At Henley, we’re with you every step of the way. Our commitment to honesty, transparency, delivery, and support means you’ll always feel informed and confident. This guide is designed to walk you through each stage of the building process — from initial steps to the finishing touches and beyond.

A non-refundable deposit* secures the current base house price and any promotional offers (if applicable). For titled and untitled land, the deposit is $2,000.
Breakthrough collection designs can only be built on blocks of land that qualify for fixed site costs. Knockdown rebuilds are excluded from the Breakthrough range.
Please provide a clear copy of your Plan of Subdivision, Land Contract including Section 32, and, if titled, the Certificate of Title.
Through our partnership with Victoria’s award-winning construction loan specialist, Mortgage Domayne, you can access an obligation-free 10-minute financial health check. This will assess your borrowing capacity based on income, deposit, liabilities, and expenses.
In this stage, we’ll guide you through completing your sales paperwork.
We require confirmation of finance from your mortgage broker, bank, or Mortgage Domayne before your tender presentation and contract signing.

Personalising your home has never been easier. Our professional interior designers have curated a selection of four colour palettes to bring your home to life faster, with choices for your interiors inspired by our display homes, and a range of energy-efficient exteriors. The Serene Retreat and Modern Luxe styles are included at no cost.
This pivotal moment brings together your plans, selections, and costs for review and approval. Once signed, no further changes can be made.
To be eligible for the 12 week site start, this will need to be signed within 48 hours of receiving the document.
A non-refundable payment of $2,000 is required at tender sign-off to prepare your final contract documentation, including a set of drawings.*
Arrange your lender’s pre-approval letter if you haven’t already. Mortgage Domayne can assist with construction loan requirements.
You’ll be presented with a personalised HIA New Home Contract. Everyone listed on the contract must attend this appointment and sign this within 48 hours to be eligible for a 12 week site start.
Upon signing, a 5% deposit (minus initial deposits) is due.
We require progress payments as per the standard HIA recommended payment schedule. There are six payments due, totalling 100%.

Frame – 15%
Lock up – 35%
Fix – 25%
Completion – 10% (in addition to any variation orders)

We’ll finalise construction drawings, submit energy assessments, and confirm council requirements. You’ll need to provide evidence of finance and land ownership, and ensure your land is clear and ready for construction.
Before we can start onsite, you now need to provide:
• Finance confirmation including a current unconditional letter of offer
• Written confirmation from your finance provider that funds are ready to be released for construction progress payments
• Written confirmation of land ownership
• Building permit
• For those not requiring a bank loan we request a current up to date bank statement showing the adequate amount to cover the build project
• Approve and sign off on final construction drawings and supporting documentation
Breaking ground is an exciting milestone! Our team ensures all permits, approvals, and requirements are in place before work begins.
Quality checks are conducted at six key stages: pre-slab pour, post-slab pour, frame completion, lock-up, prepaint/fix, and final completion. These are supplemented by Quality Assurance inspections.
Now is the time for Henley’s construction team to take the lead.
The next section will define the main stages of construction for you, and outline some of the things which may take place during each stage.
Your block of land will be prepped with temporary fencing installed, site excavation, and underground connections laid. Base stage is complete once the concrete slab is poured.
A 10% progress payment is due at the completion of base stage.
This is when your home really starts to take shape
All the walls are marked out in accordance with your final drawings, and construction of wall, windows & door frames, and roof trusses begin. Once the frame is completed, inspected, and approved by a qualified Building Surveyor, a 15% progress payment is due.
A significant milestone – this is when we’re able to effectively ‘lock up’ your home. Brickwork, wall cladding, roofing (except for the garage), and insulation are all installed. Temporary external doors may be hung and fixed into position to ensure the security of your home.
On completion of the lock up stage, a 35% progress payment is due.
This is where we begin fixing everything into position. We will complete all internal plaster, architraves & skirts (except in the garage), and cabinets and cupboards to your kitchen.
A 25% progress payment is due on completion of this stage.
This is when you you’ll see your colour selections come to life. Whilst we paint your home, we will also install tiles, benchtops, shower screens, mirrors, and door furniture. Then, we fit off all plumbing and electrical connections.
Move-in day is approaching! Our construction project planner will book in your final inspection once your home has reached completion. You’re also welcome to attend a pre-completion walk through if you wish to prepare a list of items in advance of your final inspection.
At your final inspection, you will meet with a Henley representative who will present your new home and demonstrate its features and functions giving you the opportunity to check everything has been completed in line with the contract.
It is open to you to settle on site and receive your keys at this final inspection if you have your final payment ready. Otherwise, a further settlement date will be scheduled.
On completion of your home, the final progress payment of 10% is due, along with any additional variations ordered.
