LETTINGS TEAM Our dedicated lettings team will look after all aspects of your property letting requirements, this will include your own licenced property manager, an accounts and admin back up support as well as full suite of maintenance contractors to cover every problem. We believe it is the quality and quantity of our staff looking after your property that will make all the difference in providing an unrivalled service to both the landlord and tenant, thus ensuring the value of your asset is enhanced.
LETTING SERVICE ARRANGE VIEWINGS We understand the needs of tenants and the stresses involved in ﬁnding a new home. Our agents are ﬂexible when it comes to viewings and we can arrange lunchtime, evening or weekend viewings as required to facilitate the busy professional. We oﬀer one-on-one appointment viewings whereby the agent meets the prospective tenant individually and makes an assessment as to their suitability for the property. SCREENING & SECURING TENANTS We have a Tenant Application system in place whereby the tenant provides all their information to us and can upload their references and any other relevant documentation with their application. Once we have decided on a tenant, we will verify references and request copy ID (passport or drivers licence) and PPSN from all adults on the lease.
RENT & DEPOSIT We require tenants to pay the deposit on acceptance of the property and once received the property is taken oﬀ the market. Prior to signing the lease documents, the ﬁrst months rent must be paid in full. LEASES Using our software system, LetMan we produce a Part 4* Tenancy Agreement (which is valid for up to 6 years) together with a standing order form for signature by the tenant TRANSFER OF UTILITIES Once the lease is signed, we will transfer the utilities into the tenants name (we use a cloud based property portal for this).
REGISTRATION WITH RTB We will register the tenancy with the Residential Tenancies Board (RTB). Each registration costs €90 which is a landlord cost and lasts for up to 6 years. When there is a changeover of tenants, a new registration is required and another fee is payable. *Part 4 Tenancy Agreement has replaced ﬁxed term agreements. FEES At Bohan Hyland & Associates we oﬀer a very competitive Let/Manage fee and we do not charge for rent reviews or lease renewals and as we only charge on a monthly basis there are never any fees during vacancy periods. It is also important for landlords to remember that our fees are totally tax deductible against rental income.
MANAGEMENT SERVICE Many tenants, especially corporate tenants, prefer to rent managed properties. It keeps the relationship professional and has a value-added service to a premium property product. Instructing Bohan Hyland to manage your property guarantees full time care for both your property and your tenant. As well as all the letting services previously mentioned our management service also includes the following: INVENTORIES
Providing an inventory of the property on commencement and supervising same during and at the end of the tenancy.
Any tenant queries which may arise during the tenancy will be handled and resolved by us, including any necessary repairs or maintenance required to the interior of the property as per the landlord’s instructions. RTB Representation - Should any issues arise that cannot be resolved between the tenant and Bohan Hyland i.e. arrears of rent; breaches of contract etc., either the tenant or the landlord (via Bohan Hyland) take a case to the RTB, we at Bohan Hyland will represent the landlord at any adjudication or tribunal hearing and follow through with any resulting determination order.
RENT COLLECTION Collecting of rent and providing of rental reports on a monthly or quarterly basis as requested. (further details below)
INSPECTIONS We carry out routine inspections of your property twice yearly in order to ensure that the apartment is being kept in good order and is compliant with any changes to building or ﬁre regulations.
LEASE RENEWALS AND RENT REVIEWS We conduct annual rent reviews and lease renewals on the expiration of all Part 4 leases.

MARKETING We provide you with a verbal marketing appraisal on the rental value of your property, based on current market conditions and recent property lettings in the area, with consideration to Government legislation that applies to Rent Pressure Zones (RPZ).
Discuss the marketing plan and strategy that would be most appropriate for your property, including whether the property should be furnished or unfurnished, short or long lease, colour brochures, online and premium, press and PR, and any signage. Bohan Hyland will present your property in its best possible light, so that it may be placed in the appropriate media quickly and professionally and be sure to impress!
BROCHURE Our team will arrange professional photography internally and externally. We can also arrange full ﬂoor plans and a B.E.R (Building Energy Rating Certiﬁcate) if required.
We will also prepare full colour online brochures with written details and photos of your property for circulation to prospective tenants. VIRTUAL TOUR We can organise a Virtual Tour of your property which will go online as part of the advertisement. This gives tenants a very detailed impression of the size and layout of the property, together with a better idea of the ﬁnish and style of the property. The 360-degree images on the virtual tour explore every area of the property. The tour also includes a voiceover guide with information on the energy rating (BER), and also information on facilities in the surrounding area.
