The Legal Aspect
This is the part you have been waiting for and an end to your journey is in sight. After viewings the interested parties will emerge and start to make offers. We , as your agent, will be able to analyse the various offers, who is loan approved, who is in a chain and how these offers reflect the current market conditions. All offers will be put forward to you but as your advisor we will be well placed to put any offer in it’s proper context. Potential buyers may increase their offer more than once and negotiations can be lengthy but we will be there every step of the way with you to ensure you ultimately receive the best price for your property. Once an agreement has been reached and you are happy to accept an offer, your property will then be Sale Agreed on receipt of a booking deposit from the proposed buyer to secure it. We will then forward on a sales advice note to your solicitor with all the particulars of the sale included in order to move to the final stage.
When deciding to sell your property you will need to make contact with a solicitor, as a qualified conveyancer undertakes the specialised legal work required during the sales process, primary amongst these duties are;
6 Closing the Sale This is the final step! Once everything is agreed and all parties have signed and exchanged contracts, the buyer is legally bound to proceed with the purchase. On the date of completion the full balance of the property price will be transferred to your solicitor and we can then hand over the keys to the new owners.
