Property Address: Oregon law describes the nature of the relationships between consumers and real estate licensees in real estate transactions. The duties of licensees to consumers are spelled out in Duties 1-10 of the Initial Agency Disclosure Pamphlet, a copy of which you acknowledge receiving by signing below. Licensees owe three of those duties – to deal honestly and in good faith, to present offers and communicate promptly, and to disclose certain material facts – to everyone regardless of who the licensee represents. Licensees only owe the other seven duties to the consumers that the licensees actually represent as an agent. In this transaction you have chosen not to be represented by any real estate licensee, so RE/MAX Equity Group and I do not represent you. Although I will comply with my obligations to you under Oregon law, I only represent the ____________ in this transaction. I may create documents for your signature and may deliver information to you, but I will do so on my client’s behalf: I will not do any due diligence for you or investigate matters on your behalf. Buyers should have all aspects of the Property inspected by qualified inspectors before closing a purchase transaction. Oregon law requires me to maintain confidential information from or about my client, and to be loyal to my client by not taking action that is adverse or detrimental to my client’s interest in this transaction.
