 40,000-square-foot sports and entertainment complex includes 12 simulated hitting bays, a music stage, and a Wiffle Ball field. Our Hospitality + Entertainment Team used the Matchstick process throughout concept design, schematic design, design development, and construction administration. The collaborative process with the client led to spaces where the end-user feels comfortable and engaged with sports amenities throughout the facility that appeals to patrons looking for a destination experience, as well as those wanting a neighborhood feel. Our team was serious about the mission to make anyone at Home Run Dugout feel like they can hit a home run.

Our journey with Smash Park began by understanding the brand identity, translating it into a guiding narrative for the design process—from concept to visuals. In collaboration with passionate clients, we created a vibrant, inclusive space featuring outdoor pickleball courts, courtyard games, and a covered patio with diverse seating. Indoors, we incorporated four pickleball courts, an arcade, axe throwing, duckpin bowling, and a private paddle club for adults, complete with a DJ booth, karaoke room, and versatile event space. Balancing creativity with cost-effectiveness, we delivered a budget-friendly design that captures the dynamic synergy between pop art and Smash Park’s unique identity, ensuring a uniqueness within pickleball culture.

Working alongside Fielding’s Culinary Group CEO Cary Attar and Executive Chef Edelberto Goncalves, HFA brought to life Fielding’s River Oak. The Hospitality architecture team carefully crafted this fine dining restaurant- from initial concept drawings through construction, alongside our MEP and Structural engineering teams. The design makes the most of the 5,000 square foot shell on the ground floor of a multi-family development with a spacious kitchen, a temperature-controlled wine room, private dining room, sweeping central bar, and amain dining room with capacity of 150. The HFA team collaborated with kitchen designer Texas Metal Equipment (TME) to properly size and orient the kitchen for the requirements of the culinary and service staff, as well as the wood-fired ovens that are integral to the Fielding’s brand. Multidisciplinary collaboration is a part of nearly every HFA project, but the Fielding’s River Oak project highlighted the value of listening carefully to creative clients and partnering with them throughout the design-development process.
