Question 1: Describe the meaning of the term Agency and identify the types of agency relationships that a real ... Show more content on Helpwriting.net ... motivation of the seller for selling nor the motivation of the buyer for buying.

ANOTHER RELATIONSHIP

If a consumer does not wish to have a licensee act on behalf of that consumer either as a seller agent or a buyer agent yet wishes to enter another relationship with the real estate brokerage firm, the licensee shall clearly describe, in writing, that relationship. The written description of that other relationship shall be signed by all parties to the relationship prior to any services being rendered.

Question 2: Identify two parties who might establish an agency relationship with a real estate agent outlining the purpose of the relationships

1 The Real Estate Act Rules require that all industry members ensure their role in a transaction is clearly understood by their clients and third parties [Real Estate Act Rules, s.41(e)]. This means mortgage borrowers must clearly understand with whom their mortgage broker has a working relationship. Real Estate Council of Alberta research into mortgage brokerage/consumer relationships has demonstrated that consumers often do not clearly understand their relationship with the brokerage, the role of the brokerage and the relationship the brokerage may have with lenders.

Agency is a relationship established when two parties agree to have one party act on behalf of the other. In an agency relationship, the agent (the industry member) will act on behalf of its principal. In the case of mortgage

Allied Aircraft Facts

1. Purpose: To Provide Information Regarding Present Status of Available Allied Air Power and Options Following Landings. 2. Facts a. Since the commencement of formal hostilities with Germany in 1941, production of aircraft has drastically increased, exceeding initial estimates. In FY41, the number of heavy bombers produced was 282. This increased to 2,513 in FY42, and to 9,574 in FY43, with the majority comprised of B 17 and B 24 bombers. Fighter production has seen a similar increase. b. The availability of the P 51B since winter 1943 provides us with an escort fighter capable of for full escort to and from industrial centers deep inside the Third Reich, in addition to greatly increasing the potential duration of air cover missions for... Show more content on Helpwriting.net ... Current available Allied aircraft greatly exceeds available German air power in France. At present, they possess no more than 1,950 aircraft of all types. Of these, no more than 855 are believed to be capable of being deployed to oppose the invasion. Even if they field the full number, they will still be vastly outnumbered by our current force of 10,521 aircraft, ensuring total air supremacy. Conclusion: It is unlikely that the Germans will be able to compromise the landings via the air. Consideration should be made for how to best maximize this advantage. b. Option One: Following the establishment of secure beachheads, and zones of liberation, the Allied air forces could conduct deep penetration raids against German targets in order to divert and distract the attention of the enemy across multiple fronts, relieving pressure on Allied forces as they advance through France. c. Option Two: Maintain aerial supremacy on a local basis, and utilize our heavy bombers to disrupt targets in France, and lighter aircraft for rapid close air support to prevent any counterattack of the German forces, with the specific objective of furthering the immediate advance of the Allied armies. In addition, close air support has proven to be the most effective means of combating the German Panzers, with our own armored units experiencing difficulty due to insufficient

The Change in Gender Roles

In today s world gender roles are a whole lot different than it was fifty years ago. Why has it changed so much? Has the views of how we live our life by changed that much. Maybe its the characteristics has swayed so far to make it change. Back in the day men would never wear anything that look like a diaper or looked like something that a toddler would wear. So what has changed in people in society to switch to use them? Men, the center of the family, a person that is to be at his best all the timecan one day fall into something that is not suppose to happen. Everyday men are being put to the test in their jobs and now it is putting stress onto them. For a man they want people to look at them and say that he is a man because he has all the characteristics to be one. They would never use something that looks hideous. It takes the looks of men out the window. Why do they want to be that way? It may be because the pride of men. Also, why are there more men in advertisements than women? That one is a tough question to answer. From the beginning of time men were the ones that held the power. We never had anybody to challenge that power. Even through the events of the eighteenth century and through the nineteenth century men did everything. Women was the one that stayed at home and made sure that the house was kept up and there was cooked food on the table. Only recently in this last century has women made the charge to change that outlook. It took world war two for people

Women s Role In The Civil War

The civil war was a tragic war, Many people fought and lost their lives to give us freedom. The civil war was not supposed to happen, Abraham wanted freedom and wanted everyone to be friends and get along but some people didn t like what he wanted so they went to war to fight for it. The civil war happened in the year 1861 1865, During the war 620,000 people lost their lives fighting for the country. This passage is not only about the civil war but it is about women s rights and It tells the reader about how the sneaky they were during the civil war. Abraham was nominated for president in 1860. His election pushed several Southern states to secede by the time of his inauguration in March 1861, and one month later the civil war started. Abraham... Show more content on Helpwriting.net ... Inventors and military men devised new types of weapons, such as the repeating rifle and the submarine, that forever changed the way that wars were fought. Even more important were the technologies that did not specifically have to do with the war, like the railroad and the telegraph. Before the civil war that had guns called muskets and they only carried one bullet. The range of the muskets were 250 yards. In 1848, a French army officer named Claude Minié invented a cone shaped lead bullet with a diameter smaller than that of the rifle barrel. Soldiers could load these Minié balls quickly, without the aid of ramrods or mallets. Rifles with Minié bullets were more accurate, and therefore deadlier, than muskets were, which forced infantries to change the way they

Feral Children In Lord Of The Flies

In the Lord of the Flies the whole plot is centered around these boys who can be seen as feral children. A feral child is a human child who has lived isolated from human contact. Most of the time these children will have no experience regarding human care, social niceties, or language. Therefore, most of the time these children will not be able to speak or even stand up straight. They could also be unable to use facilities. Another problem a feral child would face is being unable to learn at a normal speed depending on how long they were isolated this is due to their lack in interest in human activity around them. This also causes these children to not be able to create bonds with other people. With this, these children have little to no morals to keep them in check because they are willing to do most anything to justify what they or someone else does. This is the same way for the island boys because they were on their own on this deserted island with no adults to tell them what to do or what not to do. Over the course of time these boys began to lose themselves and not even have the same morals as they did before the plane crashed. It can be argued that the reason the boys became feral on while on the island... Show more content on Helpwriting.net ... I don t understand why. We began well: we were happy. And then (Golding page 82) . This helps to prove that the boys are becoming more instinctual because at the start of the book they all still had their morals from their parents and had not been in a situation where they needed to break them. However, they are now beginning to face more impactful decisions and situations. One could also look at it as there are now more things threatening the survival of the boys which cause them to make riskier decisions. The choices that they choose is what makes the boys more instinctual. Not the choices themselves but what comes out of their decision and not the situation is

The Importance of a Formal ELT Education in Nicaragua Essays

The value of a college education had never crossed my mind twenty years ago. It was not until my then girlfriend, now my wife, asked me ¨Are you planning on being a P.E teacher for the rest of your life? ¨ I replied ¨What´s wrong with working under the sun and rain? Isn t it healthy? ¨ I had neither a degree nor the slightest idea on how to get one. So, I decided to change this situation by enrolling in the National University to study English Language Teaching. A few months later the school where I worked downsized the P.E. department and my option was to transfer to the English department (formal education degree on its way.)The experience was a life changer because being able to attend college has helped me to learn that formal... And third, acknowledging how rewardin g the experience of transforming young adults lives is without them knowing how they become independent second language learners. I have seen several of my students start my language class skeptical and afraid of speaking in English. Then, in just a semester they have improved not only their English level, but their confidence to the point of performing short plays in English during mother s day celebration. I must say that the decision of getting a higher education has brought me moments of personal satisfaction. Professionally, my career choice has opened new opportunities in the English Language Teaching field. I have now changed from being a P.E instructor to a full time English teacher at a prestigious institution in Nicaragua. The challenges of teaching other English related subjects such as Literature, has brought new academic questions to my door step. For instance, what to do with failing students in one s class, Should I give tutoring and how much is a constant thought in my mind. Another problem is the one related to homework. I wonder if the amount of homework I have assigned is enough or not. Furthermore, am I monitoring my talking time in class or conducting a teacher centered class. It is important to say that finishing college gives you an advantage over those who have not experienced such an effort because you get to

A Summary On Action Plan

Summary of Action Plan

This information was gathered in an interview with Andrea Williams, Principal of Theresa Bunker Elementary School. The action plan most recently implemented was the Continuous Improvement Plan (CIP) for the 2015 2016 school year. This is the strategic action plan that is required by the state each year. The district sets forth goals each year with input from the principals in June. The schools in this district start each year planning the CIP for the current school year. This plan has 5 goals included in the plan. The first goal is that 75% of students in K 3 will score proficient on the state s reading inventory assessment. A second goal is for 75% of students in 3rd 6th to meet or exceed the state s percent proficient in the state s ELA and Math standardized tests. A third goal is for students in 1st 6th to show growth by having an SGP score of 40 or higher on the spring testing of the STAR math and reading. A fourth goal is to have 100 percent of teachers participate in the PLC process for 60 minutes per week to focus on the 4 essential questions. The final goal is to have 85% of students being successful in school using only the Tier I PBIS strategies used by the classroom teachers. This action plan included strategies, action steps, and resources as well as a timeline for completing the implementation of this plan. The action steps for this plan included implementing new curriculum with fidelity, scheduling 150 minutes per week of

Role of False Confessions

Introduction Would you ever admit to committing a crime that you didn t actually commit? Of course not, says common sense. Naturally, it is difficult to understand why anyone would confess to a crime they didn t commit. However, false confessions are one the leading causes of wrongful convictions.1 As the Supreme Court of Canada noted in R v. Oickle, innocent people are induced to make false confessions more frequently than those unacquainted with the phenomenon might expect.2 In North America, we can trace the existence of false confessions back to the Salem Witch Trials, where a number of women were persecuted for witchcraft on the basis of confessions that were obtained through torture and threats.3 More recent false confessions have... The Suspense Of Hitchcock s Suspense

The absence of a person, idea, or object in fact creates something. A hole in the room is the absence of the floor, but this absence becomes the main focus of the room. It is no longer a room, it is a hole in the room. This analogy is to express this void in most Hitchcock films that hurts the main characters. In several occasions main characters are hurt by nothing. It seems strange to be hurt by nothing, but the absence or rather the presence of this absence creates psychological torment for these characters. This absence and withholding of knowledge creates the perfect atmosphere for Hitchcock s suspense. The looming absence controls the scope of the film and is what makes Hitchcock the successful suspense director he is today. The absence is where the anticipation lies and there s an irony of the absent taking form, the black humor underneath, and the suspense it brings. Rope and Rear window shows absence through murder, which creates suspicion and suspense for viewers. In Rope, it s very ironic to have their murdered friend be such a nuisance. David looms over the whole party in Rope. Everyone is worried about him and tries to find him over the course of the night. The black humor and irony of this absence is obvious through David s physical presence at the dinner. This is one of the few examples where the absent does have a physical presence although it is mostly unseen. Rear window explores absence through a community. Jeffries and his neighbors are all very close in

Criticism Of The Cartesian Dualism

A further criticism against the Cartesian dualism is that it seems to be committing the Masked Man Fallacy , which can be outlined as follows: someone knows who John is, but he/she is at a party and sees a masked man who he/she doesn t know. Under Leibniz s Law, for John and the masked man to be identical they ought to have the same properties, which isn t the case, as he/she knows who John is and doesn t know who the masked man is. So, he/she thinks that the two are different people for this mere reason but this conclusion is based on what he/she knows, not on the real properties of John and the masked man.

Similarly, Descartes describes what it seems to him (i.e. what he thinks) but doesn t offer objective truths (in the analogy, the masked man and John could have well been the same person).

After having taken in consideration all the criticisms against substance dualism, I will evaluate the materialist approach to the issue in question.

As aforementioned, this theory holds that there is nothing transcendental from the physical and it is a form of ontological monism.

Hobbes was the first philosopher to introduce the view of mind body materialism, which can be summarised, as that which has no body is not part of the universe . ... Show more content on Helpwriting.net ...

Its stronger version, known as the type identity theory, states that mental states are exactly the same as brain states and that science will one day decode all of the bio chemical activity in the brain to discover all mental activity. Above all, there are scientific investigations that confirm the intimacy between mind and brain to offer evidence for this theory; the Australian philosopher J.J.C Smart claims that in the future science will demonstrate that conscious experiences are in fact brain
